Fugitive tycoon mallya is wanted in india on several charges of fraud and money laundering. He defaulted on bank loans over rs 9, 000 crore and left india more than a year ago using a diplomatic passport. He currently resides in london. He has been declared a "proclaimed offender" on a request by the prevention of money laundering act court on request of enforcement directorate.

On april 18, 2017, mallya was arrested by the uk metropolitan police extradition unit "on behalf of the indian authorities in relation to accusations of fraud", and he was then released on bail pending further consideration of the case.

He moves to london in 2010. He has been issued series of summons by investigating agencies, to which he did not respond. This prompted ed to request interpol to issue a global warrant against him. It all started way back in 2011 when spirewood project was launched by a. N. Buildwell (#skhooda & #sunilgandhi) in [2011]. The project was strategically located on dwarka expressway, sector 103, gurgaon. More than a great investment opportunity, many saw our dream homes in it. Some o[censored]s even saw their retirement abodes in the project. And thus with all these dreams, we became proud owners of flats in the project.

The two projects, Spire Woods and Spire Edge that were launched by the AN Buildwell Pvt. Ltd, have only caused distress and suffering to us, its customers. While we have our investments and interests wedged in these projects, several efforts have been made by everyone to bring these projects to completion and to get the ownership of our homes and units that we bought. However, due to lack of action on account of the promoters and shareholders, the process has further been hard and strenuous.

The main reason of the promoters (SK Hooda and Sunil Gandhi) to liquidate AN Buildwell was to escape from their liabilities towards the customers and to cover up their acts of mismanagement. The promoters have always been against the revival plan even when it has been the best course of action because the revival plan would simply hand over the control of these projects to the customers.

Their plan is simple; create barriers amongst the customers so that they can cash in more time and delay taking any action towards completion of the projects. If they become successful in their tactics then it is only going to kill our chances of getting our homes and properties.

If we get side-lined from our goal then it will definitely be tough to get our homes and properties back as the promoters will try to divide and rule.

So let us hold hands and continue on this journey together without letting any external force to disrupt our mission of getting back our rightful properties and earnings.

At this time, there are several delayed construction projects in our country where some of them are proceeding slowly, while others have come to a complete stop due to several reasons. The question of the hour is, what is our government doing about this?

India is one the developing countries and there are several opportunities for investments, real estate being one of them. Modi ji has been asking nris to invest in india, however, when nris have invested in some of the real estate projects, they have had to face some of the worst problems. Consider the ongoing issue of spire woods and spire edge projects where the construction has halted since last two years. The spire edge project, which is an it park commercial project, has over 1200 investors and about half of them are nris. While the project started on time and about 60–65% of construction is completed, the investors stopped getting their returns from past two years as the developer had filed for liquidation.in such cases, where the nris are investing their hard earned money but are not getting the worth for their money and are getting duped, it becomes difficult for them to reconsider investing in india. Many of these nris have had to make several unwanted trips to delhi to get the matter sorted. It is only now that the matter is being heard in the high court and the revival scheme will soon be implemented to the satisfaction of all the investors and home buyers. But the issue still remains the same, while we all trust our beloved prime minister and his provisions for the citizens, is he listening to our problems?

As can be seen in the case of spire woods and spire edge, even though things are now falling into place with the sustained pressure from haryana government and the buyers, it took two long years of fight and struggle to get the ball rolling once again. Would it not be better, if there were systems and processes in place which would just forbid developers and builders from committing any sorts of frauds and ensuring all projects get completed on time? And it is not just about the builders, there is so much of bureaucracy and there are so many steps involved till the ownership of the property gets transferred to the buyer that one ends up spending more money and time. If all these problems get addressed, then india would definitely be one of the developed countries in the world.

Yes, we do trust modi ji as we can see the efforts that his government is taking in all aspects, and the changes that it has brought in our lives, but if those changes can also be brought in the real estate sector then that would be just the much-needed silver lining.

Several individuals, families, investors and unit holders who have invested in the spirewoods and spireedge, which were launched by an buildwell pvt. Ltd. (Anb) but since 2013-14 the construction had stalled at these sites. The promoters and shareholders had simply dusted off their hands from their responsibilities to complete the construction and hand over our rightful properties to us. Moreover, anb acquired orders for liquidation from delhi high court, which would not only make it easy for the promoters of anb to escape their liability to fulfil obligation towards customers, but also would help to cover up their acts of mismanagement.

