[Resolved]  Investors Clinic — Fraud

I was looking for a residential flat in Delhi NCR and heard about the Paras TIERRA. So I approached to Investors clinic and asked about the flats. On that time they tell me the details and later fix a meeting with the executive. But when he gives me the details it was different from the details what they give me at first time. In this way they are cheating with the customers as it results more burden to customer. So I asked them about the earlier details but they refused that they never tell me about that price.

i want to share my bad experience with Investors Clinic Company Mr Rohit Sharma, GM Sales .
Through Mr Rohit Sharma i have booked a flat in Supertech upcountry as per his commitment, but on paper they have mentioned different figures of FFC, Which is crearly mentioned on the price list 50/ sq fit, They charged it @ 150 /sq fit. How this is possible that builder can charges more than price list? And I asked them for NON PLC Unit. They booked my unit that this is NON PLC unit.
Later builder charging PLC on it. False commitment made by INVESTOR CINIC.

As I come to know I asked them to get this rectified. They kept saying..Done Sir, , Ho jayega sir, , ...Aaj sham tak sir...this went on @ two months.. Nothing Happened.

I raised my concern in front of the higher authorities as well..But same.. We working on that...But nothing happened.

Do you think .. FFC charges charged @ 150/sq ft inspite of 50, Should take that much of time?
Should a PLC unit should be booked as a NON PLC unit?

They are really cheaters, ...to book a unit ..BEWARE..
I use to work with Invester Clinic, Since many of my client ran off by the name of Invester Clinic.

and these stupid brokers are just making false commitment to paying credit note just to attract the customer and then they show what they are actually ... the cheater ... and anyone listenning from invester clinic and any other broker company ... just mind it you people are making the market disgusting by offering commissions and all ... i also got cheated by investor clinic, dubai.. i have invested in amrapali hanging garden project but now builder and dealer both joind hands and doing nothing on the money which i have paid. i have paid two installments to amrapali but there is no news on the project. Contacting investor clinic, dubai or india they said now its between you and amrapali...

both investor clinic and amrapali is organising big proeprty shows in dubai but be carefull while investing with both of them...

I had a very bad experience with investor clinic, Employee of this company always ready for fake commitment and doing fraud. I was booked a flat by Deepak Bhalla (Investor Clinic Employee, ID :-5890.) in Noida Ext. Amarpali Dream Valley 805 Sq Feet, with Rs.3 L as booking amount, When i investigation about my booking found my falt booked in new project Encante different Size and different Price, Even KYC done by Wrong way because of my Mail ID & Mobile No wrong mention in booking form, i escalate this matter to company than they give me NOC latter for refund same i deposit to amarpali but from last 2 Month my money not return back till date . And investor clinic not help me regarding this they told me this is builder process . But my question to investor clinic fraud done by you so why customer take pain ???? asssured me that I will get 2 ACs at the time of possession And their agent Rohit Bal confirmed me on email.

But now when I am asking them for ACs Rohit Bal is not responding. He has stopped taking my calls. I also raised complaint to investor clinic but they are also not taking any action. They are also promoting Fraud agents like Rohit Bal.

