True, this builder is cheater, they take good amount of money but the quality of construction is very bad use very low quality material wood, cement, wires and siwtches

dont buy with these builder and have many legal issues
We have purchased flat in splendid elite in block d, as per construction agreement date the possession date mentioned is Jan-2016, as of now the builder not handedover and the payment was done correctly, now when we asking compensation for per sqft, builder talking nonsense...
pls dont buy any flats in elite, the construction quality is very poor, very low quality wood material, low quality walls, windows, wires

dont come with fraud builder, while booking the marketing team talks very smoothly then the builder starts harrassement after agreement

OC & Service Tax Receipt & VAT Receipt not giving

Please take strict action against the Splendid Group. They have taken money in the name of Government taxes but till now they have not given the receipts.

Dear i have also booked a 2BHK apartment from Splendid builders in 2011.but still they have not completed the construction. i have visited so many time in construction place they are doing very slow work .

This is praveen kumar, I have booked a flat from Splendid builders by given the 2.5 lacks as the booking amount to them. dear i have spend our 3 year for getting the possession of the flat from Splendid builders. still my half of the document are not given by them.

The most fraud and cheater builder in Bangalore is Splendid Group, I have been suffering from past 3 years a lot along with all of other flat owners due to the worst deal with this most evil builder. This builder has no fear of law or anything as he is has politicians support and he is using the political power in real estate. Even all payment have done to this Splendid builders and developers after 4 years this organisation is not interested to complete the flats and its basic amenities which was given by them at time of booking the flat. So many visits, calls and letters to this evil builder, have gone with no response from them. Kindly think on above said points before booking any flat from Splendid builders bangalore.

Splendid Group | Real Estate Builders & Development in Bangalore is only cheating everyone who has invested with them. I also got cheated from this builder by booking a 2 BHK flat in 2009. The reality of this builder comes to light after finding the booking amount from customer. They play with customer like frequently demand of flat many installments, increases in flat price, no response on any the requests etc. All these things happened with me in 2009 when I booked a flat with Splendid Group Now I have cancelled our booking from this builder. But still I am waiting for our money which we paid at the time of booking. If any of you are thinking to book the flat in Bangalore first think about my personal experience with this Splendid builders near Bangalore, Karnataka And you should go for old customer reviews that are living in old projects of this builder. After that you would know entire things about them.

It was a nightmare for me and my family for dealing with Splendid Group.We booked a flat in their first project Splendid Royale in HSR layout.Previously they operated under name VS developers...This was their first project under Splendid Umbrella.This was a Joint property development project...Most o[censored]s who brought the flats have realized that they don't have much construction experience...The funny part is the site engineer doesn't have any construction knowledge. He is there because he is with them for last couple of years...There has been lot of design and structural defects in the project...Quality has been compromised on lot of things..One point of time customers have to suffer because of the issue builder had with land lord...Landlord went to an extent of stating that they have cancelled the GPA...This made us panicked and most of the customers registered with still 20% of the work remaining...Even to start the wood work they were behind customers to pay the balance 2 or 3 % to give an NoC. There is no professionalism in their work . The person who handles registration only speaks telugu.The worst part is the the person responsible for the quality is only bothered about his commissions and his cut of money. All the cheap labour they get from his native and use in the project, ...These people doesn't have basic construction knowledge...They compromised on lift quality as-well..They have installed a low quality lift which is erratic at times. God Knows what the status of other projects...Splendid Eternity and Skyline...I just heard that they started another project by name Splendid Lake Dew and the same site engineer is the incharge...You should see the logic behind their swimming pool construction...any sensible person will laugh at it...it was designed by seeing google images...Apart from that they constructed 2 illegal pent houses.Initially when customers raised the issue they gave a clarification that that will be handed over to the society, after the registration they are now stating that the flat belongs to them...We made multiple visits to their office but realized its waste of time...Attached is one photo which talks about their engineering capabilities...Iam not here to give any suggestions, just want to share my experiences dealing with them..Just want to say one thing...Think before invest

I am posting the same comments everywhere so that everyone is aware of this hopeless builder, who thinks outside the box.

Never ever rely on this builder. They will employ people just out of some college(no civil engineering) and project them as Project Managers. Literally created a mess at Splendid Eternity. Committed lot of things when booking was done.Here are issues:

- Still no body has occupied the flats, there is seepage issue everywhere

- The height of the ceiling varies from apartment to apartment, because of which there is 4 inch space between the floor and door for many apartments

- they will put broken tiles and will never replace

- GYM is so small, that only kids can go there and do exercise

- party hall is like store room

- cracks have been developed at many places

- electrical work is a mess

- there is leakages at many water points

My suggestion. Never book any flats with these guys. I should have put in extra 10 lakh, could have got superior product.

