BWSSB Pro rata charges
I have a site measuring 1200 Sq ft. I had constructed a residential building (ground & first floor) having a build up area of 600 sq ft way back in 2001. I had taken water connection in 2010 by paying all the applicable charges back then. But now, the BWSSB officials are asking me to pay prorata charges for the build up area. I have read the news back in March-2020 where it states that residential building have (G+1) are exempt from prorata charges. Please suggest me whether I have to pay pro rata charges or not

Hello Sir,
My name is Sharath who is staying near Kariyamma agrahara, near prestige tech park back gate.
Problem:
The area us really unsafe to live becos of dust coming from road when construction vehicles move in the back gate road. Although some tractors try their best to water the road, its not helping in anyways.
Second, there is a cement crusher point near tech park produces lots of toxins, sound pollution.
Night time its tough to breath some toxic burnt smell comes near the house and i have sensed eye irritation lot of time. And if you open the window while sleeping and morning u getup and one can notice some toxic gas or burnt plastic air pollutants surrounding the house.
Please do take some action as lot of constructions happening in this area. I see already people suffering with recurring respiratory disorders. Please declare this area is unsafe to live. So that ppl atleast live far including me. And do conduct some test and give awareness to ppl who live here.

Do not buy the 5th Floor by sold by SQUAREFOOT PROPERTIES or KISHORE T REDDY. This floor has not yet been approved and is completely illegal.
Parijatha Owners Association has taken a stay order by court to stop any construction on the 5th floor. Pls stay away from this to avoid wasting your hard earned money.

Just escaped, but my booking amount and sale agreement amount totaling 5lakh and fifty thousand is with them.
Very true.. Please do not make the mistake of booking the flat. We just got the booking amount of 3 lakh back and narrowly escaped from the trouble. The amount was returned after 3-4 months after much forcing and persistently calling the squarefoot people who were unashamedly avoiding the calls and visits. It was an ordeal of a lifetime which just ended.
Hello all, we had given the documents of Parijatha to one of the best property lawyers in Bangalore and this is what he came up with:
1) The mother deed itself has no stamp of registration with any tahasildar. So that makes the mother deed itself as Bogus.
2) Upon further investigating, the lawyer found that the land is still in the name of Government and it is in fact mentioned in the Khatha and the land owners were tenants of the land earlier who have now encroached upon the whole land.
3) The whole building is illegal let alone talk about 5th floor. Any unfortunate day the BBMP can come and crush the entire building.
4) In the mother deed there were seven brothers who were given the land but in the power of attorney to builder, T Kishore Reddy only 6 brothers names were mentioned. The 7th brother's name was nowhere mentioned which seems fishy.
5) The stamps of BBMP on the documents provided by the land owners and builder seem to be fake. Lawyer has advised to double check.
With the whole land and building under litigation, I do not think any sane person would go and buy any flat from these builder/land owners. Please get your money back asap from the squarefoot people, builder and land owners. And if you are wondering if the banks are giving loan means all documents are correct then you could not be more wrong. Bank executives have a monthly quota to achieve so they will manipulate your papers in such a way so that you get the loan without any hassle. So trust me on this. I have gone through the pain and I do not want you to go through the same.

i was wondering how can these people can write a command like this, as am resiodence of my apartment called parijatha, in my apartment parijatha 5th floor very much legaly approved and it is verified with the BDA authorities, my lawyer! i have bought the flat and am aware about it ! i bought a flat recently . even loan approved from all bans like Indiabulls, LIC, Federal Bank, HDFC i got loan from india bulls ! I have confirm with my banker and lawyer has verified all the legal documents and assissments in 5th floor of all documents of BDA BBMP approved!

I am very surprised .i am one of the owner of the parijatha residency 5thfloor very legally approved and it is verified with BDA authorities. I bought the flat 2 months back .. Even loan approved from all bans like LIC, Federal Bank, i got loan from india bulls ! I have confirm with my banker and lawyer has verified all the legal documents and assessments in 5th floor of all documents of BDA BBMP approved!that we all I will can way to the associate members that this land flase comments are found on behalf of parijatha residency . all the posts favouring squarefoot are fake put by their employees ...dont trust squarefoot properties...they are cheaters...dont give any money to them...if you give forget about the money...

Don’t fall for them - they are big time cheaters. I had also booked a flat in Parijatha - which was never completed and handed over to me. Finally, I filed a consumer court case - but they are still refusing to abide by the court’s order. Sachin - one of their directors - is a big time cheater and talks in sweet-coated language - but don’t believe in anything he talks about. If you value your hard earned money - and don’t want to just hand it over to these cheaters - don’t buy anything from them. They also have this habit of posting positive comments about themselves on various forums using different customer names. I’m sure even this post will be submitted by one of their employees.

Hi this is chiru....I bought a flat through square foot properties.first i booked the flat by paying 50k then i got all the documents which is crystal clear finally sales agreement is done before 3 days.i am very happy to buy the flat.thanks to square foot shocked!!! .i am one of the owner of the parijatha residency 5thfloor very legally approved and it is verified with BDA authorities.my lawyer have verified the paper which is crystal clear even loan approved from all bans lik LIC, ICICI, HDFC i got loan from LIC ! Not only parijatha - all properties sold by squarefooty are illegal. As per BBMP law only 0123 - 4 floors are approved in all over Bangalore.. they are selling only illegal flats.. sachin is no.1 fraud, thief, blood sucker..dont fall in his trap..i lost 10000 .. aftr seeing my revies many cal'd me and many lost 2 lacs, 5 lacs etc..still i didnt get my 10k..
they are Frauds.. all know who is sqft props.. those who wrote good reviews- if any of you have guts give your flat num and telephone number.. squarefoot frauds hired group of peoples to write a good reviews abt their company. .. I agree with the above comments. I visited them yesterday thinking about getting a really good deal, but the moment I entered inside, I got to know that its a real fraud. Think about this, the office so called head office is a commercial complex (which can be vacated over night) with just one board and there is a staff of atleast 50 male salesman. My first question is why a real estate company need that many salesman. I have visited construction company giants who have township developed for 300 Acres per place but no one has more than 5-6 guys staff in office. More over the so called GM of the company is a 23-24 year girl and VP who looks like her brother is another chap of 25-26 years old can't even speak fluently and lastly the major one, they confessed that they are selling properties on a land they have NOT even bought yet and from the 25% money customer will pay, they will buy that land. The last thing through which you can get 100% fraud is that the booking receipt terms and conditions says that they can move the project site if the project is not feasible on the site they have shown and customer cannot complaint about it. I am thinking to lodge a complain in public interest against them.
