Dear Sir/Madam,
I signed up with Nirmiti Clubs and Resorts in Oct 2018 for the next 10 years and paid an amount of INR 71000. My membership number is CLGT/16102018/73.
At the moment, their phone lines are closed and nobody is there to communicate. I cannot reach out to anyone from Nirmiti. I think I have been fooled and the Nirmiti management has stolen my money.
There are a number of complaints from various other members and they have also lost their respective money. The Chairman and and Vice Chairman of Nirmiti group is some Vishwas Shinde and Bhavesh Mandlik.
Requesting your assistance in recovering our money from these crooks please.

took money on time but no services provided till date - fraud

We took the membership on 23rd dec 2018 at goa. They promised a lot while taking membership and all are fake promises. We were supposed to get the dae credentials within 30 days and still no clue about it and no one responds for the same.
We were trying to book a holiday since jan and it's april now we couldn't even book one holiday. Finally, they said it's confirmed from nirmiti end but hotel voucher will come only after apr 20th for may 1st holiday. Now when we follow them they are asking which place are you looking for? They won't respond to emails nor calls. A big cheat company never join it. Not sure how the government is allowing such fraud companies. I need my money back. It's hard-earned money.

We have paid 80000 for 5years...still v don’t get any confirmation and I tried to call to customer care also they didn’t pic the call and call to one of your executive name is nebu..everything is very worst..plaz refund my money as early as possible ..I will wait for ur reply otherwise I ll take legal steps..

not getting reservations and dae login - fake and false expectations

We have bought nirmiti membership on 9th dec 2018. They promised us with lots of fake and false expectations during time of purchase.
1) i bought this membership in 69000 through my credit card for which they initially said you do not have to pay the interest on emi's through credit card as it will be bear by nirmiti itself.
But i ended up paying the 12 months emi interest. And when asked they said we did not make any such promise.
2) while purchasing the membership i was told that i will get my dae logins with 4 weeks verbally and officially with in 6-8 weeks. I asked them i am planning to go to bali (Indonesia) on 27-jan-2019 for my honeymoon and will it be possible to share dae login early so that i can book the hotel stay and can leverage the membership. At that time they confirmed it but when i asked them after 4 weeks. They completely denied it and said it will take 6-8 weeks only. I ended up doing the booking for bali by myself.
They ruined my honeymoon trip which is a very special one in anyone's life. Since then i am chasing them for dae logins.
*then in march (Precisely 4th-mar-2019) i approached them again for dae logins as i was preparing for thailand trip in april end this year. Since then i am over calls and mail but till date have not received the login details.
When i asked about the issue they said they have some contract issue going on with dae and their higher management is chasing them and making false promises. Have make numerous calls and emails (Have all the records) but no luck. I even asked to cancel and refund the amount but no luck.
They are harassing me since then and due to them i had to cancel my thailand trip.
3) now as per their condition i asked to make booking in goa resort (3 rooms) which is under their membership and do not need any other details. They denied saying resort is under renovation and may being the peak season can only give one room.
I requested the rooms on 09-apr and the booking dates are 29-31 may 2019. While purchasing the membership they promised you can book the resort just 2-3 days before the checkin date. But here they are not providing the rooms 2 months in advance booking.
I check online on 10-apr-2019 and there rooms were available through online portal for my desired travel date. But now they are saying rooms are not available and can only give one room. Now just because of them i have to cancel my goa trip also.
Do not know when they will stop harassing the customer. Totally exhausted by their response. They commit to make calls and send email but all in vain. Looking for some help in these regards.

During the time of closing contract the staff and team showed all fake profile and fraud promises i called them so many times to check if it’s activated or not... But no one bother to call back nor anyone responded.
Which even after every 2 weeks i kept calling them but there was no response.
I also tried speaking to one of the supervisors but he also refused to address my concerns
The cs team has no value for their customers
I also asked for few details for one of my trip but they couldn't fulfil me with the details and they are not refunding the money.
Please help me getting my hard earned money back they were selling their membership in goa, there customer care is not sure when they can give the dae card. They took 25000 rs from us. Please help us get our money back

not providing services. to customer — nirmiti resort is fraud

Nirmiti has sold us membership for rs33000 and has not helped us providing any services mentioned in the contract. They promised us to provide dae card in 4 weeks but even after more than 1 year they couldn't provide us the card. Also they promised us one internation travel which was not written in contract but promised. They have cheated us completely, please help us getting our hard earned money. Now when we are calling the customer care they are saying that nirmiti is currently going through affiliation renewal. And they are not sure when nirmiti will again be affiliated with dae again, so by far with their logic they should themselves refund customer amount. Even now when my holiday period started in 2019 they are not providing us holiday in india even on the given dates.
Employee name joyti, vijay and raj, they are cheating customer with their sweet talks. Please help us as i am feeling very helpless and finding no way to get our hard earned money back.

