I had baught 1BHK in Paradise city, Palghar in January 2011. At the time of booking they had provided posession date as June 2012, however till today only plinth level construction has been completed. Now they are saying it will take another 18 months for te posession. even the construction has stopped since last 6 months.
Is this some kind of a fraud, please help?

Yes you r right. I have also booked a 1 BHK flat and it seems that we are not going to get the possession anytime soon. In fact the work at the site is completely stopped. Do you know anyone else who has booked the flats. We need to organize few such buyers to take up the matter with the builder. My e.mail id is [protected]@gmail.com
Yes its an educated fraud company, they are polish lime to every customer who booked at paradise city, they not only con us but also raped our own home feelings by issuing fraud notice letter for intimation. So dont afraid INDIANS WE will definately fight for our justice under revised rules and penalty declared by real estate govt law or act for delay OUR DREAM HOME POSSESION and giving foolish notice after long period after they awaken from "GHODEY BECHKAR SLEEP"

We were wondering how none of the customers seem to be seen every time we reach there to complain about the delayed possession.We too have booked a flat well two years back here and there is no communication at all from HDIL about what is going on about the construction. Neither have there been any letter for further payments. I am glad I found out at least some place where we can unite and take some action. Please lets contact each other and I would like join you for the action. Just tell me how to go about it.

I had purchased a flat in Paradise CIty, HDIL Palghar in Dec 2010. The flat was supposed to be ready for possession by Dec'2013 as per agreement. However there is practically no progress even after 8 years. There is no response from the builder on various email communication. I had visited the site last year and they cited various problems earlier resulting in delays. They said the problems are sorted out and it will not be built on full swing. However there is no further communication even after that. It seems they are suggest buing the time and have no intention to deliver the project, else how can it be not ready even after 8 years which was supposed to be delivered in 3 years. What recourse I have now?

    I booked a flat in HDIL Premier Residences in October 2009 and paid 19 lakhs upto now. When I booked the flat they promised me to handover in December 2010. Now they are saying it will be ready by December 2012. I booked the flat in ‘K’ block. The ‘K’ block is constructed upto 3rd floor only and since many months the progress is not going on. I am suspicious about their behaviour. I do not know what to do. If they are not constructing what shall I do? How to get back my money. I want to get back my money which I paid to them with an interest for 2.5 years.

    Please help.

    I have also booked a flat in Premier residences I Block and so far paid 53 lacs. The latest update given to me is that the flats tentative handover date is August 2012, which I suspect...

    Let me know if you have spoken to someone else and we can get together to put some pressure on the builder or speak to any legal counsel.

    I have finalised a deal for a flat in HDIL premier residences, but i'm faced with a peculiar situation. The seller is willing for an all white deal but for a home loan there is a requirement for NOC fro HDIL as well as NOC from Central Bank of india (Project Financer for the project).
    The Builders Managers claim that Central Bank of India is very lethargic and takes more than 6 months to give NOC. The seller would definitely not wait for such a long time.

    Just wanted to know how many of HDIL customers have faced the same issue and how did you combat it?

      to all and people who purchase hdil kurla west(premier residence flat)
      i had purchased 2 flat in hdil for which i make booking amount on march 2009 with promise that flats will be available in dec 2010 which was postponed regularly and now they give new date of march 2012
      i am going to consumer court, but before it we had to send complaints/notice to the builders
      if we joined more flat owner together and gave notice than goes to consumer court will be better.
      according to law builder should complete the project in 2 yrs
      so pls get together and find against this builder

      Have visited HDIL Premier Residences recently :
      Sources say possession for K would be Dec 2012 and rest Aug 2012. Delay is due to non-availability of adequate labour, sand, resources. Moreover they want to do bulk buying for all wings for internal work like tiling and other fittings hence waiting for K to come up.

      However it is still confusing that why K is still at 3rd flr and no progress since last 4 months.

      Whatever HDIL commit; for them it is next to impossible to hand-over the possession of Premier Residency by December, 2012.

