Very much disappoint by behavior of your sales executive officer at palava. Barkha and jayesh. I was visit two time at palava first-time was just visit second time i took appointment from jayesh in fact he had called me their but after going their the situation was really pathetic. I had also called him when i was living from kalyan he told me to come he is their and will attend us. But ven we reached their first he told us to wait for 10 min. After 15 20 min he send barkha to attend us. She started explaining about project but with lack of knowledge. She was not sure about possession date ability of inventory and all she is just changing her statement every minute. We ver such a shock this type of behavior under pallava lodha name ver you are claiming world class city. Lodha must look this matter very seriously it was totally unprofessional and doesn't suites lodha. Your sales executive must they are selling flats not fish or vegetables.

    I had booked a flat in thane, pre launch property by Lodha for which i gave cheque of 54000 thousand rs but after launching the rate of the flat was different from what they have given me before so i told to cancel my booking and refund my amount but now they r not willing to return, after taking booking they launch the rate after 1 month and now I wnt my money back they r not giving it

      I booked a flat for above vide application noSFF03020 and deposited Rs 54000/ as booking amount on[protected].
      I cancelled the booking on[protected] before closing date of 4th March 2016.
      vide email as per the procedure outlined by them.

      i have been writing to them time and again for refund of booking amount.. Neither they are acknowledging the receipt of my mails nor refunding the booking amount.

      I do not what to to do under the circumstances.

        This is in regard to dirty water which is supplied in our bathrooms. Because of this, we are facing serious health issues like nausea, vomiting, fever and loosemotions. Lodha is providing water through tankers to us and playing with our health. Everyday we live in trauma and scared to use the water. It has become an agony to us. Even after so many complaints, our society blames Lodha as water department is under him and Lodha blames the society. They both have turned their ears regarding this issue. I don't know now whom to complain about this.

          Transfer of flat

          I booked a flat in Casa Eviva "G" Wing and after making payments worth 11 lacs, I was told that the project is getting delayed as they are facing some permission issues. They offerred me to move to Casa Eviva "Q" wing. They promised to take care of everything including the refund of stamp duty, bank ettc... Since I had already taken the loan and was paying interest, I thought of going ahead with the same.

          We had booked a property in Lodha Eternis @Goregoan, they gave us a payment schedule of 05:65 (which needs to be done once the property is ready 70% bank & 20% us) but later they decline and asked for a full amount payment (20%) and even their person who was involved in the loan process agreed to give us the required amount but they also disagreed and false committed . There is no internal Sync within their team itself, multiple people reaching for the payment and harassing mentally on call for payment dues. No communication within the organisation, Earlier delay was cause due to miscommunication from Lodha end and revised schedule which was shared with us was very late expecting us to do the payment within 2days We are been chased by multiple people and there is no proper clarity given by you all and its really a disappointing thing for us as customer. When asked for the token amount refund they did not return back and digested the same. They are fraud and gave us false information and Stupid Commitment and also took our Token amount of INR 1.8 lacs. This miserable and someone should band them and company for doing such things with Customer

            Hi All,

            I have booked 1.5BHK flat in Lodha's Codename EPIC project of Palava City, Dombivili in Nov., 2015. And paid Rs. 45000/- as my Booking Amount-1 and Rs. 1, 25, 000/- as my booking amount-2. But, after paying Booking amount-2 we have planned to withdraw the property deal due to some reason. And, I informed the same to Lodha's customer representative Mr. Glen Fernandes, and he suggested to write a mail, as per his suggestion I send a mail to Lodha Group marking RM, on reply of mail I received a mail from Lodha saying that they will not refund the booking amount. I was shocked and surprised, my said how can I bear a loss of more than 1, 50, 000/- without any reason, but they still not refunded my amount. Please, suggest me and help me how to recover my money.

            As soon I made a complaint on this forum (ConsumerComplaint.in) I have received a fake call from [protected] and introduced as Ravi Verma from Gurgaon Jodha Group, and he assured that he will transfer the whole amount immediately for which he required few information like Debit Card number the three digit CVC number, etc. I refused to give those information. And, I made a complaint of the mobile number [protected] and the person named Ravi Verma.

            I knew MC Ravi Verma would also reading this, teretho laude hai bhai, dheklena.

            Request, other to be caution and do not share your card or OTP to anyone.

            I surprised this forum is also fake.

              I have booked a flat in CASA RIO GOLD situated Kalyan shil road, Palava, on 6th march 2016.But due to some fare reasons I decided to cancel the booking I paid Rs 63000.On 12th march I wrote mail to sales manager to cancel booking but received no revert form him and he told us on call it is not refundable.As I am aware as per 'Consumer Redressal forum' Lodha has to refund me 90% amount.i.e.Rs 56700.Kindly give my amount back as Rs.63000 is not a small amount.

