I have visited many developers around Mahindra world city and booked a semi independent Villa (A Type) at SARE Homes in 2011.
The hand over as per the agreement is by May-2013, I know it was never going to happen and expected a delay of 8 Months.
Till Sep-14, They have completed 70% of the work and have taken 80% money from the customers and put everything on hold till date, Not even a stone is moved.
When I enquired on Jan-15, The customer care rep told me it will be handed over in June-15 and every time whenever I ask they give a standard timeline after 3 Months.
Instead of employing so many people in office, They need someone in the construction site to work, I hope they know by answering the phone calls in the office they can not hand over the project.
In July-15 they have told, due to labour contract issue the work is on hold and no one knows when the work will resume.
The pre EMI for 18 Lakhs loan amount apart from the principal amount I have paid to SARE is Rs.17000/- per month and the compensation by SARE, If it is paid will be a meagre Rs.5 per sq feet.
I am damn sure no SARE employee ha booked a house here.
They block it in the initial stage and sell it to poor customers and take a handsome profit.
No one knows how to manage a project and no one is interested to know how much their customers suffer because of their laziness.
The nearby developers AVIGNA, AKKAM are far better and handing over the project on time.
Hope someone from SARE Homes reading this, before their name is spoiled by their laziness and Anti customer behaviour.

see the below two mail which tells you that you just don't care about the customers.
What the hell is going on .
Do you think we are here to hear all these nonsense communications.
I have 10 communication mail like this from SARE and the possession date starts from Mar-2014, the actual possession date as per agreement is May-13.
I am proposing to you if you don't have money to build give it to me I can do.
3 Years delay, What the hell man?
Do you want as to pay the Pre EMIs for life long, We are not here to earn to pay pre EMI.
Just don't send any reply and I will visit the site on 6th Feb, If nothing is happening let me see how I can repeat the "UNITECH" thing to SARE.

You are recruiting CRM team who are getting false commitments from the site team and update customers...How anyone can accept a delay 3 years...Site team in Chennai GST is highly incapable and I hope the same in all other sites as well. The CRM are shameless to tell the customers possession date and change it every 3 months. I have spoken to your CRM lady last week and she is not aware of the mail sent from her ID...pathetic

    I have applied for the cancellation for my flat a year ago and still not recieve the cheque yet, when calling the customer care they do not reply properly, and only update is it is in progress. how long it is being in progress. when i call up the chennai facility they say it is head office who have to provide the cheque, why is it taking this much time to provide the cheque, i am paying my EMI of rs.12000 per month on this regards, where it is almost 1.2 lakhs already went on for that, what is the solution Sare admin is going to provide me? being a good reputation i didnot expect sare doing like this. worse customer relation.

      To whomsoever it May Concern Respected Sir, This is in reference to the purchase of flat in with below details: Property Name: Springview Heights, Ghaziabad SARE HOMES Name of the owner: Ms. Sapna Maggu Flat Number: F-307 Booking date: 14th July 2014 I would like to bring to your kinds notice that we have been kept in dark with false promises offered from day 1 on the entire deal. Currently we are so much frustrated with the way customer is being handled by the representatives that it has forced me to write to you directly in the hope of some corrective steps that will be implemented. To give you the list of false commitments given is as follows: 1. First thing was the person dealing with us on site: Unfortunately he represented himself as a SARE HOMES employee and never shared his original identity (the person we dealt with is Mr. Nishant, + 91 [protected] who is actually an employee of a real estate firm “BEST VALUE REAL ESTATE” . False representation on behalf of the company is a case of CHEATING 2. At the time of the dealing he promised a discount of amount INR 1, 80, 000 which according to him was supposed to be paid in two installments by SARE i.e., as soon as our first two payments hit the builder which was again a false commitment as one this was supposed to be given by the real estate company which we came to know later and secondly the second installment is still pending and there is no confirmation on the same. From your sales and CRM team Mr. Amit Sayal (+ 91 [protected]) and Mr. Mohit (+ 91 [protected]) are completely aware of the case but are not of any help. 3. While paying the discount amount a TDS amount is deducted but no certificate is issued then why this deduction, another way of cheating the customer in the name of TDS deduction 4. This project was on subvention scheme and we were told that till possession no EMI will start, even though when we checked this at the time of booking itself about the date specified in the contract we were told that an extension letter will be provided by SARE so not to worry but once again a false commitment as we have received a notification from bank on submission of PRE EMI What we want: 1. Blacklisting of Real Estate firm as they are spoiling name of a reputed company by committing on behalf of the company 2. TDS certificate to be issued without any delays 3. Discount amount to be settled immediately 4. Extension letter to be issued so that no PRE EMI is deducted from our account. I believe that such a big and esteemed group like SARE is conscious about the fair way of dealing with their end customers hence I am assuming that a strict and immediate action will be taken by the company and we shall be kept informed on the proceedings. If we don’t hear back from the company on resolving the matter in next 7 days i.e., by Jan 15 2016 then we will be forced to take other action. Look forward to resolving the same.         Dear Sir,

