AMRAPALI GROUP – FRAUD AND CHEATER

Worst case happen with me.

I booked a 2BHK flat in Amrapali Village Phase II residential project and as per the builder, the possession is expected in year December 2010.
It has been since the first day, I showed interest to buy a property in Phase II Amrapali project, it was communicated to me by Mr. Neeraj (Marketing executive) and Mr. Atul Shukla (Bank finance Incharge) regarding the fact that the Amrapali Phase II project is approved by three banks including Indian Overseas Bank, Indirapuram Branch.

Mr. Shukla at Amrapali has given me the reference of the Branch Manager of Indian Overseas Bank, Indirapuram branch for loan processing, and confirmed that I can avail the Home Loan from them, as the bank has approved Builder’s Phase II project of Amrapali village. During the process of acquiring the legal report from the lawyer (approved by the bank) for this project, I came to know about the biggest fact that was never communicated to me that: “PHASE II PROJECT OF AMRAPALI VILLAGE NOT APPROVED BY INDIAN OVERSEAS BANK” I spent 5 months running here and there for making the payment to the Builder, but the Builder played a fraud with me.

I was amazed that how can a builder of such repute can use all such tact’s and false statement to promote/sell the project. I got the legal opinion/report for the project from the lawyer and submitted same to the IOB and was told to submit the documents/sale deeds mentioned in the legal report.

Again, I approached Amrapali (Mr. Neeraj and Mr.Shukla) for those documents and handed over the list of required documents to Mr. Neeraj. He told me that it will be available for you after some days and nobody replied back. During the follow-ups for the documents, the behavior and attitude from these guys were like if I done some crime by asking these documents from them. They did their best to convenience me to change the bank. I mean they keep on telling me that, being a government bank IOB will create all sorts of problem and will not give a loan easily (It was shocking, Government Bank is doing all sort of efforts to give loan like Loan mela, Quick Loan, Lower Rate of Interest) so why anyone should pursue from private banks like IDBI or ING Vasya. They were pushing me like they are the representative of the bank and have some personal Interest and not the representative of Amrapali. I have been tortured by the following ways by Amrapali staff: The copies of the title deeds of the property (chain of documents) were never given to me for Home Loan approvals and after repeated requests and visits to Amrapali corporate office every week, an incomplete file was given to me. Such harassment by builder is unbearable.How can a person obtain the Home Loan from any bank without submitting the title documents?
A letter confirming the expected date of possession of the property is not given ever, after repeated requests. Bank is not taking any Loan requests without this letter.How any Bank will give a Loan if the basic details are not provided by the Builder?
Since January 2009, almost every week I spent time and money in visiting Amrapali office for one document or the other and I was forced to approach the private banks for the Loan. It is the responsibility of the Builder to provide the basic documents to the customer.
Why should I take Loan from a private Bank if the same is provided by a nationalized Bank at a cheaper rate. The interst rate differs by 20 to 30 %?Why I have been told that Indian Overseas Bank has approved the Phase II, Amrapali project when it was never approved by the Bank? Now, I request all of you not ever approach Amrapali Group, who will only show you big dreams and you land up with nothing.

Your hard earned money will be used by the Builder as in my case and at the end of the day - you will neither get the flat or your money or interest or anything for the pains taken by you.

Just pass this message to as many people as you can, so that this should not happen with any one in future.

Please make sure before buying any property, because once you have paid money then you can't do anything...

