My house owner is now asking me to pay the rent for another extra month rent for april to may 2019. However, i have paid him the advance money for the same of rs10, 000/- at january 2019 and the rent for the month. Apart from this, he is asking me to pay 50% of the painting cost he invested, which is another rs10, 000/-. I have the proof in whatsapp asking for the same amount. Let me know what to do in this case?

threatening is given for leaving the house as well as no deed has been signed

It's been 15days i took a room on rent with my husband. According to landlords terms and policies we paid the advance rent of the house as well as all the required documents.
Now in these 15days i am constantly being harrased by the landlord and i m also been given a threatening.
I m finding no such reasons for leaving the house henceforth i had directly said them no.
But now since i am a girl and i stay alone at home i m scared of there threatenings and tortures.

unjust deduction of security deposit

I live in bangalore, Sobha dream acres society as tenant to a person "Nitesh Gupta", who has deducted 20000 from my security deposit as arrears on non-payment of electricity bill for the year 2018, the flat has no electricity meter still he said he will cut 20000 with no valid proof of the said amount.
The electricity provided in the society is from builders themselves and he has failed to show any proof that the builders are charging from him in any way.

discrepancies in the rent agreement and illegal demand for compensation by the landlord
My son ankesh tuhin, a final semester student of nift bangalore had taken the flat no. 004, 1st floor, nsr brindavan annex situated at reliable residency layout, 2nd phase, 2nd main, 3rd cross, hsr layout, bangalore -102 on rent in june, 2018 for his sister and another nift student. There was urgent need, therefore, he signed the rent agreement in good faith without going into finer details of each clause. However, subsequently it was discovered that agreement had many discrepancies particularly reg. Termination of agreement etc. And it was totally one sided favouring the landlord only. The matter was brought to the knowledge of the landlord and was requested to re-execute the agreement correcting all the discrepancies. However, he agreed, but did not take any action and remained unresponsive.
Observing no action from landlord the it was decided to leave the flat short-closing the agreement and one month prior notice in that regard was given to the landlord on 26/12/2018. But the landlord is now demanding for compensations as per the rent agreement, which are inappropriate and illegal.
In view of above, we request for taking up the matter by your forum for investigation and redressal please,

Observing no action from landlord the it was decided to leave the flat short-closing the agreement and one month prior notice in that regard was given to the landlord on 26/12/2018. But the landlord is now demanding for compensations as per the rent agreement, which are inappropriate and illegal.

doesn't get anything done and asked me to move out when i pay the highest rent in the house

My landlord doesn't get anything done he took 2 months to get my fan attached to the invertor that was in summers but thats not all it took it two months to get my ac fixed and after that it took him 6 months to give me a side table. I slept in the bathroom for days coz power backup didn't work more tan 2 hours and that just the fans.
He asked me t move out coz he heard noises from my room a day or 2 and there have been parties here as well till 4 at night. I pay the highest in the house but get nothing compared to everyone who pay less and he harasses by calling y parents eve when i am 31 even the. My fathers in depression and he has called thrice to him for issues i have complaint about and his answer is move out.

unnecessary charges on security deposit

Hello,
I have a query regarding the rental agreement. Back in 2016, we came across a property for rent and looked forward to staying. We agreed upon paying 25000 as a security deposit and 6000 as rent. Now after staying for 1 year 5 months, we planned on moving to another flat. But, our landlord is levying unnecessary charges in the name of painting and renovation which was not even part of the verbal agreement. We don't even have a rental agreement with us as in spite of intimating numerous times about the rental agreement, the landlord didn't make one. He kept on delaying it saying today tomorrow and ultimately didn't make it at all. What can i do in this case? How can i get my security deposit back? What legal actions can i take against him?

motor and water issues

We live in a 2-bhk flat in koramangala, 3rd cross road, 7th block, house 170. Our landlord and caretaker lives in hsr layout. We have been living here for 2 years now and there are motor and water issues. Whenever corporation water doesn't come or we need to do tank cleaning or sewage cleaning, landlord tells us to divide the money among tenants. He doesn't pay for a single issue (Unlike other landlords in my neighbourhood). Since last 5 days we are facing motor issue and have complained plenty of times to our landlord to fix the issue. He is just delaying and harassing us. Please look into it asap.

not refunding deposit from past 3 months

This is regarding the non payment of deposit from past 3 months from our landlord. The landlord has retained 50, 000 rupees citing internal repairs to be done for which he gave quotation of 71, 000 from his contractor. We got a fresh quote for 25, 000 for the same repairs from our contractor. We requested the landlord's father as the owner of house works outside of india. The landlords father has no rights to interfere as the agreement is not in his name. We requested the landlord to make the repairs by deducting 25, 000 from our deposit but she is refusing it and aswell her father. We tried to solve the issue amicably but the owners are adamant. The repairs are normal wear and tear.