I completly agree...Its worth spending additional 20 lakhs and go for a better builder...Iam also one among the customers who booked their...It was very bumpy experience .The kind of pain we gave gone through because of Builders attitude cant put that in words...Unskilled, were employed, Supervisor was bothered only about his commissions . Don't know their logic of constructing bathrooms at elevated levels, Play area sand was used to plaster the lift area...that pathetic it was...Some houses the roof is slanted, you get all the promises when you book ...you realize those were just promises and will never be a reality...Lot of deviations from the approved plan...STP was promised never installed it...Initially promised branded lift, installed a local lift...swimming pool was never designed by an expert...Sepage issues...the list goes on...

I feel i have been cheated by this builder...minimal quality standards were not followed ...all the people who work at site were people employed have little or no construction knowledge...at splendid Royale the site engineer is one of the reason for the big mess., unfortunately the fact is he is only bothered about his comissions you know what he ihas been promoted what an irony .

Please don't believe to some who have posted wrong information about Splendid Royale ...These simply post wrong information about the project just for some personal reasons ... of work is also worse and there were no marketing executive over there
to interact, do some one expect such kind of company glow in market. The
price is too much for that dump yard location and also electrical high
power line passes in middle of the place with some nasty noise from the
garages over the place, there is also a masgid (mosque) adjacent to the
main gate,
RAMZAN time heavy crowded and noisy, .
There is a JCB office also with heavy vehicles, lorry’s in front of it
with all such defects their price is 4000/sqft, very pathetic price doesn’t even worth 2500/-sqft,
Visiting the place was just a time waste.

The comment on 5th July, 2014 is from Landlord's/Builder only. And you can make it out clearly how their attitude. Request all buyers don't fall into their trap, I'm a residence of Splendid Royale HSR layout. They promised a lot but still we are staying here with a lot of open issue that both landlord's/builder not responding and they simply cheating the new customer as well.

I'm the same person made the comment on July 20 in the name of Mr.Splendid (The reason why I'm not revealing my name because anyway I have to live here, after spending lakhs of rupees and don't want any threading from Landlord/builder)

If the builder/Landlord believes all the comments we put is a fake, dear new buyers ask him to show the OC. If he is able to produce I will reverse my word/comment. Does he have the courage to do that??

I understand we cannot expect much from small builders, but the most basic things should be up to the mark like cable wire connection, proper water outlets, lift should be safe, electrical wiring, no cracks etc.

I am just trying to save the buyers here. Please do not think i am from some other builder.I will be posting the issues on a regular basis with pictures as evidence:

Here are some more issues:

Inside the Flats

- no proper water outlet for balconies which results in stagnating of water during rains
- very bad plastering work done resulting in waves formation
- many switches still not working and some points do not have connection
- water leakages at some places, but a major issue
- we can see beams running across the room which gives a very bad look
- tiles in the utility when wet changes color(strange but reality)
- broken tiles not replaced
- elevated bathroom floor(which helped them in saving atleast 50 lakh)
- doors are not fitted properly, there is lot of gap between the floor
- cracks have developed after 3 months
- lot of dummy electrical points
- cable connection not working because they messed up the wiring
- same case with Intercom, literally messed up, still no connection yet


Will post the other issues later, getting late for the meeting. I am so frustated that i do not want any one to go through such painful experience. Literally i cannot sleep sometime because of Splendid Group, and keep regretting the decision which i made which was my biggest and worst decision of my life. Not sure how these people can sleep after so many curses from the buyers.

One thing in life everyone should understand and that i have experienced. If the money which you get is not intended for you, then for sure it will go out of your hand in a way or another. This Splendid Group owners will loose money pakka, either for treating themselves for any disease for which they will have shell all their money or one of their project will have no buyers.

Awesome real estate company...cost effective...timely handover...dont go for -ve comments...you will find -ve comments abt top builders too...

i suggest i suggest all of you, dont spread negative comments against your builder or appartment, that will keep reduce the cost of your property in future.so i[censored] have any consern please reach out to concerned person and get your work done. i am a existing customer of this builder..these negative comments are being spread by few people who has problem with the land owner...so kindly dont discourage other people from buying flats here ...also as a investment point of view dont spoil my future investment...

plz keep touch from ur heart, tell ur flat value got inccreased at least 30 to 40 %, i too agree u paid the intrest, but ur r in profit, as my experience am a existing customer of splendid skyline, for my project also got delayed by 3 months, due to am not geven the alteration, tiles and paint colour selection on time, not only me most of did the same . any industry will not able to give 100% customer satisfaction,

I have posted the complaint with a wish that builder provides me Ocuppancy Certificate,

I have made multiple requests to remove the complaints, after some research I found that this site is not the right platform for consumer compliant redressel...This website is not running from india, No means to contact them...After reading online comments I have realized that this one of several consumer complaints sites operating with no legitamacy. where you will not have a chance to remove the complaint...

I even read you need payment to remove the complaints... which they try to get from the businesses

serious action has to taken against builder, when we pay VAT & ST, should be provided receipts or should give back money, legal route is the best option at-least other customers who are paying the VAT & ST must stop immediately
