[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Hi All ( Specially ROHIT),

I was little bit excited when I heard that BPTP guys have started given the response on time, but as I reached on reality within few minutes all the excitement was in vain. I tried to connect with them approx 5 times, 3 times a lady picked the call and asked rudely to whom I want to talk, and when as usually XXXXX was not approachable then I tried with XXXX but she excused with a slight show of her big position that she can look in to my query as she is handling 12 projects.
My only concern was that do BPTP have started construction in M block and if yes then is it going in units, as some of my friends have units in M block and they have received the demand along with agreement last month, but I’m not in same position.
So if my below tow questions will be entertained, I will be more than happy:
Do BPTP have started construction in M Block and if yes then is it going Unit vise as some of M block unit holders have already received the fourth demand along with agreement, but some ( like me ) not.
Does anyone have any idea that M block is having some appreciation like some other blocks or not, as Rohit mentioned that in A block its up to 9 L.
Those who are waiting for 4th demand should send a mail to customer care of BPTP to know the exact status of their unit.

Monsoon is kind of lull period when it comes to construction activities so I would not be surprised if I do not see much progress for entire July and most part of August - A Block premium is because of its location as there are projects which are near completion other blocks too have seen some appreciation depending on the location and present infra.

What is important to note here is that negativity about these project has died down now the entire greater faridabad properties either at neutral state or getting some premium - HUDA has announced some plots in few sectors of naharpar which is another trigger for appreciation of prices.

I have mentioned in many of my replies before - I am expecting at least 100% return on my investments by 2013 in that area.

I would suggest to check directly with BPTP in case of Park Elite Premium I have no personal interest in that project, since it monsoon time so till late august I do not feel anything substantial could be heard about the development on the actual site.

Mr Gupta it depends on the way you look at it :) 100% return on the capital employed which means I am expecting a good location 300 sq yds floor should have a value of 50 odd lakhs at the end of 2013.

Hi All,

Anyone who wants to opt out from this project and wants their respective money back, speak to BPTP directly and get the surrender form and affidavit filled. Deposit all the documents mentioning all the receipts number and the amount paid. BPTP will return your money back with 9% interest.

Thanx for the compliment - I write what I feel and do, I am too an investor like you in BPTP.

I had been there in greater faridabad yesterday - I spent almost 4 hours in that area, seen what really is going on the ground.

The Block A units are nearing finishing stage internal plaster is going on.
Few other blocks where construction has started is reaching fast the structure completion stage.
The sellers are absent where the construction has started especially for 250 and 300 sq yd units - 180 sq yd units are available which seemed to me more of personal bookings of dealers present there.
The quality of construction seems satisfactory however instead of wooden flooring vetrified tiles were used in bedrooms and I heard that false ceiling too would be provided.

If you are a seller then dealers will tell you that amenities would complete in 2017 and if you are a buyer then they will tell you 2013 and ofcourse they would tell you that work for sector road to be started this month only.

There are many projects which have already been completed in some possession has been offered or the process of offering possession has begun.

I saw Park 81 too reaching structure completion and excavation going on in Park Elite Premium.

Some more internal roads have come up and I saw not less than a workforce of 1000 plus labour residing in that area.

As per my information 6 families have started living in Park Graundera I have spoken to one living in tower F he said the basic amenities are being provided electricity is through generators.

I saw world going on in SRS projects as well. and the pranayam from Puri seemed complete from outside.

Villas of BPTP are ready and they are on a motrable road of Kheri.

A block is fetching maximum premium because tigaon road is popular, however I found that Kheri road is not that bad.

Those who use google earth or google maps they can go to 28° 24' 38.680" N 77° 21' 29.150" E this is the GPS location of E Block and junction of Kheri Road.

I have posted the pictures on Google earth but it would take atleast 1 month before it becomes visible

This is Nitesh and Being a silent member, it would be hard to recall my name. Even though we had words a long back through this portal only.
As it appear that you are having the exact status of Project ( specially Park Elite Floors), so I am considering you as a vintage one and asking some of my doubts with you.
Aprat this I need your favor with your detailed view, due to the reason because Currently I am in Trivendraum, due to my Posting.
Could you please provide me answers for below questions:
1. Any idea that if a person is having 250 yards Luxury in E block and its location is E 11/14, ( I am sure you would have some idea that where this location, will be, as when I am carrying the AMp, then you for sure). DO you feel that this floor can also give a return of 200% by 2015 June. Means some where 45 Laks, as it cost me 23 approx.

2. are you really feeling that by then end of 2013 we will be able to shift there in E block. May be you won't be much willing, as you used to say that you took for investment, but I personally to get a roof on my head, as to pay 8000 per month in rent, seems vain for me.

3. As you said that currently the power backup is given by generators, so would this situation may get chnaged with the time, as I am sure that if we will hve same scenario then it would be much more costly then the power given by Govt.

People have started living in that area that is what I have seen with my own eyes, there are scattered small chunks of land which are not plotted and are owned by individuals and very small builders, they have started construction at some places, 2015 and 100% return is sure there is possibility of getting around 300% or above 60 lakhs around that time this figure is based on property cycle and the method used is from Leise Fories the renowned real estate analysis firm their indian operations can be found at http://www.propertyscience.com

About power backup I was speaking about granduera and I am sure in less than 2 years time water, electricity sewage system would be in place - and most of the major roads would be built by 2013

Shifting to E block should be possible by that time because SRS projects would be complete and villas which are just opposite of E block would also be inhabited however do not expect a full blown city in 3 years but still it would be livable

regarding the snaps I have already done that check the previous post and they are posted on google earth as well

Regarding P and Q blocks the location is wonderful - I own a property in P block and since it is near commercial developments it would appreciate more than pure residential sectors with a lag effect.

Thanks a lot for your quick reply. Just now, I had words with one of the guy and she told me that Metro Delhi Metro have the plan to be at the Parkland in its fourth phase. Which will be near by 2021. I know its a long time and odd 11 years to go, but even the location like Sec 17 of Gurgaon ( which is adjacent to Iffco chauk and where a 60 yards raw house is costing 90 odd laks) was in the same way.
No resedential area used to develop, in 2-4 years. But its for sure that if Metro will come up to that way, it will surely help those, who will be living there, and for sure appreciate the property rates as well.
I had that link and I am sure that the ppl with negative mind set will ask for the evidence:

I got an allotment for 180 yard at P block. Yesterday I received my copy of builder byuer agreement. The layout plan which i got with this agrrement differs from what it was orginally shown. The total covered area is far less then what it was supposed to be. Sige of one room, kitchen, bathroom and back side balconies has been reduced, more over the front side balcony which was originally shown to be 16 feet in length has shown as 13 feet. Final layout plan in totality is far different what it was shown at the time of booking.

RBI has raised interest rates by another 1/4 % this will certainly increase the borrowing rates for the end users - thus it will increase the price of the property as well - more input = more output.

Those who are regular to this topic know that I have given a clear indication about the rates hike 5-6 months back and asked them to be ready with their plans or get the loans sanctioned.

To me it seems that we are heading for an overheating situation may be in less than 2 years of time frame. Overheating means there would be lesser sellers as the prices would go up only. This is a situation which sucks in the people who are waiting for a correction or cashed out early. A caution here do not go in for any project which would be launched one year down the line. I know this is bit early to talk about that however since realestate is big ticket buy it requires planning and budgeting and cannot be done in impulsive buying spree.

So, Now the time is right - those planning to buy should get in or wait for a long time.

I would advice going to the site and then talking to the brokers in that area only - but make sure that you check all the documents before handing over the money.