Nirmiti has sold us membership for rs65000 and has not helped us providing any services mentioned in the contract. They promised us to provide dae card in 3 weeks but even after 2 months they couldn't provide us the card. They have cheated us completely, please help us getting our hard earned money. Now when we are calling the customer care they are saying that nirmiti is currently going through affiliation renewal. We have bought nirmiti membership on 31st december 2018. They promised us to provide dae card which even after 2 months they couldn't fulfil and they are not refunding the money as well as the contract says non refundable but contract also promises to provide dae card. Please help me getting my hard earned money back sir. They were selling their membership in goa, there customer care is not sure when they can give the dae card. They took 65000 rs from us. Please help us get our money back.

regarding refusing refund of advance paid for club membership

I was on a family tour to goa on 13/11/2018 a guy approached us, (My wife and myself) with a scratch card of nirmiti resorts and club holidays near our hotel. We were both given a scratch card each wherein one of them would be picked as a lucky winner. A pure form of fishing intended to create interest. We were then invited to visit their resort hotel to collect the prize won in the scratch card. We were then asked to sit through the presentation of nirmiti so that the guy who gave us the scratch card would get some incentive at work. The representatives of nirmiti resorts and clubs deepali sonawane explained me about their holiday plan. But the plans they explained were not written in the agreement papers given to me by them after making payment of rs.40, 000 on 13/11/2018. This company play loud music in background may be because they don't want their customers to listen to them properly or may be it helps in miscommunication. They had taken us on underground hall where there is no mobile network. They had taken me outside hotel to swipe the card as there was no range in hotel. Till that we will make papers and didn’t gave us time to read the agreement paper.
After returning to my home i went through the agreement paper in details and also search their website and surprisingly i found that all the customer reviews are against them. I have been cheated by them in form of incomplete information and misguiding information. They had never told us that the agreement is non-cancellable & nonrefundable.
I got welcome mail which was mentioning membership will be activated after full payment of 65000 balance rs.25000 which will be monthly installment till end of 2019 so i will be able to avail the facility in 2020 which was not ok with me so i had asked for cancellation the agreement on 21/11/2018. But now they are telling me it is non-cancellable & non-refundable.
I am following with company since last one month for cancellation after multiple follow ups they are offering me downsize version of 5yrs membership which is not at all mentioned in the agreement. This forceful services i am not interested in so i had mailed them to terminate agreement & refund my money
As per agreement membership will start from year 2019 & it is still not activated & i have not used any

Now head office of nirmiti resorts & clubs is closed located in thane-mumbai.

I have took membership of alternate 3 years. Now they are not replying on emails. This was our good luck that we have taken only for 3 years. We were planning for upgrade but worst service of them. Now we can't imagine in dream to upgrade. Dont know what to do. Worst company that i have come across.

I have taken nirmiti hotels package. But they are not responding for our mails. We don't get any booking till date. They are not supporting. Staff said higher authority is not giving reply.
After lots of follow-ups, they didn't give any room. We are following them from 4 months but didn't get response. We are planning for our holiday but all the time they didn't reply on mail.
It's worsted company ever. Not cooperative with there customer.

