Booked a 2 bed flat with Tmc Karjat on 6/2/2009 paid up all the money for the flat including stamp duty, still not received the possession of the flat, What is going, it a fraud company, took all the money and the company has run away.

    Flat shown a long time back to me
    But not ready to give possession
    The agreement is registered

    Money has been paid as per last demand letter received
    No way to contact them
    Indian government must help in this regard
    It is now 7 yrs of waiting
    They do not care for a lady who paid money to them
    It is humiliating and painful

      I name is Sayed Amjad Ali in 2010 l have book 2 no 1rk flat in TMC and they promise to give flat possession by two years but still still nothing happen I was feed of their commitment and finally on11/3/2015 I cancelled my booking with their commitment that they will refund my amount in 45days but now it almost 2 yrs they have not given any amount we wish govt should look in the matter

        I had booked a flat in 2008 for a 2 BHK and i was told in 2013 that as the prices have gone high and since there is a delay in possession the flat prices have increased. I didnt want to pay an escalated price so i cancelled the project. It's been 2 years now i am awaiting my refund. No one gives me a proper answer. I spoke to many representatives like Abdul / Sangita...All of them are fraud. I am asking Media person or the government for help as it our hard earned money.

          Dear Sir/Madam,

          I want to draw the attention of authorities towards a project where hard earned money of atleast 3000 people is at stake. Name of this project in TMC (Tanaji Malusare City), Karjat. This project was launched in 2008 with lots of promises like MMRDA, Clean housing society, Infrastructure but even after 3 years and taking almost 50-60% money from the customers, there is no work at the site. After repetitive calls and visits to their corporate office at belapur, no reply is being given to the customers.

          A few weeks back, Head of TMC Mr. Vishwanath Phalke gave us time and tired to solve our queries. He was very good and replied to almost all of our queries. Answers which we recieved were shocking and heart breaking for us because we could see our and other 3000 customers hard earned money being evaporated.

          Following is the information provided by Mr. Vishwanath Phalke.
          1. Project was launched in 2008 and it was said that MMRDA is a partner in the project but now MMRDA is no more in the project, but it is not informed to all the customers.
          2. Company hasn't taken necessary approvals from the government like Environment clearance, MPCB clearance, Clearance from Karjat municipal corporation, Railways, Irrigation department etc.
          3. There is a delay in the project because the main investors "Eredene Capital" has backed away from the project and one of the other investors has filed a case against the company, so company is trying to find a new investor.
          4. more than 100 of its employees including MD and VP's and main people have left the company because it hasn't paid their salaries and other dues. those people are still waiting for their past salaries.
          5. Company does not even have money to pay PF, Income tax and other duties to the government
          6. Company has to vacate part of its office in belapur due to non payment of rent and other charges.

          After hearing all this, we didnt knew what to do. whom to approach to recover our investments. we cannot come in open and fight. so we want the government to take action against this fraud copmany and make sure that we get our full money back with interest including registration and stamp duty charges.

          through this medium i also want to wake other TMC customers to come together and take action against these frauds.

          i am also working in this company . but i am paid regularly. No such salary problems are in this company. i do not agree with the statement .
          We have been paid salary on regular basis. No one in this company is agreeing on this point. There must be problem in that particular person who is jealous about our organisation and he is making these kind of derogatory statements to create negative publicity of our project.
          i agree we all should come together only then Govt. will look into this matter. I request some media, newspaper or social worker come forward for TMC investors help. ITs hard earned money of middle calss people
          Yes, this is froud project.. people can visit the site and ensure about the same.. we are not concern about internal issue of company but we want our money back
          First of all let us enquire with the government and district authorities about the authenticity of this project and later on find the facts tis project...

