[Resolved]  Unitech Fresco — Delayed Possession

Hi

I booked a 3 Bedroom Flat i Unitech Fresco Project in jan 2006. Company promised to give possession by June 2008 however till date they have not offered any possession. Visiting site it is very prominent that there is no work going on and it may not be possible for company to provide the possession before May/June 2010 i.e. 2 years delay. There is no notice and no updates provided by company on project progress. I have paid entire amount upfront and now not only loosing interest amount but also rent I pay.

Have you visited the site? I am in Mumbai and hence have no visibility. I was wondering how we can group together and raise voice against Unitech like they have done for Unitech Habitat project.
Looks like it is three (Rupinder, Puneet and Sunil) o[censored]s again, albeit on a different forum. Wake up other Fresco apartment owners! We need to unite and act!
I agree - we have also been following up with Unitech and they just give a new completion date! I stay in Singapore but will try to support whichever I can.

A few suggestions - can we have a Orkut/ Facebook/ LinkedIn page for all Unitech Fresco appartment owners? That can be a good starting point for us. I am willing to create the profile, if required. Any other suggestions?

The project is very delayed - however, I have been speaking to some senior people in Unitech, and have been informed that the first phase of deliveries (Towers 3 & 6) will start in December 2009.

I have my doubts whether it will be delivered on time - as with all projects, even if it is delivered in December 2009, the owners will see their properties and then point out the shortcomings, which will take another 3-4 months to fix. It basically means that the project will be ready for delivery (earliest) by March - April 2010.

I have created a Facebook group for Unitech Fresco Owners, called " Unitech Fresco Owners". I suggest that all should come and join this group.
I bought a 3BR apartment in Dec 2006(i.e. Phase II) with a committed delivery month of March 2009. Had received a formal communication(am sure all of you also would've) from Rana Banerjee(o[censored]nitech's Marketing department)long back whereby he mentioned the delivery of possession was expected to START sometime in Q4 2009 and which meant people buying in Phase II(or later, if any) won't be getting possession till atleast Q2 2010. Post that, recently spoke to a rep o[censored]nitech and he informed that I can expect possession of my apartment by Dec 2010! Like many other owners I also paid 95% upfront(majority of it financed) and with a piddly compensation of Rs 5/sq ft/month for delayed period, am facing a significant loss.
Also came across a news snippet recently whereby it was mentioned that Unitech is planning to increase its workforce deployed at its ongoing projects from 5000 to 15000 to ensure delivery on all such projects by March 2011(though not sure how true that is).
The situation we're in seems most likely because o[censored]nitech's diversion of real estate funds to its other ventures(or shall we call misadventures) besides the much publicised over-leveraging.Recently a developer in Bangalore had come up with the idea of creating an escrow account specifically to earmark funds collected under one of its residential projects only for that project. This could be the way forward for the Real Estate industry as such and groups like ours can atleast try to exert whatever influence we can.

I am also sailing in same boat and have paid all dues now and as per my last conversation with unitech's project team it was conveyed that posession would start from DEC'09 onwards...but I have serious doubts because construction work is vey slow.

To my view we should meet outside unitech and protest and meet higher authorities o[censored]nitech.

Customers o[censored]nitech Group who make a downpayment tend to suffer afterwards should the project get cancelled because thereafter Unitech Group takes a strangle hold on the customer’s money. In my situation having made a full downpayment towards an apartment in Unitech Grande Aqua (Noida), nearly Rs 4 crore, which was cancelled, I then had the funds transferred to a Uniworld Resorts Villa, since the price was lower of the latter, Unitech to date has not reimbursed me the difference nor do individuals o[censored]nitech respond to my correspondence; I have written to them on a fornightly basis, cc's sent to the managing director, Sanjay Chandra, no one from Unitech Group can be bothered to respond. I simply do not want others to undergo the same aggravation I am going through, so Unitech Group is leaving me no alternative other than to warn others about the poor level of service they expect to receive when investing in Unitech Group projects.

I am also an owner of Fresco and stuck in a limbo like the rest of you. I visited the site late december 2009 and met with Unitech officials. i was informed that the delivery of Tower 6 apartments will began in January/ February (i.e. the possession letters will be mailed at that time) and final delivery would be made by April/May. The planned delivery schedule reported was Tower 6 and 9 in first phase, followed by tower 3 and Tower 1 in second phase.

I visited Tower 6 and the building was more or less completed, elevators were working and few workers were doing finishing work on some select flats. It was obvious that the company was being extra optimistic about the delivery date -- but at least the work was going on. On the other hand, for second phase, Towers 1 and 3 were in very unfinished state and the claims that they will start delivering those apartments by July 2010 seemed unrealistic as some of the external plaster work was also not yet complete.

I would be very much interested to get an update from anyone who has v isited the site since January 2010.

I have recently bought the unit T5/1601. I have visited the site last week and also spoken to them. They have offered possesion in T9, T6 and T8. Next release will be T7 followed by T5. I have been given a timeframe of 4 to 6 months for T5. I have joined the facebook group but seems it is not very active. I have also joined a group in commonfloor.com which seems to be more effective. You all may try that out as well...doesn't cost anything...but forming a solid group is very important. "The Close" owners have a very active google gorup and that helps a lot specially since lot of owners are placed abroad. I know this because I have friends who have houses in Close. Can we do something in this regard.

Hi Rupinder don’t worry you will be compensated for the delay and will be paid a certain amount, as the project scales are huge delays are bound to just have faith in the company you will be satisfied in the end. I am saying this out of experience.