Hi, I have totally negative experience towards Amrapali group. I had invested in their Amrapali Grand project in sector Zeta in Greater Noida almost 5 years back and then they had promised me the possession just after one year. Now, it has been almost more than 4 years and I still have not got any offer of possession from the Amrapali group.
Is there any one also suffering from this kind of behaviour from the builder then let me know. I am now planning for a legal action against them and having combined efforts would yield results more quickly and efficiently. My email id is [protected]@yahoo.com.
Amrapali group is the most lousiest builder group I have ever seen.They take maintenance charges but are not willing to spend even 20% of that for maintenance. The directors of this group are arrogant and insensitive. They don't even bother to reply to your letters and grievances. The whole maintenance and other staff is uneducated and non professional biharis and behave like gundas. The whole group is a bunch of cheats and gundas who have cheated the residents and taken their hard earned Money and not provided the facilities as committed. It is a curse to own a house of Amrapali group. New investors ...Beware.
Amrapali builder is engaged in all sorts of fraud, an investor would never think. I booked a flat in Hanging Garden project of this builder. I had hard time in getting builder buyer agreement. They promised to give agreement within a month of first payment. I got the agreement after a year and that too after 20 followups. After two years of booking the flat, now they are cancelling the project. They were supposed to give the possession by end of this year. They utilised investors money for their own cause and now cancelling the project. This group is fraud. they might have delivered few projects in past. current residents of those projects are not happy too with the poor quality and high priced maintenance.
Any legal people to share if Amrapali does not provide registry of a property which has been given possession on - what are the repercussions?
I have booked a flat in Amrapali’s Hanging Garden project in 2011. Till February 2013 there was no news from Amrapali. I was in regular touch with Amrapali. In the meatime Amrapali have sent a letter for second demand which I have paid on time. Except the request of second payment from Amrapali I have not heard anything from Amrapali.

I have inquired many times with Amrapali about the status of project everytime Amrapali have replied that project is getting start by next month.

All of a sudden on 17th March Amrapali have sent an email mentioning the decision of Amrapali’s board on returning the money without any reason. When we asked about the reason Amrapali have not replied on that.

Now we came to know from market that Amrapali have joined hands with the land owner Baseline and projected that there is dispute between Amrapali and Baseline on land. But actually there is no dispute between Amrapali and baseline it’s a game plan as the rates in nearby area has increased like anything and now Amrapali and baseline both wants to get the benefit out of it.

Amrapali have planned that its very easy to cheat the customer in India as on one can take any action against Amrapali because they are big builder and developer. Amrapali can easily manage the police and media as Amrapali running lots of advertisement on all the channels and police Amrapali can manage with the help of local politicians. So Amrapali thought to cheat the customers and make money.

Now we have heard that Amrapali and baseline had launched the same project with a different name. though on papers Amrapali is not a part of the new launch but Amrapali is also taking bookings for the same flats which Amrapali have sold earlier.

We have sent more than hundreds of emails to Amrapali but got no response from Amrapali.

i want to share expereince with amrapali saphhare very very very bad they sing a MOU and a agrement but never followed it in this aggrement a penlty calause for deley possesion but they r say that thay have upgraded the flat without intimate to buyer and penalty money is adjusted in it they are also forc to bayer for possesion without complition certificate and constraction work.
my advice keep a distance from amrapali group they r working without ethic

my advice keep the distance from all devlopers they all are fravd and unethical thay never keep word and agremment bcause they have alegal team on salary whose work is to save them from all ill work where a poor bayer cant afort all legal hardla .govt must make a tough law in this regard

I have also booked the flat in Amrapali group. Although I know that there are no changes to get the flat on time yet Amrapali is charging too much interests on the payments. Even though the payments made by me are on time, they are charging the interest. They never paid the payments to noida authority on time and due to that the HDFC bank has stopped further disbursements. In those cases, too Amrapali has charged interests. I think this is totally bad and unethical.

I have also booked a flat in Amrapali silicon city in Jan-2013 in H block.Before booking of this flat and also according to site plan It was clear that there would be a view of swimming pool, park and club for the east facing flats of H block hence I also found that east facing flats very appealing from locations & orientation wise.Therefore I have made my mind and booked one east facing flat there in H block.Now when I visited there on Jun 2013 I found n'thing -no club, no pool ...all which was mentioned in site plan was just a cheat & Fraud.
Now when I tried to discuss the same with Amrapali sales executives Apratim & Bharti they said now the plan has been changed.and now above amenities won't be there. They will definitely come in some other place but not in the side which is mentioned in site plan.
They are completely cheat & Fraud people.
AMRAPALI Group is a big cheater builder. I have enough bitter experience with them. I have an unit in J tower in Silicon city. Someone pls approach to Central Urban development ministry to cancel their builder license.

I have booked a house in princely estate Noida-76. But full & final letter sent without any late deduction charges. As per agreement possession should be given Sept. 12. As per agreement late possession charges 5/- per Sqft.