half deposit not returned as per rent agreement

I have deposited rs.21000 to mr. Athavale as a security deposit which will be paid at the time of house vacated. I have well informed him on time about leave of the house & we vacated the house as on 08.03.2018 but he has given only rs.10000 that is also in month of may, 2018.

landlord not giving flat to me which has been purchased by developer

I have purchased 2 flats in navi mumbai and i have registered it and also i have all the papers of my flats. But the landlord is not ready to give me my property and it has been almost more than 10 years. I have been sending notices... Warnings and there is no response from them. They are some thakurs who says ďo what you want but we will not give you the property.
Secondly they have given my flat on rent and they are taking the rent of those 2 flats

We are staying in 1 bhk in yamlur, bangalore, here is 2 floor, both are going on rent. Owner is not staying here.
Now before 4 days we are facing water issues, we called electrician and he checkeded and told there is motor issue and winding or replacement needed.
Now owner is telling you invest money of 5000 and fixed the issue. It is a huge amount for us as our room rent is 6500.
And he is not coming here to fixed the issue.. Only telling you people divide money and fixed.
Already we wasted 800 for checking purpose.. Please help us as owner is not taking any responsibility.

landlord harassing on illegitimate payment on non renewed agreement.

We’ve been staying in 115, sreeniketan apartments, vasundhara enclave since mar’17. Agreed rent was 15k and have deposited 15k as security. Mrs. Sunita singh and mr. Piyush singh (R/o 1301, menaka 1, amrapali royal, vaibhav khand, i dirapuram, ghaziabad - 201014) have agreed for the due maintanace as per the agreement before shifting. We’ve been paying rent and society charges timely via online banking.in this entire one year the landlord did not spend a single rupee on maintanance of the house and instead clearly told us that he’ll not spend money. The entire year’s maintanance is been done by us. Later on feb’18 we’ve been asked for increased rent of inr 16500. To which my father demanded for renewed agreement and mr. Piyush singh said that he’ll take care of it. Which we believed and started paying the increased rent again via net banking.in febuary itself my mother informed mrs. Singh that we will leave in a month’s time and also asked for her attention as there’s a huge sepage in one of the bedrooms to which she replied that will get this done once u guys will leave. My mother stayed quite. Mr. Piyush singh and mrs. Sunita singh did not bother at all about the renewed agreement instead were taking increased rent.in april we infomed them that finally we’re leaving the house and requested to adjust security against this month’s rent. To which mrs. Singh messaged me asking for the remaining amount of 1.5k as she had 15k with her. We did that too on a goodwill. We hardly stayed in that house for 20 days and on 20th day we got the noc from the society too to leave the premises (Else the trucks are not allowed inside the society). All our previous dues were cleared and hence society gave a thums up. Later mrs. Singh messaged me asking for the electricity bill of 3k for the month of april’18 to which i said sure and talk to my parents abt it. My mother informed me that we’ve given the 30 day rent in advance wherein we’ve just stayed for 20 days n handed over the keys on the same day. And so this bill should be adjusted from that 10 days extra payement as they never got the agreement renewed and were already taking the increased rent since feb’18. When i politely messaged mrs. Singh mentioning the same, she bursted on me and started harassing me on other stuff like the pending payments of maid and milkman. I told her that maid herself asked for a late payement as she was working with us for 20 days only so she said if she’ll wait till next month would we give her complete month’s amount? So we agreed and paid her in full month on 11th may and for milkman we missed his number and kept on asking the society guards for the same they never gave the number so finally on 11th may when i got there to pay our maid, i checked their entire entry register and thankfully got his number. I immediately called him and asked for his dues he told me total is inr 1894 and asked to pay via paytm (Which we did). My father is a heart patient and is non earning only i and my brother are working to manage the livelihood. And so we always believed that should not take anybody’s money. Post this mrs. Singh started messaging me from different numbers and started harassing me that we flee with others money n we stoop for money n all the humiliating words. Then i messaged her back telling that all the pending dues for which she’s been taunting me are being cleared and then she went abusive over the call. Ever since then both mr. & mrs. Singh are being abusive on calls and on messages telling me my caste and all. I have the entire message trail of this couple harassing me and asking for my address. Again to which i replied that i’ll give my address provided their lawyer calls me now. As i only have one number and don’t fool others with multiple numbers. Plz suggest as we did not do nothing wrong and since the agreement was never renewed still we were paying increased rent on their one call. Without questioning them. And now when we’ve left the house in a proper way they’re threatening me for legal n all. Which i clearly them to take as we never foul on payments. He’s even mentioned in the messages that he never renewed the agreement and thats a ehsaan on us. Trusting them and started paying extra rent without renewed agreement was a mistake now what i feel. That too when there’s no mistake and they’ve been harassing me over the calls and messages. Forcing me to give my address n all. Also they’re calling me from different numbers ([protected], [protected], [protected], [protected]). These people can go to any extent for 3k. When the fact is they have our inr 5500 extra and should adjust 3k payment and give remaining to us. Plz advise and help as im a working girl and this will give me a insecurity to even step out as i commute late evening for my work.

