Dear Sir / Madam,

During my home loan sanction, it was communicated to me that there will not any EMI/interest till the possession of the property. and when the disbursement is done to builder, the EMI is started as interest mode which is unacceptable. Now I am not able to pay any amount monthly before possession of my flat. So please resolve the same and stop the EMI before possession. Otherwise I need to file a complaint...

pnb housing loan complaint for loan account number - how/ahm/0118/481212

I have taken a loan of 43, 90, 000 from PNF housing loan at the interest rate of 8.35% for 25 years which includes the 300 EMIs.

My EMIs were started in March 2018 of Rs of 34, 907, and I almost paid around 24 EMIS for next two years. After paying this amount, my total number of EMIs should become 300-24 = 276 EMIs.

Suddenly PNB has increased my rate of interest of 8.35% to 9.60%, and my EMI amount is increased...

foreclosure letter process

I have sent an application for foreclosure letter for my home loan (A/c 456359) on 4th feb and still not get any update/call from them. Pnb housing is unnecessarily taking too much time as 15 working days for providing foreclosure letter. Where, other banks provide on the same day. After several followup with customer care and the branch getting the same response that process will take time. Their process is harassing customer....

request for foreclosure letter

I have a home loan with PNB HFL and i requested for BT to other bank for better roi. Now, PNB HFL guys says i have to pay 3% pre-closing charges and minimum time they take to provide foreclosure latter is 15 working days.
They literally create lot of problems and delay the issues. In any other bank you go there is no pre-closure charges and foreclosure letter will be given within a day.

@PNB HFL: Please grow and satisfy...

Insurance policy against loan

I am shikha negi. Applied for home loan. My all conditions are clear for loan. And my loan has sentioned also. But employees o[censored]r companies are demanding for life insurance policy. In which I m not interestec as I am already investing too much. And also had 60lac insurance cover. But your employees are puting condition that till then I will not buy a policy, they will not release my cheque. As its already too late for payment to my plot...

I applied for Foreclosure letter of my existing home loan in PNBHFL Madurai branch and they are provided the reference number also and after that, I did not able to check the status of the request, even I called customer care Mutiple times, but all customer care service members are busy at a time message hear up.

there is no possibilities to reach up the status also.

please provide the foreclosure letter ASAP.

    I have visited the PNB housing Thane branch multiple times and have sent multiple times email yet there is still no clarity regarding the situation, as I am still receiving loan-related notices.

    Without my consent, PNB Housing Finance attempted to withdraw funds using my cheques, despite the fact that I have already settled the entire amount two years back. and still, they are sending notices for not maintaining the loan amount in account

    PNB Housing Finance's system is inefficient as the handling of customer accounts and loans is extremely unsatisfactory because upon reviewing my CIBIL report, I noticed that the amount has been marked as "written off." I have paid all my dues in full and did not opt for any settlement. I specifically mentioned during the payment process that I wanted to avoid any CIBIL issues, and I ensured that the full amount was paid without settlement.

    PNB housing team don't respond on email and in person. their landline doesn't work. they charge higher interest rate and don't reduce after doing many follow-ups also

      From my side I requested them to close my home loan account number
      HOU/ERD/0521/883640 nearly it takes more than 30 days and but the process is not complete from branch side they telling it will take more time to close
      even though I gave all required documents
      The bank is very worst in home loan and from branch in Erode Tamilnadu the representatives are not responding clearly to the customer and arrogant and rude reply to customers

        I been continuously following for foreclosure letter from the bank but it has been since 2 month now they aren't providing the same.
        And not even calling or connecting on call from us.

          I submited a request for a preclosure statement for my loan account HOU/BAN/0517/385718 on the 30th of December'23 in the Jayanagar Branch in Bangalore. The stated turnaround time for this is 21 days. It will be 2 months in a few days and I am still waiting on that pre closure statement.

          Every time I reach out to PNBHFL customer care, they indicate that the request is still in process. Now of course, they've stopped responding to emails as well. I want to do part payments and quickly close out this loan but PNBHFL prefers to stall customer attrition by using these delaying tactics that any institution of repute shouldn't employ.

          I need a resolution to this situation. This is nothing but harassment against customers and absolutely against all banking and business norms. Please advise what legal recourse is available for customers against such business practices. Also advise how we can raise awareness about such practices to Authorities. While going through this forum, I saw that this is not an isolated situation for me alone but countless others have faced this in the past. Unless we draw the attention of authorities, PNBHFL will continue to extort customers with such abhorrent malpractices.

            This is with reference to my existing Home loan with PNBHFL with account no. HOU/GHKP/1017/443177

            On 30th Oct 23 I have raised request for pre closure letter and List of documents through Thane Branch with service request 04846420. I was informed that it take 21 working days. Now it 11th Dec 2023 but I have not received my requested documents. I am making consistent follow up with customer care but looks like they are purposely making delay. First they said it is in process then said it will be done by 29th Nov 2023. As this date is passed now, today they said it is in process.

            Why so much time is required to provide two documents. It is totally harassment from PNBHFL. I also marked the copy of communication to Nodal officer but nothing happened so far.

            I request your help in this regard to get my documents as early as possible.

