HI Friends,
If you are buying property from expat properties Please do registration as soon as possible or take legal opinion from your lawyer.This company is just Collecting Property Documents (Photocopies) from land brokers and Designing the layout with the help of FMB Sketch.They are investing only Rs 500 for photocopies and earning millions of money.Please be careful.

The Respondent from Expat - I am still waiting for the highly promised delivery of Genesis . I have at least 12 emails from various officers of Expat falsely promising delivery. I can safely say either all your officers are lying or have no idea what is happening on the ground.

Hi,

Yes Expat is one big cheater, I purchased the property from their Bahrain branch from the fraud relationship manager-Myrwen who is luring the investors now in Qatar. They have promised me handover of Garv project- Roha in 2014 and everytime I send them e-mail, they change the dates. Now it is March -2017. Can they explain the original handover date and the new dates...Have they even bought any land in Roha or this is all one big fluff.

They take your money and then make you run around them in circles.So I have burnt my hands and would advice others to be cautious espacially investors sitting in middle east like, Kuwait, Bahrain, Qatar and UAE as they will promise you heaven and will offer you hell...!!!

Hi, Mandar Joshi here. I had bought a plot in Hiranya-II project in Saswad area near Pune. I have been paying the EMIs regularly. 3.5 months back my mother was diagnosed with Liver Cancer that too of last stage. As I need money for her treatment, I decided to back out from the project and get my money. I sent mail to Expat about the same.
Initially I was told that it will take 6 months but then I checked the agreement and it was clearly mentioned that the money should be refunded in 3 months. I replied to the same mail mentioning the clause.
Later I got reply from Mr. Berlyn assuring that the money will be refunded within 3 months. Now its more than 3 months but still I haven't got the money. Everyday I am writing mail to Berlyn about the updates but I am not getting fair response from him.
I am feeling broke now.. Already I am very much tensed about my mother and in that I am getting too much tension from Expat guys.
Some people advised me to take legal action but as of now I am very busy with my mom's hospitalization n treatment.
Expat, Please try to understand the importance and criticality of time and please process the refund ASAP.
Following up on my comment made on Sep 2015 - post 13 months as of today, 14th October. I have still not got my land registered that was promised. Finally I ended up asking for refund which has again taken 6 months and I have not got the money.

Please beware of expat properties. I understand some govt issues as the reason and hence i asked for refund, again for refund i am chasing them since 6 months. I have 2 investments and i need refund on both but Every time i email Berlyn or their team, I receive new dates and promises. Customer id -B1212011 and B1211894. Please dont waste time in investing with them.

All the comments/Complaints mentioned are very true...this guys are complete bunch of frauda and take NRI in specific, for ride. I have also invested with them in ROHA project and same stupit excuses from last 5 years. All their manager's are trained to get the invested invest and then take them for ride. The intention of this company from day one is to cheat hence rightly said PLEASE DO NOT INVEST WITH THEM in ANY OF THEIR PROJECTS! Offcourse i am also taking legal step to deal with them in Dubai and rightly said, looking options with DED/Dubai Court to get their TL cancelled in Dubai. Atleast this way other's can be saved from this bunch of cheats.

I had posted my first comment on Sep 12, 2015. It is 16 months+ and counting and I am still chasing them to get my money refunded. There are so many people commenting and Expat team replying but I am sure like my case these replies lack commitment. These are only words / promises which are meant to be broken. I wish and pray everyone get their money back or atleast the land as promised.

I had booked 2 properties(Aiswaryam Trichy and Mangalam Thindivanam) from expat group. Due to unexpected financial constraint, I had to cancel the bookings. As per the agreement they should return back the amount deducting the cancellation charges within 3 months from the date of cancellation(Also there is a clause here - subjected to availability of fund). This literally means expat properties will refund as per their wish. It has been almost an year I cancelled the bookings, no refund has come yet. I am following up with Expat team, neither they are responding back to my mails.
I cannot comment on the legality of the land they are selling but can say they are quite unprofessional while dealing with such cases.

I have been sending mails to all the above guys several times, but no response. Finally Mr. Ansari told me they would refund in 3 payouts, the first one should be last week of May 2017. No payout received yet. I have been contacting then every week on this, but no response.

Very bad experience and It seems Expat Properties is a fraud organization. I have invested with them in Ruchita project for last 7 years. First after completion of 5 years they keep on telling that project is going on track and I will get my land by end of 5 years. But suddenly after 5.5 years they started telling that there is a problem in Ruchita project and they can not hand over land. I should look for taking land in their other project. They took almost one year to give me option in other projects and I didn't like any of them because they are planning to loot me again by giving me option of higher value plots/lands/apartments. I rejected their offer and then opted for exit in my investment. They agree in 2016 and told me that they will work out a plan to refund my money back. for last 1 years they are just hanging me in air by telling fund constraint and always pushing dates forward.
To my surprise even when I approached to their senior leadership including managing director, I didn't see any positive response from him. I am not sure if this is situation where should I go to get back my hard earned money which I have invested in last 7 years. This seems to be a complete cheating. They even don't response to my phone calls now.
Company's MD told me that Mumbai branch manager Mr Berlyn Dsouza will help me out but to my surprise he told me that refund will be done in Jun'17 but not his assistance Mr Chetan responded me that it is not possible in Jun'17 too.
I suggest everyone those who are thinking of investing in this company, think 100 times and read all these feedback positively before making any decision. There are many other trust worthy companies those atleast listen to their customers.
Even we had invested in a property and it's been more than 7 years and no response. We are planning to file a case and have made a whatsapp group. The ones who would like their properties back, whatsapp me on [protected]. I will ask my brother to add you in the group.
