[Resolved]  Janapriya Engineers Syndicate — House completion form Builder

Builder is very harsh and has not given the posession of the house for the last 3 years. and the house is completely made of cheap materials and has now with lots and lots of cracks and the compound wall has also collapsed..

Humble suggstion to everyone that do not buy the houses made by Janapriya Engineers Syndicate..i have lots of proffs that i can show..anyone intrested can mail me at my id so that i can show the house..

Went through similar review and feedbacks. But as many of said there is lot of improvement in Janpriya. I am living in Green Woods, We are not facing any major problems. Yes there will be some startup problems and second phase being getting ready some temporary problems are there. Overall I feel this good investment and Neighborhood is good. About problem solving site peoples are responding. Yes Janpriya has to improve a lot in response to customer and top management should meet customers and take feedbacks.

I have ssen some remarks put in by the fake customers... or by the builder itself...they have not changed a bit and people living in the green wood jallahalli can you pls share the problem by the cable guy... the goon which is kept their by the janapriya management and they give silly reasons as they are not able to manage the person insted that goon says that he has paid lot of money to janapriys to supply dails needs to the residents..

construction quality is very bad even the price charged for that ... they are very cheap builders

I am planning to buy a flat in Block B in Jayapriya Greenwood, Bangalore. I have gone through all the reviews and post and am very sceptical about the thiing. Need advice and proper guidance on the topic.

I booked a flat in nile Valley 2 years back, I got possession of my flat recently. My overall experience was good, although there are few points where Janapriya needs to improve.

Things to improve

- Possession, taking care of small small issues which come up.
- Delay in handover. (6-9 months delay as per the agreement is normal for Janapriya)
- Property Maintenance is poor, although they are working hard on this and giving property to CBRE like good companies.
- They get initial Hicuups which they are not able to manage and are not able to decide what to do, hence customers become furious.

things which are good

- Price, there is no other project in hyderabad that provides flats at this rate.
- Quality, Basic quality is pretty good, they use concrete walls, which will be good in long term, although you might have to spend some money for final touch ups after you get handover.
- customer service (loans and registration) they work with you for loan and other things. this way we get the best deal and registration process is very simple. I just went to office twice for registration - once for signature, 2nd time to collect the registration documents. Same was the case for loan, loan disbursement was smooth.


So people who want to purchase here, you should think and make a list of all the points good as well as bad.. and then decide... price is definitely favourable.. but dont expect a hi-end property with mindblowing services and amenities. You might get a decent home made with good technology and quality materials.
Janapriya builder - OMG i never seen that kind of ... builder. i request ravinder redyy and his bunch of illetrate adn unskilled staff to stop construction business so ppl can save their life and money. - very worst service and worst quality. They cheat ppl in th eday light. Not a single family happy with janapriya.

Janapriya Green hood chikkabanavara bangalore flats are worst be careful before booking a flat because they are threatning and harassing customers and living goondas to hit customers recently many cases had happened if your money is given to them as down payment and if you wont purchase flat then gone case be prepared to fight with goondas and there is also a life threat from them some unknown people will call to your house and threaten your entire family by seeing their weakness, I dont understand how government is allowing such type of goondas to do construction in blore.

More over what we came to know is that is revenue land i dont know how they have given permission to build those flats and it has got legal from BDA but one thing is sure there is a life threat and it is illegal construction they have given bribe in government and managed all people over there if not today when they finish their construction and move out from their place then u will be under trouble Please read this forum before purchasing flat at janapriya green wood.

Waiting for Anna Hazare's lokpal bill to pass then being Indians we can show our power to these type of goondas and fraud janapriya company constructions ltd Owners to be put behind bars.

That time they will come to know the value of life of each individual person's and struggle behind it.

1. They will behave like goondas what ever is written is true recently we have also faced the same thing.

2. he has kept one goonda in office i[censored] ask anything these goonda bastads will raise their voice.

