Dear ajnara,

I have booked a flat in ajnara integrity phase -2 which was promised to deliver on sept 2018 but there is no sign to get it to deliver by the given period.

In other hands when i am trying to connect to your person (Who make a deal) i am not getting any particular answer from him which is the very disappointing thing from a reputable builder like ajnara.

Now i would like to request you to provide the exact status of the project and the expected possession date to avoid any further step.

Vivek(parking allotment and registry caretaker) always asking for bribe for any official work and doing unsystematic allotment of covered car parking (giving parking in an unusual way by giving parking to anyone very far from owner’s tower) and saying I am the only person (so whatever I want to do I will do) as I am owner of the AJNARA official work (Saying like Ajnara is under my shoe so I will do what I want by saying it systematic) br...

Hi... I have got my registry done in the month of may (Ajnara homes) but found clerical mistake later that in place of block f, it was mentioned h in e - stamp paper, at the time of delivering registry, i was informed that correction has been done in this regard, and it was mentioned in the back side of paper. But when cross checked with copy kept in registrar office, nothing was mentioned in this regard, meaning correction was done by ajnara itself and not with registrar office copy, mr tanay and mr. Vivek were handling this case, i need my registry to be corrected in legal manner.

I have booked a flat in ajnara ambrosia project b-1104. As per company representative mr umang arora's email to me, the mou for payment of pre-emi by the company in subvention scheme with icici bank was expiring in dec 17. Therefore it was descided that the pre-emi will now be deducted from my account and your the company will deposit the same on/before the due date. This however, has not been honoured by ajnara and icici deducted the amount from my account without the company depositing the same as promised. Fortunately i had funds in the account and the emi went through. Also repeated mails to ajnara ltd have led to delayed, ignorant and no replies. Can anyone suggest where i should approach rera, media or legal?

Hi Everyone... This is the first time I tried availing a loan for a Finance Company (other than banks) - and it turned out to be a Fraud.
I've been receiving calls from a lady by the name Preeti (+[protected] wherein she would ask you to pay an initial amount (depending on the loan amount you are looking for).. It would range between Rs.1500 to Rs.11, 000... its mentioned in their website ( http://www.ajnarafinance.com ).

Once you pay the initial amount (for file login charges) - within a days time you would receive the Loan Sanction Letter. ... Once you get the sanction letter - they would ask you to pay a hefty amount of 15% of the total loan amount.

Till the point you pay them the total amount - they would constantly follow up with you & give you an assurance that you would receive the Loan amount immediately.

I did pay for the an initial amount for the File login charges but the moment I received the Loan Sanction Letter - I realized there was something fishy.

The terms & conditions were absolutely absurd. Also, they would ask you to transfer the amount in a personal savings bank account ( Amit Kumar - Bank of Maharashtra ).

As I was looking at availing this loan for my business purposes - I persuaded them the give me their Company Account details.
Initially they were not agreeing but understanding that I would not transfer the amount in their personal account - they shared me their Company Account details (which is also in Bank of Maharashtra (Janakpuri Branch).

While sharing the Loan Agreement Copy with my CA - I was shocked to know that these guys are using the CIN Number of another company (AMULAYA FINANCE LIMITED) which was mentioned in my Loan Sanction Letter.

So ... be careful guys !!

Save your own hard earned money as these thugs can go to any extend to prove that they are genuine & is looking at proving you a Loan.

Since last 4 months i am regularly visiting site on different interval but still things are not progressing. Raft work delivery june-17 but yet not complete.

In rera it is not showing, only villa date is mentioned.

I want to get the money back, tell me the process and penalty if any...

I have booked a flat in ajnara panaroma and paid 1 lac inr through cheque payment. Due to some personal issue i have to cancel the booking but ajnara is not refunding the amount. I am following up since last year but no heed. It is high time now and ajnara should obliged and refund me the amount asap.

I went to ajnara office several times, for my 'le garden' project in greater noida west. I am chasing them since may for confirmation of possession date. I mailed them so many times, lot of fake and verbal commitments made however nothing was documented. I thought, i should go there and meet with the seniors but my imagination of resolution was wrong, i approached to sudhir chaudhary (Agm) and kirminder kaur (Crm) over there but they started giving me all # from there mouth and threatened me like " flat lena hai ya nahi jao case kardo" and talked so rudely. They gave me all unexpected reasons not to reply over email and refused to document anything. Also they asked me to leave when i asked them to give me the exact date of possession.
These people are ruining the name of ajnara, i also wanted to warn others please do not invest in any of there project and never deal with gold mine and gold homes people (Their selling partner, also in crime). Please share it as much as you can.