      Actually, it is high time that all the flat owners should approach Consumer Grievence Cell

        MUMBAI: The Anti-Corruption Bureau (ACB) on Tuesday registered a first information report of forgery, breach of trust, cheating and irregularities against the builder HDIL and a prevention of corruption case against Mhada officers in connection with the Bharat Nagar slum rehabilitation scheme near the Bandra-Kurla Complex (BKC).

        Special judge M S Kshirsagar, who was hearing a private complaint filed by Munir Ahmed Inamdar, told the ACB to register the case. Inamdar said the Mhada officers, in connivance with the developer, were involved in forgery in developing the Mhada land and had caused a loss of Rs 5,000 crore.

        According to advocate Anjali Awasti, the FIR named then Mhada acting chief Subhash Sonawane, HDIL executive chairman Rakesh Kumar Wadhawan and HDIL directors Warym Singh, Satyapal Talwar, Shyam Sunder Dawra, Sunil Behari Mathur, Raj Kumar Agarwal, Ashok Kumar Gupta, Lalit Mohan Mehta, Surinder Kumar and Ramesh Chandar Kapoor.

        This is with respect to certain articles appearing in the newspapers with
        regards to the filing of the FIR against the Company and its Directors. The company would like to state
        that an investigation has been ordered against the Company and its Directors, subsequent to the
        directions by the Honorable Sessions Court, by a private party under Section 156(3) of CR.P.C. to be
        conducted by Anti Corruption Bureau (ACB), without notice to the Company with regards to our project
        under-development at Bandra Kurla Complex which has been duly approved by MHADA under the SRA
        scheme. The case has been filed with malicious intent and the Company has all the requisite approvals
        issued by Statutory Authorities.
        We are in the process of seeking remedy from the Honorable Courts and are confident that the false
        claim against us will be disposed off. Any further development shall be informed in due course.

          The greedy builder has always been asking for the payments.He showed some different payment plans, there was some different plan at the time of registration & finally asking payment again & again. Always giving dhamaki of penalty on late payments eventhough his demands are unplanned & not which was discussed at the time of booking of flat.

            The builder has not fulfilled many of his promises. As part of the amneties agreement he was to provide Water Heater & Jet Spray in each Bathroom. Same remains unfulfilled. The quality of the construction is really poor with leakages/ sepeages in each flat. The Builder has fraudently registered four socieites for the complex. We the members are constantly in touch with the builders. The exterior plaster has started to peel off. Today I feel why did I buy in Dreams. I regret my decision. Future buyers beaware.

            Its been like a Hell after buying this flat (Bhandup) from HDIL group, at first everything seemed alright, but later on all the construction flaws revealed, i have numbers of photographs where you can see leakages in my room from every corner of the house, even it was latter cleared that the Builder so called HDIL didn't used the basic materials required for constructions like the cement & coarse ( reti) on the walls, just bricks & above that POP, which causes all the leakages, can anyone help us out. There is no help from the HDIL they say as the flat is been sold so they shouldn't be held responsible, I'm fed up of this house..

            Its very unfortunate that there are several complaints against the faulty construction by HDIL. I have booked a flat in Galaxy Apartment at Kurla East. Such complaints have made me uneasy. I have payed a booking amount of Rs. 2, 83, 000 to HDIL in the month of April, 2009 and was assured by the Sales Staff that agreement shall be entered within a period of 2 months. However, 5 months have passed and yet HDIL has not entered into an agreement even with a single customer. The Sales Dept too is not giving convincing answers. There is no courtesy call from HDIL to inform the customers expalining the reason for the delay. No correspondence has been received in this regard. This has added to my dilemma and is raising suspision.

            It is now pertinent for all the customers who have booked flat/ flats in Galaxy Apartment, Kurla East to come together and unitedly raise their voice against the callous attitude of the Sales Department of HDIL. Considering the complaints against the quality of construction and providing of amenities by HDIL, it is also necessary for the customers to see that Galaxy Apartment does not suffer from such shortcomings.

