Fraud & Non- Refund of rental/security deposit

I have lived at Hello World Nayaab property near Kukatpally metro station, Hyderabad from 02 Apr'23 to 27th Apr'23. I raised my move out notice on 27th APR' 23 as i could not stay any longer due to lack of hygiene & too many cockroaches.
As per 30 days notice policy, i initially planned to move out by 27th May 23 which is rent stop date as indicated in the app.
Within 3-4 days of notice, i have been asked to pay May'23 rent...

Security Deposit Refused to Refund

Deposit not refunded. The notice period of moveout is 1 month. But refusing to give security deposit. I asked them to deduct the shortfall in notice period but they want to recover the full amount from me....

Helloworld Technologies India Pvt. Ltd. sent us a mail on 13th Feb'21 about an increase of the rent from 1st March'21 due to market demands in one of its property named 'HelloWorld Daffodil' in HSR Layout, Bengaluru. Although I have a rent agreement created on 13th Dec'20 which is for the period of 11 months i.e until 13th Nov'21 at a rent agreed on INR 10, 000.

They have issued an immediate 40% rent increase from the following month i.e March'21 which makes my rent go up to INR 14, 000 from the initial agreement of INR 10, 000.

This is unlawful as the rent agreement clause 12 clearly states "ENTIRE AGREEMENT: The terms and provisions along with any annexures issued pursuant thereto form the entire and final Agreement between the Parties. No modification, amendment, or waiver of any provisions of this Agreement will be effective unless made in writing with mutual consent."

However, their counter-argument for this is clause 17 from the rent agreement which states "HelloWorld reserves the right to modify, suspend, or discontinue temporarily or permanently, some or all of its policies as it may deem fit, with respect to any or all users, without any prior intimation."

To this clause, it does not mean RENT can be increased as per their wish, if it was, they should have mentioned it explicitly. Also, RENT is not a policy else what's the agreement for then?

Now to all this, they say you can move out if you're not willing to pay the updated rent.

We all can see what they are up to here, with just 15 days of notice they want us to either pay the updated rent or move out.

With this, If I now choose to pay the updated rent for the remaining period of 9 months until the rent agreement gets over, I would suffer a loss of INR 36, 000.

Else If I choose to move out, they will charge INR 5, 000 as move-out charges. Also, I haven't added the moving charges which I would have to incur just because of them.

On top of this, it has added mental stress on me working full-time to search for other accommodations immediately which is really difficult for me right now.

They are all doing this for entirely their own benefit to reap as much as they can from the tenants lawfully or unlawfully. Otherwise, they always have an option to evict you anytime.

For the resolution, I am currently looking forward to:

1. Staying at the same rent i.e INR 10, 000 as per the agreement signed until the term gets over i.e 13th Nov'21.

OR 2. Staying at the same rent i.e INR 10, 000 until I find better accommodations to move in with no move-out charges levied.

    The hostel hello world marie curie haven't refunded my security money nor they are picking up their phones. Its been a month since i left the hostel but they haven't refunded my security money so i request to look into the matter. I have talked to the warden and she said the money is non refundable as i have left the hostel without telling them a month ago but i have to do that as the rent money was very high and conditions was not good

      Sir,
      I, AKSHIT KUMAR, stayed in a rent hostel since july, 2018 named NESTAWAY PRIYANSH(room no.-228)
      (currently changed its system and named company as HELLO WORLD & hostel named as HELLO EINSTEIN) in KOTA, RAJASTHAN.

      I left it on 28th April, 2019.

      Based on policy within 7 days of move-out from rent i should receive Rs.10, 500 as Deposited Security Money and Rs.700 for leaving two days before the end of April month that means subtotal Rs.11, 200 I should receive in my account(details submitted to them)

      I called assistant on and on regularly but he use to refuse by giving his own different non-sense fake issues & telling particular next dates to receive my amount, sometimes he pretends that he is not getting my voice- for this i have to contact him through student staying there and sometimes doesnot pick up my call.

      House Owner is more-over smart who never picked my phone since day I left his rent.

      I also visited them on 12th may to get my money whether cash or account transfer but assistant declined by showing his phone fake written note that I will receive on just next day.

      Yet his refusal goes on.

      Heared from other student that employ had cuts more money on card payment and said it was mistake & this extra money will be transferred in his account but same case he didnot receive his money.

      So please help me out but I am just a student and my parents out of struggle paying for me.