                  This is about my foreclosure request with PNB housing finance submitted on 25th oct 2023. As per the process. I have submitted a written request by visiting home branch in my case it is noida sec-3. Along with foreclosure written request I have also paid foreclosure fees of RS 885. The amount is also deducted 27th oct 2023. Customer executive provided service request number 04830895 for the loan account HOU/NOI/0419/677363

                      I am writing to address my foreclosure request submitted to PNB Housing Finance on August 10, 2023.
                      I followed the prescribed procedure by personally visiting the home branch, located in Banjara Hills, Hyderabad, Telangana, where I submitted a written request.
                      In addition to the written request, I paid foreclosure fees totaling Rs.1770/- for both the non-housing loan accounts.
                      These fees were debited from my ICICI account on August 12, 2023.

                      Upon submission, I was provided with two request numbers: 22545423 and 22545373, corresponding to my loan account numbers.
                      According to the standard process, I was expecting to receive my foreclosure letter within 21 working days. However, as of today, I have not received the requested documentation.

                      I have diligently followed up with the Customer Care team, reaching out almost every once a week, only to receive the same response each time: "Approval has not yet been received from the central team."
                      It remains unclear who comprises this central team and why there is a delay in generating the approval or foreclosure letter.
                      My attempts to contact my home branch, PNB Housing Finance Banjara Hills branch at Hyderabad, have been equally futile, as they seem to have no control over this matter.

                      I must express my immense dissatisfaction with the handling of my loan closure request.
                      This has been an exceedingly frustrating experience with PNB Housing Finance.
                      I would now like to note it to Mr.Girish Kousgi, MD and CEO of PNB Housing Finance, as well as the Nodal Officer.

                      Prior to submitting this formal complaint, I took the time to review other customer feedback over the internet in various forums and it is disheartening to find similar instances where requests are seemingly delayed, possibly to accrue maximum interest from customers.
                      I am also exploring the RBI mandate guidelines/legal avenues available to consumers in such cases.

                      I implore you to urgently address and expedite my foreclosure request. I await a prompt resolution to this matter, along with the receipt of my foreclosure letter.

                        Hello All,
                        This is regarding t0 the service provided by PNB till date which let to mental torture. Below are the issues that have happened till date and no action or response from any one - Bank, customer care, Nodal officers, Ombudsman, RBI and HFC. Need immediate action as I am proceeding legally now. - In the month of June 2023, the interest was changing internally and as per RBI guidelines it should be 3 month or 6 months. Bank internally changed the interest rate and tenurity from 8 % to 10% and tenure from 25 years to 30 years without intimating the reason for changes. No proper answers received till date. I need everything that was charged extra from the bank and their shameful activities. - When asked to reduce the interest rate as per request, they asked me to pay Rs.2000+ for conversion. It was not reviewed till date- What a worst Nodal officer or higher department they have. - I requested for preclosure and loan transfer and it was delayed. When I visited the bank to escalate- Sowmya from Bank (PNB Marathahalli) Did not provide an explanation and they said "the internal team will call me within 2 working dates and no response received till date. Abhishek from Bank (PNB Marathahalli) was pathetic and arrogant towards us telling us not to close the loan or I will be charged extra. This is not the response that any customer should receive from the bank. Another day with cheque received from other bank on pre closure- Abhishek from Bank (PNB Marathahalli) was again rude, pathetic and arrogant stating i cannot do the transactions or he will not take closing request 18th and asked us to come after 1st of August and provided closure amount of 49 lakhs. After we visited the branch with cheque the bank charged Rs.49, 59, 000 and it was never informed to us. I had to pay with forcefully by the bank and it was not as per RBI guidelines. I need the extra amount which was charged illegally. - Post clearing all the dues from the bank and they asked me to wait for 10 working days to collect the documents and when I visited the bank to collect the documents- they did not have the 5 of the original documents listed in LOD. They are asking to wait as they don't know why the documents are not in the bank. They had to check with a 3rd party. I paid all dues and I need my original documents which were provided to the bank for Home loan in next 2 days(23d Aug 2023) as promised by bank.- Strict action to be taken on the Bank representative- Sowmya for not providing proper response and Abhishek for rude, pathetic and arrogant for treating customers at worst. Need apology letter for the same.

                        I need a response as I am proceeding this issue legally as there is no proper response from the Nodal office, Ombudsman, RBI and HFC. The official letter will be sent by lawyer on this. I have copied: Nodal officer, RBI and HFC on this email for reference on resolution.

                        Kindly provide proper response and resolution asap before going to consumer court.

                            I have complain about the delay of the home loan clossing procedure in Punjab National Bank Housing Finance. I am a housing loan account holder in your bank with account number HOU/THA//0719/729341 . I had applied for home loan closures in your bank before 30 days. Your staff said me that procedure will take time of 21 working days. But it’s been more than 30 days I haven’t received the clossure letter. I am very disappointed with your poor service. I have fulfilled all conditions as demanded by your bank staff but still it’s happening.

                              I have a home loan with PNB HFL and i requested for BT to other bank for better roi. Now, Initially they told me it will take 21 working days to get letter, its been more than a 1.5 month they have not provided me any letter. Even i have contacted many times customer care support every time they are saying its in process wait for few days, every time i called i am getting same response even they are not sharing any detail that its pending with whom, I visited bank as well no response from them, Then i complaint nodal officer (Via email ) no response from them i sent 5 followup email no response from them as well. I am really frusteted with this kind of behavior from Govt Authorized bank. I am feeling helpless as no one is giving information and looks like they are delaying without any reason.
