I am writing this complaint against HDFC Bank regarding my wife Tanvi Nayyar’s Home Loan Account No.[protected] sanctioned from Faridabad Branch (Crown Plaza, Sector 15A, Mathura Road, Faridabad).
Issue:
The bank has levied recurring monthly non-compliance / deferral charges amounting to Rs. 16, 375 for non-registration of property documents. These charges were accumulated without any proper intimation.
Key Facts:
During the entire loan tenure, we never received any SMS or call from the bank regarding pending registration or applicable penalty charges.
Written communications (letters) were sent to an old address where we no longer reside.
While some emails may have been sent, we did not notice or see any specific intimation about the requirement or accumulating charges.
Even at the time of initial loan application and sanction from Faridabad Branch, the bank staff did not disclose the requirement of property registration or that monthly penalty charges would apply for non-compliance.
Just a few days ago, we had visited the Gurgaon Sector 66 Branch for prepayment of the loan. Even at that time, the branch staff did not inform us about the pending registry or accumulating charges.
On 3rd June 2026, we had replied in detail to the bank requesting waiver of these charges as a one-time goodwill gesture.
HDFC Bank Cares marked our case (Ref[protected] as “RESOLVED” claiming foreclosure details were sent, but we have not received any email or SMS on our registered coordinates. The waiver request has been completely ignored.
We have been regular in making timely EMI payments throughout the loan tenure and have already paid substantial interest to the bank. Levying these additional recurring penalty charges on top of that without any prior intimation or disclosure is highly unfair and amounts to deficiency in service.
Current Status:
We are now making the final payment and closing the loan account in full. Since the loan is being fully closed, there is no requirement of creation or perfection of security in favour of the Bank. Upon full closure, the Bank is required to release its charge and return all original property documents as per RBI guidelines. Insisting on title deed submission and levying penalty charges at the time of closure is unjustified.
Request:
Immediately waive the unjustified recurring charges of Rs. 16, 375.
Share the correct foreclosure statement without these charges.
Process the loan closure and issue NOC along with all original property documents at the earliest.
I have already escalated this matter to RBI Ombudsman and HDFC Bank’s Grievance Redressal Officer. I request consumercomplaints.in to kindly take this up with HDFC Bank for early resolution.
