Hi
This is for venting my anger against jain housing, we booked recently the jains nakshatra and for our dismay they never kept up the word and they are demanding more and more money for the key handover.
The service tax was informed in the last minute and within 2 days of informing they are sending us a letter for late fee.they never respond to the queries asked by us also.
Some action must be taken against these peoples.

I am a owner of a flat in Jain Nakshatra and we are facing the problem of fraudulent means of taking money from us to tune of 95% of total value and the flats are delayed beyond scheduled handover .
We protested but Jains continued their vicicious agenda to delay flats and in turn are now asking us to bear the cost of delay , and also charging delayed payment interest without paying us compensation .
It is to be noted that succh a reputed builder is laundering money in the name of a construction company and such acts of most disrespect to builder forum and also to entire real estate thereby cheating public to
harness wealth and also to garner lots of business.
We are requesting a fair compensation and also service tax refund and a worst quality of possession and handover ever seen .
Request you to intervene accordingly and give us justice.

Even i am stuck in a similar situation, they had promised to handover the flat in January and now it is almost end of April, still no word on Handover dates.
Can we not form a group to handle this situation.

Ofcourse, such happenings are prevalent in jain familities. I may give one instance, Mr. Mohit Jain S/o Sushil Kumar Jain 690 Indira Colony, Muzaffarnagar (Jeth:Vipin Jain, Accountant in Paper Mill, Brother-in-law : Piyush Jain) presently employed with Wipro Infotech, Udyog Vihar, Ph.III, Gurgaon had married & kicked out my daughter just due to reason that she belongs to Aggarwal community, just after one year of marriage.
No doubt, every family has dispute/s of their own and for little mistake/s both settles it amicably. But this case differs, just after kicking the victim, they filed petition against parents and brothers got search warrant issued on the ground that victim has kept in her parental house as "prisoner' etc, etc, to put a lot of pressure so that victim get suicide of her own.
Not stopping here, now they are filing fake cases/FIRs for MURDER against victim's brother/other relatives just to pressurize for withdrawl of legal cases by the victim's family.

I agree. Even Vipin Jain, Piyush Jain, Ashish Jain 690 Indira Colony Muzaffarnagar are cheats and they became my life hell by demand of dowry and ousted my wife.

I did pre booking of jains anuvidha one year back. Still the project is not started. from last 50 days they are returning my pre booking amount. No one is responding propely. Please don't trust thease people.

Approximately 45 unfortunate souls booked pads in Jains Swadesh Bangalore around the season of[protected]. According to the deal understanding, undertaking was to be given over totally by March 2013 with beauty time of 3 months coming up short which a punishment of 6 Rs for each sq ft was specified.
Indeed, even today(Feb 2015), the venture is not completely finished and there's a progressing Land case which was not educated to purchasers amid offer of pads. Not able to endure the high EMI expenses and house rentals few o[censored]s moved in by Jan 2015 and the Company is in no mind-set to complete the pending works and get every one of the endorsements.
Nature of development is pitiful no doubt. Jain Housing staff themselves are inciting us to go the legitimate route as they know about complete provisos in our incredible Legal framework. Disposition of every last Jain Housing staff beginning from MD till administrator is horrifying and they treat clients like hobos.
Unfinished and insecure lifts for a working of 25 stories which is bringing about restless evenings to clients, unfinished level works, drainage/spillage in every one of the pads, broken entryways and windows, third grade quality tiles to say a couple.
So dear planned level purchasers, never at any point consider owning a Jain Housing and Constructions Ltd. condo in any area. Be it Chennai, Kochi, Bangalore, Hyderabad. Spare yourselves some cash and great well being!

Jain housing or jain construction are the same companies.they are supposed to be a big construction company in chennai. But if by some mistake you decide to buy a flat or apartment from them, you will realise the true colour of the company.
1. While booking the apartment , you will not be given a sample copy of terms & conditions tht are binding on the buyer. Once you have paid the booking amount and another 30% (30 days from booking), you will get to see the agreement copy which is fullly loaded in favor of jain housing.Even the compay has clauses by which they can pass on increase in construction cost to you at aa later point. so you will not get to know at what rate you are buying the apartment.even if you want to comeout of the agreement without sining it, there is still no relief because you would have already paid 40% of flat cost(10% booking cost +30% within 30 days)the jain company will say they will have to selll the booked apartment and then after deducting sales expenditure (which is not known to you, will run into laks), they will harass and pay money afer very long time with lots of follow up
2.All the amenities, features provided in marketing materials like paper advt, CDs, brochures will not be listed in the agreement copy and jains will not do any of those things.so all the promises/features based on which someone decided to buy the apartment is taken for a jolly ride.
3. construction quality isvery very poor.

We are awfully happy with our flat in Jain housing. The floor plan is marvelous and the complete appearance of the flat is luxurious. Jain housing always being smart, valuable and contribution for my first dream flat in Jain housing. We have got a very secure flat and we are honoring our Jain housing. Thanks Jain housing for constructing our ideal flat.

