I have paid advance amount to book flat in shoba royal pavallion in apr 2019 and while giving advance 7.5lakhs, they confirmed that i can cancel if i am not interested. Due to financial issues i have requested for cancellation and refund in jun2019. Till today i did lot of follow ups, email and telephone calls, they have not given refund and not giving any projection date for the refund amount. Kindly help me in this.

      While i visited sobha arena mr. Vitas and manjunath sales people there insisted me to pay rs. 10000 for booking even aftr i said i had not decided on the property yet. Mr. Vitas promised that the amount will be returned the very same day i decide not to buy in sobha arena. But from 25 th jan aftr i have informed that i am not interested the amount of 10 k is not returned. Moreover their response towards my queries regarding my amount is very horrible. Is this the service sobha is rendering. Pl arrange for my amount immediately

        I am writing to you as a consumer who invested in sobha international city, gurgaon. I have a dispute with the local management in the manner in which the vat charges are demanded in the ledger for unit e-075a at said project. Because of this dispute the registration of my unit is delayed for last quarter. Even though full payment against the unit has been done and possession taken in april 2019.

        I will try to summarize the dispute and seek help from your good office in resolving it. Referring to the ledger of my unit. My issue is following statements.

        23/04/2019 drcr being vat debited for 2014-15 @ 1.65% 2, 20, 329.00
        23/04/2019 drcr being vat debited for 2015-16 @ 3.37% 3, 18, 575.00

        Even though same haryana gov order is used to compute vat on payments, for 2014-15 it is charged at 1.65% and for 2015-16 it is charged at 3.37%. How is this justified? To clarify same i had a meeting with mr yogesh at sobha office in gurgaon. He showed me some computations based on which the vat was charged. I agreed on most of it except the fact that 1.1% of the amount paid in the year, is not passed on to me as input credit. As per mr yogesh it is because sobha had to pay interest to haryana excise dept. Due to delay in payment of vat. So the input credit is not passed on to me.

        I am sorry but this argument in untenable. Besides we have given each other exemption on interest payments on both sides. I did not ask for interest on payments for delayed possession and settled on a lump-sum amount of discount. Similarly sobha ltd gave me interest waivers.in the same spirit of accommodation i am just requesting that vat @ rate of 1.65% be charged for year 2015-16 as well. Once this dispute is settled, i am ready to make payments immediately.

        Hoping that you would consider this matter favorably and help me settle it with the local management of sobha ltd gurugram.

        Ps. The local management has been vindictive in denying the maintenance of my unit on payment of appropriate charges. Siting lack of labor.

          Hi all,

          These guys are just using their brand name to exploit people's hard earned money. I had booked a flat in kochi in 2019 and had to cancel my booking since they didnt agree to my terms. Till now i am still following up with them for getting my money. Small builders are far better than these guys. Atleast they would return your money quickly.

          Stay away from these looters!!!

            I had booked a 2bhk (B7-36036) on 29/7/2019 in sobha, dreamacres, bangalore deposited rs 1 lakh as first payment and due to bank loan issue, i decided to quit this.
            I had done all formalities of cancellation, they told you will get money back within 3 months.
            Now it has been more than 4 months, i am following-up with mail and call even reached several time to the office also, they are just telling it is not taken care by this department and making stories.

            At the time of booking it was informed that 'sir please make the payment as the price would increase and if you want to cancel just 1-2 percent would be deducted' these were the words of the marketing person who convinced me for payment. For cancellation i went to their head office near sakra hospital bellandur, the concerned person informed that cancellation chargewould be around 8-9 k. I told please process then she told to visit the shobha dream acres office, did the same followed all the cancellation process and the marketing guy informed that they may charge more than 25k for cancellation. I informed him that at the time of booking it was informed that it would be around 1-2 percent than on what basis is it coming so much. He was unable to explain this and informed that he would see and the refund would be done within 3 months. Still no refund.

            I need shobha to refund my money after deduction of 1-2 percent as was informed. And if they are taking so much time to refund then i don't think they should even deduct a single rupee as they are using our money in the project.

              I have booked a unit in sobha pavilion unit no. 3084 for which i paid a booking amount of inr 6.7 lacs. Sales guy mr. Chandra sekhar gave me a cost commitment for this unit with 5% gst. He told me in case gst is 12% then he will refund the entire booking amount. Based on this trust i booked the unit in sobha pavilion.in june end he confirmed that gst will be 12%. So i asked him on 2nd july to cancel the property as it was costing huge to me. Mr. Chandra confirmed me that if property is cancelled then refund will come within 60 days. So i asked him to cancel and initiate refund. He told me cancellation has happened and i will get refunded within 90 days. Now he is not giving response to my calls. I had a word with processing team they told that this property is not yet cancelled. Mr. Chandra has asked them not to refund until property is resold. I am also paying interest on personal loan on the above amount. How can a employee of such a reputed organisation can see his personal interest. Such a behavior from employee damages brand image of the company as well. Would request you to refund my money by september end as i am going through a huge financial loss.