3. He wont give respect to ladies they wwill behave with ladies very worst, if they go alone for these compliants they are telling i am going to rape you and as well as your daughter if you come here.

I have no words to tell being a aged lady at that situation what i should tell i was totally helpless infact i was thinking to escape from there but one goonda in office itself he has showed pistol and told that if you tell these things outside i will kill your entire family..

Now i left that fear worst case what he will do he is going to take life of mine. but atleast many people who are willing to buy a flat they should not get harased from these janapriya goondas atleast i can save life of these people.

After seeing this blog might be even though people thinks that he has improved a lot in construction quality what few people has wrote in blog that is their foolishness.

I am planning for a flat in Nile Valley - Janapriya construction. I agree that cost is damn cheap and affordable but I was wondering if after purchasing a house you have to take so much headache of either maintainence or if there is water leakage in your rooms - which I think the most basic need for a hassle free family.. and if we have to call builder or management people everyday for some or the other problem then it will be really difficult for us to continue and maintain our Work Life Balance and we might end up losing our harmony in our life. Home need to be a pleasant place where you can relax and spend quality time with your family. It should not have some in build construction issue which will hamper your life for a long time. I am looking for a better suggestion, please guide me. Thanks all for all the valuable review. Without these reviews I might have ended up buying a Janapriya house.
Adding to my post above - There have been leakage issues in Nile Valley in many flats. Janapriya has promised that they will take care of the issue. But the people who have already booked, its a problem as they have to run behind construction people. However, they are checking these things carefully in upcoming blocks...
I looked at the Janapriya Nile Valley (Hyderabad) prices and was attracted. But when i went through all these posts I guess its a better option not to invest money on such worst Builders and projects. Its our hard earned money that we put to get a dream home. With the bank loan rates going high, we cannot afford to lose quality for a cheaper house.
Worst builder i never seen. The pain what they have given to me is really bad. I pray to god to teach them a final lesson.

The builder is very harsh once we give our money then we became slaves to him more over there is threat to people
if you buy flat at janapriya any location any where. He is very dangerous phone calls will come from different people that is goondas, and that is to if any grown up girls are there in our house then we need to surrender they will black mail by keeping our family this is dangerous threat there we cant do anything we need to surrender ourselves and listen to them instead it is better to be far with these janapriya guys and not to buy a flat.

You can really but a flat at Nile Valley.You will not get a price which is offered by Janapriya in any part of Hyderabad that too in gated community.Offcourse Janapriya construction quality has been tremnodusly changed.They want to get rid of name"Low Cost builder".You can visit the site where in 175 families (mostly IT sector) are happily living there.I am also planning to buy a 3bhk shortly.

What vinod said was correct, i also visited Nile Valley last Month and visited model flat and ready flat in Block 7, comparing the prices in Dec-2011 they increased up to Rs.1870/- per Sft, i try to negotiate for old price at Rs. 1800 but no positive sign from the builder, however i like the automated homes also but they are out of budget for me

Please don’t use such kind of language until you have valid proof, it seems you are united to competitors and trying to mislead the consumers. Today janapriya has 20000 faithful customers.
I also believe the same. While a project is in development phase, there can be issues, infact there are issues with every builder and every developer. But that needs to be sorted out and can't be termed as benchmark. Further, iI there are so many voice or flags raised together, over the internet I believe these voices doesn't have facts, or else should have been even reflected in the News.

Certainly there is any conspiracy..!! I have booked Janapriya Arcadia property and feel the customer assistance has been superb. I am located at Pune and the whole process is channelised, being away and the transaction is going on smooth.

Property material- I believe execellent; because other builders have been using Bricks - old tech but Arcadia- you can have better quality walls. Difference between every flat standadise Janapriya's commitment as if there would not have been any commitments then they would have better approached to perform the "LOOT" by utilising gaps between the flat and increase the count which was upto tot their sole discretionay powers as Owners.

Hope these statements clarifies all the above negative statement made deliberately to divert consumers.