These days the real estate sector is down and many builders are delaying construction and abandoning the construction work. And in this entire process consumers are the real victims. SK Hooda and Sunil Gandhi have cheated innocent buyers and we all as investors want strict action against them. Put them behind the bars.
Today almost all the sectors are filled with scams. Diamond tycoon Nirav Modi has left a $1.8 billion hole in Punjab National Bank’s books, something that Indian tax payers will most likely have to fill. Whereas in real estate SK Hooda and Sunil Gandhi have looted innocent customers who have already made 80-90% payments.
I agree with Mr Gupta. Today all the sectors are full with cheaters, especially real estate sector. It is famous only for bad reasons. Builders like SK Hooda and Sunil Gandhi have killed people's faith.
Seeing recent frauds in public banks, all public sector banks should be privatized. The calls for privatization of at least the majority of the Public Sector Banks (PSBs) have been made even earlier. Also in real estate sector government should frame such punishments for fraud builders like SK Hooda and Sunil Gandhi where there is no room for them to escape.

I am the customer of A N Buildwell and WTC NOIDA both, but listening and watching his deeds i am ashamed of being associated with the person like this who has no heart and emotions for the customers who have trusted him with their life time money . Not only this, what i have understood going to court is, his main agenda is that the company goes into liquidation and is auctioned at throw away prices so that he can set up third parties to buy the property on his behalf.

    I have been investing in real-estate for quite some time and know how builders fool innocent buyers and investors. This time the issue is quite big as an buidwell's former management team - sunil gandhi and sk hooda are the two promoters who have been deceiving many by not providing houses after taking the money for their building project. This is such a crisis situation for all the investors.
    I totally agree to what you are saying. Builders like Sunil Gandhi and SK Hooda have looted innocent buyers and now running away from the police. This is definitely a crisis situation for all the investors. May they get compensation soon.
    The real estate sector is growing, and so are the scams and frauds associated with it. From legal frauds and fly-by-night builders, the sector is full of scammers. Sunil Gandhi and SK Hooda are one of these frauds who fooled innocent investors and ran away with their money. These two promoters have been the defaulters from the past many years for taking money and not providing the house for which the people have invested their hard earned money in Delhi-NCR area. I really feel bad for those grieved investors and seek strict action these two frauds.
    Recently I heard somewhere that few people spotted Sunil Gandhi who was absconding from police, roaming comfortably somewhere in Delhi. Arrest him and put behind the bars. SK Hooda & Sunil Gandhi are guilty and all investors want strict action against them.
    Disappointed investors knocked the door of Delhi BJP chief Manoj Tiwari in hope to get justice and he has given us assurance and said that he will talk to the concerned authorities against SK Hooda & Sunil Gandhi.

So while mentioning the loot of A N Buildwell don’t forget Ashish bhalla. He has been the director of A N Buildwell and key responsible person. WTC NOIDA, GIFT CITY, CHANDIGARH all are controlled by same person, So please don’t advertise projects which has already been named as ponzy scheme on the same portal.
    Viridian red actually has been formed on the hard earned money of the investors of SPIRE EDGE. 8 7 crore Rupees is such a huge amount what kind of open loot is this and no action has been taken against him. He should be put behind the bars
    By saying this you are questioning the judicial system as well as company law board. Every company has to register under company law board and put forward their finances.

    And let's believe what you are saying is true then the corrupt promoters of AN Buildwell SK Hooda and Sunil Gandhi should be thrashed first. How poor company's audit and management is that they didn't notice the theft of 87 crores Rupees? Were they sleeping? Please get your facts right and then put your views on such sensitive platforms.
    I totally agree with Anmol201. It's upfrontly ANB's management's fault. Do you think it's even possible to slip such a big amount where money thirsty promoters like SK Hooda and Sunil Gandhi are sitting? Definitely not.

      The reserve bank of india’s decision to push banks to clean their balance sheets by recognising non-performing assets, resolving bad debts of large defaulters and, failing that, taking them to bankruptcy court for liquidation, has focused attention on the crisis in a few sectors. Among those, besides power, steel and textiles, is real estate, consisting of housing, commercial real estate and hospitality assets.


