[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Dear Rohit,

As you are a vintage on this subject matter, Could you guide me too.
I have a 180 sq. yds G.F in J-31/27, BPTP Park Elite Independent floors.
I want ot sell it, what premium would it fetch and also I want to buy a 250 sq. yds (Luxury) G.F, Waht Premium I have to Pay?

I am not a property dealer, I am an investor, what I would suggest is to find an unit then talk to any property dealer about that unit or block which you have selected.

Just going blindly may not fetch best results.

I know about a transaction of e block 300 sq yd gf of bptp elite floors it was sold for 14.60 lakhs premium :)

Hi Aradhana,

Please take some time out as it is a long weekend and go check for yourself, however if you have not received any fresh demand that itself means that there is no further progress on your unit.

BPTP seems to be busy with the catching up of some leftout projects, rest assured the last thing any developer would do it to construct and not demand money :). But be prepared with the money next demand could be on its way withing a month's time.

I guess those who were not alloted in first draw should have taken the money with 9% interest and looked for something in resale market, however now the prices have appreciated a lot and to me it seems illogical that BPTP would offer Floors at 2009 prices, so, If the money with BPTP is kind of surplus to you leave it with them, at least it would get 9% interest which is higher than any fixed deposit, and if you need that money take it back from BPTP as soon as possible and look for something else.

After naharpar faridabad my preferred location for investment is Bawana in Delhi, Agra in UP, Fathuha in Bihar and Nagpur in Maharastra.

Please note these are my personal preferences and I have my own vested interest in these cities.

Even I was surprised by that figure so I went to faridabad yesterday to check the real status, 4-12 lakhs is real premium band depending on the location. However A block premium is 20 lakhs plus as the dealers present there told me.

I have been alloted First Floor, Block: Z 22-21, Sector 80 by BPTP in Park Elite floor, an year back. I have paid 35% of the total amout, but it has been an year since any communication from BPTP. Can anyone guide me through the location of my flat and construction updates as well the premium being offered.

You have got the excellent location; You can take right from BPTP bridge then drive up to 10 KM to reach your flat.
Construction is about to start, premium on your flat would be anywhere b/w 40-50 lacs...let me know if you are interested in selling it. Rohit can buy it.

Z Block is what was previously referred as Phase 3, now here is the thumbrule for calculating a floor's premium.

rate of plot in same block / 3 then deduct 1 lakh for 1st floor and 2 lakhs for 2nd floor then add 3 lakhs if construction has started.

I have no updates about the construction starting in Z block actually I have not been in that area for a month now, however I feel that last week of Jan till Feb should see brisk activities in whole of naharpar area, which may include, some possession being offered, some new launches, some roads tender, some news about electricity and over all some news about metro work starting.

So, Feel relaxed with funds ready in hand, for one of my E block I was given on 5 days to pay after the date of demand and out of that 5 2 were holidays.

I have seen only 300 and 250 sq yds floors being constructed in E block as of now, since I do not have any 180 sq yd floors there I did not paid much heed about it.

The way 300 and 250 construction is going on it appears that 180 sq yd would start soon as well although I have no confirmed date for that, I think the delay in start of construction is not so bad as it may appear, everyone knows that it would take another one year atleast for E block getting populated, thanx to RPS and other builders there.

So, be ready with the funds as demands come in very quickly in some case I have seen 2 demands in one month.

Read all the posts in this thread from the beginning till the end you will figure out I have always been ahead of markets in providing the hints about what is in store, anyone with common sense would have made money just by going through those posts by either not panicking, then holding then adding more.

As far as my obsession goes it is because I say what I feel honestly, I am no broker, no real estate agent, I am an investor who looks for value for money in any asset class.

Indian is broken out of resistances in terms of growth and Greater Faridabad presents a good example of that as that area too has broken out from the hands of few brokers who were playing around, now that area is in the hands of strong hands who have the ability and willingness to hold their investments and provide support on political and other fronts. (does anyone got the hint ? )

I have posted a small thumbrule for premium of any floor please check my previous post.

I do not like commercial property as investment thus don't track much, except for a fact I look for the smallest commercial space available in any mall sometimes as small as 50 sq ft :p

I am currently getting serious about Bawana region of Delhi, it falls under P2 zone of master plan 2021 of Delhi. As of now there are no active projects but I have my info that TDI, BPTP and few others have purchased huge chunk of land there so saving for that launch.

If someone is looking at Bhiwadi then he should also consider G Noida, which has better infra but keep in mind the gestation period of investment would be higher and may frustrate like once Naharpar area did in[protected] period, so if you have that kind of patience and money available then only consider investments in Bhiwadi or G Noida, Else wait till Holi some good projects are in pipeline.