        This is to bring to your kind notice that SARE Homes Gurgaon with whom I have booked a Unit T10-0903, in Sector 92 GreenParc Phase III, have failed to deliver the flat which was due on 12 Oct 14, even after lapse of 42 months from date of commencement of construction.
        As per buyer's agreement, company should offer the possession with 36 months from the date of Sanction of building Plans.
        After that, Company is liable to pay the compensation of rupees 5/square feet per Month.
        I called them for the same, and they told me that the date when they got there plans sanctioned is Mar 2012, But it is not Mar 2012, It is April 2011 or even earlier as This Flat was booked in November 2010, In March 2012, I even got the Demand Letter for the First installment related to the Construction.
        I asked them to show me the relevant Documents but they are denying to do that.
        They are delaying the possession of flat worth rupees 60 lakhs, and they are just liable to pay a compensation of rupees 5 per square feet, and they are even not willing to pay that amount to the consumer.

        Have Frequent visit to sites but not seen any construction development activities and infrastructure development is virtually at stand & still situation.
        They are not even allowing the Inside Flat Visit even after getting 95% of Payment, and only 1 installment left which would be paid only when they would handover the possession.

        You were communicating this Date as March 2012 but it is April 2011.

          I am not asking you to understand my concerns...I am asking you to hand over the project on time.
          Don't you see how many people complained on this issue in the same forum and you are comfortably asking us to speak to your customer care, Do you think we have not spoken to them for last 5 Years...
          In your CRM department no one knows when the construction will resume, forget about the handover.
          How you are able to handover the Villas advertised underpay 20% and remaining after possession on higher interest rates with ICICI, Why don't you put those into hold, Because it is your company's money and you are not worried about the poor middle class who book the flats with you...

          I have spoken to the CRM people many times but unfortunately they were taught to tell the customers to say we will

          handover the project as soon as possible. There is no communication between the CRM, Construction team and the

          sales team. They are handing over the other Villa types which were booked later in 2013 and giving step motherly

          treatment to the "A" type. These people are acting like sleeping but they know what they are doing.

          This is the worst investment decision I took and need to suffer for keeping my confidence on these people to

          handover the project on time.

          I have tried Mr.Karthikai Kumarn's number but unfortunately he is not answering any calls, maybe due to some personal problem. My question is very simple, The possession for the Villa is due from Mar-2013 and no work is going on. The update what I got from your customer care is a reckless answer that, we will inform you once the work is started. Who stopped you from doing the work, They also speak as per the agreement we will pay you the penalty during registration. I am paying Rs.16000 as pre EMI, Who is going to pay this to me. Why I need to suffer for your laziness and improper planning. If I am paying the due after 2 years will you accept, You are charging 18% interest rate. I am getting calls from Banker why the registration is not happened even after 2.5 years and even they are accepting this is the worst ever delay they have seen. Please provide a proper answer and date of possession otherwise don't waste your time here typing some junk, Instead tell your Chennai team to work on the project.

