My name is Ranjith. I had invested in two of the Expat properties projects. the handover dates are overdue by more than two years. This guy Berlin who represents Expat properties in this forum is really an unreliable person. I have proof to say so, I have enough email correspondence with them to prove that this company if a fraud from the way they deal with their customers. Their Dubai office is also not giving proper response to my problem....

If you are buying property from expat properties Please do registration as soon as possible or take legal opinion from your lawyer.This company is just Collecting Property Documents (Photocopies) from land brokers and Designing the layout with the help of FMB Sketch.They are investing only Rs 500 for photocopies and earning millions of money.Please be careful....

I had booked a plot # 76, in the NIDHI -II project of EXPAT Properties located in Thally- Annekal of Tamil Nadu border area.
The total amount of 7, 20, 000-00 INR was paid through SBI account cheque itself with below details :

01. Amount 1, 70, 000.00 INR paid via SBI cheque: 237652 Dt:02/08/2015.
02. Amount 2, 00, 000.00 INR paid via SBI cheque: 237652 Dt:02/02/2016.
03. Amount 2, 00, 000.00 INR paid via SBI cheque: 237652 Dt:02/08/2016.
04. Amount 1, 50, 000.00 INR paid via SBI cheque: 237652 Dt:02/02/2017.

Total paid amount is 7, 20, 000-00 INR,

We request for the refund as mentioned in the attached docs and please review all the attachment and any further details required, do contact at above email . Will furnish further details if required.

Please do the needful.

We have tried many times to communicate with the Company Relation Manager, Maharashtra by sending mails after mail, no response from their end. We have invested money since 2012. They did not handover plot yet.

We want our Money back now.

I have not heard from the company about this project since 2021 . The money has been paid in full and there is no one to contact or communicate with regarding as to what is going on ?

I booked 1 acre plot in 241-IND-MH-SHU SHUBH II, a scheme by EXPAT Properties. I paid all installments and paid ~6.43 lakhs but got no land transfer from them. I followed up a lot and initially they assured that they are working on it, and till 2022 they were responding to mails, giving small details of project progress, but after that mails stopped. in 2022 Ms Caroline told that I should pay some additional amount and buy land in some other project (Carnival?) details below - this offer I didn't accept as I was not inclined to pump in additional amount:
Plot can be registered within 60 Days . All the required KYC documents need to be collected while booking to start the registration process. Unit will be handed over within 4 months.

The 12Lakhs per unit ( Excluding Registration and other Govt taxes). Registration cost will be 1.15 Lakhs per plot.

I Paid full amount of 6.5 lakhs and sold me a property which belongs to third party which was a Reserved forest land which is under Central Govt. Reserved. No construction can done on reserved forest land. Expat cheated me. The Project name was ASMITA PROJECT in Magaon, maluste village, Raigad, Maharashtra.

My hard earned money is lost since 2010.

I have taken roha plot under your scheme but till date I haven't recieved my amount back despite various follow up with your office.
Your kurla office is closed now.
I am in need of my hard earned money please help

I had entered an agreement with M/S expat properties for purchasing three plots for 5000 sq ft each @ Rs84/- per sq ft in Dec 2015 in the project named NIDHI II located at Thalli, near hosur. The project completion time was 18 months. The project is not complete yet and i am not getting any response from anyone. I have paid Rs 12 Lakhs and as per the agreement was supposed to get interest on the amount if there are any delays. I have not received that as well. I have asked to concel the booking and return the amount. I have not received any response on that as well. My Consumer No is C1330593. My booking ID is B1502370.

No response from the builder, They have cheated with my money.

Please be informed that I had 1/2 acre of land at sindhudurg, mopa in the year 2012, with a payment done of irs 735000/- till date no handover of the said plot.
Expat properties don't seems to reply to any email nor there's any update.
This is totally fraud company, they have swindled people's hard earned money.
Hoping for some outcome to come out so that I get the land ASAP...