In the last week of Nov 2014, me and my brother-in-law (Mr. Vivek Pratap Singh) were approached by a representative named HARSIMRAN SINGH MATA of 'Investor Clinic" (the agency authorised by Amrapali to look after the marketing of the Flats) in connection with purchase of Flat in Amrapali Enchante. We met Mr. HARSIMRAN SINGH MATA on 30 Nov 14 (Sunday) at Investor Clinic Office Greater Noida from where we went to the Enchante Site. Considering the big name of your esteemed organisation (Amrapali) in the Real Sector, me and Mr. Vivek Pratap Singh decided to book two (2 BHK) Flats in Enchante under subvention scheme (by paying only 10% at the time of booking rest amount was to be paid at the time of possession in the year 2018). During discussion we informed our take home salaries to Mr Mata who said that getting loan of 28 lakhs on salary of Mr. Vivek Pratap Singh is dubious but in my case there would not be any problem towards grant of loan. He also informed that Subvention Scheme for Enchante would be closed on 30 Nov 14 itself or on 01 Dec 14. Since, subvention scheme was suiting my financial commitments, on 30 Nov 14 itself at 11:36PM my brother-in-law (Mr. Vivek) on my instruction, emailed the copy of all the necessary documents i.e. Residential Certificate, Last Salary Certificate, PAN and Cheque amounting Rs. 3 lakhs, to Harsimran Mata at his email address ‘[protected]@gmail.com’ (copy annexed) to go through the documents and get the documents checked from the loaning agency, before processing the case for allotment of Flat to avoid any loan issue at later stage. Next day on 01 Dec 14, he confirmed that he got the documents checked from the loaning authority, there would not be any loan issue in my case. Subsequently, he came to my office at Air Force Station Brar Square and got the forms for allotment of flat in Enchante filled and collected the cheque of Rs. 3 lakhs as 10%. He also made promise that he will arrange everything such as allotment of loan etc and I need not worry for anything. Subsequently, the papers were processed and Flat No. 705 in Building H-9 was allotted to me. After some time, Mr. Mata called Mr. Vivek Pratap Singh informing that Subvention Scheme has been extended hence, if he could manage to get another flat sell through him, he would provide him a 32” LED TV as a reward.

3. It is intimated that after allotment of Flat, he took two months to hand over me the allotment papers. Notwithstanding the above, I was of the openion that I have nothing to do since I had paid Rs. 3 Lakhs as 10% of total amount, rest Mr. Mata would look after issue related to loan of 80% (approx 28 lakhs) but he did not do anything in this regard.

4. In the mean time I received a call from Amrapali Corporate Office regarding depositing of approx Rs. 44 thousand as balance of 10% of total amount. I went to the Corporate Office wherein I asked whether my loan documents have been processed. I confirmed the same from Mr. Mata who promised to send some one for collection of documents for processing of loan from the bank but he did not do so. Finally one day with all the documents, I met the loan department of Amrapali who checked my documents and handed over the completed documents to the representative of State Bank of Hyderabad for loan of Rs. 28 lakhs.

5. For almost one and half month, neither Amrapali nor the Bank whom my case was sent for processing the loan, has informed me anything. When I inquired from your corporate office, I have been informed to confirm the status of the loan from State Bank of Hyderabad since the loan papers were forwarded to them for processing. When I inquired from State Bank of Hyderabad, to my surprise I came to know that my loan could not be sanctioned due to some CIBIL issue (which was not known to me) and they also informed me that the loan documents have already been returned to Amrapali Office and further details in this regard can be achieved from Amrapali Office.

6. When I checked from CIBIL, I found that my CIBIL score is low due to pending of some credit card payment of the year 2007 towards ABN AMRO Bank. As per best of my knowledge, I had cleared all the payments of ABN AMRO in the year 2007 itself before returning their Credit Card. I tried to contact ABN AMRO bank and found that "RBS" had taken over the bank and subsequently KOTAK MAHENDRA BANK has taken over from RBS. Since, I was having no time to settle the issue, I paid Rs. 1800/- towards KOTAK MAHENDRA BANK (eventhough nothing was pending against me) just to kill the issue and get my loan for the said FLAT cleared. The bank issued "NO DUES CERTIFICATE" to me and also taken up the case with CIBIL for updation. CIBIL has
updated the record within 7 working days as informed by them.

6. After clearance from CIBIL, I once again approached Loan Department at Amrapali Corporate Office, Sector 62, Noida. He got my all documents checked through the Hyderabad bank representative who made it clear that his bank could finance only Rs. 18-20 Lakhs based on my carry home salary.

