I had transferred 50K as EOI amount as requested by Anil Chaudhari - star Estates and Aditya Kaul - M3M for the project M3M Cullinan on 17/03/24. I was told it was refundable and was used to block the unit.
I have been seeking refund since I don't want to pursue it further due to unforeseen circumstances but I have not been getting it refunded....

Not refund the booking amount
I had booked the m3m antalia 3 bhk in the sales office and done the 1 lakh payment on the spot on Oct 2023.
Within 15 days I cancelled my booking but still not getting refund.
His sales person is not picking the call.
I am chasing till now.I will go in consumer court now.

M3M Antalya Hills 79 sector

I received the demand letter from M3M which is also attached in the email
on 8th June. and in a timely manner I have shared the same with the loan
team of IDFC bank for processing (Bank Tie Up with M3M). Bank took all my
original paper for disbursement of loan and loan paperwork/verification was
completed.
I gave the first demand letter to the Bank on 8th June 2023.
I discussed with an IDFC Bank executive and they said some issue is
going on with M3M and they can't process any loan. Everything has been put
on hold.
Now it's not my fault and I am not responsible for any delay in payment or
late fee with the M3M Antalya project, due to the issues between M3M and
Bank.
I written the below email to M3M…
M3M has lost its Brand image and has significant impact on the
ongoing projects reputation as well.It is now hampering our investment and
hard earned money. I would like either M3M to compensate for the downfall
of our investment in market value of M3M Antalya. or
* cancel my unit and return a full refund with Interest.*
*I asked to process to Cancel the unit in M3M Antalya Project but they refused to cancel and refused to refund. If Indian govt can take action than it will be great for us.

Not able to enter in my appartment due to inactiveness of M3M
M3M — Not able to change ownership
I had bought Flat in M3M Marina in resale. I sent my all registry documents and cleared all pending dues. Afterwards after a month when I had to do some work in my Flat, they told me I still don't have the ownership rights and I have to do mutation with the builder. I called to their mutation office and after my 3-4 days attempt, the Gentleman told me to send me email, I have already sent emails 4 times but unfortunately no reply. I am loosing lots of time and money as I do not live in Gurgaon and I have to trvael from another city. It is nightmare to go through the process of M3M where they do not support once the Flat is sold. It is absurd that you can not use you Flat even after investing a hefty amount.

On 30/7/2020, Fahad Khan of Squareyards Consulting Ltd (Gurugram) who are brokers for M3M said that a scheme for M3M Marina project was likely to open with a discount for those who register for the scheme for purchase of flat.
Fahad Khan said that the EOI amount was 100% refundable within 7 days of withdrawal of EOI, and also sent email on 30/7/2020 to confirm this.
As advised by Fahad Khan, I transferred Rs.25000...

Booking Amount Refund

I have booked 3.5 bhk unit in M3M soulitude sector 89 Gurgaon and paid 50K on the spot (via online transaction) and gave cheque for rest amount on 23 Jan' 22
Due to uncertain reasons I had to cancel my booking next day. I have communicated to Channel Partner to release my unit for other buyers and initiate my refund. I have shared msg, email etc. But I have not received any response from neither channel partner nor M3M sales team. They are not even picking up calls. This is really very unprofessional behaviour frm M3M.

false promises and untenable commitment

I want to draw your attention to two unequivocal things that have lingered on for some time and I would request a closure on the same.
1. The property purchased was on subvention and under 5:95 payment plan. I paid 5% upfront and almost 75% was disbursed through ABHFl. There was an additional demand note of around 5, 3 lakhs which was generated and was subsequently not honored by the bank due to unavailability of funds. The banker also discussed with the CRM and I expatiated at length with the CRM representatives for my account to obliterate this and the matter should have been nipped there and them.
To my chagrin I receive a demand note couple of days back with almost 80% interest charged on the same. This is plain preposterous and despite having spoken to the the concerned and agreeing on stalling this and moving the same amount to the final dispensation. This seems to still continue unabated and I want you to please look into this.
2. The subvention that was supposed to be till possession, but the delayed mired this without subvention being extended. I was forced at the eleventh hour to opt for moratorium and now as the moratorium ends to pay up for the EMIs till possession is offered.
I have talked and written adnauseum on this, but M3M is supinely indifferent, neither are calls being picked nor are messages being replied to.
I don’t what the eventual resolve but I implore you to kindly look into the concerned matter and issue appropriate steps to mitigate this.

Delay in possession
I am seeking help of all people who have invested in M3m projects such as M3M golf estate and have not got posession so far. I have a case going against M3M in national consumer forum. if someone wants to join the fight against the builder, get in touch with me [protected]. sms me first

Directors of M3M Company Mr. Roop an Basant Bansal have taken the land from various farmers in the Badshahpur area of Gurgaon by forging documents. An FIR has been lodged in January 2011 was lodged against them in Badshahpur police station. No action has been taken till today. Kindly help me in solving the problem....