I was living in 107, lotus block, sandy spring’s apartment, sunder garden road, puppalaguda, manikonda 500089, hyderabad. I started living there from 10th jan 2018. Before entering i asked the agents (Mrjanaki ram and mr satya bhushan) and owner’s (M rupa rani’s) husband (Mr vinod kumar) to fix broken lock of rear door and broken glass of the window of one of the room along other small things. I also told them in advance that i will be living there alone as a bachelor. My family could come in future for sometime to stay with me.
When i entered the flat on 10th jan, i found that nothing is fixed. The rear door doesn’t even gets shut. So i called them again but i just got assurances. For the next one month i tried almost every day for these things to get fixed but to no avail. So i decided not to stay there and gave mr satyabhushan (Through whom owner was contacting), two month advance notice for vacating my flat on 10th feb 2018 and it was as per the rent agreement. He said as per owner it’s ok and you will get your deposit (Rs 12000/-) when you vacate the flat.
For the next two months i didn’t hear anything from either the agents or the owner. Due to my official work i was mainly out of hyderabad in the month of march. I vacated my flat on 2nd april and called up mr satyabhushan. He came to the flat in the afternoon with a renter. He on coming started shouting on me saying you will not get your deposit back. I called up the owner (Mr vinod kumar takes the call for m rupa rani). He too, when i asked for my deposit, started shouting on me and in a threatening voice asked me to come to his area if i want to talk further about my deposit.

I took a house on rent.in sigma 4 greater noida on rent wherein my landlord asked me one month rent and one month security deposit and one rent agreement was formed in the court i signed on the agreement and landlord took it with him saying i will sign it and send you and later he denied to give me rent agreement. I am paying electricity bills to landlord only. He denies to take any amount via cheque or bank and take only case. He take electricity bill by me but dont deposit it to electricity dept too. The society president also support him in stealing the money of government. Sigma 4 greater noida has a pattern where ppl give house on rent but deny to give rent agreement they charge electric bill but dont deposit it to department of electricity, they dont pay taxes on rent and bills of tenents too. And then they threat to vacate the houses and i need immediate legal help on it. He harasse me for being a single girl. I am 28 years old and having no family. Then he harasse me for helping dogs in society. Then he threat me that he will let me vacate without notice throw me out and all abusive words

And tge most important part is in the absense of our male guardian they are trying to beat our house wife. They are not giving us peacefully living so we are not giving them rent properly. Landlady's son and daughter in law always trying loss us however. Even they are not giving us water supply properly. So please take some action against

I was working in gs e&c gurgaon. But due to crisis in oil n gas sector i was asked to leave and search some other job. And because of crisis its next to impossible to get a permanent job in my industry in the current scenario. Luckily i got a new job but on a contractual basis which may end anytime. I was living as a tenant along with my wife in h. No 632 first floor, behind huda ground, sec 5, gurgaon. My owner name was rajkumar bajaj. I was paying rs19600 as a rent which becomes 22000rs after 10% rise in 11 months. This amount is too much for a person to pay if jobless. So on 7th oct i gave him a notice that i ll be vacating his house on 1st nov. I told him my job problem also. He straight away said that he ll deduct 15 days amount as i hav given notice on 7th not on 1st. And as per him he ll not get any tenant near diwali which is not justified. So he ll return only half of my security deposit amount of rs 20, 000. Still i agreed as i wanted to leave his house on a food term. The day i left his home he said he ll deduct 5000 more coz of minor repairs and cleaning of the house. Which is totally wrong. Repairs bill he made was not right. Also i have given extra money to my maid to clean the house after i left. Then he started putting allegations that we have not maintained his house. The truth is we left his house in a much better condition than the house we have given before. My wife was very perticular about the cleaniness. My maid also confirmed this to him. But looked like he was not in a mood to return anything. He started abusing also. I left after a long conversation with no result as i had to shift to a new location and i was getting late. The other day i went to meet him to solve the matter. Again he started shouting and offering only 5000 out of 20000. I refused to accept n left because i had so much to do than to continue that useless argument.
He was supposed to deduct only 7 days amount + electricity bill+ minor repair charges not more than 500.. As i gave him notice on 7th oct.in that case he must have returned around 12000rs. no water supply / no rent agreement / security deduction

Hi, we moved to this house on 05th august 2016 and landlord asked to pay the rent from 01st august which we paid. After 2-3 months landlady started shutting off water supply and kept water supply tools under her control. Two tenants meanwhile vacated the house for the similar reasons and landlady was reluctant to pay the security amount.
Now on 11th september post grave water scarcity, when my wife reached out to landlady, she given verbal notice to vacate house in 20 days. We said this too less time to find a house, she didn't give ear and came with new potential tenants to visit the house from next day on.
We agreed to find and vacate the house within time limit as did not want any further chaos and staying in uncomfortable situation.
When we asked for security refund back to pay to book another house she said we will deduct security as 30 days are not complete.
After few follow ups she is saying that vacate the house and will pay the complete security but we are unsure whether she will pay it back or not.
Filing complaint only in case she doesn't refund security, need some action and documentation against her.