7. In the meantime I received your letter dated 14 May 15 consequently sent my Representative (Mr. Vivek Pratap Singh) to your Corporate Office to look into the matter. He was informed that if the loan issue is not settle before the month end the allotment of flat is liable to be cancelled. Next day on 21 May 15, I took leave from my office and reached your Corporate Office at around 1100 hrs alongwith all the required documents (including last three payslips as the payslips enclosed with previous loan papers were of Sep, Oct & Nov 2014). One representative of STATE BANK OF ANDHRA PRADESH has been referred to check the papers. After checking the papers, I had been informed that the maximum loan which could be granted to me is 20 lakhs against the requirement of around Rs. 28 Lakhs (80%) under 10:80:10 scheme. I informed that loan of 20 Lakhs as agreed by bank, would not suffice my requirement as I would neither be able to pay Rs. 8 Lakhs nor any EMI till Jan 2018 due to my prior commitments. Having no other options left with me I requested loan department of Amrapali to process my case for cancellation of Flat.

9. It is pertinent to mention here that I have been made to suffer due to Mr. HARSIMRAN SINGH MATA of Investor Clinic. His wrong information for his own benefit has landed me in a position where I had left with no other way rather than requesting for cancellation of my allotment of Flat No. H9-0705 (Enchante) and to refund total amount paid by me towards allotment of the said flat without any deduction as Mr. HARSIMRAN SINGH MATA of Investor Clinic has wrongly committed that there will be no loan issue.

10. When I did not receive any confirmation, on 12 Jul 15, I emailed my written request for cancellation of said Flat to Amrapali and the reminder for the same was emailed on 19 Jul 15. On 23 Jul 15, I received a email from [protected]@investors-clinic.com wherein it was confirmed that my case is registered with them and Ms. Pooja (contact No. [protected]) has been assigned to look into the case. On the next day I received an email from Ms. Pooja requesting to wait as my case had been forwarded to concern department. On 29 Jul 15, I received another email from Ms. Pooja wherein she express inability to issue NOC for cancellation of said Flat which was required by Amrapali to process the cancellation case. On the same day I enquired what does she mean by saying that ‘we are unable to issue NOC as substantial amount of cost has already been incurred by the company in providing services to you’. On 31 Jul 15, I received another mail from Ms. Pooja of Investor clinics that my concern was under discussion with Senior Management so I should provide some time to them. On 12 Aug 15, I was requested to spare some time and visit Investor Clinics to meet the Senior Managers in the issue. On the same day, I requested Ms. Pooja to arrange my meeting with their Senior Managers on 15 or 16 Aug 15 as per their suitability. I kept on waiting for confirmation from Ms. Pooja but to my surprise on 20 Aug I received a mail from her showing her inability to arrange the said meeting and requested to give other date. On the same day I informed her that I am not interested in meetings and requested her to kindly issue NOC in my case and also give me deadline for the same. On 22 Aug 15, I received reply of Ms. Pooja seeking some more time as my case was still under discussion with Sr. Managerment.

11. Considering the undue delay in issue of NOC on the part of Investor Clinic, I on 23 Aug again took up the case with FBA Amrapali for refund of my booking amount at the earliest as I was being made to suffer for no fault of mine. On 27 Aug 15, I once again received an email from Ms. Pooja of Investor Clinic informing me regarding my meeting with senior managements on 01 Sep 15 at their Noida Sector 126 Office (post lunch). In the reply, I informed Ms. Pooja that I am not free on 01 Sep 15 due to prior commitments, and requested her if the meeting could be arranged on Saturdays/Sundays. On 07 Sep 15, I received a mail from Ms. Pooja who again insisted on meetings to further understand the issue and queries. She also brought out that Issuing a Cancellation NOC is a loss for the Organisation. Unsatisfied with the reply I on 10 Sep 15 again took up the matter and requested her to explain what exactly she wants to convey through her email dated 07 Sep 15. I further requested her to arrange my meeting on 12 Sep 15 preferably before lunch. Finally my meeting with Mr. Kuldeep Rai was arranged who during the meeting requested me to give them one chance to get my loan appproved and if he fails he will within 15 days forward NOC for my refund to Amrapalli Office and my refund will be made accordingly. Accordingly, I submitted the required papers to him. The person through whom he submitted my loan papers had confirmed me that loan of required amount can not be granted as the carry home salary is less. Since then it has 2 months passed, I made various correspondence and emails to Mr Kuldeep Rai & Ms Kumari Pooja of investor clinic office of Noida but I have not got the satisfactory answer in this regard. They are just borrowing the time. They are not providing me the number of their bosses and neither pick up my calls.