          I agree to the above complaint against TMC. I have booked 2 flats in Dec'2008 which they had promised to give possession in Dec'2009.But till March 2011 only the foundation has been done. Though v have been going to the site every quaterly but there are no workers found nobody was ready to give proper answers.When v visited on Sept'2010 Mr.Abdul who was at the site office gave us in writing that the possession will be given in May'2011, and later v received the hard copy from the Belapur office for May'2011. Now they are saying the structure will be ready by Dec'2011. They are just fooling around with the customers. I request all the customers to come forward and take strict action against them.
          agree what had said about TMC, i also bought 1HK flat in DEC 2008 but still site is under contruction. I had visited lot of time both in karjat & belapur office everytime they promise us to get the possession with 6 months but still have not get the possession of the flat. I request all the TMC customer to come forward, so govt can help to take strict action against them.
          My name is Nikhil Nanavare & I have booked 1Hk flat in the project, I believe company is not fraud & they are trying very hard for completion of project, I say we all customers should support the company to complete the project by getting the loan file santioned as early as possible.

          My name is Ashok Gaikwad and I disagree with the comments some customers have made that company is fraud. I and my son booked flats at TMC in August 2008. The company has been going through lot of rough time due to various factors that some of the customers have mentioned. I know most of the staff working for TMC and also know their genuine approach towards customer complaints.

          One cannot deny the fact that there are many unseen reasons for the delay in this project which is purely for the middle class people living in Mumbai. Seeing many hurdles, the company could have easily backed out and sold the project to other companies or diverted it to commercial means. I am told the owner understands the needs of its customers and therefore in spite of problems he has determined to complete it.

          It is hard fact that middle class customers like me who have booked flats in TMC will find it very hard to buy any other house in or around Mumbai with such a low cost. Simply getting their money back is not going to help! Therefore, I urge all customers to support TMC in this hard time and I am sure your dream house will soon become reality.

          hi have you managed to get possession of your flat
          I am also one of the customers in this project. I visit this site almost every month, yes there were problems in the project due to recession and investors but the management has fought very hard and tried to keep the dream of own house for people like me. I can't afford an house in market like Mumbai due to very high prices, but projects like TMC give us hope to do so.

          I think all customers should support the company so that it can complete this project and we can live in house of our own.

          TMC project is really a great thing for middle class people like us, who dream whole of their life to own a house in a city like mumbai but it remains a dream only. now that its about to become true, some people cant see it happen.

          Dont worry TMC society members, I am also TMC member, have a faith & look in to the promoters commitment, since he has suffering so many hurdles, but still he is very positive to complete the project & he is very strong, by god grace the TMC project will be complete soon & it will become a very famous project in India in near future. ( for middle class family) Hence do not loose your patience, we will support the promoters, it will take time, but we will definately go to our dream house. I suggest management to start giving possession, so that people can belive on project & they will start to stay there, so that other facility automaticaly provided. I belive that TMC will start giving possession by DEC.11, whatever misc problem, we will cooperate them, mainly water & light shall be provided.

          TMC has come up with a mutually benefiting scheme with DHFL as per the scheme TMC will pay all the EMIs till possesion so people should come forward & get the loan sanctioned faster & company should also take a strict action against client who are not coperating with the staff for sanctioning the file.

          TMC should also concentrate on developing the infrastructures like the roads, the proposed bridge over the river(atleast walkable) so that project will attract the new customers & increase the momentum of booking.Remember 1st impression is the last impression, first for all people are frustated in local train for travelling all the way to Karjat, then they are harrassed by the local auto rikshaw operators or to keep waiting for TMC transport.If the new visitor comes to the site by hussle free walking over the proposed bridge he would not be fruastated & if he see good internal roads he would be much positive about project.

          I request all the members to stand by promoter & help him to complete project to share mutually fruitful relation.

          I have also booked 2 flats in TMC in 2008 and done necessary registration, lately we have recived letter from CDB belapur about 10 pages in Marathi about TMC chief promotor Mr. D'silva about his financail loans and bank loan which he has not paid, also he will not be able to fulfill our dreams of giving us out TMC flats due his financail issues, this is a cause of worry.

          Yes even i have received the letter & i was really shocked to see this & is understood that we are cheated by TMC.