I booked a plot in project Carnival, Booking Id- B1406159. It's more than 3 years since I completed the payments but till waiting for land registration

Expat Properties are cheats, liars and a total scam.
Not only have they not given us possession of our property but are further trying to con us by asking us to buy more properties through them. I have the same issue as highlighted by Anand Patil in his comments above where we invested in paradise city of expat group (land 500 sqm) near Mopa airport in 2016.
They were to handover the project in 2019 but nothing till date.
After repeated follow up and phone calls to them, almost 6 years later, they came up with some strange explanation informing us that 500sqm plots can't be registered as the law has changed and so they are trying to convince me to buy 1000sqm plot for registration which is ridiculous!!.

When we requested for a refund they said that the refund is not possible as the bank has frozen their account and that the company is bankrupt with no funds!!.
Other alternatives they are providing (only to their own benefit and further cheat us) is that they are asking us to invest in their flats / more land so they can offset the amount owed to us against this amount!

My advice stay far away from Expat Properties.

We have invested in 1/2 acre plot under carnival project goa since 2015. As per payment schedule, have made all the payments but no update from the company about the status of the project or registration. People who were assigned as relationship manager has left & no one responds to the email sent. We have been trying to get an appointment to discuss about the registration process but it is only met with silence and no response
Have anyone else also invested in carnival project plots in goa? Is your plot registered or even shown to you?

Hi Good morning

I had invested in project 237-IND-MH-SAM Samruddhi booking ID B1212059 and 156-IND-MH-PAL Mountain Abode B1212189 in 2013 and paid full total amount. I keep on following up but there is no proper response initially they use to reply like under process and soon we will go for registration but till today I never get a call for Registration nor any update on project. Now couple of mails I sent on their service mail id for Mumbai office address so I can visit and discuss but no reply. Earlier prior to Covid their office use to be some were in BKC.

Upon following up with them no proper response only saying they will get back to us.

Can I get some assistance from this platform.

This is in reference with the plot I had purchased at Roha, with Customer ID-C1200172 .

All the payment/EMI, has completed in November'2016, and it was committed by the company that within three months of last EMI, the plot will be registered in my name. But now 35 months have passed and as such there is no communication from Expat regarding registration of this plot which is a point of serious concern.

I tried contacting on phone many times but either the call did'nt get connected or the call was not taken. I have also send nine mails uptill now but there is no response. Neither the Expat company is updating me about the status of registration of the plot, and this is creating a wrong negative image of the company and also proves negative intentions as to why the Expat people are not responding.

I visited the sight twice at Roha, but there was only security guard, who could not reply to my quarries nor he was in a position of giving me contact details of any of the staff of expat. According to him the company has closed the sight office.

This has created a suspense image of the company and I am under great mental stress, being scared of losing my plot and money I am being forced to take the matter legally. I have sent many mails( more then 18 mails) regarding this issue and tried to contact personally but never got any response which could convince me. This has created panic and I am under great stress as why the company is not responding even after 10 years of the agreement and this builds a negative image of the company. I have also enquired and have come to know that there are many such customers who feel themselves cheated.

Pls let me know asap, as to when the Expat company will get the registration of the above said plot, as due to ignorance from your part is leading me into great stress and depression for which Expat company and employees are solely responsible. I am not able to understand as to why the Expat company is not responding to my quires and why they are not executing their agreement, which clearly proves the mal- intentions of the company. Inspite of my various phone calls and e-mails.

Why the company is ignoring our mails, just cannot understand. I had tried by all the means to contact you people and the authorities of Expat company, but am not able ton trace you out where you have disappeared. The security guard whom you had deployed at the site is not able to give your location or you contact number and your office address, In such a situation the Expat company is creating doubts in customers and also forcing us to proceed with the case legally through media.

Please take action on our complaints at top most priority and contact us as early as possible.

I had booked a flat in expat vida at mumbai for 19 lac and plots at expat sammurudhi nagothana mumbai and unnati at jaipur for a sum of 19 lac and 13 lac each. No response from company and nothing has been done yet.
Company does not pickup phone and no reply to e mails

I paid almost 9 lakhs for this property 1 acre.
almost more than 4 years
they are not bother even to contact us to handover property or return money.
when i emailed no response from them. Even the qatar number they dont recive call.
they are cheaters they just make false promise and make their money.
maby people with me on same project has been cheated
i need my money back with interest.

In contact with Santhosh Ghayak ...was supposed to solve, doesn't respond