      Firms such as unitech, an buildwell, jaypee infratech and amrapalli are being pursued by banks and home buyers who had paid them advances but not received their houses have turned to the courts. They fear they would lose out in case of liquidation because home buyers’ claims will be considered only after those of secured creditors like the banks have been settled.


      The real estate story is of special interest because the post-liberalisation evolution of this sector reveals quite starkly the characteristics and contradictions of post-reform growth. An overriding objective of neoliberal reform is to get (Domestic and foreign) private investment to drive economic growth by providing it the right environment and offering it the appropriate incentives. But in a market economy, while supply side initiatives may help nudge into activity a private sector afflicted with inertia, those initiatives would work only if the fruits of such activity find a market. So even if it is not among the stated objectives of reform, a parallel thrust of policy must be that of stimulating demand.


      The rise of housing loans that benefited from this credit splurge was real estate. The growth of housing loans gathered momentum at the end of 1990s and remained at extremely high levels right up to 2006-07, before the global crisis. As a result, the share of housing finance in total credit rose from 5 per cent in 2001-02 to 12 per cent in 2006-07.


      What is interesting is that despite the effects of the global financial crisis in 2007-08, the expansion of credit to both housing and the overall construction sector remained high till very recently. The increase in housing investments is often attributed to the low level of penetration of the mortgage market in india, standing at 7 per cent in 2006, as compared to 12 per cent in china, 17 per cent in thailand, 26 per cent in korea, 29 per cent in malaysia and as much as 80 and 86 per cent respectively in the us and uk respectively. But these differential penetration rates have to be seen in the light of differentials in per capita income and the degree of income inequality, both of which do not favour a significantly large mortgage market in india. So it was the willingness of the banks to lend without collateral to a larger universe of borrowers that generated the boom. As a result of the increased exposure to debt, a number of realty firms like unitech, an buildwell, jaypee infratech and amrapalli are in default state and some are facing bankruptcy.


      A similar boom was seen in the infrastructural area, which also received large loans from the banking system. Before the 2000s, banks were wary of lending to this area because of the long maturity, low liquidity and higher risk involved in loans to this sector. Partly because banks dropped that reticence and hugely increased lending to a few large borrowers in this sector, they are now finding themselves burdened with large npas. This is what has set off the bad debt resolution process based on the recently announced insolvency and bankruptcy code.


      Within the real estate sector, it is developers rather than home buyers who seem to be defaulting on payments. Competition between developers led to massive accumulation of land, as they built up land banks as a strategic weapon against one another. Borrowing for this purpose and land development meant that the interest burden accumulated by developers was huge, and in excess of what could be met by the development and marketing of house properties and commercial floor space. So leading developers have also stopped servicing debt and have become part of the npa problem. The impact on construction is reflected in the deceleration and recent decline in cement production which is a commonly used proxy for real estate growth.


      A fallout of the npa problem is, banks are less willing to lend as they work on cleaning up balance sheets and finding funds to recapitalise themselves. This has hit even the housing sector, where defaults have been far less than in areas like construction. Here too, while credit and demand for housing are still growing, they are fast losing momentum.


      Thus, trapped between rising interest and other costs and faltering demand that affects prices, the real estate sector is experiencing a severe version of the crisis stemming from the inability of the system to sustain growth-driven by private debt-financed spending.

Homebuyers had alleged that the builder was not arrested because of his political connections and that’s the similar case for other builders who have shed away their responsibilities and filed for liquidation.

      However, the home buyers are united to get these projects revived. No matter what tricks the promoters o[censored]nitech, an buildwell, jaypee infratech, amrapalli or others might try it is going to be a hard deal for them to run away from their responsibilities.       It seems there is no respite for homebuyers despite assurances from the government that their money will not go down the drain even if the builders are declared bankrupt. There is speculation among homebuyers that several builders are looking for ways such as insolvency to escape the ambit of the real estate (Regulation and development) act 2016 (Rera), which will tighten the noose around the developer community for non-delivery or delay in projects. Over 1700 homebuyers, who invested in an buildwell, are left in the lurch as neither have they got their dream home / commercial property nor the money back.

      Insolvency cases are likely to go up, as though this method, builders will be able to transfer the losses to property owners. There are reports that more developers may be declared insolvent. Other top developers in gurgaon, noida and greater noida have also expressed their inability to pay up their debts.