          Now what is the solution to come out of this, if we look at other side of this there might be some people against completion of the project, may be they would be benified because they have not mention their details.And from where they got the address of customers & how do they know the details of the promoters he might be the ex-employe of TMC

          So we really need to find out the truth, best way is all the client should decide a particular date time & should visit the site together.

          I am Swagat Chakravarty-> chakravarty.[protected]@gmail.com. Im not sure how come so many people have posted comments but few have put contact details. Please lets come up in the open and talk about this. Im on the verge of filing a police complaint against TMC and specifically the staff im dealing with. I have requested a cancellation and they are asking me to produce payment receipts that they have never mailed to me. However, when they were asking for the payment for last 1.4L, the question of receipts didnt come up, as they knew very well, they had my payment. My job expected me to travel and though have made above 4L of payment to TMC and registration, on time, but never asked for a payment recepit - due to sheer trust, which is broken now. Im flexible till the last moment before converting my decisions into actions, but this is too much. The project will take time and will be complete when my grandchildren are 50 years old. I want to talk to all who have been suffering and ready to file a joint fraud complaint. The staff there would not mind as long as their salaries are being paid. Dont expect them to give a damn about whose money is stuck. The specific staff who misbehaved with me, refused to let me talk to a senior, and completely shut down my access to any senior person in TMC is akshata kardile. Unless police comes to their homes with warrants, the staff wont mind carrying on their duties. The brochure promises a refund in a month, and i have an official email from her, which states that the refund would take an year.
          I've booked a 2BHK flat in the year 2008 and was told to give the possession of this flat in one years time but still only foundation work is over and in the entire project there is no progress.

          I've payed the booking amount and also payed the registration and stamp duty charges.

          They are sending letters to my place to pay the remaining amount along with the interest of 2 years which is Rs.90, 000 or to take a loan from their bank.

          But I'm worried to take the loan as there is no progress in the work.

          So I request to all the people who have booked their flats to come together and take some legal action against this thing that we have been cheated.
          Are bhai fraud scheme hota to Bank thodi loan deti thi? mera pura payment bank ne TMC ko kar diya hai, ab sirf 25000 dena hai waha possession ke time denge. Mere loan ke upar ka interest TMC bhar rahi hai March 10 se. Bank ko sub kuch malum hota hai.

          i trusted this company and stood by it for this long but i think all people who are saying it a fraud are right. i just visited site and sadly found out that most of the old people with whom i was dealing have left. when i talked to new people, they happily said they are new and dont know anything about when the project is going to be completed. promoter has taken all the money and starting a new project with tat in karjat.

          TMC is a total fraud company. If its intentions were correct it could have started giving possession to those where the building is ready. They dont have any such intentions.
          The staff of the company is goverened with Bouncers. If you visit them the bouncers come in front of you and are always ready to pounce on you.
          Mr.Vishwanath has left the company, thereafter another replacemnet of his who was for a period of 3 months got tired answering to the clients and left the company.
          The call centre consist of females so the frustration of not getting the answer forget about the flat cannot be taken on them
          the goodie goodie points writting by some of the people above are nothing BUT TMC's OWN PEOPLE.
          Please check the real facts before posting. Why are they giving false promises since 2008 onwards, Why a two storey building cannot be developed in 4 years.
          The reason the TMC has failed is because they are not technically, financially sound to handle such a project. A dream plan cannot be successful, proper planning is estential with necessary inputs consisting of finance, technicallties, knowhow which TMC has failed.
          We dont bother wheter Mr.Abdul, Priti Kazi has received there salary, to hell with them
          Most important is
          WHEN ARE TMC GOING TO GIVE POSSESSION ?
          WHEN ARE THEY GOING TO BE ANSWERABLE ?
          WHEN IS THE GOVERMENT GOING TO TAKE SERIOUS ACTION AGAINST THEM ?
          TMC ARE CHEATERS.
          I would completely agree with your agree only option left is to approach the consumer forum, we should collectively meet at the site and decide our next move..this is a complete case of fraud.

