[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Dreams of Apna Ashiyana is shattered by fraud builder who is highly politically connected.

1.BPTP a Delhi based builder opened booking for Independent floor project named Elite Floor,
Located at sector -85 Faridabad, during recession period of 2009.

2.Initially BPTP had planned few hundred floor to be booked, but due to attractive price, they got over blaming response and overbooked 5 to seven times from initial plan.
There is fundamental question that can BPTP book any project without map or layout approval
From HUDA/DPT, If They had, how was HUDA/DPT approved the project Elite Floor, Which was
Initial Planed for only few hundred floor.

3.After almost 2 year passed, thousand of customer didn’t get their floor.

4.Rest of people got their floor after 6 month of their booking by a draw, process of said draw
Only known to BPTP .

5.They have allotted floors in all sectors which is against the initial plan mentioned in the project
Brochure .

6.After almost one year past they imposed fresh PLC charges which are not mentioned in
Application form and raised nearly 50 to 100 cr.

7.They forced every investor/end users to sign one sided agreement and amendment and affidavit with threatening letter to sign otherwise we will cancel our floor.

8.After almost two year passed, they have increased the area of floor without increasing a single
Sq ft in original plan pasted on agreement. Even construction o[censored]nit is not complete. again with threatening letter, pay or otherwise will cancel our floor. As BPTP now realized that reality market condition has improved and want to robbed as much as money from park Elite customer. By this Demand, they can easily robbed as much as 200 to 300 crore. Is BPTP is so strong can loot this 200 to 300 cr with out having govt /or any political pull.

I have some fundamental question.
1.Is any construction company can book or start construction without approval from govt authority, Who is responsible to plan and maintain the said City/town?

2.Is any company denied our fundamental right to protest for injustice?

3.There is no control of public dealing?

4.Can we forced to sign one sided agreement?

5.Can any service provider increased cost of service by 50% as agreed initially?

6.Is reality sector will not be regulate to get rid of this type of mafia?

7.Is not necessary to mention every cost to application form or project brochure?
8.Is flat buyer agreement should not protect both parties?


9.Is there is no way to tackle this type o[censored]nethical and blackmailing business practices?
I know some of Park Elite floor customer raised this question with BPTP management and fought for the
Cause. But in the end they have justified their interest only. But this is absolute right that not every person is Anna, why any body fight for others.

I don’t know, how much we will success, but we should do some Dharana Protest in front of BPTP corporate office, because we had forget our fundamental right to protest for injustice but we all are woke up by Anna from a deep sleep. I am ready any day/time.

I got allotment in Park Elite Z Block almost 2 years back. But since then there is no construction activity seen in Z block. Can u please let me know the latest update of Z Block in Park elite floor as BPTP customer care are not giving satisfactory answers about Z Block.

Indian govt should not let builders and construction company to open the project for public until the company gets the all necessary govt approval.
If govt wish, it can do anything, same like in foreign countries, rules are very strict and chances of frauds are very minimum
Any one have the idea about BPTP's elite floor in Z block, Sec-80 as til today there is no information regd same from BPTP .When ever I mail them they just simply say that construction is process as per blocks so Z block will be starting at the end. But some of guys r saying that there is some issue wth land ?? Pls any one can update me regd same...as till today I have paid 35% of basic value ..I have been allotted 1st Floor in Z block of sec 80...How much time they wil take more?? Should I wait ?? THIS IS A CONSTRUCTION LINKED PAYMENT PLAN.NOW I HAVE PAID ALL 23.39 LAKHS BUT RECENTLY BPTP HAS RAISED ANOTHER DEMAND OF 5.5 LAKHS SAYING THAT ALL OCCUPANTS SHOULD PAY FOR ANOTHER 202 SQFT AREA WHICH COMPRISES OF SHAFT, TERRACE, BALCONY, BOUNDARY, STAIRS ETC. THIS AREA WERE ALL SHOWN IN THE COMPANY BROCHURE AT THE TIME OF BOOKING MEANS INCLUDED IN THE BUILT AREA.IN THREE YEARS BPTP WAS SILENT AND NEVER MENTIONED ABOUT THIS AMOUNT. THIS DEMAND IS ILLEGAL AND FRAUDEROUS.THEY ARE CHEATERS.

IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT.

PLEASE DON'T BOOK ANY PROPERTY WITH BPTP AS THEY ARE CHEATERS AND FRAUDERS. THEY HAVE CHEATED LOT OF PEOPLE BY EITHER OVER BOOKING OR BY INCREASING THE TOTAL AMOUNT IN THE END. BPTP IS A CHEAT COMPANY.

Haryana Govt — No Timeline for Making the road

Its shame for us to said we live in CM City i.e Rohtak
We dont know that huda govt gave contract to build road specially(in between old bus stand to jind road) but from last 3-4 months they came and break complete road but no time line for make this road.
Well the road break by there contractor is in good condition but when its time for make they dont have the timelines for it....
Well at End we only said that if they dont know their responsibility then at the time of Election we better tell..."Say no vote to Congress den"

BE42/118658 in the name of sh. sushil kumar but now after paying the third installment the floor no., house no., block, sector have not been declared to me. I got information that bptp is going to put demand for increased EDC/IDC by the rate of 385 Rs. / SqFt. Did anybody receive any demand letter ? Please advice, it's neat cheat ..

Somebody please advise what action could be taken against BPTP who has totally changed the design of my flat. Now room size has reduced and balcony size has increased. Dont know why or who has recommended this design. I want to return this flat. I have taken loan from HDFC. please suggest the procedure how can we return or saleout.
I have SF in P block.. 180 sq. ft. did anyone has idea when will be the possession & any construction update. Also, BPTP should have made it 2 BHK rather than 3 BHK for 180 sq.ft. as the room sizes are very small.

I am having a g[censored]nit in elite floor. Does anyone know that how much extra money bptp is going to charge i mean increased super area charges approx 6 lacfor a 300s qyard unit & increase edc/idc @385 per sq feet = 5.5 lac approx.Please share ur views.

Also, Rohit I never believed anyone when other people said that u r a person from bptp, a dealer .blab.blab...But since bptp has imposed extra charges for super area u have stopped comments on this forum. R u in shock as ur premium went down or ur a dealer of bptp., .???? All the complaints seems to be a pre planned conspiracy to defame a reputed Company like BPTP. We have invested in three properties in Parklands and have found no issues. Even my friends & relations who have purchased earlier are quite happy.

sir, my case is more serious because my flat in bptp was alloted in the year 2009 in sector 85 block E and till date i have paid appproximately Rs.20.00 lac to bptp by raising housing loan from hdfc housing finance. i have not been handed over possesion of flat and when i visited the site in block E it is not clear where my flat is and nothing completion like development is there in the area. I think bptp is playing frauds with the customers. Kindly let me know if flats in block E are complete and when possession is being handed over to the customers. I think bptp will clear the position to the public.

This is Imran from Gurgaon. I had booked a 300 sq yd elite premium floor with BPTP in 2009 for Rs. 24 lacs and paid first three installments (approx. 9 lacs) much before due date. Later I came to know that I was not the lucky one to get selected in the allotment draw - ?????

My question to BPTP is that - why do we have to participate in a draw if we have already booked a unit - BPTP is not a governmental agency like DDA or HUDA where allotments are done on lottery basis. If we book a flat or plot with private builder - one unit is secured - draw can be done only to ascertain a floor or flat not for allotment.

Secondly, how can BPTP increase rates.

Thirdly, how can BPTP sell more units than available. They had 800 units but did bookings upto 4400 units.

Fourthly, how can they put a clause of not selling your own property.

Finally, all elite floors are supposed to be build in sector 84 and 85 which they shifted in remote location.

I had never dreamed off that a big town planner like BPTP will do such fraud practices with its investors.I really feel cheated by them.

Can anyone suggest me the way out.
