We have purchased plot no.7 in MS Subhamastu Estates in the name of K.Prashanth Reddy and K Manikanth Reddy and registered the plot on 5 Jul 2018 represented by Managing partner Nagubandi Kadi Viswanath. LP no. of lay out is 000057/LO/Plg/HMDA/2018 dated 07 Apr 2018. Till date the developer is not undertaking development and delaying the project. We have requested him several times to complete the work. Now it has come to our notice that he has applied for additions and alterations. He is shifting Social Infrastructure to back side. It is not acceptable to us. Please take up the issue to complete the project. 10 people plots not available. If the problem continues like this some o[censored]s may have to end the life. We have put our hard earned money and the developers are troubling us. Please look into the matter on priority.

Land grabbing
We paid full LRS for land in 2016 as per HMDAL000227 now some other people are constructing temple in our land stating that it is community property as per first layout if it is community property then how did you people accepted my registration and took full LRS amount from us i want my complete amount refunded

Allotment of plots by Hmda

In 2008 hmda took our 400 sqyd ( jointly held by me and my wife) prime plot in Keesera under the ORR project . In return arbitrarily alloted only 100 sq yds each that too at 2 different places in Kondapur village without showing us the plots . Our plots are on a hill and just by the side of a large burial ground ( shown as park in the Layout . We are retired persons in need of money and have been trying to sell the land for the past 3 years without any success because of the burial ground .
We request you to allot us 200 sq yds plot any where else in hyderabad in lieu of the existing plots or shift the grave yard to some other place.

Against Axis Bank open plot loans

I have opted for a loan on an HMDA open plot near Tukkuguda- Lotus Valley Venture, Hyderabad in 2019. The loan amount was for 20 lakh rupees with ROI of 8.35% floating type. Later the rate of interest got reduced to 7.75% as per the floating system. But currently, the axis bank officials have increased my ROI to 10.5% from 7.75% directly stating non-submission of permission letter for the construction. Surprisingly, I have not taken this loan/purchased the plot for construction, it was just an open plot for the investment purpose that had the option of opting for the loan due to the HMDA venture. I have purchased the open plot only, which has the L.P number and HMDA approved venture. It was not for construction and there is no scope of any construction for at least five more years as per the venture location.
Customers do purchase high expensive HMDA approved plots for safety and loan purposes and it's mostly for future investments. But how come the Axis bank officials can do this to us? how can they increase the ROI suddenly and ask us to submit the construction papers? this is really unfair to the normal citizen who is going to purchase HMDA approved layout since the government of Telangana State actually encourages us to only purchase HMDA layouts and they should know how these banks cheat the customers, Banking officials need to consider this as open plot loan only and not as regular home loan, they cannot cheat the customers. I did raise the direct complaint with the axis bank but no response from them yet regarding the resolution.
I sincerely request HMDA officials to provide me with a solution to this issue.

Respected sir, I`m complaining about the cheating done by "SRI MAATHA INFRA DEVELOPERS" kandukur, (L.P.NO.000148/LO/Plg/HMDA/2021).
"SRI MAATHA INFRA DEVELOPERS" is selling plots without a proper approach road in kandukur and it is regarded as cheating and I`m not understanding how did the "HMDA" approve the "LP NUMBER" and if it is neglected by the "HMDA". I will taking the legal action against the "HMDA"....

Unethical behaviour and cheating

I am writing this complaint against Sunrise Group, situated at #401, Tirumala Chambers Budha Nagar, Medipally, Boduppal, Hyderabad 500039.
I have booked the plots 64 & 91, in the open plot layout in Survey No. 171P & 172 Ankushapur Village, Ghatkesar Mandal, Medchal-Malkajgiri District, on July 09, 2020, at an agreed rate of 11000/sq yard. A payment of 1, 00, 000/- (One Lakh Rupees) was paid towards advance. The remaining amount was to be paid at the time of registration.
Sunrise Group MD agreed to provide me the with approved LP number details and further proceed with the registration. As this process was getting delayed, I have requested to refund my amount. In spite of multiple reminders, they did not heed. On February 1 2021, MD of the Sunrise Group sent a message that LP number is allocated and I can proceed with registration.
On Feb 8, 2021, I have reached their office to complete the formalities for registration. The group chairman Mr. Srinivas Rao has blatantly dishonored the agreement and refused to proceed with the sale for the agreed price of 11, 000/sq yard. The team threatened and misbehaved. I would request you to take review this matter and take stringent action on the group for such gross malpractice.

