[Resolved]  BPTP Park Elite Floors Faridabad — FRAUD BY BPTP

I HAVE BOOKED ONE FLOOR IN BPTP PARK ELITE FLOORS, NEHAR PAR AREA, FARIDABAD, HARYANA AT A COST OF RS.16.08 LAKHS WHICH IS TO BE PAID IN INSTALLMENTS. THIS IS A CONSTRUCTION LINKED PAYMENT PLAN. I WAS TOLD BY THE DEALER THAT I JUST HAVE TO PAY THE BOOKING AMOUNT (RS.2 LAKHS, NON REFUNDABLE) AND THAT REST OF THE AMOUNT IS TO BE PAID IN INSTALLMENTS WHICH WILL BE EASILY FINANCED BY BANKS. NOW THE PROBLEM IS THAT NONE OF THE BANKS OR FINANCIAL INSTITUTIONS ARE GOING TO ADVANCE ANY HOME LOAN ON THE PROJECT BCOZ THE PROJECT HAS NOT BEEN APPROVED BY THE HARYANA GOVT. THE COMPANY HAS OVERSUBSCRIBED ITS BOOKING BY ABOUT 10-20 TIMES, A ROUGH ESTIMATE IS THAT FOR ONLY 800 ODD FLATS, THE COMPANY HAS BOOKED ABOUT 4000+ APPLICATIONS AND IS ASKING FOR PAYMENTS AS SCHEDULED. EVEN I HAVE PAID THE 1ST INSTALLMENT OF RS.2.02 LAKHS FROM MY OWN POCKET. NOW THE BANKS ARE NOT FINANCING THIS PROJECT AS IT IS NOT APPROVED. THE COMPANY DOES NOT HAVE THE LICENCE FOR ITS CONSTRUCTION. IF I DON'T PAY THE NEXT INSTALLMENT WHICH WILL BE DUE IN ANOTHER 60 DAYS. THE COMPANY WILL CANCEL MY BOOKING AND WILL GIVE ME BACK THE AMOUNT OF ISNTALMENT PAID MINUS THE BOOKING AMOUNT. IS IT POSSIBLE TO TAKE THE COMPANY TO THE CONSUMER COURT AND GET MY MONEY BACK. Hi this pankaj,
Just now i talked with the BPTP customer care no [protected] and the entn. 3020. I asked for the alloted flat as I also have booked a gnd. floor in PARK ELITE PREMIUM. They said the lottery held but your name is not there in the list and the list is with them. When i asked how it is possible they said second session of lottery will be done in february and till then you have to wait. I dont understand that the name is not there if the total no of flats and the booked people are same, the name must be there. How they did the lottery without informing the consumers. I dont think that any of the consumer was here when this lottery was carried on. I talk to friend who booked the flat with the same broker and he said he have bee alloted a flat of ground floor in B Block.
My request with all o[censored] people is that pls dial their no. and ask for your allotment detail and ask why they did so, how incomplete lottery was carried out, why some people got the alootment and other remains away from it. What is goinon in BPTP. why they are not doing as they said.

What is important ?

Before taking any investment decision - please go through the details

Before handing out the cheque - do a Strength Weakness Opportunity Threat (SWAT) analysis of the project

If you have already done an investment and it has turned out to be a mistake - Try to find a safe exit.

Never make too much noise about a bad investment to which you are stuck - it will alert many more and YOUR exit will become difficult.

Make noise about your right decisions - show them off to the world - make too much noise about the good things it has - so more people get interested and your investment appreciates fast.

And biggest of all tips - Never overleverage yourself - if you have funds then only invest in a prelaunch or softlaunch - If you have limited funds - look for something which is ready to move - this will be a little expensive but it will save the whole lot of worries and tensions which many of you have gone through in last 4 months.

PS - I am still waiting for People who are ready to sell in Sector 85 A-F Blocks whatever you have paid you will get back in cash :) I knew that no one would exit.

Rohit... Agree with your comment. I have not received any allotment till date. May be this is because of nonpayment of third demand or Loan Sanction Letter. Now I have submitted Loan Section on 23.12.09. Now I hope I will get allotment soon. Unknown worriers are still there, may be due to financial crises. Feel good to read your positve comments.

And yes, if anybody have problam to get Loan Sanctions, I may help to get Loan Senction quickly as I found the way. Interested candidate can write to me with their contact no.

BPTP owner is a crook and the company has grown on the basis of fraud. They should not be allowed to raise money in the stock market by SEBI as they are planning to do. We should all complain about them to SEBI and the institutions supportig BPTP.

I have also booked park elite floor in BPTP sec 85. Around 2 wwks ago, my broker called me and told me that allotment has been done and you have been alloted second floor (although they have promised for ground floor), , , But till now nothing has happened ...BPTP seems to be a fraud...I agree with you.. we should complain to SEBI and instutions supporting them, , , , , ,

Those who have any confusion about the allotment should mail directly to the customer care with there client id to get the authentic response.