          This complaint is not resolved, The worst construction company with no timeline.They are screwing the middle class people.
          The construction of My villa No.A23 is not resumes, May31st was the proposed date for possession which itself a delay of 3 years. They never honour the commitment...totally useless construction company I have seen...

            I have booked a Villa, in SARE Homes at Kolathur GST, Tamilnadu (Meadow Villa A-type) on October 2012, The Possession stated in the Agreement was May 2013 and with an extension of 6 months (that is Nov' 13), Total amount to be payed for the Villa is 30 lakhs, out of 20% has been payed with Agreement(Oct'13), SARE was very smart the made us to pay 80% on Oct'13 & 90% Mar'14 with 1st floor roof casting After getting 90% of Payment there is no progress in the construction, and if I ask for Firm commitment on Possession through email, either I will not get any reply or after reminders they will reply stating the construction will start next month & Possession will happen in next two months, this reply I am getting from Mar'14 till date that is Sep'15 SARE is having an official customer care email ID to register complaint, that is [protected]@saregroup.com, which gives an auto reply stating they will revert in 7 working days, and they will not reply I have also approached the Customer relation Manager in Chennai, even he is also not providing any firm commitments, and openly he says he do not have control over the Project, I do not understand what is the Purpose of such positions in SARE, who cannot help customers All my payments were through bank, and I am paying interest (just interest) to the bank for two years, with out getting the home I do not see a reason for not completing the project, the complete booking of A-type was completed two years back and also this is not an individual Villa, even if the booking is not done completely, they can complete the project individually. If I ask for cancellation, there is no reply or talk about the same Really frustrated with the way SARE behaving to me This is high time Either I need the house on Nov'15 or I want to cancel this project and SARE has to pay back the complete money I have spent for this project, I need all my money back I really need help Also the worst thing is their advertisement on the website, please refer below link, they are stating they have completed 75% of the construction http://www.saregroup.com/customers-construction-updates.php#b4

            Please note this issue is not yet closed, SARE confirmed to handover the hose by Dec'16, now they again not progressing on the construction

            Now its almost 3.5 years delay

            Not responding to calls and not stating the real status
            I have also booked A Type Villa on Mar-12, I am going to send a notice through advocate..
            They have handed over B Type Villas but not interested to work on A type, The pre EMI paid till date is 3 Lakhs..

            There is no progress in A Type villa...literally nothing happened for last one year, We are paying Rs.18000 every month as pre EMI...better check the facts before posting any statement, I am living 10 Kms away from the site and I know what is the progress and on which Villas the work is going on, If you don't know the date of possession don't reply for the messages and let the people know you never work with the plan to give the Villas for possession. How can you justify 2 years delay, You don't have fund(FDI Funded really?) or workforce, .
            Just post the possession date, We have suffered a lot by booking a house with you.

            I have 10 communication mail like this from SARE and the possession date starts from Mar-2014, the actual possession date as per agreement is May-13.
            I am proposing to you if you don't have money to build give it to me I can do.
            3 Years delay, What the hell man?
            Do you want as to pay the Pre EMIs for life long, We are not here to earn to pay pre EMI.
            Just don't send any reply and I will visit the site on 6th Feb, If nothing is happening let me see how I can repeat the "UNITECH" thing to SARE.

            Now it is July-16, From last many years the story remains unchanged. We will give for possession in another 3 months...sick builder who doesn't have any target.
            stereotype reply, Move from you seats, go to the site and see the progress made in last three years instead of replying to complaints...who is responsible for 3 years delay for handing over and why we need to pay pre emis for your inefficiency...