Me and my wife visited condolim beach goa on 16.12.17, where a guy came to us with scratch card at parking. We scratched a prize out which was supposed to be collected from someone sitting inside a buidling close to a resort. That guy requested us to listen to executives in office for a hour for sake of his labour expenses. Office executive named mehbub azam ([protected]) & krunal patel ([protected]) briefed us about lucrative offers wrt 4star n 5 star stay in resorts at national and international locations. We bought so called membership for 65k with down payment of 13k +22k and rest in 5 equal installments of 6k each.
It was promised that after complete payment dae will arrive at your address which is pending till date as payment was already completed on 09.05.18.
Also when we have planned for holiday and requested these people to arrange accommodation they just stopped taking calls and responding to whatsapp/smss from our end.
We can see them online on whatsapp, even then they chose not to respond.
In reciept of 13k initially, the website address is incorrect.
When sending email to [protected]@nirmitiresortsandclubs.com it cannot be delivered as email id not exists.

misleading and misguided information - fraudulent issue
We were on a holiday in Goa - date:[protected], We were given a scratch coupon by one of the so called employee of Nirmiti Resorts.
They invited us to a hotel name Neelam Grands (Name similar to 'Nirmiti' Hotel) on[protected].They gave us tour of the hotel, showed us rooms, restaurants etc and said it is their hotel. But to our shock when we enquired next day it was all false, it was not their hotel.
Me and my wife went there, their representative explained us this membership package. They were acting so suspicious, they did not allow us to go out, they did not allow us much to use mobile, and they even didn't leave us alone for some time to talk.
All that facilities explained in the membership were very good, but now after paying part money, in all their communication and emails they are keeping all terms and condition which earlier was not mentioned.
They told us, they have tie-up with many hotels, and we can book any hotels at any season, as late as 7 days earlier to our stay dates, which was very promising facility. That was reason we opted for this membership. But now in all their communication they are saying we have to book at least 30 days before our stay dates and we have to give at least 3 hotel options.
This is not acceptable, its lie, its fraud.
Also they showed us the rates of the hotels they have tie-ups with. they said these are actual rates and we offer you the same hotels in less price, almost 40-50% lesser. But when i later checked these hotel rates they are very less than what they showed me. They are literally misguiding people and misleading them to buy this membership which is fraudulent.

I have taken a membership on 29 Oct and have been trying to call them and their DAE associates. I was suppose to receive DAE CARD and membership but have not received it yet and no one is picking up the phone yet.
Have multiple questions
1) when will some one pick up the call?
2) when will I get the DAE card?
3) when do you want me to pay the amounts due for membership?
4) I want to make a reservation no one is picking up the call at [protected] and [protected]
How do I make reservations ?
No reply means no service and it's a bad decision
Will need to sue these guys.

need my membership details

I have taken membership from nirmiti about 4 months ago.
I have not received the membership details as of date. When i contacted customer care and they take my name and other details after that no one getting back to me. So i can say their employees are nice till we take the membership and after that no one helps in getting details after multiple requests.

cancellation of membership and refund amount
I went to goa on 20th may 2018 with my family. A guy met me with a scratch card of nirmiti resorts and club holidays. He invited me to some country resort. We went there. A sales guy named sharda kumar and parag navre attended us. He showed us hotel details and explained 3 year packages including various facilities to customers. I have taken membership worth rs 45000/-.
When we returned to home, i called to nirmiti resort head office to cross verify for membership package details. They said, nirmiti resorts are not providing such facilities to customer. That time i realize that nirmiti resorts sales persons had fooled to us. I started conversation with their team (Reservation team and call centre team) and started marking mails to them.
On 28th may 2018 mr gaurav bhalla (Operation head) replied on mail stating “we will investigate the same and reply to you accordingly”
From 28 may 2018 onwards i sent many mails to them (Mr gaurav and team) to update the status of query however nobody is interested to reply on my mail.
On 02nd july 2018 mr gaurav replied with apology mail and offer me new benefits with same packages.
However i was not interested to accept this offer. I am demanding to refund my entire money on urgent basis.
On 10th aug 2018 mr. Gaurav is replied that, we will initiate your refund shortly.
On 2nd oct 2018 time 01.20 pm mr gaurav is replied on my mail as below…..

I was at rajas seat in coorg with my family.. They came to me and said we have won a lucky draw.. The lucky draw was from visa company and said that we are eligible for gift if we have visa card... They will check if you have any card so that you can make payment from these thugs.. Guys this is a fraud company.. This is team of fraudsters and thugs.. There is no such company.. They have fake website and everything fake.. If you dont believe then just check their website.. It doesnt work properly... They dont have https and it is just a fake webpage made by hackers... Whatever they is 100 percent fake and made up..

We do not want to continue for membership of nirmiti our membership no is CNLM/832018/110. they are not responding to any phones or emails. such a fraud company. paid around 75k and got nothing from them till now. kindly help for refund of our money.

