Unbelievable !!! I just went in open market as Buyer for BPTP Elite Floors ...Dealers Says premium of Rs 2 Lacks and more when I said I have a Top floor in E Block ... sell it ...uhhh uhhh you location is not good ...it is in th last ...dat was d reaction ...still we will try .. its almost a month ...no good responses...

Seems that there is some confusion being created about E block - Looking from Tigaon road it looks at the end however looking from sector road it is most premium location - SRS is there, RPS is there, Villas are there.
Look at the map closely the tigaon road is just 30 ft wide road and the E block sector roads are 45x3 = 180 ft wide road besides anyone doubting about E block does not know that there is a Kheri road as well which connects E block from the bridge directly.
I am not sure how many of you have hunted properties before - but my experience is very simple always turn down the prime property and try to push the properties which are of second grade. don't take my word for it - try looking for a flat on rent anywhere and you would be surprised that dealers always show you what is the lowest grade of the lots,
Take an informed decision - if any one does not have the capability and willingness to hold for two more years must exit - 2 lakhs premium on the payment of 6 lakhs = 25% profits and 2nd floor would see the least demand that is for sure for at least 6 years.
There is a reason behind it and I would be a buyer after 3 years only 1st and 2nd floor

i have been alloted a 300sq.yard flat in L Block.On my visit to the site i found that consruction of 300 sq.yard flats is yet to start.I came tto know from BPTP Office that the Yamuna Expressway will pass from the backside of L BLOCK..Is it true?when will the construction be completed? Is the proposed m

Q Block is in Sector 76...I think construction has started there and also a good location as it is touching the land which is reserved for commercial purpose by HUDA.

Hi this is Nitin Goel, I have asked about the development prospects of V block, I hope it falls in sector 76.
I heard the specifications of the floors has been changed with out even informing property holders like there were supposed to be wooden flooring, but what has been shown in 300 sq yd video it is tiles.
Also it has been told to me by some dealer that A and B block holders can expect the possession by this year end.Is it true.
So by when other areas will be developed.I am holding a 300 Sq yard ground floor in Q block and also looking for another one in V block for my elder brother, since it has been told to me that V block is nearest to commercial space.

The risk free investment or from end user perspective the best bet is a something which is ready to move.
The biggest risk for going for under construction projects for people with limited income is that they may have to pay rent as well as rent just in case the project get delayed for any reason.
The pre launch, under construction, under developed areas for investors who are willing to take risk and they have ability and willingness to pay from their own pocket just in case of anything unforseen happens.
So, if you have that risk appetite with ability and willingness to pay from your own funds you may go for this project otherwise you would be better off with ready to move projects like Granduera etc.

I have seen full BPTP area, if you want to buy in Vblock, its really good decision becoz its facing 60 mtr wide road+ HUDA commercial space + two Malls one named The Next Door. Definitely you will get good appreciation on this.

I ahve received the fourth demand as well, Yep, here, I would like to tell that I am holding a 250 yards SF in E block. I was told that first, I will receive the floor buyer agreement and then I would have some time, for review and then I can pay out.
But here, it was rasied yesterday and I have to pay by 24-Sep to avoid the interest.
Now as usually Questions:
1> Are they going to make me fool, by asking the fourth demand and not giving the floor buyer agreement. FYI: I have already dropped a mail to all, whom I know in BPTP, but not expecting a reply at all.
2> If the construction of my specific unit is not yet started then how can I make sure that its started or not, As I am in B'lore and its hard to me to get the exact situation about same. Please guide for this as well.
3> No questions on quality of material used and floorings, as I have seen the great quality of DDA as well, where I m living from last 3.6 years, it can't be worst than that. So for all the readers, take a long breath and wait, I m also a end user and if you too, then such types of homes are ready to give us the shade for 15 to 20 years easily.
4> last tricky and a long term question: the day when this all will be demolish and the unit won't be able to live more, menas after 20 years, then if all the users, measn the ground and first floors user are not on same page then how, we can sale our part, , assume building is almost gone. Here is what I feel
1 - Builder buyer agreements are already done for those who wanted all you need to do is to ask for the same and you should get that without any issues.
2 - If you will post the actual unit number then I may be able to figure out the current status of that, however rest assured if they have demanded the 4th installment they have already started the construction (I have posted the link of E block 250 sq yd floors pictures taken last month) here is the link once again

3- It all depends on the structure of the building if that is proper then plasters are only concern after 20-30 years which has to be redone after that period
4- The long term question is not at all tricky - all 3 owners of building would be co -owners of the land - as I have seen in mumbai that once after 30-40 years when it becomes unlivable then the entire block is consolidated and reconstructed (I am sure we will find better home much before that :) and thanks to land mafias it becomes easy
I may be going there tomorrow to see the progress of E block as I hold huge stake in that block.

I am Yogesh Batra, I also book BPTP elite floors and as per my conversation with Vinita Jetly & Parabhjot in BPTP regarding the allotment of floors, they had given me confermation of allotment in jan-feb 2010 in written but it was not happen till now
i already paid them 35% of amount which is now very painfull for me, , bcoz i book this some dream or some planning, these people given me so much of mently tension which i cant say...
every time these people say allotment is confirmed but no confirme time when ???
i think we should take some step now against them

BPTP can’t be trusted even for their own words. First these people said blankly that they will give possession in 24 months at the time of selling their project. Everyone (at least me) thought that 24 months would be counted from the date of application, then came the builder buyer agreement which said possession will be given within 24 months from the date of sanction of building plan and now they have come up with the rubbish that 24 months will be calculated from the date of signing of builder buyer agreement and for this they are asking to buyers to sign addendum agreement. BPTP said if you don’t sign this agreement you will lose your right for timely payment discount even though you make the payment on time. We should raise our voice against this .

I am bit surprised by your stance about getting the delivery in 2 years from.
Everyone knows that the place would have infra only in 2012, 2013 I guess this is a boon for the investors rather than any shortcoming.
You keep your money with you for bit longer and earn interest on that at the same time the property value would increase as well.
Paranayam is ready for possession Grandurea has already seen people moving in however the basic infra is still not available, security would be major threat in floors till it is not populated properly.
I have seen this kind of township development before and I believe things are moving in right direction.
I feel that naharpar has got out of the clutches of few property dealers who were just playing among themselves by keeping the rates low.
look at the kind of appreciation your investment has got - not less than 100% of the amount you invested, keep heart don't get angry things are moving in right direction