Road Width Issue

We are the citizens of Sai Ram Enclave Road No-1, Ameenpur, As per our Layout plan and our property documents according to survey no's 1149, 1150, 1153 and link documents and LRS approved copy/Plan by HMDA our Road is 40 feet. But our opposite survey no's 1160, 1161 owners said that in their documents road is 30 feet, we are check with the land owner of survey no 1153/A he said that 40 feet in his documents, so how is it possible 30 feet in between survey no's (1160, 1161). we are already given written complaint in Ameenpur Municipality and as per approval copy of documents of the survey no's 1160, 1161 in of the link document there not mention the width of the road, just simply leave it blank. But these survey no's owners also got LRS approve by HMDA. So Kindly we request HMDA officers please cross verify these documents of survey no's 1160, 1161 and clear the issue as soon as possible. Because there is no set back in the front of the building (West side) if it's 40 feet road. Then How it is possible to release the motorize. Builders already start the selling flats to the customers. FYI Our layout started on[protected] time period. Please take necessary action on this clear the Road issue. WE TRUST HMDA .. WE LOVE HMDA.. Thanks.

fastag multiple wrong debits of toll

Multiple wrong debits on fastag
My fastag id is 11921746. There have been wrong debits in my fastag. Everytime there is a scanner problem in a fastag toll gate rs 50 gets debited. The toll plaza asks to contact the bank. The bank helpline number is not working either it goes on hold or it gets automatically disconnected. Please help in getting refund. As per details shared:

offer for sale of mortgage plots by sree mahitha group, maheshwaram, 5019/lo/plg/hmda/2009

I booked a plot with Sree Mahitha group having their corporate office at Abhishek Residency, Road no.1, Banjara hills, Hyderabad in their Brundavanam project at Maheshwaram village almost three years back.
The Executive Director/promoter Mr. Radhakrishna has changed the layout shown to me. While booking the plot, he said there is a children's park in front of my plot, later he constructed septic tank over there. When I objected, he said that it is his discretion. I told him that iam going to take this matter to HMDA but he ARROGANTLY said I may go to any one. I approached HMDA office, Tarnaka and learned that mortgage plots cannot be offered for sale till final approval of the layout. I informed the same to the builder, but again his arrogance was at his peaks and didn't respect my words.
Six months back the promoter called me saying that he want to buy back my plot for his friend who is an NRI. I accepted his offer with a condition that the entire transaction should be completed within 45 days. He accepted for that but kept quiet for some time. After several follow ups, he made some advance to me on Dec 31, 2018. Since then he is not responding properly. Last week I sent him a message that the transaction will become NULL if he don't respond and pay the remaining amount immediately. Then he responded saying that he sold the plot to someone else.
I would like to bring to your notice the following:
1. This builder offered the plot under mortgage to me. When I asked him, he said he is having permission from HMDA to offer the plot for sale and shown me the letter from HMDA office. I don't know whether there is permission to the promoter to offer the mortgage plots for sale or he made a false information on behalf of HMDA and doing this fraud. After approaching the HMDA office and learned that mortgage plots cannot be offered for sale, I brought it to the notice of the promoter Mr. Radhakrishna, but he ridiculed saying he is not bothered and said I may even go any extent.
2. This shows his respect towards customer and Government officials. IAM NOT SURE HOW MANY SUFFERERS ARE THERE WITH THIS PROMOTER WHO WERE OFFERED THE MORTGAGE PLOTS AND HOW MANY OF THEM ARE OFFERED FOR SECOND SALE.
In view of the given facts, I request your immediate intervention and stop the approval process of this project till the promoter gives proper explanation. OTHERWISE THERE IS NO CONTROL on the such realtors/promoters and they keep doing such frauds taking them as granted.
Having strong faith and belief in the government systems and respect towards HMDA & RERA officials, I make this humble request to take appropriate action against the promoter.
My intention is that no CUSTOMER SHOULD SUFFER LOSING HIS OR HER HARD EARNED MONEY WITH SUCH FRADULENT REALTORS WHO HAS NO RESPECT TOWARDS THE SYSTEMS AND GOVERNING BODIES AS WELL TO THE CUSTOMER. MORE PAINFUL IS WHEN HE RIDICULES THE GOVERNMENT SYSTEMS SAYING THAT NO ONE FROM THE HMDA OR ANY OTHER GOVERNING BODIES CAN STOP HIM DOING SUCH FRAUDULENT ACTIVITIES and help the customers.
Please do justice and see that the layout plans are not changed from the original plan and the plots are not offered for double sale and that too when they are under mortgage. Your appropriate action against this builder proves that the governing bodies and HMDA are always there to rescue the customers from fraudulent realtors. spoke to few officials at HMDA over phone and they accepted that MORTGAGE PLOTS CANNOT BE OFFERED FOR SALE.
On the flip side, I have no written reply from any of the officials for my chain of emails.
I don't know how to take it. As a customer, I did my best to reach out to officials through mails but looks like my efforts are waste. I don't understand why the websites are made with options such as grievance/compliance/customer care etc when mo one has time to read and respect them.
I once reiterate that if officials do not take proper action on such complaints, it becomes strength to the realtors.