We had purchased nirmiti membership on 1st of october, 2018 at candolim, goa (Cnlm/2/01102018/200).
At the time of presentation, sales person named tanya, had shown us ample number of nimriti affiliated resorts (70 plus in india). The plan looked good and we purchased alternate year program for 25 years wherein we had to make a downpayment of rs 1, 52, 000 with an annual cost of rs 5000 upto 25 years.
Now, when we try to avail the welcome offer of 2n/ 3d we and tried to book resorts we were told that resorts were not available for khandala that were initially shown us. We again tried to request reservations for munnar and were told that affiliation is not unavailable. And subsequently shown only 36 resorts in 4/ 5 states.
After paying such hefty amount, do we expect such kind of poor service? We are extremely unhappy with the deal as what was promised was not delivered. Nobody receives call on their number and the email id are fake.
Kindly let us know how to cancel membership if not how to take this matter legally.

If there is zero star I would like to give that, fraud people fraud promise please don't put your hard earned money into this.I bought membership in dec 2018 till now only two mail one welcome and another yearly payment and when ever I asked them for my dae pass word or resort booking no respond from their side .if we all together put case against them sure they going to react.so Iam going to do so, any one wants to join me please put your complaint on this with your contacts number I will include you in the list.

After reading all these in welcome kit when i surf their website after reaching home i found that all the customer reviews are against them. I have been cheated by them in form of incomplete information and misguiding information.
After sending them this email they r even not responding in proper manner instead they are arguing on call..
Though i have not used any service from them in any form... And i m not member yet... Membership is in process still not responding..

But what all they said during the conversation with sales representative and what they mentioned on the contract is all lies and fraud. They said they have properties 38 of their own but actually none of the property is of their. They are fooling people by their marketing stuff. Few properties i called up for review i got very negative review mentioning they are fraud. They have takne my money too, i fighting for my money. They say they wont refund. Their head office is not at their place. Phone number dont work. They are cheat.

I have taken membership from Nirmiti group on 13th May 2018. After 2 days, we want to cancel the membership as we will move to abroad and we will be not able to utilize that. We requested for cancellation through phone call. They asked me to call to main branch customer care. They asked me to drop an email.
From that day, we are sending emails continuously and making phone calls.
But they are not responding to emails and they won't lift our calls.even if by chance they lift, they will reply the same as they will check and get back to us. But I am not getting that when will they get back to us.The person who explained to us on that day we took membership is also not responding to our phone calls. Before cancellation, she was responding very nicely.
They replied me that it will take maximum 60 days to refund our money.But the doubt we have to get is they don't have our account details.How will they refund our money?And I heard that there will be cancellation charges.But in our legal document, There are no such conditions mentioned. Such an irritating process this is.
I am feeling like I have done a big mistake by trusting this group and joining in this group. Please refund our money. These people are not trust worthy.

I was approached by one of the nirmiti sales executive in lonavala for membership programme wherein they made me sit in a meeting for about 3 hours explaining different programmes ranging from 25 years to 5 year and eventually brainwashed me to get enrolled in a 10 year programme. The biggest problem is that whatever was explained during that meeting regarding the inclusions and exclusions of holidays, nothing is mentioned in writing in the contract. They promised me few things which i got to know later on from their corporate office that the programme never included those things. The sales in-charge who made the deal in lonavala and with whom i was asked to co-ordinate stopped receiving my phone, blocked my messages so that i could not reach him and ask him questions regarding false commitment. The corporate office executives are also unable to help as the commitments made during the deal are not written anywhere.
Date 30/05/2018 mr. Pradeep m raj and team discussed with me regarding membership about 3 hr,
Then start about fee for 10 year 1, 00, 7000 with all the facility with 2 kids and agreement copy without any hidden chargers after negotiation i have paid 82000 /- from card
After 3rd june 2018 i have received the call from nirmiti resorts & club welcome team from mumbai they started explaining about fee and facility's
Then only i came to know that there is annual maintenance charges would be 5000/- per year and for 10 year its 50, 000 and its only for 2adults
That means i have to pay 82000+50000 = 132, 000 /- (I cant pay any annual fee now) my deal was 82000 for 10 year with my 2 kids
Then i clearly told her to stop and cancel my membership and i have sent email also (Even for pradeep m raj and team)
Note: 1, my request is i dont want member of nirmiti resorts & club due to wrong information and hiding the hidden charges (Annual fee)
2, they promised me about my kids added for this membership (One is 9 years and 2nd one is 5 years) which not added in agreement copy
3, pradeep m raj and team is misguiding to public
4, i request you to think from customer point of view and take action (Pradeep and team is they are cheaters and do false commitments to people while enrollment and once you are enrolled)