MY GRIEVANCES

12. I am failed to understand as to why a common man for no fault of his, is being made to suffer. It is because I had shown faith in the Amrapali (a big name in the real sector). I had applied for allotment of Flat to Amrapali considering the big brand in the real sector. Moreover, I had issued cheque on the name of Amrapali. If the representative (Mr. Harsimransingh Mata) of Investor Clinic (the Agency assigned the marketing task) falsely confirms that there will not be any loan issue where am I at fault. In this regard I am attaching the email sent by Mr. Vivek Pratap Singh on 30 Nov 14 11:36PM on my instruction, vide which copy of all the necessary documents i.e. Residential Certificate, Last Salary Certificate, PAN and Cheque amounting Rs. 3 lakhs, were sent to Harsimran Mata at his email address ‘[protected]@gmail.com’ to get the documents checked from the loaning agency, before processing the case for allotment of Flat to avoid any loan issue at later stage. This will help your office to understand the genuineness of my statements on the subject. Had he not confirmed on next day ie., 01 Dec 14, I would have not proceeded further in this case. I am a defence personnel hence, don’t believe in the wrong doings.

13. The delay in issueing NOC on the part of Investor Clinic is beyond my understanding. Hence, it is requested that Investor Clinic should issue cancellation NOC with respect to the allotted Flat No. 705, H9, in Enchante at the earliest to enable me to get my amount refunded without any further delay.

Finally my meeting with Mr. Kuldeep Rai was arranged who during the meeting requested me to give them one chance to get my loan appproved and if he fails he will within 15 days forward NOC for my refund to Amrapalli Office and my refund will be made accordingly. Accordingly, I submitted the required papers to him. The person through whom he submitted my loan papers had confirmed me that loan of required amount can not be granted as the carry home salary is less. Since then it has 2 months passed, I made various correspondence and emails to Mr Kuldeep Rai & Ms Kumari Pooja of investor clinic office of Noida but I have not got the satisfactory answer in this regard. Investors clinic employees working in thane branch are crooks.
I have also been cheated by investor clinic for AMR infrastructures Ltd project on pretext of providing assured returns and other promises.
Invested in October but still waiting for refund after several mail to investors clinic..
There may not be any doubt that company is good but their representatives lacks knowledge of public dealing. I would like to point out about one Mr. Bhupinder Singh who earlier worked for the co in Noida and I deposited some money in Aman-III about 3 years ago through him. Now when I tried to contact him on phone he is avoiding talking to me and give different excuses. I wrote a complaint against him to the Company but the co do not bother to give any reply nor is taking any action against him. The co should give their staff proper public relation trg. He is just a shop owner and has no knowledge of public dealing. With this request I request the Investor Clinic management to take action against such employees.

Ankit Chaudhary from investors clinic with Amit Chaudhary had taken my 5000/- on 30th March for booking 14th avenue flat in gaur by promising if I will cancel the flat by next day 11 am they will refund my money. Same I discussed with my family and came to conclusion to cancel the flat since we wanted ready to move flat.after calling several times they never returned money till now.

There are some people from Investors clinic who are writing in favor of Investors clinic but it is true that Investors Clinic is fraud and cheating customers.
Investor clinic is totally a fraud company ..I have taken a flat in ace aspire this year .They committed to provide me car parking for which they had charged extra 1.5 lacs which developer did not provide nor committed..But investor clinic assured me that they have their say in project and pressure on builder ..So I would get car parking easily but for that I have to wait for sometime...Now it's been 4 months passed and despite of regular follow ups now they finally said that it's not possible to provide you car parking nor they are refunding any money.
Pissed off ...All directors are fraud all employees are fraud..
I would recommend others not to go with investor clinic.
