Wrong mentioning of parking number
Wrong marking of my alloted parking no in Joyville howrah
Inspite of personally highlighting this error at the time of handover again my parking space is wrongly marked as 228 whereas as per allotment letter and attached plan it should be 167.
The issue still remains unresolved after continuous and regular follow up and several mail communication

Township in bavdhan
I submitted a cheque of 45k to Mr. Shubham lagote who is sales manager of shapoorji, he didnt gave any receipt and on asking said this is just an assurance of true buyer and told me that backend team will call for demo flat and scheme explanation.
They told me post this after your approval we will produce the cheque.
To my surprise 20 days passed no CRM AND SALES contacted me and they produced the cheque in bank.
Wow whata wonderful mechanism u have to loot the hard earned money of the normal people.
Shame on u guys..

Fund diversion by builders M/s BSHDPL of “Sukhobristi” project at New Town, Kolkata
Sirs,
M/s Bengal Shapoorji Housing Development Pvt. Ltd. (subsidiary of Shapoorji Pallonji Co Ltd) in 2007 had been allotted 150 acres of land at AA-III, New Town, Kolkata by West Bengal Infrastructure Development Corporation Ltd for construction of mass housing project. As per agreement with WBHIDCO, M/s BSHDPL was supposed to build around 20, 000 flats in 9 phases. HDFC Bank had entered into tie-up arrangement with M/s BSHDPL for sanction of housing loan to the apartment allotees.
But even after 12 years since start of the project, so far M/s BSHDPL has been able to complete only the first 4 phases and complete handover of apartments to the allotees of first 4 phases only. All kinds of construction works are stalled for over a year now. They have even shifted all kinds of construction equipments from the site. A single visit to the site will reveal the true picture. Now the “Sukhobristi” project has turned into a fraudulent scheme by M/s BSHDPL, who are deceiving gullible public with misleading advertisements of lottery schemes for flat distribution. Actually they are diverting funds of home loan borrowers to overseas bank accounts and tax havens.
Soon this Sapoorji group will be in the news for all the wrong reasons. “Sukhobristi” project and Sapoorji real estate will be added to the list of fraudulent builders like Unitech, DHFL, Amprapali etc. Several court cases have been filed in the consumer forum for delay in handover of apartments. Few of the home loans have already turned “NPA” at other banks. Local officials of M/s BSHDPL like Mr Rajnikant Chaturvedi(@[protected]) and Mr Rana Gupta(@[protected]) are not traceable over last few months. Moreover this M/s BSHDPL have even altered the clauses of the Tripartite Agreement to suit their needs without any knowledge of the bank or borrowers. Registration of sale deed is pending for months, even though M/s BSHDPL has already taken the amounts intended for stamp duty and other registration related expenses. It has been revealed that M/s BSHDPL has not submitted the amounts collected for the purpose to the concerned registration office at Rajarhat, North 24Parganas. Due to all these malpractices SBI has already stopped further disbursement of installments for this project. In these circumstances HDFC bank is also expected to act ethically and not haunt lower and middle-class home loan borrowers for repayment of home loan dues of apartments, whose handover are long overdue, due to no fault of the borrowers.
However HDFC bank is still releasing home loan installments to this builder without any verification of the actual construction work undertaken. In some instances this M/s BSHDPL have even claimed multiple installments in a single month, contrary to the agreed upon terms & conditions of disbursement of installments after verification of floor-wise constructions of the allotted buildings.
Please initiate measures immediately for physical verification of the construction site and stop release of any further funds till completion of actual handover of apartments of phases whose delivery deadlines are already over. More importantly seek legal recourse against this defaulting builder in case normalcy of the construction process is not restored soon to protect the interests of the bank and its borrowers.

Sub: Adopting not ethical methods in the process.
I, Rudrani Chowdhury am an executive working for M/s Tata Projects Limited. I joined the company in July 2018.
In my eagerness to acquire an affordable property around Kolkata I had applied for the Spriha class of housing in your acclaimed project under BSHDPL.
In my declaration for the application, I had mentioned about my IT return for the financial year 2018-19, because I have been employes only from JULY 2018 though it was mentioned that allotment was to be determined on the basis of annual income for the financial year 2017-18.
I do not stand to be selected for allotment of Application No: 120456 -- Apartment no. H/106/0405(Spriha) at Sukhobrishti, Phase 9 vide your letter Ref No. P9/120456/IFD dated 08.06.2019. I was astonished to see that i have been selected.
Accordingly, I submitted the necessary documents as per the GTC applicable. My eligibility in the draw of lots had convinced me that my IT return for 2018-19 was accepted as my basis of income.
However, subsequently, I received calls from Shukhobrishti office (Mr. Palash Mitra) asking me to furnish my IT return for the financial year 2017-18. I had filed my IT returns for the financial year 2017-18 declaring therein the meager sum of INR 3000 per month that I used to receive from my family to sustain during[protected] post graduation course and also because I had started to file TAX returns for availing the IT return for the 6 months internship that i had done from Dec 2015-May 2016.
I promptly sent the scanned signed copy of my 2017-18 IT returns. Following this, I once again received call from Shukhobrishti office(or from Mr Palash Mitra) to send my IT return for 2017-18 asking me to declare that I was a self employed person filing income tax knowing that I was not. That scanned copy of my signed declaration was also sent to you through email though it was never confirmed or acknowledged. Thus this made me realize that it was not accepted and I was not eligible, as this is not by ethical means.
As i was worried, I re read the GTC (Provisional), Point no. 9 attracted my attention which specifically states that if at any stage it is found that the applicant had applied although he/she was not eligible, the allotment shall be cancelled summarily.
I am apprehensive that my eligibility for draw of lots and subsequent allotment of apartment on the basis of IT returns for 2018-19 might always remain as a sticking point in the future.
I have just begun to step in my career and I believe I need not indulge in any impropriety-however subtle it might be, at any stage of my professional life.
I request you to consider my case sympathetically and consider me as ineligible for the draw of lots on the basis of IT returns furnished for 2018-19 and refund my application money accordingly.
Will be awaiting your response.
My 5 mails to kolkata.[protected]@shapoorji.com have remained unresponded to and two mails to [protected]@shapoorji.com have been sent back as the mail ID doesn't exist.

Everyone today is working extremely hard to provide good livelihood to their loved ones. Investing in property is one such asset for your loved ones. All the hard earned money of the middle class individuals goes in vain when there is delay in construction, delay in possession by the so called reputed builders.
All concerned are urged to immediately register online and lodge complain against this builder at https://consumerhelpline.gov.in. Toll free nos: [protected] or 14404. It is the portal for Department of Consumer Affairs or National Consumer Helpline.
With builders coming under the clause of being a service provider, the process of filing a consumer court complaint against them is the same as with other service providers. To file a complaint, you need to keep in mind the following steps:-
1. Send a well drafted legal notice to the builder stating your reasons of discontent.
2. Await for a response for a stipulated time from the builder.
3. On likely no-response, prepare a petition stating facts and evidences with the help of expert legal counsel.
4. Approach the Honourable Consumer Court and file your petition against the builder.
5. If any fraud or misrepresentation has occurred, one may also file a police complaint.