          I am also a victim like you but now the situtation is very critical I have already paid more than 3L for 1 BHK flat. But till now no progress or even hope just today I got call from TMC to pay next instalment but when I asked about possesion they told somwe time in the year 2014.

          Now what to do we cannot get our hard earned money back at any cost now only two option one forget the money paid and start fight for indefinite result or pay the instalment and keep the hope to get it even in 2014 atleast with same price of 2008 but god knows we cannot find the ways ????

          TMC is a total fraud,[protected] there has been no progress, the only thing TMC does is give a target to its call centre staff to collect money by way of new booking or from the existing.
          Why is the Govt silent on this.
          Where is our Chief Minister Mr.Prithviraj Chavan, why there is no enquiry. How TMC can advertise on every week basis about the project which is never going to happen.

          I, have also booked 2 flats in the TMC project in the year 2011. I have been calling them to find the progress. but they only say, it is in progress. they further say that they have started giving possession to those members who have booked flats earlier than us. But, we could not contact any body who has got possession.

          This is definately freightening, as we have put in our hard earned money. of late they have not been attending to my calls too. The moment I give my name and flat no. they put me on hold and then disappear.

          Hence it is definately a cause to worry.
          Hi Even I am the customer of TMC Karjat, and booked 1room 2007 I was among the few first people hows forms were allotted & also my lone was passed, I was very happy, I am keeping in touch with TMC rep priya but I go not get the right & assured answers from them, some times I feel like they them self do not know about it...I had a word with my bank manager about the loan I have, now that loan amount was paid, but bank manager said they have many customer hooked up to TMC, but the company will complete the project and not to worry, this was last year 2012...
          Then I asked my Father-in-law to go & check because he is district judge of Raigad last year but now transfer to Latur...he asked me to take the money back as the rep's are giving vague answers...

          Now, after listening to the same story of all the people I think we have to wait & watch, because if cancelled the booking money is not going to come back for sure coz they don't have it...but need to do something against this for sure...they are just doing time pass...
          It's a fraud project & we need to come together & file a case against tmc otherwise we'll neither get possession nor get our money back which is already invested our hard earned money.

          Ye we also booked 1BHK flat in 2008 and have not yet got the possession of the flat. We all are clueless about the future of this project.
          We visited the site for a couple of times but it is still under construction. Things are being done very slowly. They keep making new promises and breaking them. By this time we should have got the possession.

          How much more time do they need. They are not giving notifications and status info clearly to all the customers. It is creating wrong impression about the company. They are making us think that this company is fraud and will elope with our hard earned money. God only knows what is going to happen to all 3000 customers.

          I have some pictures of recent construction work. Every time we visit the site this is what we get to see. No progress at all. We don't even find workers working on the site. We have always found handful of workers on the site.

          Monsoon is about to come. Again construction work will be halted for about 4-6 months. We can expect nothing but delay in getting the possession. I failed to understand the faith of this project. I am regretting my decision to buy the flat in TMC. Fraud Company. God bless all o[censored]s who have invested our money and time.
          I too have bought a 2BHK flat in TMC since 2008 & paid instalments upto Rs.5 lacs and more including registration charges. The project does not look like getting completed even after 2020 at the pace the work is going on. there are hardly few local workers working at the site. May be say 40 people on higher side out which one can see 15 people working and other just loittering down and sleeping. Even the completed building 1RK tenants have not been given possession since last 2 years now. I think they do not have clearances from departments, light & water connections. Whenever you point it to Abdul you do get no answers for project completion. after stopping work of 2bhk now they have started it for 1bhk foundation. The project is gone in total loss and Builder is just passing time so that tenants leave the project but please do not give up your right as property price have shot up in Karjat and since we have registered our flat even if he sell the project to any third party then also the new builder will have to give us flat. Please take current market rate whenever you plan to surrender your flat or take interest at the rate of 10% from dayone.
          let us all meet up and take up the matter collectively and also file an RTI for it to know claer picture on the project. Regards Harish

          Why Govt is silent. Forget possession... We haven't received interest of the installments which we have paid. Can someone from Govt give justice to customers ?