            I too have booked a flat at Galaxy Apartments and was repeatedly following up with the Sales dept for signing of agreement. Recently I visited the site to meet the person myself. I was told that the team for signing of agreement is currently busy with projects at Vidyavihar (Premier Residency) and Andheri, hence the delay. I was also told that the agreement signing will happen by mid October. If anyone else has also visited/spoken with the company, could we know what has been their experience?

            Also, everyone who I have informed of booking a flat in HDIL property, has warned me to check the quality of construction. Are these few exceptional cases of poor construction or is it a regular occurence? Also are there any properties developed by HDIL where the residents have had a good or satisfactory experience? It would be helpful to know whether they made sure of that by coming together and following it up with the builder.
            Dreams complex is third class. There have been incident of a girl getting trapped in lift for an hour and prostitution raket in one of the flats.
            Please be aware of HDIL projects .. the work is horrible .. big cheaters ...

            My friend booked an apt in 2009 andheri project - they said posssion by 2011. Till date only 3 floors have been constructed and its a 27 storey tower ...imagine how much time more they wud take and quality suckkkks big time
            Unfortunately I also got cheated by HDIL. I booked a flat at their new project in Mulund, Majestic Towers. All buyers beware of the fraudulent manager sales sitting there. Before I booked the flat she used to be behind me with regular calls. After paying booking amount, now if I call them they tell me to call later and not to bother them with questions. She also tells me that you can complaint to my higher-ups if you wish but I am the only person and they will also not help you. Then she just bangs the phone down and tells me not to bother her while she is talking to customers and to call up and talk to the front desk only for all queries. Can someone provide me with contact of senior people at HDIL who are decent and will help out. HDIL is the most horrible decision I have taken and I regret it everyday.

            hi guys...i plan to invest into a 2BHK flat with HDIL...this is the Majestic Towers - Mulund project. however after reading comments from lokhitawadi, i am in 2 minds now. They say the project will be delivered in 2012 December and that the plinth is already made. Its a 38 floor tower. Infact they came up with a big ad in timesofindia this sunday.

            Hi guys...we'd booked an apartment in jun 2010 in HDIL exotica where a 20% booking amount (10 lakhs) has been paid to the builder for the said flat. till the longest time they didnt get the agreement signed inspite of regular follow ups there has been no response until recently. We got an sms saying that we've begin the agreement process and we require to visit the site for the same. On visiting the site they throw a surprise at us of saying that cash component of 12lakhs will be required to be paid to process the agreement without which we cannot go forward.             HDIL is the worst builder in India. I booked a flat and their staff is among the rudest in the industry. Their executive screamed at me and hung up the phone since I asked them same question more than once. She also threatened me to complain to her higher ups and said they cannot take any action since she is the incharge and is the only person who can handle queries. I hope they deliver the project on time and with proper construction quality. HDIL is the worst and most unresponsive builder so buyers beware.

            Hello, Ladies and Gents,

            I have booked a flat in HDIL Kurla Premier in K Block in 2009, when I booked it they promised me to handover in 2010 December and paid 19 lakhs till now. The work is stopped in 3rd floor.             This is Sameer Pawar, I have booked flat in Galaxy Apartment of HDIL which is located at Kurla (E). They have promised the possession date as 31/12/2011 & collected 85% of amount, but now they are delaying the possession. We have formed one group of people who have booked flat at Galaxy Apts. and pressuring HDIL's representative for early possession.

            Here's a new chapter to HDIL construction quality, Leakage in flats have been increasing day by day..Where the construction is merely 3 years old & Leakages in almost 90-95% of the flats.


            I believe they are topping up in the list in terms of BAD QUALITY, NO CUSTOMER SUPPORT, NO TRUST & FULL OF CORRUPTION.

            In fact they recently reworked the entrance of POP ceiling of DREAMS Project at Bhandup.

            In all the 4 wings of one building, the ceiling of entrance lobby was cracked & falling down within 2 years of its construction.