      Under the insolvency and bankruptcy code, once a case is referred to the national company law tribunal (Nclt), the tribunal gets 14 days for accepting or rejecting the case. Once the case is accepted, a resolution plan has to be implemented within 6 months, extendable by 3 months.in the absence of any resolution plan, the company goes into liquidation. It is banks (Lenders) who approach the nclt against the company for default on loan repayment.

      The rights of homebuyers under rera are secure and if the developer, who is registered under state rera, is found to be violating its norms, it can be taken to task. If a homebuyer complains against the developer for violating rera provisions, there will be an inquiry and action will be taken. While insolvency code is for lenders.

      Experts say even if builders opt for bankruptcy, state authorities will intervene and builders won’t be able to loot the hard-earned money of homebuyers. The government will not only monitor the cash flow of the real estate firm but also ensure that the project is completed either by the developer himself or a third party is brought in to complete it.

      The spirewood scandal goes back to 2014 when the construction of this project along with that of spire edge halted and investors stopped getting their returns. There have been a total of approximately 1800 customers across both the projects, whose interests and investments have been at stake since then. While the information is available to public that the promoters and shareholders have been responsible for siphoning off funds from an buildwell, the developer to other companies in gurgaon, the question that comes to mind as an investor and an owner of such properties that can our legal system handle such scams efficiently?

      For those who followed the cabinet 2018 budget this is one thing that would have caught their eye for sure. The government has set aside rs 21, 000 crore for building 5.1 million rural houses in fy19, apart from the 5.1 million being constructed this year under the prime minister awas yojana. The government will create a dedicated affordable housing fund in national housing bank. An interest subsidy will be provided to rural households that are not covered under pmay. The government will also give an interest subsidy of 3% for a 20-year loan component o[censored]p to rs 2 lakh. The government will provide rs 1.20 lakh as assistance to every unit in the plains and rs 75, 000-1.30 lakh to those in hilly and difficult terrains.

      All this is definitely great. There is no question that these schemes will definitely help many to get their own homes. But are we missing something here?

      One would agree that buying a home has never been easy in our country, yet we all dream to own a home one day. We push ourselves hard, to earn more money so that one day we can invest our savings in making the dream of owning a home come true. This was my dream and of many others who invested their life savings in the housing project of spirewoods. Although the project took off well, it came to a halt a few years back due to the mismanagement of funds by the promoters of an buildwell, the developer of the property. This led the promoters to seek liquidation of the company so that they could get away from their liabilities towards the customers. Same was the case with spire edge, where the customers had invested in buying units in the it/technology park project, but the construction was never completed. Both promoters surendra kumar hooda and sunil gandhi have cheated 1800 plus buyers. Both the promoters were able to find favourable officials at eow. A sections in the eow are continuously protecting the promoters and chairman sunil gandhi owing to their financial and political clout.

      Eow allowed chairman/promoter and key mastermind sunil gandhi to escape (There was a gap of 3 days between sanction of arrest and opening of loc)
      It ignored events in[protected] and helped deliberate liquidation on march 8, 2016.
      It also ignored banking fraud in[protected], where the was money diverted to build benami assets for both promoters.
      Why is eow protecting surendra kumar hooda and sunil gandhi? What is government of india doing to intervene and sort the issues of 1800 plus families?


      At this time, there are several delayed construction projects in our country where some of them are proceeding slowly, while others have come to a complete stop due to several reasons. The question of the hour is, what is our government doing about this?

      India is one the developing countries and there are several opportunities for investments, real estate being one of them. Modi ji has been asking nris to invest in india, however, when nris have invested in some of the real estate projects, they have had to face some of the worst problems. Consider the ongoing issue of spire woods and spire edge projects where the construction has halted since last so many years. The spireedge project, which is an it park commercial project, has over 1200 investors and about half of them are nris. While the project started on time and about 60–65% of construction is completed, the investors stopped getting their returns from past two years as the developer had filed for liquidation.in such cases, where the nris are investing their hard earned money but are not getting the worth for their money and are getting duped, it becomes difficult for them to reconsider investing in india. Many of these nris have had to make several unwanted trips to delhi to get the matter sorted. It is only now that the matter is being heard in the high court and the revival scheme will soon be implemented to the satisfaction of all the investors and home buyers. But the issue still remains the same, while we all trust our beloved prime minister and his provisions for the citizens, is he listening to our problems?

