    People doing unauthorised construction of 6th floor in left right centre of dda flats (8/255 dda flats, garhi, east of kailash, nd 65).
    They have no fear of authority and it can cause big safty issue of current structure because when the initial building was build, it was four story.
    And foundations can only bear load of four floors. People keep adding extra floor to structure. Which can cause big disaster if anything happens.
    Please stop this unauthorised illegal construction on urgent basis and take strong action so that people learnt lessons from it.

      I shivayya. M. Hiremath have purchased flat at sanjaya park pune-411032 in 2002.

      Tha flat details - builder mr sudhir t. Rokade

      Flat owener - shivayya. M. Hiremath.
      S. No-233/b, plot no-12
      Rushab heights.

      Problem - this builder started his building construction in 1993, as per his plan there is 11 flats and 9 commercial stores.
      All these construction completed & 11 flats were sold but some commercial flats completed but not sold.
      Still there is no completion from builders. We peoples flat owners facing more problem.
      1) no society
      2) no proper maintenance.
      3) builder telling - no completion i am issuing you complaint anywere.
      4) no deed of apartment completion.
      5) water, light, parking, security every thing we are facing problem.
      6) no compound, ground floor completion not completed.
      7) illegal works going in building compound, but no action from builder.
      Many times we have reported him but he is not taking any action.
      8) all flat owners facing water problem more, we requested in pmc also but no action from builder or
      Pmc.
      10) the builder is hopeless, gundha. Many times fighted and quarrel with him.
      11) we also complaint at pmc regarding completion of building, still no action from pmc or builder.

      Kindly take corrective action, why pmc not taking any action on this type of builders. How pmc
      Giving permission to this type builders to construct buildings.

        We bought the flat at Rustomjee Virar in feb 2013, assuming that we got it in Rustomjee and we will not face any issue but from day one we entered the flat every single day we facing the issue, first they have used cheap quality amenities, construction is worst i have never seen such pathetic work, electricity leakage is there which has been informed by there inverter person himself and this is not just my experience but all flat owners are facing these issues.

        First week when we entered into a flat, inverter which they provided got blast, from last 4 month i am behind them to paint it properly still not done,

        In this rainy season there is issue of leakage entirely, their lifts are not working properly, after promising for 24hrs water while buying the flat now we are eligible for only morning 2hrs water and evening 2 hrs water that too when we requested to extend it 1hr more then they did it,

          I stay at Ambernath East.I purchased flat 15 bwing 3rd floor navre plaza Ambernath East in year 2007.I problem is the society is not yet formed.Building is completed 15 years back.The builder still has illegal construction in parking lawn and he uses as his office it causes unwanted obstructions in parking area and in night hours he drikings liquours alone with few of his fellow partners and create nuisance.Top of it he has given different name to every flat in same wing eg. Flat 15 my owned flat comes in Navre plaza and Flat next to me 14 come in Vijaya Apartment flats in same bwing on first floor is with name Damodar Apartment.It it become very difficult to form society.Whenever we arrange meetings of flat owners he never be part of it.He creates his supremacy in building and done many other illegal activities in case of electricity,water consumption and other areas which comeout after diligent investigation.Builder is Doctor by profession and does unhuman activities in society.He is also connected to many political parties and does all illegal activities.I would request you to take action and do the needful.

            I have rented a 3 BHK flat from a owner through the broker in Ahmadabad. Rupees 10 thousand per month was the rent for a furnished flat. There were 2 months fixed deposit and 1 month advance rent. I came to the flat on 12 th of december 2012 and the agreement got legalized on the 15th of december. This was a room rent agreement for a period of 11 months 29 days and I was told either party can vacate the premises by giving a notice 2 months prior to the leaving date after 6 months. The owner came to me on the 26 th of december and asked me to vacate the flat. Just to end this deal peacefully i agreed to vacate by 30th or 31st. I handed over the keys to the gatekeeper 5 am in the mng on 31st dec. I did not violated any terms of the agreement but he was breaching it. He has asked me to pay 20 days rent 6500 + electricity charges of 1000 + a brokage of 1000 INR to the braoker. Is he liable to any such charges shall i actually pay him? I am into room rent agreement for the first time so please advise me. Can i get all amount back because the contract hardly lasted 15 days after the date of registration. He has also kept my videocon d2h connection with him by making me forecefully agree to sell it on 1500 despite purchasing it at 2500 INR. It was the broker who purchased it and he got the connection in Owner's name.

            Please advise me and get everything back and want to mention the owner made me payment by cash and there was a fake 1 thousand rupee note in that. I came across this when i tried to deposit the amount in my bank account. The bank report is with me.

