Worst case happen with me.

I booked a 2BHK flat in Amrapali Village Phase II residential project and as per the builder, the possession is expected in year December 2010.
It has been since the first day, I showed interest to buy a property in Phase II Amrapali project, it was communicated to me by Mr. Neeraj (Marketing executive) and Mr. Atul Shukla (Bank finance Incharge) regarding the fact that the Amrapali Phase II project is approved by three banks including Indian Overseas Bank, Indirapuram Branch.

Mr. Shukla at Amrapali has given me the reference of the Branch Manager of Indian Overseas Bank, Indirapuram branch for loan processing, and confirmed that I can avail the Home Loan from them, as the bank has approved Builder’s Phase II project of Amrapali village. During the process of acquiring the legal report from the lawyer (approved by the bank) for this project, I came to know about the biggest fact that was never communicated to me that: “PHASE II PROJECT OF AMRAPALI VILLAGE NOT APPROVED BY INDIAN OVERSEAS BANK” I spent 5 months running here and there for making the payment to the Builder, but the Builder played a fraud with me.

I was amazed that how can a builder of such repute can use all such tact’s and false statement to promote/sell the project. I got the legal opinion/report for the project from the lawyer and submitted same to the IOB and was told to submit the documents/sale deeds mentioned in the legal report.

Again, I approached Amrapali (Mr. Neeraj and Mr.Shukla) for those documents and handed over the list of required documents to Mr. Neeraj. He told me that it will be available for you after some days and nobody replied back. During the follow-ups for the documents, the behavior and attitude from these guys were like if I done some crime by asking these documents from them. They did their best to convenience me to change the bank. I mean they keep on telling me that, being a government bank IOB will create all sorts of problem and will not give a loan easily (It was shocking, Government Bank is doing all sort of efforts to give loan like Loan mela, Quick Loan, Lower Rate of Interest) so why anyone should pursue from private banks like IDBI or ING Vasya. They were pushing me like they are the representative of the bank and have some personal Interest and not the representative of Amrapali. I have been tortured by the following ways by Amrapali staff: The copies of the title deeds of the property (chain of documents) were never given to me for Home Loan approvals and after repeated requests and visits to Amrapali corporate office every week, an incomplete file was given to me. Such harassment by builder is unbearable.How can a person obtain the Home Loan from any bank without submitting the title documents?
A letter confirming the expected date of possession of the property is not given ever, after repeated requests. Bank is not taking any Loan requests without this letter.How any Bank will give a Loan if the basic details are not provided by the Builder?
Since January 2009, almost every week I spent time and money in visiting Amrapali office for one document or the other and I was forced to approach the private banks for the Loan. It is the responsibility of the Builder to provide the basic documents to the customer.
Why should I take Loan from a private Bank if the same is provided by a nationalized Bank at a cheaper rate. The interst rate differs by 20 to 30 %?Why I have been told that Indian Overseas Bank has approved the Phase II, Amrapali project when it was never approved by the Bank? Now, I request all of you not ever approach Amrapali Group, who will only show you big dreams and you land up with nothing.

Your hard earned money will be used by the Builder as in my case and at the end of the day - you will neither get the flat or your money or interest or anything for the pains taken by you.

Just pass this message to as many people as you can, so that this should not happen with any one in future.

Please make sure before buying any property, because once you have paid money then you can't do anything...

Amrapali builder is engaged in all sorts of fraud, an investor would never think. I booked a flat in Hanging Garden project of this builder. I had hard time in getting builder buyer agreement. They promised to give agreement within a month of first payment. I got the agreement after a year and that too after 20 followups. After two years of booking the flat, now they are cancelling the project. They were supposed to give the possession by end of this year. They utilised investors money for their own cause and now cancelling the project. This group is fraud. they might have delivered few projects in past. current residents of those projects are not happy too with the poor quality and high priced maintenance.

We took flat in the year 2006 and almost 95 % flats sold.
We need to from society, but the builder is delaying and the hotel shops people are using our premises for gas, water etc.

Please advise us for the same.

Your arguments do not go down well due to the following reasons.

1. Why do you blame the builder as a whole, when no effort was made by you to approach any senior executive/MD etc. to resolve your grievance?

2. Every builder has a preferred financier with whom they have a tie up for smooth transaction with the client. In addition, the finance agent (Mr Shukla in this case) has a personal interest since he gets his commision from the Bank/Finance Co. Hence they try and convince you to take the loan from them.