      Would it not be better, if there were systems and processes in place which would just forbid developers and builders from committing any sorts of frauds and ensuring all projects get completed on time? And it is not just about the builders, there is so much of bureaucracy and there are so many steps involved till the ownership of the property gets transferred to the buyer that one ends up spending more money and time. If all these problems get addressed, then india would definitely be one of the developed countries in the world. Once again rs 21, 000 crore for affordable housing is a great idea. Helping current customers get their homes is a brilliant one.
      Buying a home is one of the most stressful experiences in our country. It's because this is the largest purchase that most o[censored]s make, and a huge chunk of your life savings are on the line. And then cheaters like Sunil Gandhi and SK Hooda eat away our hard-earned money.       This is indeed a big one. SK Hooda was arrested just after the warrants issued but Sunil Gandhi managed to escape and has been absconding since then.

        Sometime back i wrote this:

        Buying a home is not as easy as purchasing a piece of garment, and when people like us make a decision and invest into homes, it is usually the hard earned money. But many a time, complete life savings are invested just so as to have those secure walls and windows around us that we can rightfully call our home. But when such a dream is shattered, and you can see all your money going down the drains, it is not only painful but a catastrophic event that just makes us lose hope. The only option which remains is to take the matter to the judiciary so that people like us can get the well-deserved justice. Although, our courts, media and higher authorities do support the citizens in distress, it is important for the government to take rightful steps so as to protect the interests of the common man. Our system should be such that, no developer or builder should ever think about duping its customers ever.         Surendra kumar hooda was arrested on september 20 and has been hospitalised since. On tuesday, the saket court rejected hooda's bail application and sent him to judicial custody.

        Mired in controversy since the launch of the two projects, all directors of an buildwell resigned, and construction work at their sites has been at a standstill for three years. The company went into liquidation in 2016.

        A group of homebuyers filed a police complaint, based on which a fir under section 420 (Cheating), 409 (Criminal breach of trust) and 120b (Criminal conspiracy) was filed at sarita vihar police station in delhi in march 2016. The registered office of the company is in delhi, through its projects are in gurgaon.in june 2016, the case was transferred to the economic offence wing of delhi police.

        Only thing which disappoints me is the fact that amidst all these, the fate of buyers' hard earned investment is in doldrums. No doubt, judiciary would do its part. How long will it take is a matter of concern.