              I have booked a flat with ARK prem consturctions.They have delayed the project and the treatment done to me was very sad. there was mis communication and partly delay from my end also for which they have put in huge penatly on me. they have delayed the project for moree than 8 months for which there is no isues as the agreement is done one way to cover the interest of the builder only.

              This is the staus with most of the constructions of ARK prem constructions with their constrcutions in wagholi and viman nagar

                The builder India Bulls is asking for extra money for the increase in Super area space including the flat and common area space after taking measurements recently this has happened twice first time we have agreed but again they sent a letter asking for more money as the space is increased. The delivery of the flat is scheduled after 1 year at this point when the construction is complete.
                1) Is the builder entitled for extra amount in the event of increase in super area space (Flat and common area).
                2) Can he demand money before the completion of the project.
                3) Should he not stick to the agreed area and amount as per the agreement.

                  The Allottees of Gulmohar Gardens, Ghaziabad have been cheated in all respects. What we used to feel a dream home is no more a dream home, and our dreams are shaterred. The brochure at the time of booking of flats is totally different from what they intend to handover to us. We had high hopes from SVP, but the kind of work and material SVP has used make us believe that SVP is no less than the ROAD SIDE Builder. Even the small locality builders do better work, as compared to SVP.

                  Be it be anything, green area, quality of work, penalties, delayed possession, different terms and conditions with different allottees - Everywhere, SVP has tried to take undue advantage of allottees.

                  On top of that, SVP is not at all agreeing to what GDA has mentioned in their letter and is violating the laws. Friends, lets all stay together.

                    NOW, MOST OF THE FLAT OWNERS HAVE SOLD OUT THE FLATS, WHILE I COULD NOT DO SO.
                    THE FLATS ARE PRESENTLY OCCUPIED BY A STRONG PERSON, WHO HAS DEVELOPED ITS INFRASTRUCTURE.
                    WHENEVER WE VISIT THE FLAT WE ARE ASKED TO TALK TO THAT OCCUPIER AND THE ORIGINAL LANDLORD. WE ARE MADE TO UNDERSTAND THAT WE HAVE TO PAY THE OCCUPIER AND THE ORIGINAL LANDLORD, IF WE WANT TO COMPLETE THE CONSTRUCTION OR SELL THE SAME.
                    WE WERE ALO CHASED OUT OF THE FLAT COMPOUND ONCE. WE NOW FEAR TO TREAD TO THE FLAT.
                    I WISH I COULD SELL IT. BUT THOUGH I HAVE ALL THE PAPERS THEY ARE IN THE BANK AND I ALSO HAVE THE POSSESSION CERTIFICATE.
                    I AM CONFUSED SINCE I HAVE INVESTED MY FORTUNE IN THE FLAT AND YET NOT FINDING A SOLUTION.

                      Yes I agree with you all, same here I have also booked my flat in year 2009 they have assured me that the possession will be given in the end of the year 2010, but 2011 is over & now it's the mid of 2012 they have not yet given the possession & they do not strict to there words, when we ask them about the flat, they says that i[censored] want u take u r money back, now I have took a loan, how can i pay it now, even currently I reside in a rented apartment

                        I purchased a Flat way back in 2008, however the owing to some conflict with the landlord and the promoter my registration is pending. Can I file a case in the Consumer Forum. However my lawyer say it cannot be done as the period of two year has passed by and more over we are having a legal agreement signed where in it is maintained clearly only after the resolution of the landlord and promoter conflict, the registration can be done. Please suggest can I move to CF.

                          I shivayya M Hiremath having request to consumer Court. I had purchased flat at Sanjaya Park Pune in 2002. The Building belongs Mr Sudhir .T.Rokade. S.No-233./B, Plot No-12 Sanjaya Park Pune -411032. I got position at flat N0-14 -3rd floor. Already 10 years completed for this building. But still no developing in construction. We are resident holders facing lot of problems. No proper water, No compound to building,Lot of incomplicene in structure work. And the builder asking 20,000 Rs Money for Deed of sale. Many type illegal works going around our building area, We have many time complaint to builder and discussed with him but no action taken ed still.

                          So kindly guide me, how can we solve this problem and who can take correct action on builder.

