I'd like to formally lodge a complaint regarding my Sterling Resorts VTS membership. My customer number is 81879, and I have been a member of Sterling Timeshare since 1998 under a 99-year lease agreement. Regrettably, I have only utilized the services of the company once in the past 26 years.
I would like to highlight the following concerns:
a) The Annual Additional Charges (AAC) introduced by the company represent a breach of trust, especially for customers who signed up over 25 years ago.
b) The AAC is being charged at exorbitant rates, with an interest of 18% per annum on pending dues. This claim is baseless as the original agreement did not mention AAC charges.
c) Double Charging: In addition to AAC charges, Sterling Resorts also charges for room occupancy.
d) The AAC charges plus the daily room occupancy fees negates membership benefits, as walk-in customers (non-members) have to pay hardly a 10% premium.
e) Lack of Facilitation: There has been no effort by the company representatives to facilitate holidays for customers.
f) AAC charges should not be levied for years in which holidays are not taken.
In light of these issues, I request Sterling Resorts to waive the AAC charges for customers who signed up before the year 2000 under the 99-year timeshare agreement.