        FIRs piling up against WTC Noida Promoter Ashish Bhalla

        FIR Tally against criminal mastermind Ashish Bhalla rises to 7. Four in Delhi EOW – FIR No. 64, 114, 116 & 186 and 3 in Gurgaon. He is out on bail in multiple cases, but continues to cheat thousands of customers through his new company Viridian Red with projects like WTC Noida, WTC Chandigarh & WTC GIFT City Ahmedabad.
        After filling his pockets by siphoning the money of innocent customers in WTC Manesar (Spire Edge) and Spire Woods in Dwarka Expressway and getting away with it by putting the company in liquidation (leading to the life savings of hundreds of customers hanging), the Bhalla brothers continue to induce unsuspecting new customers in their above projects hiding behind a new brand name – VIRIDIAN RED (www.viridian.red)
        Some deception tactics and scheming by ASHISH BHALLA puts the people like NIRAV MODI as amateurs. He has perfected the art o[censored]sing unsuspecting people by exploiting them and sometimes by threatening them. He is hiding behind many frontmen and is evading the eye of the law while he continues to fill his treasure chest through HAWALA that his brother ABHIJEET BHALLA manages in SINGAPORE – making a mockery of PM MODI’s DEMONETISATION, RERA, the JUDICIAL SYSTEM of India, the MEDIA, BANKS & Lending platforms like IIFL, REAL ESTATE AGENTS like Investors Clinic, Customer rights, Buyers Associations etc. Some of his main achievements are:
        1. SHELL COMPANIES: Having more than 100 shell companies to siphon money from the projects – where he has made his bought-over front men Directors along with some unsuspecting employees who will face the law while he makes the money
        2. FAKE CUSTOMER ASSOCIATION: Creating fake customer associations using his own frontmen and employees – and disguising them as a genuine customer association. These associations like FOSECA & SWBA are then given resources by him to fool & propagate false information to other customers who unsuspectingly believe what the associations say without knowing that they are just different mouths of Ashish Bhalla. Filing schemes at high court and in association with in-house customer associations – FOSECA & SWBA for taking over SpireEdge & SpireWoods and also with financial houses like IIFL (to take over incomplete Amrapali projects) to take over full control of projects but with no accountability. The design is to cheat customers with no personal accountability.
        3. THREATENING/ BUYING CUSTOMERS: Threatening and buying over customers who filed FIRs – to make them start shouting in favour of Ashish Bhalla. One complainant namely Renuka Kulkarni, after filing her FIR in Delhi – actually went to the extent of submitting an affidavit in court stating that she mentioned name of Ashish Bhalla in complaint by MISTAKE, hahaha…! Another customer-complainant namely PD Sharma has written letters to Gurgaon police to stop investigation at the time when police went after Ashish Bhalla, on the pretext that he is doing revival of project. It is very interesting how Renuka Kulkarni is also an office bearer of FOSECA which along with SWBA has filed Revival scheme in partnership with Ashish Bhalla’s Viridian RED as developer. She is very active in the media and gives out statements where she is fully silent on Ashish Bhalla.
        Miraculously, many complainants end up owning properties in WTC Noida (gifted??) – imagine an aware educated individual after being cheated in WTC Manesar by Ashish Bhalla, and after having made FIRs against him, will again go and put more money into WTC Noida – under same assured return scheme – promoted by same Ashish Bhalla!! These customers then become part of association supporting Bhalla and submit to the police that they named Ashish Bhalla by mistake in their complaints. Ya right! Smell something fishy?
        4. CHEATING EVERYONE: Ashish Bhalla has cheated all his partners – SIVIP fund filed FIR against Bhalla in EOW Delhi, Sunil Gandhi (partner in WTC Manesar) filed case in NCLT for cheating in Kapivar Ltd, SK Hooda (Partner in WTC Manesar) registered FIR in EOW Delhi forcheating in case of Magic Eye Developers and the customer story we are all aware of. Waiting till his front-men directors go to jail and realize that they too are being used and cheated for some small share of the siphoned money.
        5. CONTINUING THE GOOD WORK (SCAM): He is selling his projects WTC Noida, WTC Chandigarh & WTC GIFT City through assured returns scheme which are being declared illegal by the Government . In WTC Noida he sold space on Lease-hold basis to customers at prices of 5, 500 – 7, 000 Rs/ Sft + other charges and committed to lease project at approx. 50 Rs/ Sft. The actual ground reality is very different – and he has kept it hidden from the customers – the VIVO leasing in WTC Noida is at Price of Rs.17/ Sft/ Month and not anywhere close to 50. He is cleverly hiding this information from customers and paying them balance from money he is getting from new customers. WHEN WILL THE CYCLE BREAK?
        6. MAKING A JOKE OF RERA: After RERA it has become mandatory to spend 70% of customer money on project construction – this is a challenge for most builders – but not for Ashish Bhalla. He devised a great plan – set up his own construction company ‘Proactive Constructions’ to which he gives inflated value contracts to construct his WTC projects and this company makes hefty profit, easily taking out money from the 70% pool into his own different company – MAKING A JOKE OUT OF RERA. Proactive Constructions uses second grade quality steel & cement to increase margin for Ashish Bhalla and all of this is approved by Viridian RED. Beautiful planning…right? Always, one step ahead of the lawmakers.
        ASHISH BHALLA – THE MATHEMATICAL GENIUS:
        He has mastered the magic calculation as below & somehow managed to fool customers, landowners, banks, WTC, brokers, RERA and almost everybody else. Explained with an example:
        Customer Sale Price = Rs. 5, 000 / Sqft + other charges
        Costs
        Assured return for 3 years @ 11% = Rs. 1, 650 / Sqft
        Share to Landowner @ 15% = Rs. 750 / Sft
        Brokerage Cost @ 8% = Rs. 400 / Sft
        Assured Leasing Gap for 3 years = Rs. 924 / Sft (45-17 = 28 Rs/ Sft, 28 Rs/ Sft *36 months)
        Profit for Ashish Bhalla @ 20% = Rs. 1, 000 / Sft
        TOTAL = Rs. 4, 724 / Sft
        MONEY left for Construction = Rs. 276 / Sft
        Even the mastermind Ashish Bhalla cannot do construction in Rs. 274/ Sft. So what does he do? He demands ‘upgradation charges’ from customer of approx 500 Rs / Sft.
        Money for Construction = Rs. 876 / Sft
        If he sells at Rs. 6000 / Sft, this amount comes out be Rs. 1, 014 / Sft
        EVEN THIS IS NOT ENOUGH
        So the ONLY way to make this work – is to DO MORE SALES, MORE PROJECTS and get NEW CUSTOMER MONEY and use it to pay the assured return of old customers. WHEN THE CYCLE BREAKS & LAW CATCHES UP TO HIM – by then he would have followed NIRAV MODI route to SINGAPORE, where his brother is holding their loot – enough for their next 7 generations to live like royalty.
        And who cares about the buyers who do not get their properties??
        What will happen is that some of the front men who are directors will go to Jail (like in WTC Manesar), company will go in liquidation, customer associations will be bought, so will media – and status quo will be maintained – with the hawkers & tea-shops making money every time customers sit on DHARNA & the corrupt journalists will make money to remain shut. Maybe some politicians will come to the rescue? Who knows?
        Until then, the BHALLA BROTHERS JAADU IS ON in full PUBLIC VIEW!!
        And now let us sit back and wait for his paid front-men and fake customer associations and fake online profiles to try and fight this. They will identify themselves.

