If you are buying property from expat properties Please do registration as soon as possible or take legal opinion from your lawyer.This company is just Collecting Property Documents (Photocopies) from land brokers and Designing the layout with the help of FMB Sketch.They are investing only Rs 500 for photocopies and earning millions of money.Please be careful.

I am Ganesh and I am also one of the cheated Customer of Expat Group. All the Problems you mentioned is same condition of everybody who invested in this company. I have invested from 2010 in this Company for Halcyon Roha Project. Mnay fake promises they made till date and now they completely stopped responding also.As Divyashree took initiative and created Whatsapp group, We like to encourage more peoples to join us against this Fraudsters Expat Group and we will expose them on every platform. Like a number of the gentleman on the forum ; I have a similar experience with the Expat Group on the Wisdom Tree project in Hennur that is now delayed by almost 3 years. After waiting patiently for more than a year after the initial delay ; I wrote to them requesting a refund of my payments that amounted to over 90% of the flat value .After an initial acknowledgement of my request and a mail stating that they have moved to a "Dynamic Relationship Model to facilitate faster response times "... there was silence for several months.When I contacted their Dubai office, the excuses and extension of re payment deadlines began .I had a couple of meetings with Ravi & Elton ( Dillon ) as well to no avail .It was always a case of " Give us another month or so " but not surprisingly it's now been yet another year and still no progress on any front .And to add to this one of the reasons I received from Dillon for the lack of communication was he was away for several weeks in London meeting clients.

Delays and hiccups are part of parcel of more than a few projects in Bangalore & other parts of India but the sheer miscommunication or lack communication and blatant lies are quite unacceptable. Please let me know if anyone is taking this up legally in Bangalore so I could join you in the same

worst people, cheaters and fraudsters expat properties is.
i had invested in 2010 and they did not give any status update for last 3.5 years. When i followed up, it took Berlyn 40days to find out the status from their "operation team" and the status was "they won't be able to complete the project" and offered me alternate studio apartment in Goa.
they are cheaters and are like vultures eating on dead meat. people are waiting for their refunds for over 2 years. Their directors hide behind 2 sweet talkers, Mr Berlyn & Mr Agnelo.
they are running a ponzy scheme and are looting innocent investors of their hard earned money.
Mr Berlyn can not deny knowing my investment or a single word that I have wriiten here. He is unable to fix asimple meeting with any of his director as if they are PM of India. Cheaters enjoying in Dubai on our sweat & blood.

I bought a 1bhk unit (by paying some pre pre launch investment amount which is in lakhs with discount in per square feet) in of the project in expat properties in 2014. It was going to launch in 2 years from then.

They called me in Aug 2016 to inform that they have changed the plan and there are not 1bhk units in it. They gave me choice to switch to any other unit (2+bhk) or opt out of the investment. I opt out. They told me that I will receive the refund in 60-90 days. But I have not received all refund till now (Oct 2017). Recently, they paid me half of it but after having a big scene at their office.

I tried to talk to upper management but only their assistants talk to me and just tell me that they will give me return call which I never received.

Absolutely true!! Expat is a fraud company and has dubious staff working with fake promises. They have no corporate culture and have no basis sense of responsibility. Pathetic bunch of people!!

I had invested in Lavania and my friend in Hiranya-II projects in Saswad area near Pune, paying emi since Apr-2012. We have visited site last week (Dec-17)by paid visit from Expat. For Hirnya-II they do not even have access road to reach there villagers colsed there access road. On both site no work is going on and nothing progressing there. I am afraid they will not deliver plot in time and even they are not interested to give plot to customer. They will give you any reason for not handover plot. From forest dept to environment dept. etc.

I will definitely update here if they deliver plot to me or friend on completion of payment..

I feel they are more interested in customer ask for refund money.
So taking 3 more months for refund and use customer money for 5 years.

Why everyone talking about refund what about lost of opportunity and lost of interest.

we booked plot at Ruchita dhakne, tried to contact Expat, they are avoiding to give details and telling only one thing that it is coming under MIDC, where as I told them give us our land will manage with Govt of Maharashtra, then they are not responding.already about more than 18 month passed and they r neither doing agreement nor giving possession or any clear Idea of the present status Our hard earn money is with them and they r not bothered for any thing. there is no legally authorized person to convey the correct things.

I invested on several of their project. But they are not delivering. When requested money back, they are saying it may take one year, that too, they talk over phone. They are forcing to buy other flat instead. It is fishy. No law in India to stop this people?
Hi, this is Mandar Joshi from Pune.
I have been following up with these cheaters for last 1.5 years for my refund. I was told by Mr. Berlyn D'Souza that the refund will be processed in 3 months. I have requested, literally begged in front of them. I have been calling repetitively at least 4 times a week since last 1.5yrs. Got a very small amount refunded out of total due amount. I had taken loan from people to repay my mother's cancer treatment charges. Those people have taken all my home stuff, seized my bike as well as I could not repay their money.

I told everything to these expat cheaters but I could only get false timelines. Every time I call they give me new timelines saying there is a crunch of money with the company. I am literally fed up with these people.

Thought of committing suicide also but I cant do that too, have family to look after. Don't know when will I get my full amount back...

I have booked plot with this company in 2014. Now I have paid full amount of the plots. But Agreement of Sale is not yet made by the company. when contacted nobody in their company have any idea of this. I am still following up with them.

It is really a fraud company. I booked in 2010 with a lot of hopes. First they said project delayed in 2015 and then asked me take exit route as situation is beyond their control so I opted exist but they are not returning back my money and Mr Berlyn is always telling me that there is fund issue therefore his company can not make payout and need to wait. Do you think any good company will do that just for 5 and half lakhs of rupees? This is done only the company which has wrong intentions.

I have bought one unit in tally valley project. the hand over was supposed to be in 2017. Till now there is no communication .. the customer care center wont connect to anyone. worst service by expat.. really disappointed!

Guys, I been running behind this group (Expat properties) ever since 2013 for a cancellation and refund process. I had invested with expat ( B1203085), My investment was in year 2010-11 and still running behind them for a settlement. if you see the kind of email response you get from these people, its driving me crazy. I am also now planning to file legal proceedings against them in Dubai and in India. I have all the email correspondence with expat representatives which I copied to our legal firm for a proof.