శ్రీరామ్ నగర్ కాలనీ, సాయిప్రశాంత్ నగర్ కాలనీలలో ఎటువంటి అప్రూవల్స్ లేకుండానే 3 నుండి 5 అంతస్థులు గల బిల్డింగులు నిర్మించారు. ఇకపోతే ఈ నిర్మాణాల వలన అధిక సంఖ్యలో జనులు ఉండటం వలన డ్రైనేజీ, త్రాగు నీళ్లకొరకు అనేక ఇబ్బందులు ఉన్నాయి. అడిగే వారు లేరన్న అదనుతో సుమారు 9ఇంచుల ఎత్తుతో స్పీడ్ బ్రేకర్లను ఎవరి ఇష్టానుసారముగా వారు వేస్తున్నారు. ఇక అక్రమ కట్టడాలకు అడ్డేలేదు. దయచేసి 🙏🙏

land use certificate did not mention the plot plot no

I have applied for the land use certificate for plot no16 and survey no 18 of gachibowli of hyderabad to hmda. Hmda has issued the certificate no 018070/hca/landuse/p5/hmda/0612218 dated 10th oct 2018 without mentioning the survey no.in this case under dpms geocoordinates are also fixed on plot no16 by the licensed engineer. This is sreekanth mottam,
I wanted to by a plot from suvarna avani estates venture, near jp dargha.
For that they tool 1 lakh in advance for plot booking.
But till now they did not provide any lp number. And they are not updating any information. Its been almost 6 months.
I have all the paid receipts.
I am aking for my money to return, but they are denying it.
Please kindly take an action this company

erecting of pole for cctv camera

Some persons came to erect a pole for cctv camera in front of my house between two grown trees, which are greenery and giving shade. By erecting a pole the trees have to be cut down for the view to the camera, thus instead of saving the trees, we are cutting down the trees which has been grown for more than thirty years. The pole can be erected were the trees are not present and can give a good view for the camera. I request you to kindly look into the matter. The area is skandagiri, padmarao nagar. Near banda maisamma temple.

approved and digital sign pending
Hi,
My lrs application is processed but the comment says approved and digital sign pending. What does this mean and how long will this take?
Hmda is supposed to make everything digital then why is it taking so long to act upon the applications which have already been processed. Is this delay just another tactics employed by govt. Officials to ask for bribe.
Hmda should give an explanation as to what is causing the delay.

Antilia bachupally, praneeths project. Builder is operating a
Crusher in adjacent land and has created offices on compound wall of antilia. I am one of the owners on whose compound wall, there is an office. Though ours is a gated colony, builder is denying to remove the house and wants to continue their operations of crushers from the compound wall. The office is sharing our compound wall, which is illegal and unsafe for my family.

The kollur master plan shown by hmda site in the below link does not show radial road.

They are sharing incorrect information on the actual image of the land. As per their layout the radial road does not exist.
And they show as laying road from existing/under construction buildings

With reference to above, i want to bring to your notice that i have applied for land use certificate on 13/09/2017 with file no. 003529/lu/p5/hmda/13092017, but still i have not recieved it as your planning officer is telling that she has got orders from commissionor office for not attending other work till lrs gets completted.
Sir my loan file is due because of the same and it is harras, ment of public.
Please arrange for issual of the same.

I am d. Vanaja purchased 400 sq. Yards at kanukunta vallage under the layout of lahari avenue through m/s uday kiran estates private livited sy. No.384/a2, a1/1, a2/2 and 385/a2, a1/1, a2, 3 sale deed no. 4632 of 2012 at sub registrar narsapur for rs. 2, 00, 000. (Mentioned residential plot). I applied for lrs on 26/01/2016. I received a message to pay 1, 08, 301.50 which is very high. When i enquired in the hmda office, they have shown that it is in conventional zone. It is unfare. Because in the same company some plots are showing residential plots by hmda. How it is possible. Any such charges (Conventional charges) should charge from company not from customer). Kindly pursue this matter as early as possible and do needful to reduce lrs charges in favour of me. My application number:094835. So that i can clear my lrs charges as early as possible.

amount deducted from my account but hmda site says unpaid
I have applied for land use certificate through online in hmda website by submitting all required documents.
I have paid the fee through credit card and the amount deducted from my account, but it is showing as unpaid in the website.
The payment system is not user-friendly it did not give any details after the transaction. Please help how can i get my money back.

Sir, application Number HMDAL079422 showing technical scrutiny completed, Title verificaation completed, IN PROCESS but showing LRS &NALA charges not calculated yet, it has been showing since last three months. Pl process as early as possible. Many plot owners in the same venture already got their LRS proceedings.

1. At indira park gate (Towards ntr ground) they were not giving back the change even though they have it and their behaviour is not good.
2. They were giving the tickets which were already sold and when i asked them why you were selling the torned tickets, they are not replying properly..

we have constructed house in Huda complex - mayuri nagar miyapur road no 39C. HMDA is not provided minimum infra like drainage, current line poles for the road, manjeera line and road. If we go to any department they are saying you have to do your own, as a middle class people how we will spend large amount to setup all these things for whole road. Could you please take this request as high priority and solve our above mentioned issues from your side. Plot owners of MIG-872, 873, 874, 875, 876, 877, 878, 869, 869, 870, 871.
