AMRAPALI GROUP – FRAUD AND CHEATER

Worst case happen with me.

I booked a 2BHK flat in Amrapali Village Phase II residential project and as per the builder, the possession is expected in year December 2010.
It has been since the first day, I showed interest to buy a property in Phase II Amrapali project, it was communicated to me by Mr. Neeraj (Marketing executive) and Mr. Atul Shukla (Bank finance Incharge) regarding the fact that the Amrapali Phase II project is approved by three banks including Indian Overseas Bank, Indirapuram Branch.

Mr. Shukla at Amrapali has given me the reference of the Branch Manager of Indian Overseas Bank, Indirapuram branch for loan processing, and confirmed that I can avail the Home Loan from them, as the bank has approved Builder’s Phase II project of Amrapali village. During the process of acquiring the legal report from the lawyer (approved by the bank) for this project, I came to know about the biggest fact that was never communicated to me that: “PHASE II PROJECT OF AMRAPALI VILLAGE NOT APPROVED BY INDIAN OVERSEAS BANK” I spent 5 months running here and there for making the payment to the Builder, but the Builder played a fraud with me.

I was amazed that how can a builder of such repute can use all such tact’s and false statement to promote/sell the project. I got the legal opinion/report for the project from the lawyer and submitted same to the IOB and was told to submit the documents/sale deeds mentioned in the legal report.

Again, I approached Amrapali (Mr. Neeraj and Mr.Shukla) for those documents and handed over the list of required documents to Mr. Neeraj. He told me that it will be available for you after some days and nobody replied back. During the follow-ups for the documents, the behavior and attitude from these guys were like if I done some crime by asking these documents from them. They did their best to convenience me to change the bank. I mean they keep on telling me that, being a government bank IOB will create all sorts of problem and will not give a loan easily (It was shocking, Government Bank is doing all sort of efforts to give loan like Loan mela, Quick Loan, Lower Rate of Interest) so why anyone should pursue from private banks like IDBI or ING Vasya. They were pushing me like they are the representative of the bank and have some personal Interest and not the representative of Amrapali. I have been tortured by the following ways by Amrapali staff: The copies of the title deeds of the property (chain of documents) were never given to me for Home Loan approvals and after repeated requests and visits to Amrapali corporate office every week, an incomplete file was given to me. Such harassment by builder is unbearable.How can a person obtain the Home Loan from any bank without submitting the title documents?
A letter confirming the expected date of possession of the property is not given ever, after repeated requests. Bank is not taking any Loan requests without this letter.How any Bank will give a Loan if the basic details are not provided by the Builder?
Since January 2009, almost every week I spent time and money in visiting Amrapali office for one document or the other and I was forced to approach the private banks for the Loan. It is the responsibility of the Builder to provide the basic documents to the customer.
Why should I take Loan from a private Bank if the same is provided by a nationalized Bank at a cheaper rate. The interst rate differs by 20 to 30 %?Why I have been told that Indian Overseas Bank has approved the Phase II, Amrapali project when it was never approved by the Bank? Now, I request all of you not ever approach Amrapali Group, who will only show you big dreams and you land up with nothing.

Your hard earned money will be used by the Builder as in my case and at the end of the day - you will neither get the flat or your money or interest or anything for the pains taken by you.

Just pass this message to as many people as you can, so that this should not happen with any one in future.

Please make sure before buying any property, because once you have paid money then you can't do anything...

AMRAPALI GROUP SUCKS this is what i have to say AS A PROUD RESIDENT OF AMRAPALI RESIDENT even if you buy the flat frm this grp have you have thought how will you live in tht flat coz the maintenance of AMRAPALI GROUP SUCKS ... i was very happy after buying a huge flat in amrapali royal but few days after my shifting to this place i cam to knw about the attitude of maintanence department...ALL THE AMRAPALI ROYAL FLATS HAVE WATER LEAKGE PROBLEM THR MAINTENANCE DEPT STAFF IS BUNCH OF FOOLS WHO WERE PICKED UP FROM ROAD.. NO BODY HAVE ANY KNOWLEDGE OF THR RESPECTIVE STREAM... YOU ASK FOR CARPENTER THEN A BOY OF SOME 10-12 YR WILL APPEAR... PLUMBERS GUYS ARE THEMSELVES CONFUSED THY CANT SOLVE YOUR PROBLEM IN ONE GO...ALL THE OTHER DEPTS ARE LIKE THIS ... I ONLY NEVER FACED PROBLEM WITH ELECTRIC DEPT BUT AGAIN WHEN THE Electricity goes in indirapuram then our society is the last one whose generator will start and u have to wait for 3-5 mins for light... i am shocked to know that amprali project in sctor-76, noida, silicon valley is not approved by noida authority. they had taken my money & i want my money back. At there site office they are not replying to our queries. we ar facing many problems. our har earned money is in stake.
Frustrated people have such grievances. There are thousand of satisfied customers of Amrapali Family who are living in various Amrapali buildings. People rush for any project started by Amrapali group.

this is rakesh here.i am planing to buy a good property of any builder. i was planing to buy of amprali but i am not happy by there rude behaviour.on one hand they are saying that they are selling this property at 25 lacs but then adding all cost they said it will cost 28 lacs. they are this is about there silicon valley. people who bought other


projects of amprali are also not satisfied by the construction level, atleast those whom i know.

the biggest fraud with these company is that after they take the first amount they will make you cry.as faras i know they are selling there project only by making dhoni there brand ambassdor.
anyone planing to buy there project should be careful & also if planing to buy go only for construction linked plan.

hope others who paid the money for silicon valley project, there hard earned money is not at stake.

I am planning to buy a flat in and around Noida..I have selected 2 projects.
1.) SUPERTECH ECO VILLAGE, Sector 1, Greater Noida.
2.) AMRAPALI SMART CITY, Sector 4, Greater Noida

I am really confused by these comments as the same cheat & fraud comments were for both Supertech & Amrapali builders.

I am lacking short of time and want to book any of these flats asap..Can Anyone suggest for which i should go for?? Amrapali or Supertech as both are having almost the same location and price. My number is [protected]

hi, I had booked flat in Amrapali Silicon City in Flexi Plan. Befor booking, I contacted the Bank of Maharastra and Bank of Baroda for loan. As per them till now this project is not approved by them, but will be approved within 2months (under process). And representatives of both the banks had told me that I can apply loan even before the final approval of Silicon city project, and money will be disbursed after final approval of project. And I had applied in Bank of Baroda. Lets see...

Do any one have any idea when Amrapali Silicon City will bankable?

HI,

Any big project by any kind of builder will have some or the other hurdles, would suggest to go for location, project which suits your need and than do search on the reputation of builder. I can't trust most of the blogs written here by people. Tell me one resident of any society build up by any builder who is satisfied after buying a property. I have seen people complaining in best of the best societies as well. but still look for the repute for the builder you are buying from and cross check the same. Blog might not be the best option somehow.

I am going to book a home in Amarpali Smart City(Noida Ext.) in Flexi plan. Can anyone suggest me that I will give the payment from myself or go for Bank Loan because if i will pay from myself then how will i check the validity or timely payment. Otherwise if i will go for Bank loan then all formalities will checked by bank and timely payment will release on time by bank.

I think so...

Please suggest me i will go for home loan or self finance...
