AMRAPALI GROUP – FRAUD AND CHEATER

Worst case happen with me.

I booked a 2BHK flat in Amrapali Village Phase II residential project and as per the builder, the possession is expected in year December 2010.
It has been since the first day, I showed interest to buy a property in Phase II Amrapali project, it was communicated to me by Mr. Neeraj (Marketing executive) and Mr. Atul Shukla (Bank finance Incharge) regarding the fact that the Amrapali Phase II project is approved by three banks including Indian Overseas Bank, Indirapuram Branch.

Mr. Shukla at Amrapali has given me the reference of the Branch Manager of Indian Overseas Bank, Indirapuram branch for loan processing, and confirmed that I can avail the Home Loan from them, as the bank has approved Builder’s Phase II project of Amrapali village. During the process of acquiring the legal report from the lawyer (approved by the bank) for this project, I came to know about the biggest fact that was never communicated to me that: “PHASE II PROJECT OF AMRAPALI VILLAGE NOT APPROVED BY INDIAN OVERSEAS BANK” I spent 5 months running here and there for making the payment to the Builder, but the Builder played a fraud with me.

I was amazed that how can a builder of such repute can use all such tact’s and false statement to promote/sell the project. I got the legal opinion/report for the project from the lawyer and submitted same to the IOB and was told to submit the documents/sale deeds mentioned in the legal report.

Again, I approached Amrapali (Mr. Neeraj and Mr.Shukla) for those documents and handed over the list of required documents to Mr. Neeraj. He told me that it will be available for you after some days and nobody replied back. During the follow-ups for the documents, the behavior and attitude from these guys were like if I done some crime by asking these documents from them. They did their best to convenience me to change the bank. I mean they keep on telling me that, being a government bank IOB will create all sorts of problem and will not give a loan easily (It was shocking, Government Bank is doing all sort of efforts to give loan like Loan mela, Quick Loan, Lower Rate of Interest) so why anyone should pursue from private banks like IDBI or ING Vasya. They were pushing me like they are the representative of the bank and have some personal Interest and not the representative of Amrapali. I have been tortured by the following ways by Amrapali staff: The copies of the title deeds of the property (chain of documents) were never given to me for Home Loan approvals and after repeated requests and visits to Amrapali corporate office every week, an incomplete file was given to me. Such harassment by builder is unbearable.How can a person obtain the Home Loan from any bank without submitting the title documents?
A letter confirming the expected date of possession of the property is not given ever, after repeated requests. Bank is not taking any Loan requests without this letter.How any Bank will give a Loan if the basic details are not provided by the Builder?
Since January 2009, almost every week I spent time and money in visiting Amrapali office for one document or the other and I was forced to approach the private banks for the Loan. It is the responsibility of the Builder to provide the basic documents to the customer.
Why should I take Loan from a private Bank if the same is provided by a nationalized Bank at a cheaper rate. The interst rate differs by 20 to 30 %?Why I have been told that Indian Overseas Bank has approved the Phase II, Amrapali project when it was never approved by the Bank? Now, I request all of you not ever approach Amrapali Group, who will only show you big dreams and you land up with nothing.

Your hard earned money will be used by the Builder as in my case and at the end of the day - you will neither get the flat or your money or interest or anything for the pains taken by you.

Just pass this message to as many people as you can, so that this should not happen with any one in future.

Please make sure before buying any property, because once you have paid money then you can't do anything...

I agree with all complaints these builders basically have a g8 vision and mission like funda but they dont ever adhere with that, I am very surprised why our Govt look into all these grivance, this is nigligence from Govt aswell, these Buildes make money out of every thing and nothing else . Every one is making money. bastered all .

I agree with Unsatisfied customers, if a company employees will say that there are happy customers as well, but they are not concentrating on other part of it, people who spent lacs of money in booking flats, they are not fools, Amrapali group should think about their unsatisfied customers, as they have also invested in your project. Aur paisa bahut muskil se kamata hai aam insan aur aise barbaad kar raha hai Amrapali group ke kuch lalchi employees or agents.
I have read soo many unsatisfied customer of amarpali, but still many are bugying from them..even m planning to buy inamarpali smart city plan, 2bhk, ..but now looking at thousand complaints, m highly confused and scared ..pls suggest me as per your points reaised??

I am living i Amrapali Village for last one year, and this was the worst decision of my life of my lfe, if any one of yoou planning to buy any flat i Amrapali Group, just go to any of the project specially mrapali Village and just knock the door of any of the resident, they will tell you the the exact picture, so do not go by my words just face the usic yourself.

And the attitude of the Maintenance Dept is like they are the king of the society and rest are slavs...they will never solve your problem, they said thi is your job you have to do it from our own pocket.

One person Mr.Sunil sits in the maintenance office, he thinks himself 2nd in command of Chairman of Amrapali Village...just go and talk to him, you will believe my words...

I have heard that there is some big political leader involved behind this group, thet's why they never listen to any complain...

Let me tell you one more thin that RWA of AMrapali VIllage has filed alegat case against Chairman of Amrapali Group and other senior staff, they were given the flat in reduced size, the Amrapali people has made the towers in 2nd phase on that which they were claiming to be green park in 1st phase...

If still you want buy a flat in Amrapali Village, you are most welcome but be ebsure to face the music once you start living there...the coice is yours as the money is ours...

Hi can anyone tell me about Amrapali Grand in Greater Noida
Not completely Agree but more confused now. I was planning an Amrapali Duplex(independent Villa). I am not sure if I will go for that after listening so many complaints.