STP at Jains Abhisek - Failure
The STP installed at Jains Abhisek has been a colossal failure. It has never worked as expected and in the past month the PROMAGS maintenance team has been unrelentingly letting OUT UNTREATED SEWAGE WATER WITHIN THE apartment complex - creating unhygenic living conditions and breeding ground for mosquitos. The ground water will soon be contaminated with this sewage water.

I agree 100%. I have been a jain housiong customer and these guys are not worth dealing with. Avoid them at any cost if you want to avoid unnecessary head aches, You won't even get a respect for being their customer. A 3rd rate builder who never keeps his word.

Utter disregard to customers
1. Jain Abishek @ Selaiyur-Tamabram is in the FOURTH YEAR since commenced WITH AGREEMENT TO H/O COMPLETED PROJECT IN 24 MONTHS.
2. Still lot of works pending/being done in very slow pace
3. LIFTS ARE NOT OPERATIONAL TILL DATE IN A G+4 COMPLEX. THERE WAS A FATAL ACCIDENT DUE TO NEGLIGENCE OF MAINT. THE BUILDER WHO IS SUPPOSED TO BE ONE OF THE LEADERS MADE A STATEMENT THAT THEY WERE NOT AWARE OF LIFT SAFETY LICENCE REQUIREMNT.
4. The STP is in doledrum - the project has provision for mains sewer connection - recently waste water was let out in neighbouring area and the residents had to face the ire of public/local councilor
5. Maintenance charges for ONE FULL YEAR WAS COLLECTED BY BUILDER IN ADVANCE - WITHOUT WHICH FLATS WERE NOT HANDED OVER - leaving no option to owners.
6. The so-called-fast action which started immediately after the lift accident has DIED A NATURAL DEATH
7. iN NUTSHELL THE PROMOTOR CLAIMS VERY TALL BUT NOT LIVED UPTO THEM
8. This should be eye opener for those who intend booking flats/properties from Jains

Poor Maintenance and Non commitment to terms
Jain Housing Abhisek still lift is not ready after 7 months of hand over. Also the maintenance by Promag a Sister concern of Jain is pathetic. Bought house from Jain because of their name but let down in a big way. Customer service is at its worst. we have to go around them million times for getting status or fix small issues. Residence will think twice before doing any business with them in the future..

Poor quality and non completion of apartments
The living conditions in Jains Abhisek apartments in Selaiyur in Chennai built by Jain Housing are appalling. Many of the customers booked their apartments only due to the supposedly “big name” of Jain Housing. I can assure that none of these owners will ever do any business with Jain Housing again and will not recommend Jain housing to anyone.
Not only has the builder not completed the apartment complex, but has actively engaged in unethical practices. Below are some examples:
1. Sewage treatment plant not functioning even 8 months after the alleged hand over of flats to residents
2. Untreated Sewage water let out to either the garden within the premises or to adjacent streets and plots. This could very well contaminate ground water
3. Poor quality of construction
4. Lift not functional till date
5. Amenities like swimming pool and Gym not functional till date
6. Common area work not complete 100%
The most disgraceful aspect is that there is absolutely no ownership or urge to attend to any complaints whatsoever even after talking to everyone in the Jain Housing organization. The only people who have not been contacted by the residents are the MDs, who anyway do not care a thing about customers.
Any suggestions on filing a case in consumer court is very welcome. We are also evaluating other legal options.

hi all totally agreed; for fixing the issues Jains and Promags (Maintenance contractors ) just passing the bugs?? think 1000 times before you buy a flat in Jains Housing !!
Jain Worth for nothing.. Dont buy any flats in Jain. Poor Quality... Building life can not go beyond 5 to 10 years at the max
I do agree, Jain Housing motto is likely to lure and cheat prospective buyers. Jain Camrae East Avinashi Road, Coimbatore, Flat owners association members [ 10 ] have already filed complaints against Jain Housing and Construction, for all their unethical, , illegal and unfair trade practices.cases have filed, numbered and notices sent to Jain Housing.. Undue delay in handing over, not providing teak wood doors, poor constructin and plumbing, charging 18% interestfor delay in payment, not compensating for delayed handing over, and also getting the Building plan approved by giving false details etc

No proper response whatsoever from Jain Management regarding complaints raised by customers.

The flats are pathetic with worst plumbing and tiling and there is no quality.
I would not advise anybody to go and buy jain housing flats.

for getting loan from bank they are not in a position to give lien letter from kotak mahindra bank.it took 2 months and loan got delayed.
now after paying full amount, jains is asking delay charges.for their delay in providing documents, iam facing problem.
iam fed of with jains.customer care worst.they dont respond for customer queries.be careful while going with jains.

They have called from extraworks dept after finishing the roofing. They left no provision to go for decoration lamp clamp or cradle clamp in the roof. I have start my dream house with a compromize.
They are not customer friendly, just milking money even for basic expections.
Always do not go for big builders...
Always buy flats from small builders...
Share all the pain you got from Jain to others, all your known circles...this is the only way to teach a lesson o them...