          It is very heartening to state here that flat booked by me in year 2010 is not yet ready and following are my grievances. The details required are:-
          1. The date when flat booked by me?
          2. The total of amount paid by me including loan amount form DHFL where as it was suggested by TMC staff.
          3. What will be the interest amount paid amount which has been paid by including loan amount?
          4. How many labourers are employed every day, is it true that 900 nos. as uploaded in internet?
          5. Is TMC not understanding the feeling of people who are waiting for the flat in Mumbai in a short time?
          6. Why TMC is delaying the project, is there any financial trouble as it was earlier known to the customers?
          7. Can the owner of TMC state taht staff has committed theproject work including skywalk will be ready by 2014?
          8. Why TMC is doing so?
          9. Can a customer know that MMRDA has registered to buy 15000 in no flats in the project and what is the action? costumer needs full detatils.
          10. The loan taken by costumer has been paid by TMC to DHFL, is it true that TMC will charge the interest rates when possession has been given by TMC at the rate applicable.
          11. What will be the TMC action if i want to get my flat ready by mar 2014?
          12. Can i know the details of total flats booked till now and status of empty flats?
          13. Can TMC pay me the interest on money till now paid by me?
          14. If TMC is not agreeing to points, it is opined that TMC is not respected and fake?
          15. How meny possessions have been given till today as it was committed in 2011 that possession will be starting by Jan 2012?

          I am also suffering under this fraud construction. We had booked this in 2010 and paid almost 60-70%

          Now we need take strict action what to do next. Can we all together and go to government office as TMS is not giving any commitment and any date, we are just paying loan only.
          They don’t have common man value and how they are making money, and adding lifesaving.

          Please think on this and finalize some date to action it out.

          Dear friends,

          We should form a committee to deal with TMC and its developer.Following action will be taken by this committee:

          1. Unite all victimized peoples
          2. Check all approvals from developer
          3. Next commitments from developer and ask him for schedule ...like work start date...first lot possassion...etc...Some of Committee members from nearby place of site, need to check on day to day basis or weekly front.So, In this way if developer missed date again would be inform to all members...all members will ask developer ...why he missed that scheduled date again...In this way we can put pressure on developer.
          4. We will analyse situation after 2-3 months and will take decision to file common consumer complaint against developer and its directors.
          5. We let him do all these for years but he must be responsible and answerable.
          6. He should be afraid of even any small delay.
          I have booked 1 BHK on Dec-2008 in building E-6. At the time of booking I have booked my flat in building E-6 as per instruction of TMC Staff. Every year I have visited site but no any work of building E-6 and every time they said to me about building E-6 have problem from Forester. Ok I agree, but if they have the problem from Forester, they should construct the same building on any other site. Recently, in Dec-2014 I called to Abdul, he said to me on mobile he have re-joined the company again and company held meeting for all customer in end the month of Jan-2015.
          Hi all, I have received a letter from TMC stating that the the project have now been developed by some Sheltrex and I will be getting posession of flat very soon but I will have to pay additional 2, 79000 over and above the actual cost of the flat because the cost of construction material have gone up since 2009.I`m feeling cheated as I have made the payments promptly as and when said by the TMC.The delay has been done on their part and I am being made scapegoat.Im sure there are other people out there who have been cheated this way.We will have to fight together against this injustice of TMC.Kindly get in touch my email is :[protected]@gmail.com
          I am also a person cheated by tmc my flat is ready for possession but the co. Sheltered is demanding Rs 209700 extra .ihave paid till dt Rs 270000 out of Rs 300000 what to do ? I am not able to pay 207000 and why should I pay? If agreement is done for 3 lacks only anybody can guide me?
          I have booked flat in 2008 and executed Agreement between myself and Gopi Resorts Pvt. Ltd. Where we have paid 75% payment to the company. It is been understood in the due course that M/s. Gopi resorts Pvt. Ltd., have sold this project with rights, title and interest. Without taking concent of the purchasers they have sold out the project to m/s. Sheltrex. now Sheltrex company reprentatives have raised demand letter to all that since 2008 the cost of all basic commidites like cement, steel have raised. When almost all customers have paid 75% payment to the company and they din't execyted the job, why purchasers are laible to pay the difference of escaltion cost of constrcution