I have paid all installment with in time line.


How can I recover my amount from Builder.
Amrapali is worst kind of builder you expect to be associated .And this I am saying despite being a customer of them and knowing that my honest review will drag price of my flat as well. I have a unit with them in their zodiac society.

This project like most of their projects is extremely delayed.According to BBA, possession was within 2 years .But I had to wait 4 long years just to get intimation of possession from them. I cleared all the dues on receiving the intimation letter hoping that my days of agony has ended. But I was wrong. Till date this builder is not able to offer me actual possession .Though builder has issued me a NOC stating that they have no objection handing over the flat to me . It is almost 8 months, I am still fighting for possession. Builder is as usual paying no heed to my concern, neither he is talking about penalty for this unwanted delay.

I also tried to personally follow up with onsite staff to get the work of my flat done. But despite repeated follow up, I am not able to get possession. And it is extremely difficult to communicate with onsite staff( from supervisors to project manager to DGM). It seems, they have been recruited from road side agencies. These street rowdies are so audacious that they will ask customers to get additional works of flat(the works which does not come under BBA) done by them only.If any customer decides to get it done on his own, then intentionally his possession is delayed.

In addition builder is flouting all the initial layout plans, constructing commercial shops in the open space which he showed us as badminton/tennis court when we initially booked our flat.Such as their audacity, that they even extracted PLC for having badminton/tennis court(i.e. park facing) in front of our flats.

The least we say about the construction quality the better.Cheap quality materials are used deviating completely from initial BBA. And their staff, a bunch of arrogant lot, not sure from where builder found them.

On top of it, there is no sign of occupancy certificate, registry etc. which makes staying in zodiac society apparently illegal even if someone manages to get possession.

Same experience is faced by customers in all of their projects. Please make a wise decision before engaging with this builder.
amrapali is a fraud company, they have purchased several products from us and now they are delaying the payments, I have spoken to their chairman anil sharma but he is a fraud after knowing me he never picks up the phone . the comany is total fraud . i have lodged a case of bounce cheaques woth 2. 5 cr against them . but they are shameless
I am also experiencing the same issue but i have not booked any flat from amrapali. My story is that i liked their Tropical Garden project and was told by the agent that most of the nationalised banks are giving the loan. But when i contacted the PNB loan department, i got to know that the developer is blacklisted from many of the nationalised bank, i was taken by surprise when i asked the reason, they said that in their earlier project they alloted one flat to 4 buyers. Not only that but HDFC people simply said that they are fraud.

Coming to PK singh's arguments

1. Should have approached to MD/senior executive - when the staff level people are turning deaf ears how would you expect that someone from MD level would come and listen you, reality is that you would not go and shout at their premises and then ask for the appointment, simply you will be thrown out, as happened with investors in Zodiac project.

2. Funding through Private bank - Everyone is not as in the comfort zone as you are in to pay .50 extra interest on millions of ruppees. Involvement of private bank and stranding of PSU banks itself is the evidence that investment is risky and for that you are charged .50 extra or higher. Higher risk, higher rate of interest. PSU are not lethargic but conservative in disbursing the risky loan.

My experience says that if a project is approved with the PSU banks, then it is safer bet than the projects approved by ING Vaysa and India Bulls.
AMRAPALI BUILDERS HAVE RECENTLY GONE ALL OUT TO CHEAT AND MISLEAD INNOCENT CUSTOMERS WHO FEEL THEY ARE OF BIG REPUTE.
PLEASE INFORMALL YOUR FRIENDS AND FAMILY AROUND TO BE CAREFULL BEFORE INVESTING WITH AMRAPALI BUILDERS.

I bought a flat in Amrapali centurion park low rise 1675 sq ft in last year for 70l and now they are selling same size in same avenue for 58 L only .pls can any one advise me what should I do ? Can a builder decrease flat rates for under construction property ? Should I go legal as they are not giving me any credit for the reduced rates and asking me to pay full 70 lacs.. As I hv already paid 40 lacs to them..
I requested to re 0login the same flat in new available rates for which they are denying but selling to others.