                            I diwaker mishra purchase resale flat from Mr Loknath Srinath Yadav at the cost of Rs.10 Lacs and get registree in my name on 14.09.2010. i was paid to Rs.415000/ and balance paid by housing loan but mr loknath yadav not provided link agreement to me that reason housing loan is pending. after that he refused for sale. i went to police station and give the verbal complain but police do not proper fever to me and the police only do the compromise and take money.when police was said to me for money i said to the inspector total expenses deatil is given below Rs.415000/- ,Rs.76240/ registration and advocate charges and Rs.25000/-brokarage and transfer charges for first party to mr loknath yadav.after detail police given to instruction to yadav and his son give the rs.415000/ and balance on when he cancelled the registration.but mr.yadav demand time for 15 days. after that he was given Rs.315000/ by 3 cheque but 2 cheque amt Rs.150000/-was cleared and one cheque Rs.165000/- was stop payment by yadav .when i contact to inspector he said go to court and file the 138 against yadav. after that i was very frustated and disturb in my life and only ur information i was sold my old home at bhayander.after this satuation i am living on rent at bhayander. second for your information the 138 case is running and next date is 11.10.2011. third is for information mr.Yadav is working at Mahalaxmi Railway work shop in ssa machine department as a worker.please guide and cooperate to me .more time threatning and abuses and challanging by mr yadav how u take ur money or flat . after that many cheating cases done by yadav but persons have no evidence. please cooperate me when u require original dacument i will show u.

                              I am Riya, staying in Vadodara (Gujrat). On 24th June 2010 we have booked a flat at Waghodia, Vadodara (Gujrat). The amount was fixed for the flat Rs 14 Lacs. And the builder promised to complete the construction in March 2011. He forced us to give whole amount before pugesion. We have paid the builder 14 Lacs in Dec 2010.now the builder not giving me pugesion even he has not completed the construction and also there is not allotted the electricity. The builder is forcing me for black money with interest which is totally illegal. We have not discussed regarding like this money. The sale deed was completed with Rs. 13.65 Lacs. He has not giving me even clarification why he has made the sale deed of Rs. 13.65 Lacs only when we have paid him 14 Lacs. We have paid him 14 Lacs by cheque. The Bank gave the complete amount of loan without seeing that the building was in under construction.

                                Greetings !

                                I m Kotla Srinivasa Rao working for Hyderabad airport. In Dec 2010, I identified a two bhk flat in Hyderabad for buying. I approached the owner and negotiated it to 22.75 lakhs including everything. I gave him Rs. 50,000 as advance and told him I have 6 lakhs (including the Rs. 50,000 paid as advance) to buy the flat. The rest of it is through loan and I expected a loan of Rs. 17.75 lakhs.

                                So I applied for the loan with Axis bank, now the bank people said I will only get 14 lakhs as loan for that property ( my eligibility is more than 20 lakhs) but the property eligibility is just 14 lakhs.

                                Since I dont have the remaining money with me I said the owner i cannot buy the flat, but he is saying he wont return the advance. He is claiming that if somebody buys more than 22.75 lakhs then he would return the advance otherwise no.

                                I requested him to deduct some percentage and pay me but he is not willing for that.

                                what should I do now???

                                    1, I am residing in a flat at Ground Floor 1/D2 Bhagwatinagar Town ship of Priyavadan Co Op Housing So. at Kotar pur Ahmedabad, I Bhagwatoi Nagr Township there are more that 350 houses appx, but the builder has made only a one water tube-well for the suplly of water to society.

                                    2. Water supply is unequal and insufficient to the society. Average more that 1500 people are residing in the society and builder is not responding to us by saying the I have mad the water tube-well of 900 ft deep. so it is sufficient for the colony. the our demand is to make at least two more tube-well in the society area.

                                    3.Let me know about the rule how many tube-well should be provided by the builder for appx more than 350
                                    houses.

                                      Neela Infrastructure is the builder from whom I had purchased the property that is a appartment in the scheme name aasmakam and flat no A/31, hwerein my husband Sanjay Ghosh is first holder and I am Second holder and he we had given power of attorney to Mr Ginwala to recover our dues of 160000/- just for his safety, He and our Builder Neela infrastructure were friends and My husband got job out of country recently, so this builder sold our property using power of attorney to some one at high cost.

                                      He is fraud and done cheating to us. he has not even taken concern or informed us about the same too. My value of property is currently 2500000/-.

                                          Dear sir,

                                          I paid 6,00,000/- to builder for book two 1BHK flat at Ghansoli, Navi Mumbai, Maharashtra. Now I have some financial problems, so i cant pay further amount. I asked the builder to give me two-three months time to pay all the money or please provide me all the documents to take home loans from any co-operative bank.

                                          But now builder is not giving me any document and he told me that pay the money within 1 month or he will sell both flats to other customer.

