Booked a flat nearly 2.5 yrs back and up to now they haven't handover the flat. They themselves doesn't know when the construction will be completed. I have taken flat in 7th Block.
Every time if we talk to Management they will say that in 6 months construction will be completed. I made a big blunder by trusting this big name company.

booking in janapriya means...entrance of problems..in the first meeting they say with very gentle behaviour tht we ll handover flat within 4 motnh.later 4 month...6 month ..1 year...2 year...2-1/2 year..passed but we cnt get our apt...it affects a lot on middleclass people..we are tired giving EMI and intrests and house rents..but now the construction also totaly stopped.for 5 month dueto lack of fond...but wht can we do..we r paying a huge amount to banks...nw qestion arises...how we manage our day to day life...becoz...we hav given half of the salary by paying intrests...

Suggest every one visits the project check the common areas like car parking, foot paths, floor corridors, sewage pipes on the building etc …overall finishing, leakages & talk to at least 4 to 5 flat owners randomly across the floors, check on the deliver delay before you the final call. Don’t be fooled by visiting the marketing office or website.
I TOOK A FLAT IN METROPOLIES. VERY VERY BAD CONSTRUCTION. THEY SUCK YOUR BLOOD GIVING YOU VERY VERY BAD PRODUCT. THE FINISHING WORK IS VERY VERY BAD. NO ON TIME COMPLETION. GUYS..I SWEAR, YOU WILL BE IN TROUBLE. THE BRAND NEW APARTMENTS LOOK LIKE OLD POLICE QUARTERS BUILT 30 YEARS BACK. YOU CAN CHECK THE SAME BY THE WALLS OF 7TH BLOCK.
I booked flat at janapriya feb 2011 utopia flat no 14035 but didnt get possession yet.

The mail ID you are mentioning for raising complaints is useless. I myself have written several complaints without any reply. Even sent mail through registered post which was refused by you guys.
Have personally visited the Janapriya Office at Banjara Hills several times and talked to Mr Nandan Reddy regarding possession of the flat who every time gives false promises. The rest of the staffs associated with the project (not taking names ) are indeed worthless and useless. I myself have given bad feedback about Janapriya and will continue to give so to my friends who are interested in buying flats so that they can stay away from you from getting duped.

thank god. This has prevented me from going in for a property from Janapriya. I have heard a lot from people about their construction quality and the way these people behave. After reading all these iam happy for not having taken a wrong decision of purchasing from these guys.

I have booked a flat in Janapriya Nile valley. They are horrible builder. They say that they will deliver in 1 yr but they take more than 3 yrs to deliver. I know others also whose flat is not delivered even after 3 yrs. There management does not care, they just want to make money. Please do not book flat with them and get stuck. They give all false promises.
I booked my dream Flat in their LakeFront Prject ( Sainikpuri) in November 2009.. At the time of booking they claimed in 18 -24 Months Flats will be ready for occupation..
Now almost 42 Months over.. Still the structure is not ready and they are claiming it will be ready between Aug 13 to Dec 13
They do not have any Project Plans .. Simple answer is 6 months with out any basic calculation

We also booked a flat with Janapriya in April 2010. Even after the completion of 3 years, we didn’t get the flat. WORST BUILDER and DO NOT KNOW HOW TO TALK AND BEHAVE WITH THE CUSTOMER. They are not standing with their specification. No value for the paid and purchased flat (owner) customer. They are not at all committed. Just trying to make money by sucking the blood of the people. Every quarter, the contact person changes as they cannot able to manage the people due to their false promises.

