[Resolved]  A.D.PROPERTIES — builder mental harrasement and asking extra money. not giving building papers

sir, i want to file a complain regarding the builder Mr. Darshan choraiya ( firm: A.D.Properties) from whom i purchased flat in january 2014. he is asking for extra money for documents and other work which he is pending to complete in building. and i have all the proof for the same. Showed the property by different name (darshan jain) and as it look good I bought it and the deal was in 30 lakhs and 25 thousand. includes each and every transfer of property docments, stamp duty and all the legal papers in my name including mgvcl, vmss, property card and also making society account and maintenance for the same and all the submission of completed documents in my name and completing all the pending works in building. i have given 28, 50, 000/ rs to him with 26, 00, 000/ cheque payment and 2, 50, 000/ cash payment. remaining work 1 lakh maintenance no member in the flat has given but he is asking from me and 75000, as he was not transferring papers in my name i have transferred in my name from that amount. so no money i have to give it to him. Now he is threathing me for money and calling me and sending his people for extra money which i dont have to give him. i also gave a request in fatehgunj Police Station, Vadodara, as his person came at my home and asking for money. my complain is regarding builder as he is not giving the completion documents and also not allotted the parking the parking and also mental harassment to me and my wife for the same. my name is sanjay kotia, living at 302, safal residency, bh reliance fresh, taskeen society, nizampura, vadodara-390002. i bought the flat in january 2014 from builder and made dastavage in my name.and my wife name pooja kotia/pooja majithiya. Also transferred the mgvcl, vmss and property card in my name as he was not transferring. the builder is making residentail flats/apartments in society in small society in small plots and not giving sufficient parking place to the flat members. cheating and fraud with hiding identity and selling flats. he is also operating his business in other parts of vadodara (safal classic, bhavanipura garba ground, delux char rasta, vadodara) and might be cheating other people as well. i kindly request the same to file case against the builder and also take strict actions against them and do whatever required. and let me know what i have to do. The builder is not giving following documents and asking for money for it. • Delivered a house that does not comply with the specifications agreed upon. • Did not provide for free parking space within the compound / complex for individual flats • Charging higher amount for extra work. • Did not form co-operative housing society and handed it over to its members. • Did not give a receipt against the paid amount. • Delivered a poor quality construction. • Did not give accounts for the expenses against which the builder has collected money, i.e. maintenance, electrical installations (transformer), etc. • Not giving building completion certificate. • Not giving possesion letter and electrical drawings for the flat as promised. • threathening for money by sending his people to our home. SIR, my name is sanjay kotia working at private company in savli. (gea process ) and i bought flat 302, safal residency, taskeen society, b/h reliance fresh, nizampura, vadodara in hjanuary from the builder mr darshan chiroiya. (a.d. properties is firm they deal with). i paid all the money by cheque and cash. they are asking extra money for maintenance and transfer of papers in my name. i have done transfer of papers by myself which he has not done as per contract during buying. now yesterday he sent his two man at my home for asking money. i call the control room 100 and also visited police office fatehgunj vadodara, and gave request. i and my wife are living alone at the place and the builder is not giving us the building completion certificate and parking allotment and asking for money. we feel insecured and request for help in this matter. they are calling us and asking for money. we want urgent help regarding this matter. they are making buildings in the less area and selling at high prices and not giving the parking space and other facilities and creating trouble for us daily. thanks sanjay kotia [protected]