We baught a membership of nirmit groups on 25th august 2018 and paid 70000 for the same what they said and what is written in Voucher and Contract is totally differeent I want to cancel my membership but did not get any response from their side kindly help into the matter.They should not cheat tourists this is not a correct way to sold a product.

A guy approached us, (my husband and myself) with a scratch card of Nirmiti resorts and club holidays near Candolium Beach, Goa. We were both given a scratch card each wherein one of them would be picked as a lucky winner. A pure form of fishing intended to create interest. We were then invited to visit their resort hotel to collect the prize won in the scratch card.We were then asked to sit through the presentation of Nirmiti so that the guy who gave us the scratch card would get some incentive at work.
We were impressed with the presentation as we were told we shall be getting the hotel accommodation any 365 days of the year for 7 days through Nirmiti or DAE. However we were not given demo of the booking or availability on the DAE website. We were assured of many promising services, which was based on verbal communication.
On trust we purchased the Membership with No. CNLM/03072018/230 for 25 years on 3rd of Jul 2018, 4:45pm late evening at Le Pearl Beach Resort Candolim, Goa. However we decided to cancel the membership and the very next day i.e., 4th Jul 2018 at 10 am and submitted a cancellation request to the team of Deepiksha, Pradeep Raj at the same resort.
While selling the membership to us we were told we shall be getting the hotel accommodation any 365 days of the year for 7 days through Nirmiti or DAE. We were not given demo of the booking or availability on the DAE website citing Internet connectivity issue. In the evening of 3rd Jul 2018 when we checked the DAE website we found that the availability is not present as promised. Whatever was explained during that meeting regarding the inclusions and exclusions of holidays, nothing is mentioned in writing in the contract.On the same evening of 3rd Jul 2018 we contacted back the person who had explained and sold us the Membership (Deepiksha) and asked not to proceed with the processing of the documents and we would like to cancel the Membership. We were asked to visit the the Le Pearl Beach Resort Candolim, Goa the next day i.e, 4th July 2018 wherein we spoke to Pradeep Raj and placed a request that the Membership not be processed. We were told that the Membership would have been already processed. Hence, we requested that the Membership be cancelled then and there and refund the Rs. 1, 70, 000/-. paid and provided a Cancellation request letter to the team of Deepiksha and Pradeep Raj. They refused to cancel the membership at that moment and informed us that the Customer Service Team will reach us within 2-3 days confirming the cancellation. We were assured of cancellation of membership over confirmation by the team but we have not received any call or communication from Nirmiti till date.

We too have been befooled by nirmiti. Worst thing that has happened is they have provided us with false email id. Their resorts are never available and i wonder how come their resorts have come down from 80 to 36 within 10 days. At the time of offer, they swiped 1, 52, 000 within a couple of minutes and now they neither have time to deliver service nor lift up the call. Worst company that i have come across.I think we should form a committee and approach them.
Same things happen with us.
I also took membership of alternate 3 years. Now they are not replying on emails.This was our good luck that we have taken only for 3 years. dont know what to do.Worst company that i have come across.

This company is simply cheating consumers. They will never provide any service. Let us join together to fight against these cheaters!! Let me know your response and course of action.
We have bought Nirmiti membership on 09 Dec 2018 in Goa.
They promised us with lots of fake and false commitments during time of purchase.
We searched the list of their hotel and resort and also the DAE (dial and exchange) however we couldn't find anything.
I asked for stay in April then May but they did not provide anything. Till now we have done several correspondences with them but in vain.
Now Since May 7 they have stopped responding to my mails or calls.
I recently visited Goa and made a police complaint and sent the complaint copy too but still not luck.
We have paid 75000/- as membership charges (10-year plan).
Till date, we have also not received any DAE membership token, which as per them will be sent to us within one month of taking membership.
We wanted to cancel the membership but they were saying it's not refundable.
We can all come together and file a case against Nirmiti. leaving my Mobile no: [protected]