I have booked a flat on block 1 c, the same guy srikant was the salse officer and promised me the flat by march 2012. The guy left janapriya after 3 month, after march 2012 i the construction was at ground level for my flat. After many shouting fighiting spiting cheating they finally confirmed that the construction will start by aug 2012 ... It started by nov 2012 ... We took a flat nearby and started monitoring daily, the construction stopped again after 3 months, again some crain shifting issue dragged till one month .. Yesterday i have seen they started again .. God knows for how many days... They have penulty clause, but they will not give you ...i am thinking of complaining to consumer forum ... But this kind of cheaters have already their setting in there ... So THINK 10000000 TIMES BEFORE BUY A FLAT in NILE VALLEY... DONT THINK ABOUT THE CHEAP PRICE... THE AMOUNT OF EXTRA HOUSE RENT YOU WILL PAY WILL COMPENSTE THAT...
Not all the customers are frustrated. Most of the customers (Total 300) in Block 7 are satisfied. There are just few people are not satisfied in Block 7 (I think around 10 out of 300). There is definitely a delay in handover. However I feel that’s still manageable because I have seen delays of 3-4 years in apartments sold in Hyderabad. (Like Aliens, Manjeera, and Kalki etc. etc.) If you don’t agree to me check out their reviews on mouthshut.com.
Unfortunate part is that no one from satisfied customers takes the pain of writing a review because they are cool and happy. Only unsatisfied customers take the pain of writing a Bad review because they are frustrated (which is understandable). If I was Block 1 or Block 2 Customer I would be equally frustrated like you. There might be a delay of 1-2 years but let me tell you, JP still is not moving down on quality. Jaguar fittings, Johnson tiles. Work is in progress but slow I understand.
There are some problems like - Water issues (this is same in entire Hyderabad) So I don’t mind. Apartments which don’t have water problem (like My Home, Aparna etc etc) will have it next year or in 2 years for sure. I can bet on this. They don’t have water problem now because the apartments are not fully occupied. Janapriya block 7 is fully occupied. (300 flats). However builder is providing free water 8 hours a day. Along with a 20 liter can free of cost (Have you heard this anywhere) I appreciate JP for this. FYI: My friend owns an SMR apartment in Whitefields (Kondapur) worth 1 crore +. water in his apartment complex is also fulfilled by Tankers.
Another issue that people have faced is the finishing. The finishing is not good. However, it’s manageable, after handover you can pay some extra thousand rupees and get it completed on your own instead of running around Janapriya. Base materials are all good quality. Just that we need to get them in place.
I would just like to say to the people who have booked in Block 1 and 2 and 3 (3 is almost ready) is that you are still fine that at least things are moving at your site. Maybe slow but they are moving. I know Block 2 is delayed by 2 years. But at the same time I am positive that Block will be ready in next 2 years. Which is OK. Because it took 3 years for Block 7 to be ready. 3-4 years is the construction time for Janapriya.
They have professional company like CBRE providing maintenance and the staff is definitely professional. Because of them things are moving well. However, we don’t want good organization to stay. So now people want CBRE out. Which is very unfortunate. Some good things which I like about JP Nile valley is that there is patrolling by security guards regularly in all the corridors of all the floors All the housekeeping staff is uniformed, all the security guards are uniformed (including Ties). All of them are polite. Depends on how you talk to them. Corridors of Block 7 are clean like new because of good housekeeping and maintenance. Lifts are touch screen buttons. Walls are of concrete. I am sure this will pay off after 10 years. People don’t understand the value of these walls now. At the same time I want to highlight that some flats have witnessed leakage problems as well. (Approximate 1-2% flats in block 7). Other good things are the air ventilation is good in corridors. Althought the number of flats are high in small area the ventilation is good and there is air moving all the time in corridors. Communication system is good, 10 MBPS unlimited. for 1K Rupees. Althought sometimes residents complain of slow speed, the number of complaints have reduced as the things are getting in shape. I have never faced any problem with the internet personally.
I know now you are thinking that I am someone from Janapriya. Telling all good things. But I am a resident JP Nile valley. I am a positive person also. So maybe that’s reflecting in my summary above. I just wanted to share the reality and honest feedback, you can confirm by talking to ANY resident of Block 7, they will give mixed feedback but more on positive side, I would request you to be positive as well. Things will go right for you as well. Now I am sounding like a BABA... Well that’s not the idea. I just want to give a fair review and make you feel that things are not as bad as some of the reviews say above.
To end - I got an apartment at the LOWEST price in Hyderabad! Now that’s icing on the cake. Good Day...

Lets say you have taken a flat for 25 lk, these are the followin factor which one should think of
In 3 years you pay 4.5 lk interest whether its in pre EMI or EMI scheme
In 3 Yrs if you have a family in hyrabad you pay 3 lk rs house rent assuming 12000 pm
This 3 years you cannot claim the discount on Loan because that cannot be claimed untill you have possesion . That amount will vary depnding on your income .. For me it is 20% of 1.5lk which is 30000 a year. Means 90000 in 3 yrs.

Whatever i told above there, was about JP, then why are YOU taking them personally, i gave a simple calculation not sure why its bothering you ...you know what i am now getting asured that you are someone FROM janapriya or FOR janapriya ...and personal tension and all those whatever i mentiond is normally a person feels in this kind of a situation ... This is an open forum and i can write ANYTHING I want .. And DONT bother I am not complaining to YOU (even if you are a JP guy(smirk) )..you got your flat... 1. There is no bore well water available in the whole region; Janapriya and other developers (including Aparna) in the region had tried drilling multiple times with no success
2. The government supply connection is not there, the connection needs to be brought from a far away distance and the closer one coming from the backside of Nile Valley doesn't have the thickness to provide the connection to a complex of this size. There seems to be a dependency on the other complexes on the way, as they have not paid the required government fees for the same. I can see Lodha and HemaDurga societies surviving on tankers only. On the other hand, My Home Jewel has enough supply water to satisfy all their needs 24x7.
3. Janapriya has contracted with only 1 Tanker Company, which had some power issue on 21st March and was not able to live up to their commitments of 12 tankers full of water supply and could only give 2 in the night. Then onwards they have not been able to keep up with their commitments and backlog