        Dear Mr. Kumar, I have only one question for you? Who owns AN Buildwell? If it is Bhalla then I agree with you completely. But, if your answer is no, then stop spreading panic among the buyers of WTC projects. We are not fools here who did not do cross check before investing. For your kind information, the reason for AN Buildwell's current situation is no one but its promoters Hooda and Gandhi. They never intended to complete the project. If they had, they would have at least, followed proper corporate governance and did not file for bankruptcy. They would have managed to execute the project and must not have abandoned it in between, causing deep grief and pain to its investors.

          OMG! But why?
          You have done a very right thing in buyers' interest. In real estate, everyone is busy making fool of buyers. First they sell the project with false promises. Then they fail to deliver the project and pass on the responsibility to others. In the whole scenario, poor buyers get stuck in the middle of nowhere.

          AN Buildwell is such such example where the promoters have looted the buyers and are now trying to run away from their responsibilities.

          Good that you inner sense provoked you to revolt. I wish you all the best!

          And I hope the inner sense of these developers wake up too and force them to confront the buyers.
          Please any of you can really believe this Mello drama 1950’s dialogue my Antar Atma and all. Mr Bhalla, maintain some standard. Fraud case worth 500 crore are under trial on your name. We all know negative publicity also works but not always.

          Maybe I am wrong but its everywhere, but you mean customers who have shared their situations all over on internet sites are wrong? How come everybody is blaming Mr Bhalla-The innocent man. Why Mr Bhalla is not filling any defamation case on us(the Customers). Mr. Bhalla we don’t know what conflicts you three have but customers only want revival. If Gandhi Hooda are ready to take the responsibility and complete the project then they are welcome. If Bhalla has an intention to let them complete you are also welcome.
          Moreover Saket Court also stated in its order rejecting his bail application that he was involved in day to day functions of the company, authorized signatory in majority bank accounts and also misused the company funds for his personal benefits, he was controlling all financial major decisions etc. What is left? But still he is an innocent man and the customers are the only culprits who were fallen in his trap.

            Well I have invested 55.2 lakh with AN Buildwell in their Manesar Project at Rs 5520 psf. Based on the agreement I am liable to pay stamp duty and lease deed of Rs 100 psf during registration, a notice of for the same I have received now. But to my and may be everybody else's surprise they are charging around Rs 6, 30, 000 for electricity wiring, WTC charges, interest free maintenance security etc.

            I am planning to move state commission regarding the same, if anybody else knows a group—taking action against spire-edge manesar (office space), please let me know.

            To my wildest fantasy even if i submit to what they are saying; its a complete fraud as how can you charge electricity and maintenance charges for "SUPER AREA" in their language.

            This is something surprising that how can you issue a Demand Letter when the things are not liable to us. As per the agreement does not have any such kind of amount to be paid off.
