I recently purchased an under-construction flat C204, Serenity, Lodha Palava Phase 2, Dombivali. According to the registered agreement dated March 2023, the CAM charges were specified at Rs. 1, 17, 126/-, City Linked Utility Charges at Rs. 20, 822/- for a duration of 18 months. However, in the current demand letter, Lodha is requesting a payment of Rs. 169, 182.00.
Additionally, regarding the user-based fees stipulated in the agreement, the charges were as follows: Internal Bus Service Fee Rs. 21, 000/-, Parking Area Maintenance Fee Rs. 9, 000/-, Club Fee Rs. 24, 000/-, Sports Complex Fee Rs. 21, 000/-, and City Management Charge Rs. 1, 82, 196/- for a total duration of 60 months. Surprisingly, they are now demanding nearly double the originally agreed-upon amount, which is Rs. 4, 46, 814.00.
The agreement did mention a provision for price adjustments within a range of 7.5% to 10%, but Lodha's demand represents a substantial increase in charges beyond this specified range.