            ..today we visited their site and was about to book a villa...and we would be on a trap...thank for each and every review, it's helping someone...these buggers should be hardly sued...
            I had purchased Plot with SARE Homes in phase-1, I am not happy with the SARE HOMES company's commitment with regard to common amenities. It has been more than four years since the commencement of construction of club house and there has been no responsible action taken till date towards the completion of the amenities. SARE HOMES has promised several other amenities as mentioned in their web site. Its totally unfair on the part of SARE homes to charge a huge money for the Gated community plots when the normal ground value of nearby developed plots were only at 50% of the said cost. Please note that it is illegal to continue your claims showing up all such common amenities at this stage. I strongly feel that I had spent 35 Lacs more than the actual deserved value of the property. SARE HOMES to take sole responsibility for the failure on its part to handover the promised amenities in good order as on date and any further delays.

            I notice that the started up constructions for club house and common amenities were stopped for a very long period since 2014 and the structural components are getting deteriorated badly with no progress since 2014. SARE HOMES to take immediate action to do the needful and respond with deadline for the handover. I am really frustrated in investing with SARE Homes while my friends who had invested in Promoters like ARIHANT are better off as the promoter has kept up their promises in providing the amenities in good order towards the Gated community property development.

            If SARE HOMES does not have scheduled plan to hand over of the amenities, then they need to refund the cost of the amenities not completed as on date to the community.

              Dear Sir,

              This is to bring to your kind notice that SARE Homes Gurgaon[protected] & E-Mail care.[protected]@saregroup.com ) with whom we have booked a Unit T/04-1002, in Sector 92 GreenParc Phase III, have failed to deliver the flat which was due on 15 Jan 15, even after lapse of 42 months from date of commencement of construction.

              We have spoken to them on Toll Free No. and Board No., but no date is being given, sometimes they say Diwali and now they say March16.

              We have made 95 % payment, and the delay is not only causing us Interest Loss, we have to continue paying higher rent.

              Frequent visit to sites we have not seen any construction development activities and infrastructure development is virtually at stand & still situation.

              I am also having the same issue.
              I contacted there customer care, and they were saying that as per agreement also, delivery date is September 2015, and only after this date they are liable for the compensation.
              But as per me, it is October 2014, not September 2015, and after that they should pay a compensation.
              They are avoiding to show any document to confirm the date.
              It would be better if we show these builders together our strength, and make them feel that we are not alone a single buyer of whom they could ignore and refuge to pay the compensation.
              Do you have any document in support that they are liable to pay a compensation after Jan 2015?
              I have couple of friends who too have flats in phase 3 project, and we can unite and proceed together against them to claim our hard earned money.

              I have also booked the flat Ph-3 in T11 tower..let's get united to deal with delays in this project with this developer.. They are claiming they deliver projects on time but facts are far from the truth..

              You always get the template based response from customer care..not believing it's FDI based project..fooling the consumer that is why real estate developer trust are gone from Indian market..

              Living in the UK i went to Gurgaon in Feb.2013 and decided to purchase flat in Sector 92 Green ParC Tower 8 i was told by the agent i will get possession under two years

              My last payment was paid on March 2015 for completion of plumbing flooring and tile work my request for providing me with the architect certificate for the work done was ignored

              Sare care team have now stopped responding to my emails, my wife went to India in summer and she was refused entry to inspect the flat they said it is for health and safety reason i believe the agent and sare homes took advantage o[censored]s knowing that we dont live in India

                In March 2014, I booked a 2BHK flat in soft launch in SARE Homes in sector 92 Gurgaon. At the time of Making payment of Rs. 8 Lakh, they promised me to launch the project with in 1 month. But from last 15 months i was waiting for project launch. In these 15 months many times i visited to Sare Homes office for cancel this & refund my money. But every time they said to me for wait till 1 year from the date of expression of interest signed by me. There was clearly mentioned in Expression of Interest application form, -"In the event that the sare homes does not consider me for the registration of the residential unit within the period of 12 months from the date of Expression of Interest, I will get my money refunded with 12% interest.