This is reference to ajnara homes f-403. I booked this flat in may 2010 and possession date in allotment letter was jan 2013. I am still struggling to get possession. Imo understand there was delay due to court case but that was settled long back. But now i am facing this issue and need your support.

I made all the construction linked payments as soon as i got demand letters. All payments except club/pratikar and stamp duty was paid by december 2016 based on demands. Still the construction was not completed. After lot of follow up construction was completed in may 2017 to a point to discussion about possession. Now i paid all other dues but i am being asked about interest of rs 32800 for delay payment on demand in 2010/11. That demand even did not reach me. It was going to loan bank lichfl directly and i was not in loop. I tried to get this sorted with deepak but seems that did not help. I am being paid delay possession penalty only till oct 2016 where as you can see the construction was done in may 2017. I can pay interest if i get penalty till may 2017.

I, flat no.G-1304, grand heritage sec 74.Noida.Booked flat in year 2010 and flat was alloted to me but with an imaginary covered parking which does not exist parking slot no.525. When i asked ajnara staff they say we dont have parking and offering me small parking slot with pillar where my car honda city cant be parked it looks like scooter parking.I feel cheated, for false alottment and kept me in dilema for one year .And now denying to give proper parking space like other residents or owner

For getting wood work done in my flat we have a refundable deposit of 10000 as security...they insist for 1000 rs more as charges from contractor, which obviously I paid...when Iam paying maintenance charges for use of lift and security why 1000 rs needs to be paid..it's a wrong way of income generation by lotus maintenance... should be discontinued

My booking o[censored]nit no o-1803 at project ajnara grand heritage has been cancelled. I have been informed on january 2017 that my refund amount is ready and i may collect the cheque from company office. Since, i am residing in rajkot and can not collect cheque in person, i requested for transferring the amount through rtgs in my account for which i have sent a copy of cancelled cheque with my account details. I have been told for last few months that my request is under process but nothing has been done till date.
Now, i am not able to contact the customer care as nobody is answering my calls. Kindly resolve my issue and credit my refund amount as early as possible.

I am member and owner of Flat S-1102. I am seeking and want answers to my queries and questions i have raised to AGC regarding recent changes in policies of maintenance of society & with regards to recent charges of Club maintenance. Below mentioned are our points of discussion.
As Member of society I am not receiving monthly expense details of society like charge paid to housekeeping, Security other maintenance expenses on activities done by your team within the society.
Recently their was change in security agency from Group4 to new security. no details are shared with members regarding the financial agreed with agency on yearly contract. also as feedback new agency guards are not properly trained.
I am Living in S tower since last 1 year but still internal white wash in our tower has not been done. i have raised this many times with your team but still no action has been taken their are lot of Pan split inside walls of our tower.
Club charges: Recently maintenance has started deducting club charges from prepaid meter along with meter charges. as member I am not willing and happy to pay these charge as club maintenance need to done from monthly maintenance. as these expenses are covered under monthly maintenance in every society. I am also seeking answer why these club maintence charges cannot be done from our monthly charges. as members we have paid 2 years advance maintenance to AGC. as member i am seeking details of funds used by maintenance from those funds of members.

I deposited the pre-launch booking amount of rs. 7 lacs though thorugh following cheques.

This was my first investment as nri in india, i had made and i feel cheated as no receipt and allotment was issued to me.
I was told during collection of cheques that allotment will be given in jan2015. Once my money reached into the ajnara’s account after that their worry was finished and it was my turn to start worrying so what i am doing yet. Having several calls with ajnara people and ajnara servicedesk even on mail (Even putting mr. Harish gupta/ tanzeel ansari/renu/ mr. Anand in cc does not helped) also nobody was telling me the date even month of launch even.

Now i asked for refund

As the project not launched after years, i asked for refund.
From an year now i am struggling for refund.
When i delivered my refund document they said refund will be processed in 3 to 6 months (Here you have to notice that, ajnara is not able to launch project and even they are not refunding money, not my fault).
They asked me to sign a affidavit which says i will not ask for any interest and compensation and i am taking refund due to personal reasons. I also gave them thinking that let the process make easy.
Now, days-months-years passed, first ajnara team do not responds, if they they respond, from 6 months i am only getting following template.
