I am writing to register a formal complaint against the unfair and seemingly unjust practices within the premises of the MLCP at Lakeshore Greens, Palava Phase-2. As a business unit owner, I am deeply concerned about the discrepancies and discriminatory actions I have recently encountered, which have caused significant financial and emotional distress.
I invested in this property based on the sales opportunity shared by the Lodha Team, believing that it would be a secure and promising investment. However, the events that have transpired have left me questioning the integrity of the business environment within MLCP.
Initially, the PCMA team informed me that businesses in categories such as apparels, food and beverages (F&B), and footwear were not permitted within the MLCP premises. To my dismay, it has come to my attention that several shops within these restricted categories are currently operating, leading to a noticeable degree of business duplication. This blatant contradiction raises concerns about transparency and fairness in business approvals.
Furthermore, my application for a NOC for a rental proposal, submitted via email on September 25th, was unreasonably denied by the PCMA team on 11th October. Their stated reason for denial was that it would affect the business approval granted to another operator at Regalia. This rationale for the rejection, from my perspective, lacks a reasonable basis and may potentially be in violation of the Indian Competition Act 2002, specifically Section 4(2).
The denial of this specific form of business within my unit has severe financial implications for me, and the continuous follow-ups and uncertainty surrounding this matter have had a notable impact on my mental well-being. I am genuinely concerned that this situation may be indicative of an abuse of authority within the PCMA team, which may potentially reflect personal or team biases.
Additionally, there have been informal reports and news circulating about alleged corruption and favoritism towards certain property buyers and renters within MLCP. These allegations, if true, further erode the trust that property owners and investors have in the system.
In light of the above, I kindly urge the Lodha Team to investigate this matter thoroughly. I believe that a fair, transparent, and non-discriminatory environment is essential for the well-being of all business owners and investors within MLCP, Lakeshore Greens, Palava Phase-2.
I request the Consumer Forum's intervention in this matter to ensure that justice is served and that the business environment in the MLCP is fair, equitable, and in compliance with the law. I am willing to provide any additional information or evidence to support the investigation and resolution of this issue.
