AMRAPALI GROUP – FRAUD AND CHEATER

Worst case happen with me.

I booked a 2BHK flat in Amrapali Village Phase II residential project and as per the builder, the possession is expected in year December 2010.
It has been since the first day, I showed interest to buy a property in Phase II Amrapali project, it was communicated to me by Mr. Neeraj (Marketing executive) and Mr. Atul Shukla (Bank finance Incharge) regarding the fact that the Amrapali Phase II project is approved by three banks including Indian Overseas Bank, Indirapuram Branch.

Mr. Shukla at Amrapali has given me the reference of the Branch Manager of Indian Overseas Bank, Indirapuram branch for loan processing, and confirmed that I can avail the Home Loan from them, as the bank has approved Builder’s Phase II project of Amrapali village. During the process of acquiring the legal report from the lawyer (approved by the bank) for this project, I came to know about the biggest fact that was never communicated to me that: “PHASE II PROJECT OF AMRAPALI VILLAGE NOT APPROVED BY INDIAN OVERSEAS BANK” I spent 5 months running here and there for making the payment to the Builder, but the Builder played a fraud with me.

I was amazed that how can a builder of such repute can use all such tact’s and false statement to promote/sell the project. I got the legal opinion/report for the project from the lawyer and submitted same to the IOB and was told to submit the documents/sale deeds mentioned in the legal report.

Again, I approached Amrapali (Mr. Neeraj and Mr.Shukla) for those documents and handed over the list of required documents to Mr. Neeraj. He told me that it will be available for you after some days and nobody replied back. During the follow-ups for the documents, the behavior and attitude from these guys were like if I done some crime by asking these documents from them. They did their best to convenience me to change the bank. I mean they keep on telling me that, being a government bank IOB will create all sorts of problem and will not give a loan easily (It was shocking, Government Bank is doing all sort of efforts to give loan like Loan mela, Quick Loan, Lower Rate of Interest) so why anyone should pursue from private banks like IDBI or ING Vasya. They were pushing me like they are the representative of the bank and have some personal Interest and not the representative of Amrapali. I have been tortured by the following ways by Amrapali staff: The copies of the title deeds of the property (chain of documents) were never given to me for Home Loan approvals and after repeated requests and visits to Amrapali corporate office every week, an incomplete file was given to me. Such harassment by builder is unbearable.How can a person obtain the Home Loan from any bank without submitting the title documents?
A letter confirming the expected date of possession of the property is not given ever, after repeated requests. Bank is not taking any Loan requests without this letter.How any Bank will give a Loan if the basic details are not provided by the Builder?
Since January 2009, almost every week I spent time and money in visiting Amrapali office for one document or the other and I was forced to approach the private banks for the Loan. It is the responsibility of the Builder to provide the basic documents to the customer.
Why should I take Loan from a private Bank if the same is provided by a nationalized Bank at a cheaper rate. The interst rate differs by 20 to 30 %?Why I have been told that Indian Overseas Bank has approved the Phase II, Amrapali project when it was never approved by the Bank? Now, I request all of you not ever approach Amrapali Group, who will only show you big dreams and you land up with nothing.

Your hard earned money will be used by the Builder as in my case and at the end of the day - you will neither get the flat or your money or interest or anything for the pains taken by you.

Just pass this message to as many people as you can, so that this should not happen with any one in future.

Please make sure before buying any property, because once you have paid money then you can't do anything...

When are the possession for Amrapali Village Ph-2 flats expected to commence. I have tried speaking to the executives at the site but none of them have any any idea.

i have recently paid the first ammont for the amrapali terrace homes in greater noida project. after reading your complaints on the consumer complaints website i have a concern that wheather they have given you the possesion of the flat or not.
and what about loan?
this is actually worrying and a great cause of concern.
please reply ASAP.
I cent percent agree with the sufferings of people by the hands of this branded name "Amrapalli". One who has shown faith in this brand are the worst sufferers now in the sense that builder keeps on launching new projects and neglecting the previous ones, against which the hard earned money of common people is at stake. Launching new projects without satisfying the old customers will not give any credit to the builder but at one stage will reflect, adversely. It would be better to keep away from such buildings and the ones who have already invested with them, think again on their decision. One can get lessons from Projects like Smart City and Silicon and Princely at NOIDA.

