[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Everyone curious about day to day updates about their unit, looks like a business opportunity to me for providing information (laughing out loud)

I would be going there on sunday if I have not gone to agra to finalise a deal and will try to post as much information and pics, videos as I can.

Hi Sunil,

B21-03 is at the end of B block and it is across the sector road in B block extension, East Facing Unit, and seems like a Dead End after B21-01 which is next to your unit.

Looks like a fair deal as it is near a high school and two roads which are more than 20mtr wide only concern may be the adjoining areas on the North and west of your unit, I am not sure which developer has that pocket of land and what projects are coming up there.

Wait till the demarcation of sector roads are done, once that is done, things would be clearer.

Hi All,

I was at Naharpar area today, spent almost 3 hours looking at various sectors, projects, talking to dealers, customers, owners and even workers there.

A block - Most of the construction seems to be complete, external finishing remains for most which I feel would be done just before possession to give a nice fresh feeling.

The premium of A Block is maximum 15 lakhs for 300 sq yd ground floor, decrease one lakh for 1st floor and 1 lakhs for 2nd floors, - The building gives a rich feeling and with huge front and rear lawns seems like a dream home.

The premium for other blocks B, D, E, N ranges from 7 to 10 for ground floor 300 sq yd, supply is limited for 300 sq yd and 250 sq yd and the owners are asking whatever they wish.

The work of approach road from Grandura to Tigaon Rd which was a Kattcha road now is being now built.

The unconfirmed reports says that sector road work will begin by the end of Dec and most of the agitating farmers have settled with govt one way or the other.

The beautification of Princess Park has started ( I saw landscaping getting done).

I saw some serious buyers there, earlier it used to be confused young lot.

The prices of plots are quouting between 18k per sq yd to 30 k per sq yd, I have a confirm report of a deal above 18k per sq yd in G block.

BPTP is gearing up for IPO and once IPO is done the company will be flooded by public money, which means it would not have any kind of liquidity problem and all the stalled projects will get on the full swing.

I am Pradeep Rawat. I too invested in Park Elite Project, Faridabad and had already paid three installments.
I am a middle class Railway Employee and have invested all my hard earned savings in this project to fulfill my dream of having a home of my own to house myself and my family.I had also received confirmation letter in the month of July 2010 that they will confirmly consider me an allotment in the next draw but they haven't given any time frame.But when i enquired from the BPTP office on 15th Oct 2010 they gave me the offer of 9% interest of given amount to surrender the project.Please suggest me how can I get the allotment from BPTP or should I take some legal action.

Hello every one,

I am Sushil Kumar. I too invested in Park Elite Floor Project, Faridabad and had already paid three installments in last year on October. After the first allotment in December 2010. I had Talk to there customer care executive many times and they reply that BPTP confirmly consider me an allotment in the next draw but they haven't given any time frame. But when i enquired from the BPTP office on last week they gave me the offer of 9% interest of given amount to surrender the project. Please suggest me that it is a good to surrender. I have gone thorough surrender from and affidavit in that no where is mentioning that it is due to delay by BPTP. Each and every clause is in the favor of BPTP not to us, so I am very much feeling insecure. I want all of your opinion. I am also requesting you that if I am surrender is there any Dedication is applicable by BPTP if yes can you please send me the detail for the same,

I am not sure why people are still thinking that bptp will do some kind of 2n round of draw at the price of 2009 ?

This is a material world and bptp is in market to make money so since they are announcing project at much higher rates why would they allot at lower price in name of 2nd draw ?

I am not saying they cannot do that but my commonsense says that they may not.

Today RBI has again raised the benchmark rates by 1/4 percent, those following my posts would not be surprised on this RBI move.

This move by RBI will only make property more expensive as the interest rates by banks will go up thus people holding their unit will demand more.

Those waiting for some kind of correction in property prices should wait till 2040

I am not aware of any deduction when offer is from BPTP, better check with BPTP directly.

I have no stakes in other blocks than E & P so most of the time my time at naharpar is consumed by these two blocks, anyways will post some details about other blocks too, may be next week. as far as premium is concerned it depends on the location, expect 6 lakhs for 300 sq yd i[censored]nit is under construction, however since rbi has increased the benchmark rates the cost of funds would go up and thus will hike the prices further.

Faridabad's share in total supply of real estate is just 9% till 2013 while biggest supply will come from Greater Noida and Noida Region which is around 60% and gurgaon 21% rest will come from Delhi.

So expect huge appreciation by 2013 in Faridabad region.

We are in Nov of 2010 which means its almost 1 1/2 years since the booking of park elite floors and taking into account most possible delays the 1st possession of park elite floor happen in less than 1 year and once the possession starts happening things will see a massive change.

Like water finds its own course, the population too finds its own ways of getting the basic amenities. I have seen the settlements of workers in that area and believe me even when the projects are complete they would not go anywhere, those guys are base population.

I have seen this before and these worker population will develop in some kind of slum. I know slum settlement is bad but that paves the way for real settlers, these guys have good "jugaad" in getting the water, electricity, sewerage connections although temporary but that builds a base.

These settlers also provide the daily need items like fresh vegetables, milk, many bike, car and cycle mechanics would be there amongest them, many electricians would be there between them.

I would advice everyone to read all 27 pages of this topic from the start till date and see for yourself how things have managed to turnaround themselves then Wait for one year and see the sea change happening.

I have been allotted E-78 Second Floor in sector-85 but till date I didn't receive the next installment demand which is construction based. Its been approx. a year passed since my last installment. I am worried what's going on? Can anyone tell me why construction is getting delayed in my block?

I visited Neharpar yesterday and got to know BPTP has got a contract from HUDA to lay Sewerage pipes for the entire Nehar Par area, I think they have got some more contracts, So I think land Acquisition issue has been resolved. So be ready for higher appreciation for your properties.
The Lalita Park incident has created ripples in the minds of owners of floors o[censored]nauthorised colonies across Delhi.

Now everyone is looking for safe house, Faridabad offers nice opportunity at a reasonable rates. here is some small calculation which may help them.

Cost of a 100 Sq yd floor in unauthorised colony in Delhi around 24-30 Lakhs
Cost of a 180 sq yd park elite floors in Faridabad - 20 Lakhs
Net saving 10 lakhs or Rs 8500 per month around 8% return on FD
Cost of an used small car - Maruti Zen, Alto, Santro etc - 1.5 lakhs
Cost of fund for car @ 11% = Rs 1600 per month
Cost of commuting 14km per lt of petrol - 4 lts per day @ 50rs = 200 = 6000 rs per month

Now looking at the above calculation there is still some savings left on the amount saved from switching unauthorized colony of Delhi to legal housing of Faridabad,
Another important point to note is that Faridabad is just picking up in terms of rates - and it would appreciate much faster in coming years.

People say infra is not present in Naharpar - I have seen people living there and compare it to the infra of those unauthorised colonies you would be better judge.

Hold your investments there and even add more on every opportunity guaranteed 10 times appreciation in 10 years.

1. are there any visible signs of people moving in the vicinity,
2 .what is the status on severage etc, I heard that MCF has not agreed to sewerage approval etc - which means the Parkland Plots will take another 2 years before we can see some action - in form of a end user constructing on these plots.

CBI has arrested the CEO of LIC Housing on account of corruption - for giving huge loans to developers - Expect home loans to become stiffer to get.

This would have both positive and negative effect on the real estate markets, weak hands may get shaken off specially those who were counting on getting easy home loan from LIC Housing, PNB, Central Bank or BOI as these organisations are involved in CBI raids.

So those counting on the loans from these banks should get it done immediately or try to arrange funds on their own.