                I have booked the flat in Casa Rio in Nov 2010 and now I got the final Possession letter from Lodha. By seeing the charges towards Property Tax, I got shocked. They have asked for 2 years of Property Tax in Advance. One of my friend also booked the flat and got possession. I just looked his Property Tax, it was very minimal @ 1.5 Rs per square feet as per lodha (off course this is charged based on KDMC defined Property Tax). When I asked the question why for 1 BHK it is 20K, I got surprised by their answer.

                Lodha Relationship Manager said, it has been increased to 24.5 Rs per square feet by KDMC in Nov'15. I asked please share the details, they refused to do and asked me to check directly with KDMC. I could not find the details over KDMC site.

                I have 3 questions.

                1- Can Lodha charge Property Tax in advance (2 years) where I have not yet received the Flat ?
                2- Is this applicable to me to pay the Property tax where No society formed. Some of my friends say, Property tax will be applicable when the society is formed ?
                3- I dont know where to find the Property Tax for KDMC which has been increased to 240 times.

                I am seeking some guidance to clear my doubts. Otherwise I will have no choice and will need to pay the amount which I think I should not.

                Please advice.

                  My Mom booked a flat with Lodha group and possession was promised in 2013. My mom is an old lady of 70 and living in a small room as she put in all the money she had from my deceased father's retirement. They do not respond phone calls nor do they give a proper reply for the possession of the Apartment.

                  They proudly display their Toll free nos for NRI which is only for sales no customer services could be expected from them.

                  She is still waiting for the possession of the flat. Worst experience with Lodha.

                    Lodha Group is running a Foundation for community development work in Malwar hill area of South Bombay. Most of the activities are carried out in the Malbar hill area which is the constituency area of Director/chairman of company because director is the MLA of Malbar hill area.

                    On the basis of ethics, Company just foolish to professional people. They hire good people and after some times even after 15 days they can terminate the employee or compel to employee for resignation also.

                    Director/chairman of company misusing the fund of CSR because he is using this fund in his constituency area for gaining the political mileage.

                    Company has no emotional feeling or no sympathy with employee because their interest is only making money. Internal politics in the organization is a big concern especially Mr. Pankaj pathak, Associate General Manager is the big culprit who do the dirty politics with subordinates especially with qualified people and produce the situation before the director so that employee will resign org terminated by company itself.

                    So my advised not to join this company only for making money, see the future prospects also.
                    HR people are very cunning who Kojol the peoples first and after terminate very silently. Director of the company is very rude behaving person. this Lodha group is a biggest place on earth where HR people know that how they can unemployed to people from employment. Its a very dirt place for employees harassment and exploitation.

                      I have invested in flat at Thane Vivanta by Lodha. When i was taking decision to book informaiton provided to me was that the payment schedule will be about 2.5-3months for each set of slab which is included in contract. This informaiton was hand written and provided to me as the payment schedule is not included in contract. As investor i took decision based on finances which i could generate with the time period provided. When the payment started Lodha has started sending demand draft asking for payment every 3 weeks. There is no change in the possession timeline which is Dec 2017. On asking why so much difference between informaiton provided during initial information wich was shared time and actual payment schedule as there is no change in possession timeline they speak about Mivan technology. It is so hard to believe the lies as Lodha would have known what technology they would use and what time line they will be demanding money. This is misinformation to consumer who is not planning burden of loan and takes decision based on the financial situation is pushed to financial crisis situation. They also threaten 18% interest if you dont pay on time. In addition they are not even ready to listen about information shared and keep responding that was tentative timeline. As consumer i fail to understand how come there is so much difference between tentative timeline of 3months and actual payment demand of 3 weeks. This is cheating my misinformation to consumer when they are taking decision to invest or not invest based on their financial situation and then there is no way left for consumer. I find myself in such difficult financial situation because Lodha provided wrong information. Also learning which i want to share with other consumers who are planning to go ahead with investment with Lodha.

                          We got possession of Flat D 2303 at Lodha Splendora situated at Ghodbunder Road Thane in April 2015. However we could not complete the handover as there was a leakage and seepage problem from the ceiling and walls of the master bedroom since May 2015. We constantly complained to Lodha about the problem and were repeatedly given false assurances that the problem was fixed when in reality they were only doing some temporary patch work on the walls and ceiling and telling us to visit to confirm. We visited our flat in June, July, August, September 2015 after getting a confirmation from Lodha that the problem was resolved however each time we noticed huge water and fungus stains on the walls and ceiling and were told that it would be permanently fixed in a few days time as the vendor had to source the material. In the meantime we discovered that Lodha had not done water proofing during the construction stage due to which this problem occurred and had occurred in other flats and commercial shops as well which we noticed first hand. Finally in mid October 2015 during our fifth inspection visit, we saw that the problem was fixed however there was no guarantee that it was a permanent solution to the water seepage as the rains had ceased. We claimed financial compensation fro Lodha as they collected flat and CAM maintenance for the five months from May to October 2015 that the flat was unusable and we could not give it out on rent as we wanted to as well. Lodha kept on making excuses and giving us the run around and finally refused to compensate us for the losses incurred. We hope that our complaint reaches people who understand the physical, psychological and financial strain we have gone through and duly compensate us.