            After being reworked over 3-4 months, which it took to finish, Withing no time, in 15 days after the finishing, 1 porting of the POP ceiling fell from almost 25 ft height, fortunately no body got hurt. Same is also being followed in other wings too..

            Buying or Living in HDIL projects seems like a night mare, They are very much corrupted & have no mercy for common people like us.

            I would advise people to think 100 times before they invest into any of their projects.

            Based on our recent meeting with Majestic tower chairman we understod that the delay in construction was due to New DCR rule and sand cost / availability issues. As of now they have all the required permissions. hoping what they said is true.

            I personally feel even if there is few months delay, if they handover HDIL MT with good contruction then it will be most valuable project. good for investor as well as resident who can afford few months delay. look at the price diffrence between MT and surrounding project. it's more than[protected] per SQ ft.. MT is quoting Rs. 8400 per SQ FT. and surronding projects quoting more than Rs 10, 000 / per sq ft.
            Hdil is a fraudulent builder. Please don't waste your hard earned money on any of their projects. Their projects will never see the light of day. They are a bunch of goons who swindled investors in Dubai and have come to India to do the same. You can't even take legal action against them for fear of your life. Don't please don't invest in any hdil or Dheeraj project on Mumbai however attractive the price.

            - Almost 2 years passed not even 5 % completion of project and they have already taken 10% of money from flat buyers and

            construction is stopped.

            No professional ethics : arbitarily increased cost from what was promised at booking.
            - Club membership was free at the time of booking now they are charging 50 K from all flat buyers.

            - Maintenance cost was increased from what was promised at the time of booking.

            - Podium parking was cancelled without any notification and also now they are demanding cash money(Black) for ground

            floor parking on first come first serve basis.

            - At the time of booking they assured of all approvals are in place but the truth is two years past they dont have approv

            - Further to this projects are not approved by any nationalised bank..they would ask to home loan from DHFL at their own

            high interes rates..
            - Forcing the buyers to sign the agreement having the clause that buyers should take NOC from builder even after formation

            of society which is against the law..

            - It spends all its poor purchasers money in sponsoring IPL, SFl and events..

            - From top to bottom staff is corrupt, never responds to your queries ..over phone, email, in person..

            Useless, Third grade, Irresponsible builder... They sell flats and only commence work... maybe our next generation may see the building getting completed...if at all???? Are the housing regulatory body sleeping?? Does India, Maharashtra, Mumbai have no laws? Are the Govt. bodies and administration not aware that they are taking people who have invested their life's savings, for a ride? These builders are thugs...

Every time they committed project will start within 45 days. But last one half year project not started. I have given application for refund last 2month they are not ready for refund.             @Salim3884, Even I invested in this project in 2015 but same situation, they haven't started this project yet. I submit the cancel application and didn't receive my money yet.
            I had purchased a flat in Paradise CIty, HDIL Palghar in Dec 2010. The flat was supposed to be ready for possession by Dec'2013 as per agreement. However there is practically no progress even after 8 years. There is no response from the builder on various email communication. I had visited the site last year and they cited various problems earlier resulting in delays. They said the problems are sorted out and it will not be built on full swing. However there is no further communication even after that. It seems they are suggest buing the time and have no intention to deliver the project, else how can it be not ready even after 8 years which was supposed to be delivered in 3 years. What recourse I have now?

              We all residents living in dreams have paid rs: 5000/- during possesion to the builders of Dheeraj Dreams Complex Bhandup west.

              It has been almost a year and half now that we have been hearing statements like there has been no permissions from BMC for installation of the pipe gas connection provided as a amenity in the agreement letter. The authority responsible for the pipe gas connections is MGL.

              After numerous requests by the residents federation members the work began in the of last few months of 2007. But it was stalled due to unknowing reasons.

              Some of the early few members who shifted into the complex around february 2007 to may 2007, were forced to buy gas cylinders from dealers within the proximity at a fairly higher price.

              For all such members (especially working women)who are residing within this complex for almost the last 1 and half years are having tough times to get the gas cylinders.