Royal Constructions — Fraud and Cheating

Dear Sir,
I have taken a flat from Mr.Ashoke kr.Roy of Royal Constructions,in Kaikhali, Malir Bagan.At the time of booking the flat, I told him that my mother-in-law is paralysed and uses wheel chair , so the lift that he is providing us , would it be sufficient to move her up with the chair. He assured us that it would be sufficient and believing him I booked the flat. But now I saw that the lift is a three person lift and in no way we can lift our mother-in-law in that. So, when I told him about that he insulted me in filthy languages. I am doubtful how he has been given the license of construction as he has no know knowledge of construction and the building he has constructed is not suitable for a healthy living. There is no proper gap between two buildings and proper lighting is not coming in kitchen and bathroom. Moreover there are lot of beams and pillars inside the room. He also took 2 and a half years to finish the construction though he promised us to complete it in 18 months. Since we paid all the money in advance we could not get away with it. Please kindly let us know what we can do now?

I have read all of you, Even I agree to you people. EVEN THE QUALITY OF CONSTRUCTION IS VERY POOR. CAN'T BE EXPECTED FROM SUCH A SO CALLED REPUTED BUILDER. WATER LEAKAGE AS I HAVE READ ONE O[censored]R COMMENTS IS VERY TRUE AS I HAVE SOME OTHER EXAMPLES OF MY COLLEGUE'S FLAT RESIDENT OF AMRAPALI GREEN @ INDIRAPURAM. THE COMMITMENT PART OF BUSINESS IS LIKE THEY HAVE NEVER GIVEN A THOUGHT OF WELL WHILE TAKING MONEY THEY'LL GIVE EVERY WORD WHICH THEY R GOING TO TAKE BACK IN FUTURE.

I agree with the comment of Mr. Dinesh, these Amarpali Builder persons are cheater.
Thank God that I have found this article on net as I was planning to invest Rs 40 Lakh of my hard earned money with them.
I have changed my mind now.

could any one suggest a better option...bcz the comments i hav read regarding amarpali had put my moral down...

I am not against to amrapali group.if you type and search for any developer you will find lot of complaints about every builder who had already given possession or launching new projects.
But the truth is something else. We as Indian never post anything when we are happy or satisfied. But if we face problems then start publishing those on the internet .On internet you will always find negative feedback about anything because we don't appreciate things that goes well .And we don't publish those things on internet. I have booked a Flat in Amrapali Zodiac and till date i haven't faced any problem.
So i would to say internet in india is not good to source to get review about any developer. Here no one post constructive feedback. Only you will find the complaints of frustrated customer. So decide yourself where you wanna invest ur hard money But plz don’t Blame Amrapli. Amrapali is not FRAUD AND CHEATER so i[censored] wants to purchase a flat in Noida or G.Noida so plz go and book ur flat right now. Aur agge paisa aapka hai jahan ap ki marzi.

we have blocked 3a flat in amrapali golf homes M89 block Nodia extension under flexi payment amraplai is asking for for third installment any one will clarify following...

1>Weather farmers have filed any case against amrapali golf homes which is said to to be on the land of khaiherpur...

2>Amrapali has claimed that they have casted ground floor where as per our information only basement floor has been casted what is exact status..

3>Weather it is proper to release third installment at this stage...
I have booked one room Flat in Amrapali Smart City on 14th may 2010.I am shifted recenly in Amrapali DREAM VALLEY.But High Court Orders break all dreams.I am trying to gather people of Amrapali Smart City to take further decision.

amrapali group aur uske bikau contracter bahut hi bade fraud hai.Zodiac se bekar amrapali ka koi project nai hai.sara materials ghatiaya laga rahe hai, ab naya natak kar rahe hai sab 14 ki jagah 18 floor ka ghar bana ke de rahe hai.hamesa ye cheat karne ka plan banate rahte hai.Zodiac ke sare contracter maha chor hai.Uske Tower P ka contracter jel jane wala hai, wo mafiyao s sambandh rakhta hai.isliye uska kam sabse deri se chal raha hai. bich me uske waha police ki red pad gayi thi.

Amrapali Zodiac ganda sauda. kabhi mat lena.Meri booking tower C me hai.bura fas gaya hu bhai.

Anyone looking at investing in Amrapali Projects ... THINK TWICE BEFORE THROWING YOUR MONEY DOWN THE DRAIN...Look at their past projects- Amrapali Green / Amrapali Royal / Amrapali Village in Indirapuram. They have even sold all spaces supposed to be left open. Parking spaces have been created in unapproved areas. Stilt parking area has been converted to additional flats (unapproved). Penthouses created on Rooftops (unapproved). Resale market value of these properties is 25% less than similar properties...even then there are no buyers for them. Horrible maintenance, Poor construction...STAY AWAY FROM ANY AMRAPALI PROJECT.
