[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. I'm also in same situation. Initialy it was 876 sqft now it's 1026 sqft and it will cost aprox 4 lac exta. Don't understand what should I do? Please help me out.

Even I have received this new unexpected demand of approx 3.5 lacs, due to increase in superbuild up area from 876 sq ft to 1026 sq ft. It is really surprising, that how come construction can exceed the area beyond the dimensions mentioned in the layout drawing, it means they are not following any engineering principles at all while construction. It seems to be some manipulation on builder part and how come it is exactly 150 sq ft extra?

I feel we need to take some legal opinion in this case. Any legal expert who can help us out in this problem and guide us what needs to be done?

An increase of such an area measuring approx. 20% more than the area shown at the time of booking doesn't seems to be appropriate that too without giving the revised layout plan in the communication. The layout plan should be given and the matter requires to be discussed at BPTP. It is not easy to arrange such a big amount and that too within a short notice of 20-25 days. It is requested to be in touch to sort out the matter because it is not easy to arrange such a big amount.

Are you shocked BPTP has raised an un-realistic demand by increasing super built up area,
Be prepared for the 2nd shock. They are going to release another such demand. Not necessarily on the basis of super built up area but they would give some other reason in the new damand. Their aim is to extract another 7 to 8 lacs from each owner.

I am little shocked to see such commets from Vishal Gupta that how is he so much sure that they are going to do so. Is he in managing directors of BPTP or Chawla ( So called owner of BPTP) shared all this with him. Here we are putting out thoughts to get a common resoltuion for a very common problem about BPTP not to get his lines that they are going to ask for another 4-5 laks.
May god give Vishal a new demand like same, so he will be happy in his own view. But I am not sure about this.

The only new update I had is that we few guys tried to meet Vineeta, who is taking care for this project and she simply said that it was well written in the agreement and we only signed this and in the very usual common way, she said that if you are not willing to pay, you can quit. She said you may get 7-10 laks as premium for your unit.

What we concluded after wasting ( I have to say wasting, after reading such silly comments of Vishal) the whole day, that most of the elite floors are having very good location in comparison of their newly launched Parkland Pride, where a 250 YRD 2nd floors is costing almost 42 laks that too, after 2.6 years.
So they are simply trying and almost successful to raise the funds from we all, in our premium, as at the time, when this project was launched BPTP were badly in the need of money and now they are almost all set. And lastly we all are almost stucked, no way to go.. So better try to manage the funds..and
Just do a favor to all o[censored]s... keep spreading the cheating nature of BPTP to as all and do this as much as you can, my intent is as most of the times, for such projects, where a person is going to look for a home they surely ( most of them, who are paying this from their pocket and not purchasing it as a investment, as investors like ROHIT can easily bear this).. SO DO YOURS BEST TO SOPIL THEIR IMAGE . Per me apart this we can't do much.

AND FOR ROHIT: NOW I MA SURE THAT YOU WERE SOMEONE FROM BPTP ONLY, WHO MOTIVATED PEOPLE TO KEEP ON PAYING AND DID THIS BEAUTIFULLY AND NOW YOU ARE LOST. AS ALL ARE HUNG..

I wrote a letter to vineeta and still waiting for the response as she is not responding
11 customers of bptp on monday i.e. 27 th of jun 2011
We met with vineeta, rohan and rajan but they were not responding in our favour .They were in mood just to waste our time in bptp building in gurgaon.
Then we decided to meet their superiors or M.D. i.e. Kabul chawala
But we could not meet any of the superiors inspite of this they arranged four body builders around us .
This is definately not the way .
We went there to ask why BPTP is doing so ...
Give us a better response. But they could not do so .

We should demand for the following Documents ----
1 . Map of the new and final construction work decided by the company with
measurements

2. Declare where the area increased in the said plot size.
...Suggest all of you here what should we do ...
...should we all go there in a group with T.V. reporters with us
If we do so I am confirm that they will definately think on the increased demand

I do agree with Mr Ravikan Yadav that BPTP is well known for this fraud..
I m very disappointed with this kind of attitude...Dont know the future of increased prices but atleast if 5000 buyers of park ellite floors will do negative publicity of the company than in comming years company image will come down... for example
1) BPTP can force their customer to sign the addendum at anypoint of time which is like ...sign it or i m gonna cancel ur unit
2) plc for road facing i have never seen more than 5% of bsp but i m paying 10% shows cheating nature of builder and their mean mentallity.
3)For any thing they have trump card...sign it, pay it or ur unit is going to cancle.
4)Relocation & cancellation facility is exclusively offered by bptp.