I have taken a Nimriti resorts and club membership in February 2018, however I have not received my DAE user ID and password till now. I have contacted many times to Mumbai head office land-line number but no response is received. I have called to executive from whom I took membership but he is ignoring everytime. I have also emailed to [protected]@nimritiresortsandclubs.com but no reply is received.
I took the Nimriti resorts and club membership keeping its brand name in my mind but now I am losing my trust in Nimriti.
I am facing such a bad experience and I am feeling I have wasted my money and company is using it at zero interest rate.
I request you to refund my full money as soon as possible otherwise let me know for any further escalation.

nirmiti membership cancellation - delay

Resort and DAE Membership was opted on 3rd july late evening and cancelled on 4th July at 10am. I have not been contacted yet. Non of sales official who sold the product is responding.
Unable to reach any Customer care numbers.
We were told 365 days availability of Hotels for members at DAE website. No demo displayed. After returning from the place, When we had an experience late evening of website. We were disappointed to see no availability of Hotels on weekends on website.
We returned to the place in GOA to cancel membership but we were sent back with an assurance of termination of membership within 2-3 days.

My name is dheeraj email id dj. [protected]@gmail.com, in goa they brainwashed me and take me to their office for taking membership, my whole day they wasted in explaining their schemes, i took membership and paid them advance of 10000 plus 3 more emi total 26500, but till date i have not received any bookings from their end, every time when i call them they say that they will give me booking but never give me. I told them to close my account and give me my money back that also they don't give me back. They are fraud. Goa branch sales executive nebu is very smart in fooling people.

We have taken nimriti club membership on 03rd may 2018 wherein a membership fee of inr 68500 was blocked on my card stating that we are blocking the card for next 48 hrs, as we have opted for emi payment.
They also promised us to send our document the same evening to our hotel, which they have not - as we were still in the city we went personally to their office and picked up our document.
After few days we have realized that they have still not realized the amount on credit card. When tried to contact their senior official (Parag & pradeep) they don't have time to pick our call. Finally we got thru the moble no of mr gaurav bhalla (Business head0 at mumbai. After hearing our complaint he has assured to resolve the issue and also refund the service charges charged to us. It is more that 40 days and we have still not got revert. Now even mr gaurav bhalla stopped taking our calls

We were on a vacation to goa at 6 april 2018. There in the nirmiti group members called up to their office and misguided us by providing all false information. Even maangers name is parag [protected]and jyoti [protected] were giving false commitment for selling up their membership..
I had enrolled for 3yrs membership and made an lumpsome payment of rs 38500/- but later found that it's a fraud company.

1. We are a family of 5 (All adults), the manager communicated that we can take upto 8 adults on the 7n/8d tour
2. I am provided by a studio apartment for our stay but as per our family size, we would require a 2bhk accommodation
3. I was communicated that i can take my entire family on either domestic or international tour for 7n/8d tour and enjoy a stay at nirmiti resorts or any other resorts avaluable under dae
4. I was communicated that this group will provide service right from pickup from airport to dropping back at airport which includes all sightseeing, parking expenses, breakfast, spa and all related amenities free in any of the resort we select.
All the above commutation was false.
It's a fraud company. Purely missales their company to gain members.
Some tricks used at goa office:
This company play loud music in background may be because they don't want their customers to listen to them properly or may be it helps in miscommunicating their policy
Highly improfessional behavior.
The employee are not aware of their membership details.. Each time i am communicating with a new person, i am getting to know new information.
Really frustrated.
Hope any responsible person communicates back me with proper details.
Also if required and i feel cheated, i would request for a complete refund.

I have bought the membership of nirmiti in aug 2017.
They promised me a complimentary package along with 7 nights at their resorts.
I tried booking with one of their resorts in mahabaleshwar once in feb 2018 and even now i have requested them to provide me booking on my anniversary.
As per the rules i have made the booking requests more than a month before.
But both the times nirmiti failed to provide me the booking neither on the dates requested by me nor for any dates nearby.
Anyone trying to get avail the membership of nirmiti it is my kind request please do not take any membership with them.
I have lost my money. Please dont loose yours.

I too lost my 10000 rupees with this fraud company and they spoiled my holidays I hate such people.nirmal is the person who guided us and by his talk only we trapped in this fraud I wish I had seen this before