If not all wrong at least some will be true. I like the idea about asking a flat owner directly who live in Amrapali's society.

I'll do little more research and post my comments here then.

I agree with most of the post here. Dealing with Amrapali people is very painful and all marketing people seem to be dishonest in their dealings and fooling the customer. Once you book your flat, they take you for a ride. My advise to most of you would be to ensure that the floor plans are sanctioned before booking the flat. I have booked a flat in one of their projects and chasing these people for past one month and am shocked to know that they do not have the floor plan available for the flat that I booked.

I am not pro or against amrapali group..if you type and search for any developer you will find lot of complaints abt every builder who had already given possession or launching new projects.
But the truth is something else.We as Indian never post anything when we are happy or satisfied.But if we face problems then start publishing those on the internet.On internet you will always find negative feedback about anything because we don't appreciate things that goes well.And we don't publish those things on internet.I have booked a Flat in amrapali Zodiac and till date i haven't faced any problem.
So i would say internet in india is not good to source to get review abt any developer.Here no one post constructive feedback.Only you will find the complaints of frustrated customer.So decide yourself where you wanna invest ur hard money...All the best
I was Also thinking to take flat through Amrpali but thanks for posted comments... Now I am moving for Ajnara ... So any body can guide me about Ajnara Project... are they good or bad?

oh god my husband was booking a villa in amrapali when i started reading this post.
i have phoned him and STOPPED HIM from booking the villa

i told him to take computerized declaration that says

the project is approved by noida authority
floor plans are sanctioned
maintainance staff will not be under age (10 - 12yrs baccha staff)
we will get buyer seller agreement in 60 days time maximum
the villas will not leak

amrapali staff has refused to give any such computerized declaration

if what they are saying to people to get booking is truth than what's the reason behind for refusing to provide a computerized declaration ?

I booked 2BR + study Room flat @ Basic price
Rs 24, 86, 750 /= This is firm price inclusive all.
During Possession time around Rs 3, 90, 000/= to be
paid. We paid 10% of total Basic price Rs 2, 48, 675/-.
Now they are asking 30% to be paid will be Rs 7, 46, 025 /= but Amrapali is asking Rs 7, 65, 000/=
inclusive Tax . Why they did not ask Tax during 10%
initial payment because the public may not book the
flat . No where tax item is mentioned . So Amrapali is going to collect the Tax as their profit, so wise .
This is totally a mischevious act & misusing the democratic freedom in India a no-1 corrupt country in the world where there is no action against corruption.
So it will be better to ask 10% refund.

I booked 2BR +2T+1Study Room @28 Laks Basic + 3.9 Lacs at possession time . Paid by cheque 10% of Basic payment .30% to be paid after Bank approval . Amrapali is asking to deposite the amount by 3 0 August 2010 . This amount will be 30% of Basic payment + TAX ( New Item ) . Tax word is not mentioned in the contract & also not paid with 10% initial payment. Tax item is now imposed after booking . After some time again some new item will be generated. First they trap the public . Builders are collecting 90% advance payment just the complection of slab which covers only 40% construction work.This is only business the business house make money by trapping the public as government & local authority fails to control the system.For 1100 sq feet area we are availing only 700 sq feet, 400 sq feet is for comman facility including Lift area. For Lift extra charges are also paid. For this much extra charges builders are always unhappy with the public money . This is only business that there is no gurantee whether the product will be handed over to customer or not without time limit.
So it will be better for Judicial Action as we paid only 10% at this moment as Builder can not re-sell the flat .
All Builders are having same policy . Booking is now a type of Lottery but we have to disburse builder money .
There is no rule for the buildres & no punishment .
Just after 40% of civil work the builders collected 100%
their money . Only Possession time the lump sum amount to be paid. Builders are collecting 40% money from customer on plain land ( 10% advance + 30% after 45 days ) without doing any civil work . This is a very good business & without 100% sale builders not starting even excavation. Sometime Excavation is just for show & propganda .

We have paid Lacs of rupees in order to looking for a Good residential socity where we can Live safely.

After mooving in to Amrapalii village, I found it is same or more dangerus then walking in the middile of the highway with heavy trucks moving down.Thugh the qulity at the flat is the poorest it is safer then the common areas of the socity.
As soon as I moove out of my flat, water logged on each floor makes it slipery, Poor desgin problem that as soon there is light showers the basement as well as the Ground floor outside area gets flooded.

Up to this the things seems to ok(though it is not the value for your money) but now there are the things which makes you think that the builder and his maintenence department are having a serious attempt on residents life.

Operational gym with electrical equipment gets flooded and while peapole using it, Water flow direct on the electrical pannels of whole the socity, swimming pool not fully drained cousing risk of dengue, similary dirty water in all different part of Amrapali village.Even in operational lift the water is dripping from the top, and even after complaints nobody looks at it.these are one of few things which show that the builder do not want to solve this problema and putting life at risk that too of those people who have given them theare earning/savings of life.

I request those who are interested in byuing property with Amrapali group(just beacuse they have attractive grafics in there brocher or may be having Dhoni for ads).It is my humble request that they Should just visit the existing Socities of Amrapali in indirapuram and then take there disicion.
After seeing lots of peaople getting confused about the buing property from Amrapali group, aand also some comments(most probably from the amarapali staff to save the reputation).

I suggest those who are interested in Amrapali, just simplay go to AMrapali Greean, Royals and Amrapali village in Indirapura to see the quality and attitude of amrapali as the salse office is allways the suger coted faces and toungs. You can easily decide then.