3. Fact remains that Govt Banks are lethargic and unresponsive in all matters, including Home Loans. I do not understand why you prefer a Govt Bank! In any case the interest differential is not 30% as stated by you, but max one/two basis point (0.25-0.50), whereas the service provided is much better.

My association with Amrapali is very new, but I must compliment them for offering much better services and open policy with their customers.
During my quest for an apartment, i visited almost all the builders of repute many times, but no one could match Amrapali, s dedication for making customer happy and satisfied.
Your case could be an abberation, much like Murphy Law.

I Agree with Dinesh... that Amarapapli guys are cheat and its Atul Shukla who has given comment by name of Vaibhav shukla...and its very clear from the language of the comment.. and if you ever talked to Atul Shulka...
Please let me know the process of canelling the booking...

I agree with Dinesh commnt regarding Mr Atul Shukla.

when i consulted Mr shukla for loan he was almost forcing me to take loan from IDBI and giving all wrong info about other banks e.g. HDFC has liquidity problem, and they have not approved any of Amrapali projects for cash down plan, which is completely false, i checked with HDFC and they r ready to sanction the loan .
hope Amrapali group will take this matter seriously and act accordingly.

I could not understand Amrapali Group. They are not receiving phone calls. They are not sending sale agreement. Every time they say taht they are sending 2day. Payment is almost ready. They may be good or bad but not normal.

Mr shukla is a maha cheeter and maha commission lena wala perosn hai. i am also witness of this . he is not a amrapali employee . Just because of this person i have sufferred a lots .
My Advice to everybody is to take ready posession flat.

I have gone thorugh the same phase when my brother booked flat at Trivenni builder. The builder gave post dated cheque only when legal notice was given to themGod knows if that cheque bounces while presenting but tatleast by cheque they confirmed they owe the amount.

i ve invested in triveni fadridabad project from 2006 but still they ve not started the project they are saying that theye are short of funds and they can shift the flat to there other projects in sec:-78.where in a tower 6 floor has completed but unfortunatly it would take more then 1 year to get the possession.This committment is from triveni staff.
now i want my money back due to late possession.
my question to you is how many days dusration we can get money from triveni.

I disagree with you; Although you may have faced some problem witht he loan Sanctioning from IOB, But i must tell you, why stick to a Govt Bank? IDBI is not a bad bank either, it is a semi government Bank, and loan processing is easy and ROI is competettive with respect to other banks. if u go to a Govt. Bank their hundreds of foarmalities, produce many documents that u will nerver ave ready, and waste a lot of time.
I have purchased a flat in AV Phase 2 and got loan sanctioned from IDBI Bank which was done very easily, and all documents were provided to me on time both by the Bank and by the Builder. The Builder will pitch you for any bank that will sanction the Loan easily because they dont want unnecessary delay i getting the money that they can use in construction of the flat, so that they can give you possession on time.

Can we have a forum where all the persons facing difficulties either due to behaviour of staff member like 'Atul Shukla' or any other challenge with the group can be discussed. Also would like to know who is the right authority to approach in Ghaziabad if you want to bring it to the notice of the officials.

Can someone post the details where RTI can be initiated to get more details about the project of Amrapali Group.

I think staff of Amrapali Group Sucks !!! They really don't know how to deal with their Customers. Wonder if management is taking note of that or they are just busy collecting money from the people who are still unaware of the ways of the group.

Very Sorry for the problem what you have faced with amrapali group, but the problem was created by you only. every projects has the approval from the bank .in that approval the project is very much approved and all the basic documents like approval from Authorities and chain of build land in provided before the approval.
so next time whensoever you purchased any flat the first thing you have to confirm is which bank has got the approval of the project and mind you land documents and authority paper will not be provided by any builder to you. as its near about 200+ pages is there in this.

hi all, i read all of your complaints but i would like to say that builders always give preference to those bank from where there projects are approved. Because its make loan process smooth and some time if u individually approach the bank than they will not go for the maximum loan amount but the bank which have tie up with builder they can offer you maximum amount.
If any one like to know the projects where your money is safe for investment, than pls send me the mail.

I agree in some ponits, Amrapali staff are notr replying in customerfriendly manner. Anyway, plz. let me know the Banks approving the Amrapali builders projects - Village II as well as Silicon City (Noida) projects.
I am a prospective buyer.
I am planning ot buy a flat in Silicon city Sector- 76. Is it safe to invest in Amarpali projects.
Do they honour their commitments? Is construction quality good?Do they have enough cash?
are they customer friendly?DO they deliver their projects in time? what is their track record?
is it safe to make down payment?when will they actually give possesion?
These are the few questions coming ot my mind.Any answers????
