[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. I appriciate your views about this project since begining, though I don't have much knowledge about real estate. I like perheps, I also booked a unit last year. But so far didn't got any allotment and at last I went for refund that is still in process... Still I wanted to own a G[censored]nit in 85 sector after getting my money back from BPTP. I do not talk about rumers which are still going on... wanted to know your opinion on this that do I move further to buy a unit from open market? ... as I wish. But it seems that premium is raising. Do you have any idea about premium of GF in sector 85 (A or B Block or whichever is closed to A&B)I have loan senctioned from PNB Housing. How much time sector 85 will take to live in..according to you?

Can you give some light on this?

Hi,

A block on sector 85 is highlighted as of now because of existing road thus the premium would be higher there. Look for something which clean deal, which means the seller is ready to accept the payment by cheque and before handing over the money confirm with BPTP about the title transfer formalities.

Last but not the least be prepared to wait until 2013 end before you can move in there.
With delhi govt on the demolition drive once again the prices for legal properties will only go up.

Today there is ar article in Hindustan Times that Haryana Govt. is conducting a study to bring the metro beyond Badarpur into Town of Faridabad alongside Mathura Road. I think it is great news for Faridbad Reality sector.

I am a new joinee to this portal. I stay in Faridabad in Sector 28 and have recently bought under Resale a Park Elite Floor of 250 Sq. Yards (Lux) in B Block as an end-user. Wanted to have your valuable inputs for my following queries:
1. The B block Park Elite Floors is surrounded by High-rise Apartment / buildings of RPS & SRS at the moment. Will these high-rise apartments cast any shadow on the ambience/existence of the Park Elite Floor Block?

2. At the back of North Facing line of B-25 in this Block, there is a vacant land which does not belong to BPTP. Do you have any idea who is the Owner of this land? Is there any information available whether any construction activity planned on this piece of land in furture and will it in any way affect the North Facing Line?

Will be anxiously waiting for your valuable information/ inputs.

I have booked a flat in Park Elite floors 'E' block and am inquisitive, by when will they raise the 4th demand. HDFC is my loan bank and they have started the disbursals. All phone lines of BPTP Customer Care offices are blocked due to construction at connaught place. Anybody, having this info, please share...

Hi All

I have also booked one of the flats with BPTP. First time going through all interesting/mixed reviews on BPTP. It was surely some good information.

I have a concern on on the flat buyer agreement that i received from BPTP about a week back. The clauses in it seems to be completely pro-BPTP. I am a first time buyer of such flats do not know if this is normiclature or a special addition created by BPTP.

Can somebody please educate.

The only short coming about BPTP is that keep things close to their chest until the last minute - this is a way of playing chess where you make your moves first then decide the strategy.

The builder buyer agreement of all the builders are same - and they are always pro builder nothing new in that . BPTP has the landbank which have to develop and sell - everyone becomes greedy when things heats up - nothing unusual about that.

The phone lines of BPTP should be restored this week and seems that website is down because of either for upgrade or some dns problem nothing alarming about it as of now.

They have given possession of Park Granduera and few families have moved in this gives them a feather in their cap.

I too am waiting for the 4th installment for E block with the cash sitting in liquid state earning nothing :( I hate cash sitting idle.

Most of the B block would be surrounded by high rise which I feel is okay and it is very unlikely that there is a patch of land in the mid of BPTP landbank which does not belong to them - even if there is such a small piece of land there - I am sure the owner would be more than happy to sell it to BPTP.

In a nutshell BPTP has 1400 acres of land in naharpar area of Faridabad, they have stable political connections don't ask for details please, BPTP is all set to hit the capital markets by way of IPO so they cannot risk any stain as it will raise the eye brows of SEBI and big guys of stock markets. Naharpar is developing slowly but steadily which is normal.

Faridabad has always been treated as step child when compared to Gurgaon - may be this has to do with some vested interest of some real big guys of industry and politics - anyways Naharpar is a nice location which will be quite and peaceful with plenty of water and less on pollution. So if you are looking for a place which offers easy living welcome to Greater Faridabad.

I have always been neutral about NOIDA and Greater Noida however actually I have not been there for last one year but to my surprise when I went there I found sea change.

After naharpar area of faridabad my another choice is area near Gautam Buddha University, Tech Zone roughly sector 110 odd there in Greater Noida.

I have seen how educational institutes can transform any area - here are some simple examples from Delhi, the places like Katwaria Sarai, Munirka, Kalkaji in South Delhi and Mukherjee Nagar in North Delhi flourished only because of educational institutes.

So, those who are looking for some longer term means 10 years plus kind of investment situation then those areas of Greater Noida is worth looking at.

I believe in coming years that university will flourish and the key to success of any location is population, the amenities. It is a well known secret to the real estate investors that students have good spending power so they provide nice rental income.

Those who are familiar with the areas like munirka, katwariya sarai or mukharjee nagar would recall the kind of rental income each building generates.

I m a end user and applied for a elite floor, but after 01 year of application still i am waiting for an allotment, I tried contacted so many times to BPTP but not a postive response from their side,

Any one has any information about next allotment of Elite floor.

To I got a reply from BPTP that E block construction would start within a month and they would be demanding the 4th installment within a month - so those who are in self funding mode - should start collecting funds, those who are looking for bank funding should try to complete the process asap for the sanction, those who want to sell should send me a mail :)

Right now the premium for 300 yds in E block ground floor is around 5-6 lakhs depending on the location and road size. and the premium in A block has gone as high as 9 plus lakhs.