We agreed to find and vacate the house within time limit as did not want any further chaos and staying in uncomfortable situation.
When we asked for security refund back to pay to book another house she said we will deduct security as 30 days are not complete.
After few follow ups she is saying that vacate the house and will pay the complete security but we are unsure whether she will pay it back or not.
Filing complaint only in case she doesn't refund security, need some action and documentation against her.

Our landlord deducted 9100 from our security deposit for minor repairs and repainting the house. We stayed there for 2 years. It is no where written in our rent agreement that we need to repaint the house before leaving. Also, there is clause on normal wear and tear that exempted tenant from paying for it. But he is saying that the house given to us was a brand new flat and we should give it back in the same condition as at the time of signing the agreement. Please help.

landlord not paying back security deposit

Our landlord had taken rs. 50, 000 deposit and now that we are leaving the flat, he wants to get entire house renovated at rs. 14000 from us. Entire flat painting, repairing, which we never damaged when we lived for 2 years... He wants to recover from us. We are ready to share burden also, but he wants entire amount from us. Landlord deducting a lot of amount from security deposit

I was living in a 3bhk along with my two other friends. The security deposit was 1.5 Lacs. We gave a 3 months notice and vacate the apartment. Since the owner was in UK she send someone to collect the key and verify if the house is in good condition. He checked everything, took the key from us and said that everything is cleared from his side. Still owner didn't refund our security saying that she will come back and inspect everything once more after 10 days. When she came back she started making useless damage list and cutting huge amount for minor repairs. She even charged 15k for kitchen renovation because of the rust in the shelf. Rent agreement said that one month rent (30k) will be deducted from deposit and extra if any repair is needed. But she is charging us for normal wear and tear that occur like the chipping and rust. Also, she is charging us for things that were broken when we took the apartment claiming that it was not broken before. In total she deducted 54k from 1.5Lacs.

I am husna khatoon, working in a private organization, living in a rented house with my husband . My rented house addres is: plot no 54, flat no.101, brindawan apartment, ayodhya nagar colony, hyderabad, telangana pin: 500028. I am staying there for last 2 years. Presently my land lord is irritating me continuously and quarreling to leave the house.and I am not well as I have gone through 2 oprations and had a paralletic aattack also still treatment. Demanding the rent for next month even i m leaving room mid of this month

Landlord is harassing

My parents nd 15 yr old brother moved in halduchaur (nainital) on rent in july'16. Since then owners wife was very rude and abusive.
Many times they asked my parents to leave the property with an excuse that they have marriage but there was not.
Finally we decided to move to some another property and informed owner that we will me moving on 10th nov'16 and you can take half month rent for nov month also he said he will come on 12th nov and hung up.
When we finally started shifting they locked the property nd demanded for full month rent nd 3k extra as penalty also filed FIR against my parents and threatened them over phone that they will get my father arrested if we will not do this.
His brother in law is police officer nd taking advatage of it.
My father is heart patient nd mother is asthmatic nd they didn't allow to even take their medicines nd daily stuff.
They had to buy new stuff such as utensils nd toiletries nd even new school shoes for my brother as he had his school next day.
My family is in danger!!!

Even if it, the owner has definitely let out without any declaration of rental portion to the authorities. Money deducted from deposit

I have taken a 2 bhk flat on rent on 15 jan 2016 address - unit 3, plot 20, 4th main, shankranthi layout, santhrupthi nagar j p nagar 7th phase bangalore and paid a deposit of inr 160, 000. Due to some personal reasons i have to vacate the flat in 3 months and i was not able to serve the notice of 2 months mentioned in the agreement. Now the landlord has deducted 1.5 months of rent equals to inr 24, 000. When asked why he said that i have not given him the full notice, but in the rent agreement it was not mentioned that he will deduct the amount if i did not serve the notice what was written in agreement is - "the tenant or owner may terminate the agreement anytime during the agreement period, subject to the issuance of an advance notice of 2 months in writing."
Also what he is saying is this sentence means that he will deduct the money it is understood. I don't understand how can it be understood & also he has not mentioned this to me while signing the agreement.