Borkers have their own vested interest and may not provide with the right details, you have paid money to the builder and not broker - so why harass broker when you can get more authentic information direct from the company itself.

BPTP is coming up with an IPO of 1500 crores - as per law they have to disclose all the cases pending against them, they have to disclose all the civil and criminal proceedings if any against the promoters. So, if they are real fraud the public will come to know from the application form itself as how many cases are pending against them - then the investor would take the informed decision.

That is true that BPTP what they promise has not delivered. I also booked the flat and were chasing the broker for the allotment. One fine day the broker picked up my phone and told the allotment has taken place and he gave me the details excpet the sector. It is quite obvious that where the site is the allotment should take place at the same place. Through this blog I came to know that the allotment has taken place in some other sector and on my enquiring, I found that I have been alloted a flat in Sector 83 and not in Sector 85 which was shown as the site of construction. The customer care gave me the reasoning that while showing the site Sector 85 was confirmed and the company decided to allot further flats in some other sector (big joke). I am sure if BPTP would have told people that allotment would be in other sectors also where there is very far from the actual site, then people would have think twice before booking the flats. We all are the sufferer and the law of India does not give much power in this regard. I believe those who got flats in Sector 85, the premium would have started however allotment in other sector it may take time before the premium starts. All in all, we are feel cheated even I was watching CNBC the other day and there they were showing most of the builders follow the same rule, they were showing that DLF also cheated people. One thing that make me feel that we should buy build up property at least we know what is the location, what is the price and we dont need to wait for constructino to complete. Paying small premium for completed property is nothing as compared to ordeal which we go under this kind of cheating.

I have booked a 4 Bed room apartment in the Park Elite Floors Project, The allotment looks like a total fraud, the only way to tackle this is by joining hands, Please add me to your group and all o[censored]s can collectively decide on the next course of action.
I have got allotment letter. but sector number is not given in that. I do not know what hell this BPTP is doing with all the customers. Please add my email ID " yogi.[protected]@gmail.com to group.
Firstly, Rohit! You seems to be a loyal employee of the BPTP. Its very stupid to ask for flats/floors from people here when people are are nebulous here and finding the way out.

The projects is at shadow as we still not aware if it has been approved yet or not. I got the same letter saying i have also not been allotted the floor. I don't have any more interest in this project and most o[censored]s.

The bottom line is there is no trasperency in this project and i give it a damn and want my money.

Hi All

I wish I was an employee of BPTP its a nice company to work with - its expanding like anything - going public too - There are always losers and noise makers with any good project- Ofcourse some have not got allotment in Elite Floor Project, that is normal - no one makes noise when HUDA does not honor all the applications- I have confirmation that BPTP has given option of returning the full amount those not willing to wait for next allotment which I feel should happen somewhere in March April.

I do understand the frustration of those who did not get the allotment and they are trying to vent their anger out - this is perfectly fine.

Before investing in any softlaunch or Prelaunch one should always consider the risk and the reward - Those do not have this kind of risk taking capacity should always go for ready to move options. However it is very difficult to overcome the greed and that is the biggest reason for frustration - Never leverage yourself beyond your means.This is an honest advice take it or leave it.

Those willing to exit if not alloted should talk to the company directly, afterall that is where your money lies.

Wishing everyone a Very Happy New Decade of 2020 - Best time to exit your investment is 2015 if you have the holding capacity.

I dont agree that BPTP is a good company, the way they function it may collapse under its own weight. Surely they are going to public to collect the funds, that does not show the reputation of the company, even companies which are never heard off have raised funds from public (have you heard a company called tulsi extrusions, company raised fund last year). And it is just that they have proposed, whether it would be successful or not that is also a big if. Further, your comparison between HUDA and BPTP surprised me, for your knowledge if you are not aware, when HUDA or any other government bodies gives you the allotment it is at a minimum and the moment the allotment happens the premium is huge and in case of BPTP there is no premium, even there is negative return. The return if any, is less than the bank FD. Just imagine people who would have invested money and are still waiting for the allotment. They would have been dreaming about the house, they would have run here and there to book, making payments etc. Who pays for that pain. BPTP simply returning money does not help, they should return with penalty, what is the surety that the allotment would take place in March, earlier it was in January. There may have been opportunities during that period for the investors which has the opportunity cost, who pays for that. I am not sure, what is your vested interest in BPTP, but the argument which you gave seems to be just for the sake of argument without any substance.
No one invest in property to just get whatever they have invested and there is no allotment for a year. There is no transparency, when we paid the money why was the allotment happened in front of Brokers.
Hope from next time if you need to argue does it on the basis of substance rather than for the sake of argument.
