[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. The game of speculation is for savvy people only- those with limited resources should stay out of it -
This is undisputed fact that BPTP owns majority of land in Naharpar Area of Faridabad approx 1400 acres so this is not unheard of company - Most recent real estate ipo was Godrej Properties - which listed with 20% premium and name of Godrej Properties is mostly unheard of in property market, thus BPTP given the kind of assets it holds would get better rates.
Naharpar area is just started to move up - as far as premium on alloted floors are concerned calculating the 5% discount and about 1lakh current premium in A-F sectors is not a small amount and demand for that is going up.
As far as penalty for non alloted applications are concerned - the applicants must be aware that it would happen through lottery and some might not be that lucky and still they thronged the doors of BPTP to deposit their application - Blame it on Brokers - Dealers but never forget that most brokers are like us only always interested in own profits ofcourse it is against some ethics but in material world who cares for ethics, so the ultimate responsibility always lies with the person writing the cheque - only he should do the complete background check and do the risk reward analysis before handing over the money- but again here comes the greed and that blinds the common sense.
I have written again and again those who do not have the appetite for risk must always go for ready to move options they are bit expensive but it saves the kind of frustration seen on this forum.
As far as my vested interest is concerned I own few floors there and I am happy that all of them have been alloted and they are giving me good returns as of now and I am pretty confident about their future as well.

Those who act on dreams should remember that they have been acting on a Dream and not all dreams come true.

sorry for joining the discussion so late, actually i was not there to follow, well i have been through the discussion since its start, it seems that MR ROHIT is an ardent supporter of BPTP project and positively informed, so in that case i would like to clear one doubt of mine, u are offering to buy in the sector 85 but not in other sectors is there any problem over there, or there no premium on those, can u plz clarify, i[censored] can at all.

I have invested in few floors there are they have been scattered all over the area. I was expecting to get more allotment in sector 85 which did not happen, In order to consolidate my holdings I am looking to buy in sector 85.
As far as the premiums are concerned, just few days back people here on this forum were crying to get out even at cost, so why ask for premium (just kidding). Every sector has its own merits, P Block where I have been alloted two floors is next to shopping mall so once the area becomes inhabited then P Block would be more sought after.

Whatever I have written on this forum had been based on the experience of market cycles - Those who do not believe read all of my posts from the start - everything is going according to that and if you really want to make money in your investment then wait till 2014-15 and you will be surprised to see the prices going up by atleast 3 times.

I got in M block first floor in Sector 83 do you think its good for me to hold till 2015 because I can hold just can I get good price on it as its not 85 sector

I have seen this kind of township before-what is looking good as of now because of Tigaon road may look good once sector roads start falling in place.

Sure this is going to take atleast 2 years as much of the infrastructure has to be done by the govt and everyone is aware of how govt functions here - Rest assured the project will huge returns in coming years.

I have seen in that those who are negative are either frustrated or have vested interested and some write on forum just for the heck of writing something.

So the bottomline is if you have patience and money hold on to it because the days of negative returns are gone now so why worry ?

As far as I know about allotment, Either who have paid 35% of BSP or 25% + Loan Sanction Letter submitted to the BPTP are eligible for next phase of allotment, which will be expected Feb end according to the BPTP customer care dept. Also you must have received a letter from BPTP saying, if you are not interested, you can submitt a refund request mex by 25th. I also received the same latter.

Would anybody please suggest me, what is better: surrender the floor which is not yet alloted to BPTP or wait for the 2nd draw? I am eagerly waiting for some expart's reply
I'm not expert in this area, but from readings and statistics of builders and their nature of progressive construction, it should be worthwhile to wait till Feb Mar, for next allotment. At the end, the rule is simple, BPTP also want to make money and apparantly they can make it possible only by selling concrete physical structure to the clients, so it is ofcourse in the best interests of both. The only thing to be worried about is the factors that affect this process and how as an individual you are able to cling on to the impact of the factors and the process defined by BPTP financially and in terms of convenience and preferences.
I got allotment in sector 75. (Q block).
I want to know the view of other member how is sector 75 compare to other sector.
I went to see the construction site and to me it look it is now going to develop any time in near future. There is nothing only fields.

Kindly suggest what are the plans for sector 75 should I keep it or sell it.

I have invested in BPTP Park Elite Premium floors & got the allotment done in the month of Dec -09.. I checked with BPTP official & they confirmed me that the aggreement part will be done in the month of Feb 10. I have already got home loan sanction from LIC Housing but they said once govt will approve the project then only they will release the payment.

I personally want to know from you all


1) whether investing in Nehar Par area will give us some benefit in near future ( say by 2012) will this place will develop like other sub city have grown ( Like Gurgaon, Ghaziabad or Noida)
