Don’t trust this company. They sell property at much higher price. Many properties are not clean. (There are encumbrances). They are trying to sell his property at perumbakkam for the last 2 years. Fortunately no one ready to buy.
About Perumbakkam, the area is very near to IT Highway. That is the only advantage. People cannot stay there in the month from October to till March. The area converted as a residential area by some occupant. It was actually lake some years before. So when rain comes the area flooded by water and the area will be dry after March.In Perumbakkam, there are 2 big SEZ constructions going on… HCL & Wipro. They are constructing their basement 3 feet higher than the Road.
Perumbakkam is not a part of Chennai Metro. So for drinking water you need to depend from the outside. Since the ground water is salty you can’t drink. You can use this water only for Toilet purpose
There are lot of negative issues there. I have no time to mention. Buyers please come and see the property located at Perumbakkam today (6th Nov 2009) and decide. Most of the Plot/flat’s constructed by Real estates and they are using Ash bricks for their constructions. The property always over priced even though the construction is poor. They sold the lands to many unsuspecting customers.

I have just bought a house from Annai Builders. Their Sanctity of legal documents is excellent, and cleared by Rank Associates, The No. 1 Legal advisors in India.
Its November now, and there has been heavy rain in the past 15 days. And there is hardly any water there.
All the snaps you have pasted seem to be fraud, and picked up from some newspapers, and doesnt seem to be of any area near perumbakkam.
I also understand that the entire project is sold out completely, with a lot of happy buyers.
I trust Annai Builders, and they have completely delivered whatever they have said as of now.
It is suggested that you must check your facts, before you write.
I too have purchased this land from Annai Builders.
The seller is a genuine. I have known this builder for years together. They have sold lands in the past to my relatives where in people live comfortably with beutiful homes.
I do agree that they overprice the land to some extent but I would say it is ok as long as there title of sale is clean.
At perumbakkam there is no way the BUILDER can sell with higher rate as I'm buying the land for the Guideline value only. They are not selling any for black. Registration and purchase cost is same sir.
After lots of struggle in the past to buy a clean title empty land, I landed here and go the dream plot.
I don't accept about your justification. I purchased land from this real estate and still i am worrying why i purchase from him. Most of the Chennai peoples knows this real estate is fraud one. Hope the above 2 persons were Agents of this Real estate

I also had the wrost exp with Annai. They are cheating the people, all the promises given them are false. They will promise you will give very short period but dont expect that date. and also will collect extra money once you book land.
I totally agree with the compliants about Annai Builders. Their marketting guys are very clever in selling their properies to middle class people by offering "Smart Home", independent homes are cheaper cost. Once you booked your house, you will become a scapegoat automatically.
They will not comply with their words during marketing the property ( timelines to handover the house)
Marketing department and Office executives are always out of sync, they will give different answers on progress of your project..becuase there won't be any progress to tell to the customer
You need to follow-up a lot and fight with them to see any progress on your house
They told that their Varadhapuram project will be compelted in APR-10, till now there was no much progress. I'm pitty about the poor victims who bought the house from Varadhapuram project. Each and every customer will give 1000% Negative feedback on them.
I confused after seeing all these comments from consumers, my son planning to take Annai builders project which was lunched 2 days back. One flat for 6.2 Lakhs only, let me know your true feedback on Annai builders and their old projects.

I purchased two 1800 sq.ft.plot at Sri Ram nagar Extension 1, Maraimalainagar during the year 2008. I am very difficult to got the patta from the promoter. Their words are not genuine. The price is very high at that time. Till date i don't it is worth or not.
I agree with the complaint about annai builders. They are total fraud people. I brought a land in Ganapathi nagar, Keelkattalai from them. They hide the fact to me that the land is under dispute with TNHB. 3 years after buying the land, I am still not able to get building plan approval as well as patta. Dont trust these people. Dont put your lifetime investment under risk.
Since I didnt know all these complaints about the Annai builders, I have booked a Duplex House in West Tambaram (Mudichur - 555 sqft at 12.5 Lacs) on 12/6/2010 at a booking advance of Rs. 50, 000/- I have the following doubts on the below project.
1. Marketing People said that this project will be completed in next 10 months, but when i visited the previous lauched site by the same builder "Ananya Gardens Wimco Nagar Phase I & II" yesterday, Phase I is under construction and it will be only completed in another 6 to 7 months of time. But for Phase II, the construction is not started yet even it was lauched on January 2010.
FYI: Phase I was launched and sold on 22/11/2009 and Phase II was launched and sold on 23/01/2010.
-> Since they didnt start the construction on Phase II yet, I have a doubt that how they will complete this project within 10 months of time.
2. As I heard and compared with other flat promoters, construction builders & Market, I think, it will be difficult to get a home at this less price where they are offering. So please advise me, whether am I wrong? Is this builders is really providing the flat at cheapest price when compared to the market leve?
Could anyone of yours please advise me whether can I go and buy the house since it is so cheap when we compared to Market value. Or Please advise can I cancel the registration and ask them to return back the advance. If they returning our advance means, Are they returning the whole amount or they will less some amount the booking amount. Your comments on this Please..
I am expecting your valuable comments on this. Since Many people like me has invested the amount in existing project, current project (West tambaram Mudichur project) and coming project (West tambaram - Madambakkam project), your comments on this will be very much helpful for us.

I also agree with the other complaints above. In order to know more information about the recent projects, I went to check in the Madipakkam ( Medavakkam Main Road) office. But they said, they dont have detail about them. Hence I went to T. Nagar office, and to my dismay found they also dont have any detail at hand. For whatever I asked, the standard reply was "Come 2 days before launch". I asked about the cost. They said its Rs.10 to 15 Lakhs, and not Rs. 8 - 12.5 Lakh as put in the advertisements. Also we have to pay a registration fee of Rs. 5000 to get priority booking ( In the newspaper, this info was missing). I asked without knowing any details about the project, how can I decide to register. Also I asked for any building plan / drawing and also CMDA approval. They said CMDA approval is there. But when I asked for the approval number. The standard reply was "come 2 days before launch". I only surprised, becos if they have submitted for approval, atleast they should be in a position to show the drawing which has been submitted for approval. So, I dont have confidence in even registering.