              As part of most real estate agreements, there will be a clause that the refund money for cancellation will be within 6th months or when that said unit is resold to another customer. So, I would strongly recommend you wait for that period and keep in constant touch with the sales executive and the CRM team. Fortunately, I see that the sale person is responding to you which is a good sign. I'm sharing this based on my experience and I have been able to get the refund.

                I have booked a flat 9071 at shobha dream gardens in jun3 2019 and paid an advance of rs 1 lakh. But due to some personal issues we have decided not to proceed with the purchase of the property and requested the concerned team to refund the money to us.

                Initially the agm of the project mr arvind said it would take around 15 days to refund the money, but its been more than 45 days now, we have not received the money yet. Now they are saying that it takes around 60 days to process any refund which i still think is a bogus response.

                We are in dire need of money and not getting a proper reposne from the company. Would request if the matter can be posted to the compnay higher officials

                  Hi, we have been staying at sobha daisy for past 2 years as tenants with proper rent agreement and deposits made. Also all monthly payments are always on time.

                  Few days back our flat owner received a mail from someone that bachelors cannot stay in sobha apartments and in case he allows us to stay then he will be served legal notice. Our flat owner wishes that we stay here but he is worried about the threatening mails from society.

                  We need help here as is this possible that owners cannot keep bachelors at their homes.

                    Hi,

                    We had booked a 2bhk flat with Sobha Dream Acres on Dec 2, 2017, with an advance amount of 1 lakh rupees.

                    Order no: SDA[protected][protected]-73

                    We were informed that we could cancel anytime by our CRM Mr. Majid Ahmed.

                    Due to some financial constraints, we could not proceed with this and have requested the cancellation on Mar 2, 2018, with an official mail and call to our CRM.

                    We were told that we would be receiving only part of the booking amount whereas we were told we would be getting the amount back at the time of booking.

                    However, there is no response from the CRM for calls or emails. When we try to call the CRM from other numbers, CRM would answer and talk to us in a very rude manner and giving irresponsible answers and always saying he is out of the city and he cannot meet us.

                    This kind of behaviour is unethical and is not expected from a reputed builder like Sobha. We have a lot of commitments as a family and we haven't been receiving any logical response back.

                    We have all the call recordings of our CRM conversations as well.

                    Request you to please take an action of this earliest.

                      We booked 2 units[p-7171, p-8112] at sobha arena, bangalore in the month of jan, 2019 and due to financial situation we requested cancel the booking of both units before we signed the agreement.
                      When we approached sobha before signing the booking form, we were respected well and were told they can cancel the booking anytime before signing sale agreement and can refund the amount after deducting processing charges and gst, the response was highly unprofessional and not upto standard when we sent the cancellation request, even after 70 days from request for cancellation, there is no response from sobha team.

                      We are in great financial difficulties and need the amount refunded badly, kindly assist.

                      It is unjustified that your advance payment was not repaid. I too had booked an apartment with Sobha, I never had any issues getting my advance back. It might depend on the agent or sales person from whom you booked the apartment.

                        refund being told 90 days to process which is unfair

                        Hi,
                        I booked a flat in sobha isle and sobha agreed to book a deal provided they will give me with 5% gst.

                        When the government rule was enforced, they turned down the deal and said that i have to pay 12% gst.

                        Now when i asked for cancellation they are saying 90 days to process my booking amount refund.

                        There is no email notification indicating my refund is initiated and none of the sales...

                        I had booked a unit a1-1111 in sobha forest edge. We have paid the advance of rs 8 lakhs

                        Due to financial constraint, we were not able to go for the property, we spoke to the sales contact kavya, and she told us to send a cancellation email. We sent the cancellation email on oct 14th 2018. Till now we haven't heard back from sobha, they are not even picking up the calls.

                        At the time of booking, they (Sales person) said that booking amount will be refunded within a month.

                        This is a huge amount and we are in need of this money.

