Me and My wife are salaried employees, without any disposable income or support from Family to fund our dream home. We have relied purely on our years of savings and home loan to fulfil our dream.

We have been honestly trying to pay all the builders demand to the best of our ability by dissolving our saving and assets as the needs arises.

However when the demand is of a very high quantum, we often tend to miss payment deadlines because no pre-alert and short deadline, resulting in interests.

Sales teams at Runwal have initially verbally promised (In India, both agreements, whether oral or written are valid and fall under the gambit of the Indian Contracts Act. Although as per law, an oral agreement is valid, but their enforceability comes to question in the event of a dispute.) us that that the flat handover would start by Diwali 2022 manner. Prompting us to immediately invest in property. We only took this decision as we wanted find a new home for our expanding family. My expanding family as result of my elderly parents moving in in the midst of pandemic.

Once booked there was constant verbal revision in the handover date from Diwali to December to March, then June to finally September/Diwali 2023.

Once we revived the final demand from the builder, we arranged to make make the payment at the earliest, however as the amount was huge it took us almost 2 months to make the payment. All the payments were made despite pending amenities work, no Gas connections, etc.

I personally visited the CRM office to let them about the situation and the time line require by us to make the payments. However during the time the amount was pending, we were barged with daily reminders calls. However once the payments were done late November the responses to our initiated call went suddenly silent.

Current situation is -

Runwal is demanding me over INR 2 L in Interest on late payments, which im not in as situation to pay.

In absence of interest payments there are not will to hand over the property.

Our request for waiver have hit the brick wall as they are not sensitize on the customer.

Runwal has given a verbal commitment to waive some 50k for which there are unwilling to provide provide the break up details or any written confirmation.

Verbal Payment requested for 1.6 L for key handover is requested in cash and post payment of which they are unwilling to provide any payment acknowledgment.

Or repeated request for waiver fell on deaf hears and Runwal has been adamant for us to make the payment without which there will not handover the keys.

Situation of the rooms-

All marble work like window skirtings are substandard and are damaged in broken in multiple places.

The laundry area is too small to accommodate a standard automatic washing machine.

The provision for refrigerator is too small and cannot accommodate a large 400 Liter refrigerator.

The master bedroom ceiling is already showing signs of leakage.

Overall the room is kept uncleaned and laborers have used the wash room and not flushed it.

The overall construction of the house and buildings are substandard and nowhere close to the sample flats.

Given this is a premium complex the eye to details are severely missing in all quadrants, be it passage be it exterior of the building, be it facilitates etc.

Conclusion -

Over all I feel cheated as Runwal has not delivered what they have promised, be it both the quality of constructions or Deadlines.

I feel fleeced as Despite making all payments knowing the unfinished nature of the amenities, they are are hell bent to extract more than the contracted rates in disguise of late payment fees.

I feel stressed on the entire ordeal of handover process. This is because the Runwal has not been sensitive towards the limitations and requirement of the customer.

I feel disowned as Runwal as than us for ransom and laid precondition to handover the keys.

i feed disowned as staff has not shown any remorse to find a official middle ground.
