[Resolved] Ansal API — Property possession | |||
Hi, I had purchased a villa at Ansal API Lucknow in April 2008 and expected to get the possession of the house in 2010. The construction in that block where I purchased never started till 2010. I am paying the EMIs till now and could not get tax rebate of the Intrest part also due to this. When I approached the marketing team, I was bluntly told to wait 2 more years. I waited for 2 more years i.e., till 2012. Now 4 months back I again inquired about it and after N number of followups I came to know that the block in which I was located the villa is having some issues and no contruction has started till now. I spoke to the marketing team and since last 4 months they are just asking me to wait and wait instead of providing me a relocation. They do not reply on mails and after 10-12 mails they just reply saying we are seeking options for relocation. I have totally lost trust on them and feel cheated. If I cancel my booking I will again be at a loss. Only option is that they provide me a builup villa in some other block since it has been more than 4 years now. Was this information helpful? | |||

I too have invested in this project and am paying heavily for my incorrect decision.
I have been sold a plot in sec 3B, and land on which it is, has not been purchased by Ansals.
Even, once the farmer whose land is this was also at that place and he totally disagreed to sell his agricultural land to the company as he feels his land is gold mine.
That means, Ansals have sold me a plot situated on land belonging to another person.
Cheating is what law calls it,
But Ansals says a true businessman is one who Gains without investing his money.
The Railway overbridge & 105m wide road are pending too.
There is no mention of Possesion time nd late possesion penalty in the agreement.
A totally baseless 12% freehold charges are also imposed.
To add to dismay, Ansals are continuously sending letters threatening "CANCELLATION " & FOREITURE OF 20% EARNEST MONEY.
Even, Pvt banks aren't financing.
I had applied for a home loan 4rm Indiabulls HFCo. and had deposited a fee of Rs. 5613/- to Mr. Rajendar Prabhakar, Sales Manager, who assured me that he has seen my documents and loan wil b sanctioned in 7days as the project is pre-approved by them. I, prior to applying for loan, had verbally Communicated to him about the Land title defect nd had even shown my documents such as ITR, Resi / Business proof, etc.
And after 2months they rejected loan application giving excuse that I'm nt eligible 4 a home loan. And when, I asked a written reason for rejection, they simply refused to give. They also refused to refund my processing fee even without sanctioning loan application.
Ansals nd its project financers have hands in glove in these Fraudulent activities.
I m nt able 2 see Any way out, I m stuck badly.
Kindly help if any1 has any solution...