                                          What should i do now. please help me on this issue.

                                              Hi, We own a flat at First Floor and our kitchen roof ceiling is getting wet and we can see the water stains. Also in our bathroom ceiling has the same water leakage/stain problem. Second floor owners are not allowint us to look the issue and to rectify that. Once we got the permission and applied some water proofing solution in their bathroom. That solution was exisits only for a few months and again we are seeing the issue very badly. Highly appreciatable for any advice.

                                                Sir,
                                                I had paid one-time maintenance charge to builder, when I bought a flat, under construction, from the builder. Interest from this deposit was meant to provide for lifetime cost of maintenance of common amenities. Few years back society was formed and the deposits were transferred in the names of society+individual flat owner. I want to know, if legally I can ask society to break and refund the one-time maintenance deposit to me.

                                                  I bought a resale FLAT in Bangalore 6 months ago which is approved by BBMP having KHATA in my vendors name and also all other neighbors who live in the same apartment. But mine is the first resale which is happened in this apartment.

                                                  It was loaned by famous nationalized Bank earlier and same bank approved the loan to me with its different branch with the influence of my Vendor.
                                                  Now when I wanted to transfer the KHATA into my name BBMP is objecting and saying that there is 100% Deviation in Building construction & also there is no occupancy certificate given by BBMP.
                                                  My vendor (1st buyer) may be after knowing this problem only he has tried selling & sold it to me.
                                                  But I totally believed that all papers are clean and also by looking at the legal opinions giving clean chit by the advocate to bank.
                                                  Now i got to know that there is a huge problem ahead, if AKRAMA SAKRAMA object our Building deviation which is more than 100% and result in demolition.
                                                  Here Culprits are my vendor (1st buyer), the Builder and also the bank which has not checked the relevant papers before sanctioning the loan to me with influence of my vendor.
                                                  Now I want to give it back to my vendor / claim for damages & losses.
                                                  I request your guidance in claiming my losses / interests whether can I file a case against the vendor who sold it to me or the builder?
                                                  And also let me know that what type of case I can file as I got cheated by my vendor without knowing this fact and also the bank sanctioning the loan.

                                                    I took posession of my house L-1003, Jaipuria Sunrise Greens on December 29th 2007( promised possesion date was December 2006). Since then I complained to the builder personally & through RWA(registered)on the following:-
                                                    1. Poor Quality of construction
                                                    2. Seepage in all over flat
                                                    3. Seepage in kitchen
                                                    4. Broken Drawing Dining tiles never replaced, not compensated
                                                    5. Double bowl sink not provided as per agreement
                                                    6. Most taps and flush instruments defective
                                                    7. Dirty and clogged drains
                                                    8. Parking not allotted yet
                                                    9. Construction work still not completed
                                                    10. Leaking/ broken sewerage and water pipes
                                                    11. Staircase frames already giving way
                                                    12. Complained since July 2008
                                                    13. Seepage in master bedroom
                                                    14. Seepage in bathroom attached to Master bedroom

                                                        Hello,

                                                        I have booked Flat In Sukhwani Suffice (chinchwad, Pune) on OCT 2008 with tocken Amount. While booking, they told us that there is no cancellation fees.
                                                        due to some issues, we cancelled my planning to purchase home so I put cancellation application on 2 Nov. He told me that I will get money in a month. I did not get any money or any call from him. When I mate him again in month of December he told me that it will be done by Jan. Then for 3 weeks I was following up with him and finally he said I can collect cheque of refund. So On Jan 21 I went there to colllect cheque, I came to know that e deducted 10, 000 /- from actual Amount.

                                                        After that he is not picking up phone and not responding positviely at all and not ready to answer. There is no written proof that there any cancellation amount.
                                                        I will be logging Police Complaint against him. But I don't think that will work out.

                                                        Can you help to find solution to get my money back?

                                                          2005 & Paid Rs: 20000.00 towards Maintaince so for i have not received

                                                          Bu Bhandari Acolade Builder asking for 1 lakh as transfer fess and not giving any receipt too.Agreement states Rs 10000 as original transfer fee but there people at office demand 1 lakh and that too in black .IS it justified. Nor giving any receipt for Maintenance too.
                                                          Parking problem still exist from 2 years in BU Bhandari Acolade situated at kharadi.

                                                          I am resident of Amravati Enclave Panchkula, constructed by ANA group. All the complaints that I have seen on this site are facts. Promises that have been made by the authorities of ANA group are not being fulfilled. So I request the concerned department to take the immidiate action on all these complaints as early as possible. Otherwise ANA group will mess up the things for their own selfishness and greed.