                        It’s disheartening to know that your amount of 8lakh is not paid. I was in a similar situation, I had made a down payment of 1lakh, due to unavoidable circumstance I had to withdraw back my plans of proceeding with the purchase of Sobha apartment. As promised, I got back my hard earned money. Whom are you in touch with currently on this issue at the company? Please indicate

                        Sorry I did not check your response. I have now raised a case in Rera, till now from 2 years I haven't got any response from Sobha. Shockingly I receive a letter from them last month that now they have cancelled the apartment because i have not paid dues. Please share some email ids or contacts if you can

                          I had a booked a apartment in june 2018 and canclled the same within a month. I have been following up with repeated mails and calls to the sales engineer and have not yet got the amount i paid as advane.

                          The guy who booked my apartment left the company and the subsequest sales person is not interested in taking this forward.

                          This is really ridiculos from a company as big as sobha. The people i have been talking to is sangeeth.

                            I had booked for hrc prestine project (Unit - 5104) of sobha developers by paying an amount of 14 lakhs. However, i had to cancel it on 05 feb 19 and sobha accepted the cancellation and agreed to refund as per the accepted policy on 15 feb 19. At the time of initiation of cancellation acceptance i was informed that it would take 45 days as per the sobha policy for the refund.
                            It is nearly 66 days and my refund is yet to come. Moreover, the concerned sales department personnel from sobha developers namely mr sanjith, dhaval and ashutosh are not attending to my calls or mails.

                              I had booked a unit sobha dream acres-tropical greens phase 3 wing 19 and 20:a6-19085 on 7th dec 2018 and had paid token advance of rupees 50, 000.

                              Due to some family issues, i had requested them to cancel my booking on 12th december 2018 by email, over phone to mr arpit mishra, arpit. [protected]@sobha.com.
                              At the time of booking, mr arpit mishra said that booking amount will be refunded easily by deducting the transaction fees. But now he is not speaking properly and not showing interest the refund the amount.

                              I would request you to please help me in getting my refund.

                                I made a pos transaction on 3 nov 2018 in bangalore towards payment of rs 35000 to vendor sobha ltd. The pos generated a slip (Attached) and i also received an sms from my bank cbi. Card was debit card rupay issued by central bank of indioa

                                Now the vendor claims that they have not received the payment till date. They said there would be a reversal transaction. It is now over 1 month and there is no reversal transaction.

                                Kindly advise if vendor has received payment. If not why is there no reversal transaction

                                  I have blocked a flat in sobha dream series, panathur. I gave 50 thousand as blocking amount. Due to personal reason i had to cancel the booking the next day. I went there and confirmed with the sales team member jitendra, vikram and their manager inamur rahman that they will initiate the refund plus swiping charges will be deducted, now after a month they have sent a mail to me stating i will not get my money back as this is blocking amount also he told he he kept the flat for hold for 15 days but in actual i cancelled the booking in less than 20 hours of booking. They have been harassing me mentally and monetarily. I need my refund.

                                  Dear Sir / Madam - Sobha has charged intrest without sending me PRL.

                                  When i checked with them they said that the sent thru mail, but the mail which they sent due to the server charges and they are asking me to pay interest because of their mistake

                                  i have paid all my PRL every time i received on time.
                                  I have booked Sobha Palm Court in 2016, cancelled it in 2018 July and still expecting a refund in 2019. I have been promised a refund in December 2018, but still nothing is happening even after continuous follow up.

                                  Dear Sir/Madam, kindly help me to close my booking and initiate the refund as I am already fed up following it umpteen attempts with no luck.
                                  I had given a token amount of Rs 50, 000/- by cheque to Mr Tanveer Yusuff for a flat in Sobha palm court. They said that the amount would be refunded and i will get 100% refund if i cancel the flat. The negotiation failed and I cancelled the flat. Tanveer is avoiding my calls and there is no refund yet.

                                    Sobha is international and professional company, especially on quality of property, services and staff. This is why we selected sobha from many developers.
                                    But according recent 2 cases as on attached file. I am very disappointed in the integrity and profrssionalism of sobha.

                                      We booked a flat with sobha developer dream acres project for 2 bhk. Flat number 46033 and paid 50 thousands by credit card. After 2 days, we cancelled the booking and we are not getting refund from them. The is no legal binding document signed by us other than booking form or we have not signed any agreementhttps://www.consumercomplaints.in/new_complaint/# with stamp paper. When we asked the refund of 50k, their reply as below.

                                      "as discussed with my management, as per company policy, minimum cancellation charges is 50k, which has been already informed you before booking."

                                      Question: can sobha developer cheat us without refunding 50k in the name of company policy?

                                      Is there any way to get our 50k refund as there is no legal agreement signed by us?