                As per terms and conditions, SARE homes provide me the list of documents for refund, which i have submitted before 1.5 months. There was only 21 days procedure for refund. But my many calls and mail, still they are not updating me regarding my money.

                Every day i am sending mail to SARE homes for my money, but still there is no answer from there side.

                What is the current status regarding my funds.

                Why you are not giving any time line on this.

                Your representative Mr. Saurav Prakash is not replying to my mails. Your all SARE senior persons are also marked in these mails, but haven't answer regarding my funds.

                If any person giving money to you for soft launch project and you are unable to launch project with in given timelines, then what is wrong if we want our money with interest ( as per terms & conditions, mentioned in your application form . )

                Mr. Saurabh Prakash has submitted all documents for refund also. ( Receiving document attached ).

                We invested in SARE on good faith, after checking SARE goodwill in market. But after practical experience on this, it's all nothing. Your customer care deptt. and your senior employees, all are not helpfull regarding clients.

                The complaint is not yet resolved, this is complete illusion in end consumer's or supervising authorities eye's.
                Only replying to the complain is considered as resolved, how can you do it.
                The case is still not resolved and sare is not replying for the refund case.

                  In March 2014, I booked a 2BHK flat in soft launch in SARE Homes sector 92 Gurgaon at price of Rs 5500 psqf. As 1 year is passed and project is still in soft launch so I decided to cancel my booking. On March 03/03/2015, I met with SARE sales VP for cancellation o[censored]nit. He told me that he cannot entertain the cancellation request before 31st March 2015 because of financial year closing. So he told me to come back in first week of April. I called and mailed him on 06 April 2015. He told me still some files work were pending so come back on 9th April 2015. On 9th April, he told me to come back on 15th April and now on 15th April, he told me to come back on 17th April. So every passing day he is giving me new dates despite of any conclusion. According to Expression of Interest, -"In the event that the company does not consider me for the registration of the residential unit within the period of 12 months from the date of submission of this EOI, i agree and undertake to receive the refund of the amount, paid herein, with interest @12 per annum only." So I want SARE to consider my cancellation request and refund my booking amount alogwith 12% of interest. Looking for some satisfactory reply Thanks Anil Goyal [protected]

                  I am also facing the same problem. i applied for 2 BHK in Mar-14. it was clearly mention in the documents, if SARE will not launch the project with in 1 year from the date of submission of documents with funds, the money will be refunded with 12% interest.

                  I also wait for 1 year, then i applied for refund. But still i am waiting for my money from last 4 months.

                  Every day i am sending mail to SARE office for refund. I have marked all seniors of SARE in the mail, but they are not updating me regarding my refund.

                    Sare Group promotes its flats in chennai by saying like they will provide Rent till the house is occupied for next 12 months from the date of possession. But its not a true, They say it just for marketing purpose. Once u buy the flat then ur left in a jungle. yeah.. Actually the flats are also located in a forest. You will not feel free to reach it during night time.. there are no lights Its nearly 4 Kms away from thiruporur Junction. Dont make a false decision by buying flats from such a fraud FDI.

                        I have booked a house in SARE homes GST, Chennai project. Sales persons sold the house with Sugar Coated words and promised the delivery by Oct2014. I was paid almost 35% as a down payment. After that the work was stopped and was told it will resume next week only(3rd week-Feb2015). I was not given proper schedule for payment and I was waiting for the delivery date. I literally followed them up for more than 5 months but didn't get an answer. I even got the loans sanctioned by September 2014 itself. Since I didn't get the delivery date and also delivery schedule, I didn't release the payment. Now I got a bill saying I haven't done with my payment. When I am not told the payment schedule and possession date, how could I release the payment? Whenever I talk to Chennai SARE team I get a irresponsible, unprofessional and unethical harsh replies. I tried to complain to the CARE.SARE and the complaint only goes to same guys. I don't know how to proceed with this.
                        I am also facing same issue, I would also like to file case against SARE, I have payed alsmost 80% 2 years back, 90% 1.5 years back, my Pre EMI till date was 4.8L