                              I left India 32 years ago for the US; I wanted to come back to Lodha Palava complex, and planned my retirement for November 2019. I had heard good things had happened since I left, and I wanted to give back to the place I was born.
                              I wanted to contribute to help the science and technology industry grow in India. I was part of a team of scientists that have helped the US in the leading position in the world, in health sciences.
                              It is utterly ridiculous that almost nothing has changed in India. Lodha Palava are the height of corruption and exemplify what is so shameful in dealing with "Indians", as most foreign (Non-Indian) people believe.
                              Lodha Palava has cheated me of $200, 000 dollars. They refused to return my money. They had no intention of returning the money and now it is in the second year of dispute. I booked two flats of 64 lacs each. After paying them the money, they are refusing to return most of it, and their "Relationship Managers" and everyone else in the FKING company is non-responsive.
                              In conclusion, please save your money! I am lucky to live in a country where I can continue to work honestly and make money. I learnt my lesson! I know I can never come back to live in India in my lifetime, if things really have'nt changed in India in 32 years! and I don't want to waste my next 32 years debating if I should give back in helping the "Corrupt Indians", as they are know in America, if they themselves have not woken up to the corruption and helped get rid of companies like Lodha.
                              I will continue to serve the US in the best of my capacity as long as I live! And I am glad I am able to lose $200, 000 dollars (129 lacs) and continue to thrive.
                              I just think it is a tragedy to be able to live in a corrupt country like India.
                              I pity you all. I'm glad I got out 32 years ago.
                              Good Luck! Hope Modi makes it worth living in India, in the next decade! I am rooting for all of you! Though I doubt it will happen in my lifetime.

                                2010 flat booked as per agreement Dec 2012, supposed to be possession, after several follow regarding late possession and compensation, now they asking possession amount + some other charges after they will give the possession, but i am asking compensation regarding late possession, Builder denied for compensation. They charged car parking amount also with some other name not than Lodha.

                                  I have been following up on emails with my designated relationship manager for my revised receipt with correct excess amount that i paid to lodha during my payment towards demand letter 2. However I have just got assurance of i will receive revised reciept soon but in realty its not been sent. Moreover Relationship manager do not even call back or respond to my call

                                    I booked a flat in Codename Epic by paying Rs. 45, 000/- as booking amount on 10th October, 2015 who's possession is promised in 2018.
                                    Within hours on the same day I informed them about cancelling my booking as I would not have been able to manage flat cost.
                                    Even though informing within hours on the same day, they are not returning my booking amount.
                                    They are not authorised to forfeit my booking amount as I haven't availed of any services by the builder as it was same day cancellation.
                                    Please someone guide me, how can I get my money back?

                                      I went to inquire about a property at lodha palava. As I was unsure about my finance, I insisted that I will wait for few days before i book. However, they asked to atleast book a flat with minimum booking amount of Rs 5000 so I get the prevailing rate which was going to be hiked next day. If i decide not to move forward, I can cancel the booking and get back the refund. I used by credit card to pay the amount but they instead swiped it for 45000 instead of the agreed Rs 5000 which they also confirmed that it was their mistake and will be refunded if cancelled. I Called within 2 days and requested to cancel the booking and refund the money. The transaction was made on 23 Aug 2015 and till date I still have n't got the money. Initially upon cancellation they said the refund needs to be approved by upper management and would take 20 days. Its been 40 days and yet the amount is not given back. I am following up almost daily but they say it has been sent to upper management for approval and still waiting for a response from them. The excuses they give is there is change in management and will take more time. Can you please look into it since I had to pay the CC bill by borrowing through a friend which is still a liability for me. When asked to provide contact information of senior management or proof that its been pending for approval, they say that it cannot be shared since it is internal to company and cannot be shared.                                       i dr sharad sonawane working in maldives has applied for lodha codename fortune forever.. in thbegining i was quite excited was was treated like VIP till i paid booking amount.i have earlier informed about my travel to india and didnt recieve any phone call. i contacted back saying that i have to cancel my boooking as per norms to mr him, ashu rathod [protected] . he said ok.well after seeing email mentioning that i have to contact them in 24 hrs .. i sent email of cancellation . nut no reply. after 15 days i forwarded email to mr arunsingh solankhi+[protected]. same stuff no reply.
                                      its 6 month s now over they are ignoring. why this cheating is not considered as a big issue.
                                      1. within required time i have informed to concerned person..he didnt mention nor rpely to send to particular email. the person who got commison for bulk booking
                                      2.to aknowledgement after they took money.
                                      3. no reply for email nor attending call nor whats up .all blocked
                                      This inhuman kind of approach to a big company like lodha gives a bad name.
