Annai Builders Complaints & Reviews

Please don't ever buy any home with this builders, they are cheating fellows, cheap and worst in everything such as customer treatment, commitment to their words. Initially they will speak very nicely so please be careful as i am struggling with them for past 2 years. Quality of materials area also will not be good. I bought a house in chennai - ahalyaa. That worst decision which i have made in my life.

The moment i stepped in the house there were different types of problems which raised in the house such as water problems, we are not having proper water supply in the bathroom earlier and now in kitchen we have asked them to solve the problem, but no one has responded to any of our complaint
As now, they have a poor service, please respond to this early as possible.

Builder publish Ad in new paper in the month of Aug 2014, House are available ready to Occupy in "srinivasa nagar" Thanikaiplur Village and Panchyat, arakkonam Taluk, , based on Ad, A group of people approached Builder and purchase and done the registration, Marketing team committed Flat will be handover in the month of Dec 2014, however when we approach builder team, they keep saying it's got delay will delivery the flat in Feb 2015 month, Builder received payment of 98% loan amount, still saying flat is not ready and when we call Builder team, There is no response and call back .Finally commitment to delivery the flat on April 2015 end, which is again false statement, we are annoyed of hearing the same news and there is no proper response from any one from Annai Builder side . We are paying Pre-emi which is almost 70k till date for no reason . Flat total cost is less than 11 lakhs . Most of our clients booked together are facing same issue and we are seeking support how to deal this and get proper information . i have also booked one of the flat in same site and all my friends planning to selling there house, due to Annai builder delay and pre-emi eating there investment and we are in rented house, rent paying due to our house not ready is additional burden

I booked a house with Annai builders for the vengaivasal project in May2012. Yes, Three years have gone by and my house is still not constructed. They promised a handover of one Year from booking date. It has been a mental torture for me and my family and the customer relationship staff in their office are the worst customer facing team I have ever come across. They talk back to you as if we owe them some money. Think how you would feel when you pay your hard earned money for a house that they have not constructed for three years and when you ask them reason for the delay, they talk as if they are giving that house for free and that we have no rights to question them. I am putting this review hoping it would save others who have the slightest idea of buying a property from Annai Builders. The pitiful thing is they target middle income and lower income people and drain them of their hard earned money.

Do not get mesmerized by the advertisement of Annai Builders as Magic Price, Smart Home, Rental Guarantee etc... Annai Amrithaa, Thadagam Road, Coimbatore was started during September 2010 under rental guarantee promise until handing over. Where has the project is not still handed over and it has taken almost 32 months as on date and the apartment is waiting for Government water connection and Electricity. Zero rental compensation provided.

More over the builder has not given any amenities as promised initially like badminton court, children play area, Gym, Health club, RO Plant etc...

There is no one who can take responsibility in their Coimbatore office and people in Chennai are rude and does not know any hospitality or handling customer.

During the project launch, every thing appeared great like inagural ceremony, providing sweets and providing God’s Photo for attracting all.

Hence be careful and do not loose your hard earned money by providing rent and EMI to the bank simultaneously due to the delay in construction and handing over.

A flat of 285sqft was purchased from Annai builders on 10thdec2011.rs 1.61lacs was paid as initial &remaining amt on various stages of completion .further 2 more stages for rs6.5 lacs was paid before june12.the completion was dragged till march13.And the last due letter for 4.1acs was given in April.no water sump was build which was in the agreement & quality of construction was very poor.this was asked since march 13 & no explanation from builders &. Was dragged intentionally till sep13.now md of the builder harassed & used abusive words & challenged on how I gets my house from him

Annai buliders head quarters in Chennai T.Nagar is one of the worst in terms of delivery and response. Their sales team provides false commitment and try to push the consumer for deal, later after collecting money they are not willing to see the customer also .. You must see the level of followup at the time of booking after that you will treated as a third grade guy and asked to wait like a donkey in their offices for delivery . I stuck with two projects of Annai buliders and their Vengaivasal project is the core to their attrocity. Not even 1 flat they finished, however if you see they have clearly mentioned that the project is completed ..

I am highly cheated by this annai builders. I booked the flat in annai builders kezhkatalai project. After 11 months from booking they not even started the construction. When i forced them to start construction they said they are waiting for plan approval. After two months they said market value in that area increased so i want to pay the amount as per new market value else asked me to cancel my agreement. I argued with them since its not my fault you took 11 months time to get the approval now asking me to pay as per present market value. But they refused to hear and not even ready to pay the interest which i paid to the bank for booking amount.

Afterwards only i come to know they have launched the project before proper approval itself by fakely advertising ( APPROVED PROJECT) once they get clear approval again selling the project with new market price by forcing cancellation from all the buyers who are all booked during the approval stage. They are collecting money from us and using it for other purpose and after they getting approval forcing us to cancel the agreement. It's very good business technique nicely they are rotating our money. But without knowing this we all are paying money to them and waiting hopefully that they will build the house for us. I checked with the lawyers to file case on them but they showed their fruad attitude in agreement also. using that agreement we cannot take it forward even to court, like that they are drafting agreement and getting sign with us. You not even do single claim to builder paaka agreement they are drafting. Legally they have mentioned in agreement that they can do all the changes and even rights to cancel your agreement. As a normal people we cannot identified those thing. Better go with the lawyer before signing with the agreement.

My small request is please dont cheated by this builder. We have lot many trusted builders in chennai. Kindly go them instead of going to annai builders. If you go for annai builders they you should be ready to face below consiquences:

Mental tension
Heavy loss of money
depression

Kindly dont believe annai builders. They are totally fruad builders. If you want to test about this builder go to their tnagar office & just enquire with the people coming to visit their office. You may shocked because 4 out of 10 people will come for agreement cancellation everyday.

Yes its true. I personally done this. I've booked the flat in perumbakkam smart homes. They not even started construction even after i put agreement whenever i ask they will say, soon they will start and after 3 months they said like they have changed the plan and send for reapproval once its approved they will start the construction immediately. But till now ( after 7 months from booking) construction not yet started every week i used to go to thier office to enquire whenever i go i'll be seeing two to three people fighting with the builders to cancel the agreement. When i personally enquired they said.. not started the construction, started the construction but not finishing it on time, Documents having legal problem, No proper approval so loan got rejected, Demanding money more than they advertised. I thought builder will not do the same with me they will start the construction soon and handover my home, i believed the god & builder. But now seven months gone till now builder saying they not even got the approval. Till now i lost 30K interest. Like me most of the people suffering due to this builder. My kind advise is think befor you book the flat or land with this builder. There are lot many trusted builders are there in chennai why do you want to take risk unnecessarly by booking flat with this fruad builder.

I've booked flat in annai builders on innagural day itself and within a month i've signed agreement with the builder by paying 20% amount from total cost. Now they are telling they have changed the plan and resubmitted for approval and area size will vary based on their new plan and i have to pay the varience amount or else asking me to switch to some other block or to cancel my agreement itself. I've booked five months back and I am paying interest for the amount which i've paid to builders till now. But they are telling now like this. Could some one help me how to deal this matter.