          I name is Sayed Amjad Ali in 2010 l have book 2 no 1rk flat in TMC and they promise to give flat possession by two years but still nothing happen I was feed of their commitment and finally on11/3/2015 I cancelled my booking with their commitment that they will refund my amount in 45days but now it almost 5yrs they have not given any amount .now no body responce the phone some mobile are out of service . we wish govt should look in the matter contact no 8097000772- 9892772322

            I booked my flat in project on Sept.2008, saying that you will get poosession of flat in July-2009, I also do my stamp duty & registration for the same. In their agrement they mentioned date of poosession on Dec.09.
            then they told me that there is financial crises and possession is delayed by 6 months, but after almost of 3 years gone when i recently vist their site at karjat there is no work-in-progrees till date, and they will not give any satisfactory answer about date of poseesion.

            I lost my investment for 3 years, either thay give me possession of my flat or return my investment with interest and Stamp duty I bear for the same.

            I think no one is going to loose their investment as developers are trying very hard to complete the project. i have visited site recently and there is a lot of progress on site. Enclave 1 is almost ready and due for possession.

            Its not very uncommon to have delays in real estate projects. there are some projects of big builders which are delayed by more than 3-4 years. above all, we will never be going to have such a great opportunity to own a house of my own at such low prices. builders these days suck blood of customers with loading charges, development charges, car park charges and so on. but TMC is giving us our own house without all these and at such low prices.

            we should stand with TMC and support them so that they can give a secure society, good future and healthy living to our children and families. i dont want my children to grow where we live now.

            forget about fake people, they wll always try to ruin our dream, but we have to keep it tight with us.
            I've booked a 2BHK flat in the year 2008 and was told to give the possession of this flat in one years time but still only foundation work is over and in the entire project there is no progress.

            I've payed the booking amount and also payed the registration and stamp duty charges.

            They are sending letters to my place to pay the remaining amount along with the interest of 2 years which is Rs.90, 000 or to take a loan from their bank.

            But I'm worried to take the loan as there is no progress in the work.

            So I request to all the people who have booked their flats to come together and take some legal action against this thing that we have been cheated.

            i trusted this company and stood by it for this long but i think all people who are saying it a fraud are right. i just visited site and sadly found out that most of the old people with whom i was dealing have left. when i talked to new people, they happily said they are new and dont know anything about when the project is going to be completed. promoter has taken all the money and starting a new project with tat in karjat.

            something needs to be done

              We have booked the flat at TMC karjat In 2008, for some reason we have asked the tmc to cancell the booking for which they have agreed,but as per their statement thy have used our money for registration without our concent & signature.
              Now they are refusing to pay the stamp duty & registration charges which approximately comes around 12,000/-. Balance they have given us after 9 months of followup
              I think these people have cheated us as we have never gone for any registration & they are not ready to show the papers as well.
              pls let me know what can i do for the recovery of my money

              sahab itna jhoot mat bola kijiye. hum bhi gaye the registration karane, jab tak aap apne paper ke saath nahi jaate hain aapka registration ho hi nahi sakta hai. waha aapka ID card, photo sab lagta hai.

              aur agar aapne apne paper nahi dekhe to aapne cancel kya kiya, karela???

              ye project ban raha hai aur ban ke rahega, aap jaise logon ke jhoote complaints se ye project rukega nahi...

              We have also Booked 1RK Room (Building B1) at TMC, Karjat in 2008 and possession will be given 2009, TMC is given 2nd Demand Letter in March 2009 for 20% Installment for completation of Slab 1, and we have paid on belive on TMC but still TMC not Completed 1St Slab.

              No Body reply, when our building complete and possession will be given.

              TMC is not given any single reply our letter.

              TMC is also not given letter to customer, why late and when it iwll be completed