                          I purchased a house from Sare Homes in July 2012 and made all the payments in timely fashion by taking home loan. In Sep 2013 they offered the possession and asked me to make full and final payments and get the registry done. Due to my financial condition at that time i was not able to make the full and final payment and requested for some time from them. In Dec 2014 I made the full and final payment they provided me the list of items against which the payment was taken. After coming back home I found that they have taken payment for IFMS charges as well which I had negotiated with them during purchase and it was documented in builder buyer agreement as well. The amount in builder buyer agreement shows as Zero for IFMS charges. I wrote back to them but they denied to refund the money stating that one clause in the builder buyer agreement says that it can be changed. My point is it was never changed I got it negotiated to Zero but they do not agree with it and ask for documented evidence for negotiation. I am feeling cheated now and on top of that they Sare Homes has levied Interest of 15 months as well on the IFMS charges. I have tried to resolve this issue several times by speaking with Sare Homes officials but they do not even speak properly. Any help on resolving this issues will be highly appreciated. Thanks in advance.

                            I am one of the 600 families who has booked a flat with SARE Homes in their Dewy Terrace Project in OMR, Chennai. We have been repeatedly representing them to address the non-availability of potable water to the residents. Repeated emails, meetings and follow-ups with the SARE management has not yielded any result as SARE homes are not responding to the communication from the legally registered association members.

                            Request all potential customers to please refrain from booking apartments with SARE HOMES as they are trying to cheat the customers by giving false promises.

                            After buying two units in SARE, the following are my views -

                            1. The SARE project team headed by Col.Muthukrishnan behave like top class gangsters, always threatening the owners/residents whenever any issue is raised. The Estate Manager always has his stinking mouth very active whenever any complaint is taken to him.

                            2. CRM team is actually an useless entity in SARE, since they do not take any decisions, nor take up any issues to the higher management and get it resolved. This CRM team is headed by Ms.Sumithra and she is a foul-mouth person.

                            3. The quality of the construction and the fittings inside the flats are of very poor quality.

                            4. The lifts do not operate when the power goes off and there is a possibility of someone getting stuck till the DG is powered on (this may take anywhere between 15 mins to 30 mins).

                            5. The place around the club house is infested with snakes and recently two puppies have died due to snake bites and 4 snakes were captured live.

                            6. The leased road is shown as the DTCP approved road. The actual approach road is 4-5 kms from OMR. SARE fooled all the customers by showing the leased road which is a direct road from OMR.

                            7. RO water is still not being provided.

                            8. The security in SARE is very sparse and the residents are exposed to anti-social elements in the night. Several representations in monthly meetings have not improved the situation.

                            9. The lifts are not designed to land in the nearest floor when the power goes off. The alarm bell in the lift is of no use since no one hears it as there is no security for each tower.

                            10. My suggestion is please do not BUY any unit from SARE as SARE marketing is full of lies and the ground reality is different once the unit is bought and occupied.
                            I have booked a flat in sare ghaziabad township and had very bad experience . After booking sare broker's disappears and you have to suffer a lot for documents and get ur discount.

                              I am an unfortunate buyer of a flat in its Ghaziabad Ebony Greens Scheme.
                              I am writing to you and warn you all that please do not buy any flat from Sare Group (FDI Funded). This company is nothing but a fraud company in India. It exploits its buyers very badly by imposing interests at the later stage of the possession. Staffs also are not cooperative here. Nobody will help you at the later stage.

                              I totally agree with you, they bypass the builder buyer agreement by adding a small clause and levy huge charges during possession. In the builder buyer agreement they keep many charges as Zero or Free but during possession they ask for it and without giving the charges they will not give the handover. Also there is huge discrepancy found in the interest ledger, it seems they charge interest at 27% instead of 18 which is mentioned in the builder buyer agreement. This is a FRAUD company with foreign funding.
