I am complaining land twister fake promise, fraud with clients, cheat , illegal cunstrustion etc

Then jasdeep kaur bring us to pankaj sood he is a real estate agent of land twister a big business tycoon he said he is the owner of all that and we need to pay for 10 present then we pay him 450000 from three o[censored]s after this he start to play game in short he is big clever fraud .
[6/30, 6:33 AM] Sunny: All the bad things happen that we dont even think about that happen in reality but we all realized we stuck on a fraud that is create from pankaj sood ( land twister agent ) june 22nd 2020 I found finally that building is build on a green zone area and the bank said they cant deal with it because of pankaj sood dont have proper documentation no naksa, no quality, not anything .
Now they dont even pick us call because we want refund I send a mail to him but still no reply that by now we all decide to take a next step this is the start from here for type this we are on full of stress this money that we pay him very hardworking money They just use brick and less cement for cunstrust that illegal building for make stupid people arround the himachal, and punjab who is homeless living in chandigarh on rent and seeing in dream for they have his own house . I have all the proof against him ...

non-execution of relevant sale agreement despite having received a substantial advance amount

Dear sir/ madam,
I want to lodge a complaint against land twisters (Pankaj sood, tel: [protected]) with below facts necessary to establish a cause of action.
1. I have applied for the purchase of residential unit no. 39 in royal residency, sector 127, chajju majra. A project under shanti housing development corporation limited agreed the sale made to be.
2. The unit was agreed to sell at the rate 15500/- per square yard.
3. I made the payment of rs. 20000/- (Rupees twenty thousand) in cash as token money vide receipt no. 1396 dated 3/9/2017.
4. Advance payment of rs. 80000/- (Rupees eighty thousand) via online transfer was made vide receipt no. 1399, dated 9/9/2017.
5. In agree to land twisters, the day of 4th october 2017 was finalized to sign and execute the sale agreement.
6. On dated 4/10/17 i informed telephonically to land twisters that i am ready with 30% of the payment and willing to execute the sale agreement. I also informed the land twisters that i have the loan sanctioned by hdfc and can make the final payment anytime after the sale agreement.
7. I receive very muted response from land twisters citing the reason the unavailability of the seller. I was given no specific time when they will call me.
8. On dated 6/10/2017 i receive a telephonic call from land twisters and informed me that the seller is ready to execute the sale agreement and i should be available to execute the agreement. The time and location given by land twister was on very short notice that i did had to put all my working activities for the day on hold and rush to their zirakhpur office.
9. On dated 6th my wife and i visited land twisters, zirakhpur office along necessary documents and bank cheque book.
10. Upon arrival there at zirakhpur office i was demanded by pankaj sood to make 30% of the total payment of the unit #39 in cash i. E. Rs. 3, 74, 300/- (Rupees three lakh seventy four thousand) as amount of rs. 1, 00, 00/- was already paid in advance.
11. Honourable forum, i am in impression that making cash payment could be punishment under criminal court so i insisted pankaj sood that i am ready to make payment by cheque or neft/rtgs as legal mode of payment.
12. The sale agreement could not executed on dated 6/10/2017 as i could not meet land twister’s terms to make payment in cash mode.
13. On dated 8/10/2018 i sent a reminding letter to execute the sale agreement though dtdc courier receipt no. Z36552251.
14. Upon the receipt of my reminding letter, the land twisters telephonically informed me to visit them by as soon per my convenience.
15. On 14/10/2017 i have met mr. Vikas saini from land twisters office at kharar landra highway, sector 125, but surprisingly he instead of fixing the date for executing the sale agreement, has informed me that land twisters is cancelling my booking for unit #39 and insisted me to execute the sale agreement for resident unit #37.
16. It was really a shocking for me that land twisters is turning from their promise/sale made to be for which they have received a substantial amount in advance.
17. I was ready and willing to execute the sale agreement for unit #39 in royal residency, sector 127 and therefore i intimated the same to land twisters through telephone, short messaging, and also sent another reminding letter on dated 20/10/2017 through dtdc courier receipt no. Z38408696.
18. Till date no steps being taken by land twisters and each time i try to call i get very muted or no response.
The non-execution of the agreement has been costing me a lot in terms of time, money and peace of mind. I hereby state that the land twisters carries on their business and has the offices under the jurisdiction of the forum. I request your honorable forum to intervene and help me proceed with the execution of sale agreement for unit # 39 in royal residency, chajju majra as the sale made to be. This is all i am seeking from the honourable forum.