The builder agreed for the same .i was working with a bank every thing was fine . but due this recsssion i lost my job and by this time about 90% of the flat amount was paid to the builder, by cash & cheque . in the begening it clearly mentioned to the builder that i wont be able to pay any interest if i am unable to pay the entire balance on time, builder said Ok first you arrange for the remaining Balance, any who im have manage to arrange the funds from my family & friends

                                                          I have purchased a 3 BHK flat in Sector 89 Faridabad from Ferrous Infrastrcuture Pvt. ltd., 1st Floor, Block -B, Vatika Towers, Golf Course Road, Sector-54, Gurgaon-122002. This builder is failed on all aspects of earning customer confidence due to the poor management. As I have paid update payments even then this builder has manupulated the things to earn extra money from me details are as under :

                                                          1) Collected Fourth installment in advance which is against the agreement.
                                                          2) Imposed wrong interest by changing demand letters
                                                          3) Wrong demand letter send to LIC housing Finance without my consent this is big fraud. and collect Rs. 48112.00 which was adjusted by the builder by changing open parking to covered parking and balance in interest without my consent and knowledge. This shows the honesty of the Builder.
                                                          4) Builder is forcing me to take 5 KVA but 3 KVA is sufficient from 3 Bed Room as per agreement (Min 3 KVA and Max 10 KVA).
                                                          5) Builder is also forcing to take club membership but I have purchase a flat not a club
                                                          6) No reply of serveral letter written by me. This shows deficiency in services and staff are suggesting me to go to consumer court.

                                                          Beware about this builder. Thing 100 times before investing. Those who have invested in Ferrous Infrastructure, kindly join hand to recovery the excess amount of Power back up and Club Membership from the builder.

                                                          Chowgule Real Estate and Construction Company Pvt. Ltd. (CREC) have developed Plots and residential Flats at Zorint, Zuarinagar, known as Chowgule Gardens, which comes under the Funnel Area of the Naval Air Base at Dabolim, Goa.

                                                          CREC has obtained N.O.C. from Navy vide letter No. 15/143/20 dated 18/11/92 by Flag Officer Commanding, Goa Area (FOGA). Under point No. 3 of the said letter it directs, “You are also requested to submit fresh applications if plots are allotted to different individuals with Site Plan and Building plan for final approval before undertaking any construction at the site.” And under point No. 4 the said letter says, “This Headquarters have no objection for development of plot without undertaking any construction.”

                                                          However, CREC has constructed 10 buildings with 114 numbers of residential flats and sold the same. Recently it has come to the notice of the residents that the FOGA NOC letter dated 18/11/92 does not permit construction on the Plots and CREC has not taken the final approval of Building plan as directed in the letter.

                                                          With real estate rates soaring, some residents are in a hurry to sell the flats and move to a legal dwelling elsewhere so as to escape the consequences of not having a NOC from FOGA or with fear of demolition of the buildings in the future.
                                                          Chowgule Gardens is a buitiful place to stay but the Builder has not taken the NOC from Flag Officer Commanding, Goa Area for the 10 buildings consisting of 114 flats falling under Funnel Area of Naval Air Base at Dabolim, Goa.

                                                          Should I sell the flat and move, will the building be demolished by the Navy.

                                                          I have booked a Ground Floor with M/s Ferrous Infrastructure Pvt. Ltd. in their project BEVELARY HOMES in Sector 89, Faridabad (Haryana). I paid 25% booking amount. The company issued me flat buyer agreement, receipt and other papers but now this builder is forcing me to accept Second Floor. It is not understood when I have booked Ground Floor and paid 25% booking amount for this booking then why the builder is forcing me to accept Second Floor. The builder has further sent a demand letter for 20% but I have denied to make the payment until unless ground floor is being allotted to me. The builder is threatening me by sending notices for cancellation of booking and forfeiting of booking amount. I am very much upset. I have paid all my savings to this builder for booking of ground floor but now he is cheating me. It is truth and if do not allot me ground floor or refund my money then I have no alternative but to commit suicide and only this builder Ferrous Infrastructure will be responsible for all this.

                                                          Dear Friends, you see the mentality of this builder. The builder is completely fail to maintain the customer relationships. The management of the builder is very poor. The mentality of the builder is only to earn money by hook or crook. Very stick on paper work only for customers but ZERO for himself.

                                                          So dear friends, think 1000 times before you book any flat/property with this builder. Trust me, whatever I have written is 100% correct. I am the real sufferer.