In nutshell...for a middle class or upper middle class ..house is an life time achievement, full of dreams, but i dont think bptp is right choice for middle class...

BSP price of 300 floor was 2556000, + edc +idc +plc if gf =2556000+roughly 3lac at the time of booking=roughly 29 lacs.

But present cost is + plc road, park + club membership + extra area price = roughly 25600+50000+600000=9lac+initial 29lac=38 lac( meter charges extra)

It is true that price varies when they show in broucher and at the time of aggreement but in a proportion not like this that Bsp is 2556000 and final cost is 380000. Means 13 lacs difference on a 25 lac propery is huge i would say...Means for tight budget people stay away from bptp else ready to pay..
.If we are putting our money at risk than it is our right to reap the premium not the builder.

When i used to read bptp complaints in forum i never realized the severity and felt happy that i m not falling in relocation than why should i bother but now i can feel the pain.Bptp is not the end of the world... though it brings attractive schemes but not every body gets benefitted u know wat i mean...need not to tell...

I got some information from reliable sources and thought of sharing on this forum. The only reason for doing so was every one is aware of what might have happened in future.

Tell me had you known 1 year back that after 1 year BPTP is going to make such an unrealistic demand would not have been better and would not it have given you more time to take the right decision.

Cursing people would not help you bringing out your frustration.

On the other hand u have to understand the frustration vented out by people as they have no where to go and have to vent out there anger somewhere or the other..and the demand raised by bptp is not a small one and have given no time watsoever. So the customers feel cheated. So u have to understand that and keep sharing any news tht anyone get from nywhere..After all in formation is power

I am not sure that should address Vishal yadav or blchss, which appears like some fake id, in case you don't know or don't want how to use this portal with the right identity then we all can easily judge your knowledge as well.. Anyways, even if I will agree with your prior statement that BPTP will raise another demand then too, do you have any solution.
You appeared and spreaed some stupid information ( they are going to ask for 3-4 lkas again) and went away in smoke.. Its simply like the road side foretellers who will tell that you are going to met with an accident but they can't tell what the way to save ownself. So anyways its worthless... in the same way even for a minute, if I will agree that yes they will ask for same, do you have option what should we do now.
And all who thinks that putting thoughts on this portal that we should / we will unite and raise blaa blaa, won't work at all.. even try to call odd 12 people on a same day to their office, I can bet not more than 4 will revert back.
So better that we should try to get ourself ready, as from most o[censored]s ( at least for me) 85% money is already there and I can't see nay other option apart trying to pay this demand.

You said that they will ask for another 3-4 laks, I am not sure about that, but I too say that at the name of Electrification, wiring and sewarage they will for sure ask for at least a amount of 1.25 to 1.75 laks by the time of possession.. and more or less all builders try to do this... and as we got in hands of Super cheaters like BPTP, so we are almost an example of worst case..
Thats why I saw that only option to hit on their root by doing our best to spoil their image.. I m not sure who but some one said to raise this issue in Media, if we can hten this could be an option, else either you or me, will keep writing here, it won't make any difference.
Take my words, if you really want to get that unit, you have to pay for that amount, no matter later or sooner, but you have too.. its my faith and may be by delaying we have to give some interest as well.
So choice is yours and yes, never need to share any information with me, as I don't deal with , which is all you have. So there is no need to share nay information with us, without nay fact and possible resolution.

Any ways, I am planning to pay for this demand as it may pull down my premium ( in case I will sell it in future) else will save my 85% from hassle, but won't make my money loose...

Itz high time now and we ll have to expose BPTP by making all the news channels aware of this issue, I have sent an e-mail to all the channels metioned below and would request you all to do the same and highlight this issues in media.This will certainly help to control bptp's unethical and illogical demands every now and then.
