[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Hi My self ss karmakar, booked BPTP's park elite floor in May 2009. I have given initial booking amount and first installment (25% of BSP). But till now I didn't get the allotment letter from BPTP. Kindly advise me that how I can get it from BPTP.my broker told me they"ll give allotment after giving 25% of bsp, but they ask for more money, plz advise me

I got the allotment letter for Park Elite floors and I tried for Home Loan from PNB and HDFC, and as per the Bank Officials, they are still not approving the loans for BPTP Elite Floors because some Approvals (Maps etc) are still pending with the Govt Authorities.

And as per my information, Current Home Loan schemes are only applicable till 31 March 2010 and we have to take/issue home loan till this date, otherwise it will get lapsed and we need to re-request for home loan with increased interest rates.

And as per my telephonic conversation with the BPTP Customer Case (Ext 3020), BPTP is still in the process of approving the pending things with Govt Authorities and they are not giving any assurance about the starting of the construction.

So, can we take the information using RTI from HUDA (Faridabaad) against BPTP Elite Floors for clear picture.

Hi All,

I am not sure why people are in panic ? The projects seems to be on the right track as of now - Banks are financing - they are not disbursing the amount to the builder however they are providing sanction letters - Now as per the BPTP payment plan they will ask for next payment only at the start of actual construction.

Since they cannot start the construction without real approvals they cannot demand the next installment - Once they send the demand note then it would mean that everything is in place and then banks would have not problems even in disbursing the loan amount .

Those who are eligible for home loan should get the preapproval from the banks - as far as interest rates are concerned - I would advice to look little bit deeper in the offered interest rates - the teaser (lower) interest rates are only for two years and they will then adjust to floating rate of interest - A comparison calculation shows that in case of BPTP 300 sq yd where 3 installments are already paid will have only 1 odd lakh of difference between normal rates and teaser rates.

What I feel is those have the resources and willingness to pay should start arranging for the 4th installment, those who have the eligibility for bank finance should get a preapproval -(LIC Housing Fin Ltd has provided sanction letters to many) and lastly those who are feeling worried should exit from resale market and look for something which has everything in place.

Money is yours Choice is yours.

I just want to discuss some of the points with respect all issues expressed by you all. First of all, when we thoroughly go throug the offer document / prospectus, all our conditions of the company are clear about these kind of issues. that means the legal terminology would have been drafted in such a way keeping in view what kind of practice that BPTP is going to adopt during their project period. therefore, most of these issues will be legally challengable but may not stand right. However, as they cannot demand any further amount, until there is any construction, if you visit the actual site in Sec85 and Sec 75, the construction is in full swing. In Sec 75, for 180Sqds, first floor is almost completed. As for 250 Sqds and 300Sqds, they putting slab for ground floor. That means to some extent BPT is fast in terms of completing the project atleast in Sec 75. Even I am sure the contractors who undertaken the projects from bptp for construction in Sec75, will complete their course of business by end of Sep'10. This is because they are very fast in settling this project.

However, I express my pity for the people who applied but not yet been allotted.

Dear Friends,

I am an allottee of BPTP Elite Floor in 'P-4' Block. I have seen the location of 'P' Block. It is just opposite the main Entrance of Sector 75 in BPTP empire . The construction there seems to be in full swing (I had visited two weeks earlier). However, there is no demarcation of floors, streets, etc. to know the exact location of our floors. Though I could not know the location of the floor allotted to me, I could see on BPTP site a masterplan of BPTP Parklands (about 40 MB jpg file) showing the layout of floors/plots, etc. But it was tentative drawn in early 2008. Definitely it would have been changed to its final shape by now. Have any one got the latest one or any other sort of source through which the location of floors/plots could be known, please share.

Can anyone let me know when BPTP is raising demand for fourth installment. I have been alloted a location in M block which is in Sector 83, not sure whether the consturction has started. Even not sure whether the demand would be raised on the basis of constructin at the sector where the allotment has taken place or it would be on the basis of meeting the milestone at any sector.

The 4th installment of BPTP is construction linked the payment plan says "At the start of the construction" so till the actual construction is not visible on the site they should not demand the 4th installment.

However one should be prepared for the 4th installment at a very short notice, which means those who are self funding must not divert funds to elsewhere and those who are seeking bank funding should get the sanction letter. LIC Housing Finance and PNB alongwith HDFC has provided sanction letters to the eligible customers.

They have cheated every body. Their offering a refund is also a show off . First of all they are not giving anything at a huge discount to market price so why the hell did they do overbooking. Secondly they have fooled people to believe that the allotment is for the unit whereas they have booked 15-20 times the number they even planned for .

I suggest they be investigated for serious financial fraud .

i have been allotted a plot in H block, is there any once else, i have never heard of any discussions abput the H block, one more query which i had is that in H-2 block my floor is near to the EWS (Employee welfare scheme) plots (65 Sq yard), how does that thing have bad influence on my pocession, can anyone help me out (Mr. rohit where r u????????????).

Hello, I have been allotted a second floor of park Elite Project. I just want to know the status of the Bulider Buyer agreement as Bank needs it for loan disbursal and BPTP has raised the next demand. I am really scared.Please let me know.

Best way forward is struttle the company on the Net. We can create A Negative Brand Building Club against BPTP and launch an Offensive against misguiding all o[censored]s. The News will be on Channels of the Web and going to millions a second. They are also working on an IPO and we can ensure FII's hear what jargon they are doing on with teh Investor Community to stay afloat.

RTI and Police Station are long drawn process and they have Lawyers on payroll...all we will get is dust/.. Get On to Facebook, Linked in, Orkut and Damage the Profile of the company, they will have nothing but to come out the Hiding... because media and people power is all what we want
i agree on some points but as per their promise they booked for 800 flatr and also in sector 85&86 but now they have spread all over bpyp estate
1) Can you tell me if the Government approval has come?

2) How many users left un-allotted?

3) Is there any chance that some will still get no allotment? If yes then what is scenario?

4) Does any body know if allotment is going to happen in Feb end?