              And we have paid almost 2 times more to buy these cylinders comparing it with the amount of rs: 5000/- paid to the builders for the pipe gas connection in this duration.

              Can we as residents ever see the light of the day living in a suburb like bhandup which is within the mumbai judiciary limits to have the daily basic necessities of GAS Connection atleast now?? Or can we have some action taken against the builders HDIL?

              There has been some amount of pipe gas ( external yellow pipes ) laid within the premises, but individual flats have not got the final connection and the installation of meters also is put on hold untill an indefinate period. Can some authority look into this matter at the earliest???

              myself mr.arpit sawant from 2/c-208 have severe complaint about my flat .i have recieved my flat since ast 2 yrs but in improper condition. bcoz from last 2yrs i have several lickage of water in my flat but none of your representative has seen against this work. i have already issued several letters to the maintenance office, customer care but they were unsuccess in there work s i issued one letter that i will stop my maintenance payements & recieved thier signature on it so i am not paying any amount of maintence since this days, and i will not pay only. so i request you not to sent any more maintenance letter to me for paying i will not pay till my work is completly seen and finish fromm that month only i will pay my maintenance so if you want maintenance urgently so please see it immediately otherwise no problem

              Dreams complex is really third class.
              The HDIL Builders had promised a tennis court on the left to the 3D podium entrance, PMC members of the society of 3D have approached the directors waram singh and Mr. Dubey at a meeting some 4 months ago. When they promsied to put some green pastures instead of tennis court in the said land besides the MSEB substation.

              Today its been nearly 3 years we members see people doing their DAILY duties in the open place which is now termed as dumping ground for garabge collected from the DREAMS mall and society buildings. Can we see some action being taken with immediate effect and help in converting the dirty patch of rabbit and plastic into a green place? One of the gate to the society has lot of garabge accumalted at morning hours and a GHANTA GADI comes to pick it up around 9.30am, does this look good and is it hygenically healthy for the residents is a question left for the Society of building 3 to tackle with?

              Is this for what we paid nearly 30 lakhs and get in return from the builders?

              ACB registers FIR against builder, Mhada officers


              MUMBAI: The Anti-Corruption Bureau (ACB) on Tuesday registered a first information report of forgery, breach of trust, cheating and irregularities against the builder HDIL and a prevention of corruption case against Mhada officers in connection with the Bharat Nagar slum rehabilitation scheme near the Bandra-Kurla Complex (BKC).

              Special judge M S Kshirsagar, who was hearing a private complaint filed by Munir Ahmed Inamdar, told the ACB to register the case. Inamdar said the Mhada officers, in connivance with the developer, were involved in forgery in developing the Mhada land and had caused a loss of Rs 5, 000 crore.

              According to advocate Anjali Awasti, the FIR named then Mhada acting chief Subhash Sonawane, HDIL executive chairman Rakesh Kumar Wadhawan and HDIL directors Warym Singh, Satyapal Talwar, Shyam Sunder Dawra, Sunil Behari Mathur, Raj Kumar Agarwal, Ashok Kumar Gupta, Lalit Mohan Mehta, Surinder Kumar and Ramesh Chandar Kapoor.

                This pertains to Dreams complex in Bhandup (W), we have a flat in Dreams and would like to sell it off. Since society is not yet formed, transfer is done by the builder. However, while selling the builder asks for Rs.600/- per sq. ft. that also in cash. Transfer fees are very high. Even receipt for the same is not provided by the builder. Would request you to look into the matter.

                That is the only way the builder can make some more money till the Society is formed. Can't blame him. After all " SABSE BADA RUPAIYYA".
                GO TO CONSUMER COURT AND ASK WHAT IS RIGHT THE BUILDER HAS TO CHARGE RS 600/- PST TRANSFER CHARGES .WHETHER IT IS MENTIONED IN THE SALE AGREEMENT. UNLESS YOU FIGHT WITH THESE CRIMINAL MENTALITY BUILDERS WILL NOT GET JUSTICE.
